Property Ratings at The Fredd
I had no hot water for almost my entire lease - at one point management literally told me to boil water on the stove… roaches everywhere, no matter what you do. Don’t bother putting in a maintenance request, they’ll never have the time to fix it, even if it’s your front door handle falling off.
Bad management, roach infestations and vastly overpriced. Take your pick of bad conditions, they have them all.
Put in applications mid November and was told we were accepted with conditions. No problem with that; I completely Understand that when that happens there’s an extra deposit needed. But when I never got an answer as to how much the extra deposit would be for almost 2 weeks I had to scramble and find a different apartment complex to move to since we had to be out of our other place at the end of the month. Been trying to get in contact with management ever since and they refuse to call me back. Don’t waste your money trying to apply for this place.
Management was super nice but please make sure to ask to see your unit you’re moving into. They showed me a nice unit in a decent spot but put me in the very back where it’s scary, random people walking around all hours of the day, gun shots probably once or twice a week from the apartments across the street. I saw roach reviews about it being infested but I’ve maybe seen 2 or 3 in the few months I’ve been here. Also there is no microwave, and no ice machine. And you practically live with your neighbors because of how thin these walls are.
We love our new place! Super cute & cozy with wood floors throughout. Ours is a 3 bdrm flat and feels very spacious! Especially with the huge patio! I'm impressed with office staff, Ashley & Paul especially, and maintenance is right on time! The only downfall so far has been with the neighbors. One lets the dog poo so when we walk by, we see it and sometimes smell it, gross! The other seems to have some domestic issues going on and their music is always EXTREMELY loud. Everyone else we've met seems super nice though. I do wish there was better landscaping over here on this side of the complex, the non-pool side, but all in all, we LOVE it here.
3 weeks into renting. I have been having A/C trouble for over a week. It gets up to 86° F inside every day. There have been 5 different maintenance techs out, and each one found a huge problem that SHOULD have been checked and fixed before I even moved in. Do not rent here unless you can tolerate sweating through your clothing, bedsheets, couch, office chair.... Office outwardly sympathetic but ultimately useless. No fixes have been offered and several times they failed to send a maintenance tech out at all.
When we first moved in we thought this place was great. We loved the location, loved the layout love the inside. Even loved the one girl in the office Tori. But then... our AC went out. After our AC went out we had several people come and look at it and say they fixed it, it wasn’t fixed. Since it’s crept up into the hotter months we need to have tried to get it fixed. Two maintenance men have told us that it needs to be completely replaced but office doesn’t want to spend the money. One of the men even QUIT because they refused to spend the money and fix what needed to be fixed and they begged him to return. Here we are.... four months later and still have to use a window unit because it STILL isn’t fixed. Great apartments/townhomes until, god forbid, they need to replace something.
Love the oversized courtyards for each unit. Love the fact that you have no breed restrictions.
My only complaint is our next door neighbor is very nosy and peeks into our courtyard and lets their big, untrained dogs to try to stick their heads under the gate. But that has nothing to do with the management or staff - some people just don't understand personal space/privacy. So far we are loving the Fredd!

Apartments need remodeling. A/C needs to be replaced from neglect. The electricity is allocated so you have no control to reduce your bill. However, it was great having the patio area. the staff were fine. The pool was never closed or broken. It just that cost doesn?t reflect the apartment when you walk in your front door.
I would recommend the apartments to others for the convenience and clean over all appearance of the facility.
This is a great complex and typically very responsive. The office personnel are friendly and they know my name.
The apartment shows signs of wear but the layout of the apartment is excellent and the patio is a bonus and unique.
It has been a pleasure living here the past several months. The office staff is very friendly and accommodating. Whenever maintenance needs to be taken care of, it is done so within the next business day. Enjoying the pool and dog park. It would be nice to have the gym 24/7 though. Other than that, it's great.
Holly sent out Arturo to service our maintenance request. He was friendly and went above and beyond!!
The pastoral setting away from the road is a real plus, and also the lack of an upstairs or downstairs apartment.
It's been home for us the past two years. The dog park helps a lot. Everyone is extremely friendly and maintanence requests are attended to in a timely manner
The community is peaceful and clean. The office staff communicates well and is quick to act on anything out of compliance. The leasing company is doing a good job managing the property.
I would recommend for location, size, and quality of living. But I would not recommend due to age of property
Rent is pretty high and not having dumpsters I know in talking to neighbors is something that should be mentioned before you sign a lease.
People often do not pick up after their dogs. There is dog feces everywhere and as a dog owner that always picks up after both my dogs it is frustrating. I told an office member that stated they would send out a reminder but I never saw it.
I would recommend and have recommended this community. The staff is polite, courteous and always give me feedback when I ask for assistance. The maintenance tech who wears the feather in her cap, is a bonus for your staff. Knowledgeable and always friendly.
When I signed my lease, I was promised the month of December 2017 would be free. I have asked Holly and Rachel in the front office to change my account to reflect this change. It has not been done yet. WHY? How many times do I have to request that the lease agreement be honored?

I see maintenance people busy every day maintaining the surrounding property. On my first visit this positively impacted our decision to join this community. It is also away from main thoroughfares making it peaceful and the setting is pastoral. The quality of people here seems to be a step above what we have found touring many of the surrounding apartments where litter is abundant and swimming pools look like they are not maintained as often.
The front office staff is always extremely helpful and quick to answer any questions I have. Ginger, part of the maintenance team, is a joy to work with. She's professional, knowledgeable and my dog loves her!!

I would recommend for move-in, but i would point out that the inside of the apartments look old and the paint job is gunky.
I've lived here going on 6 years. The maintenance staff has always been timely & professional as well as they know what they're doing. I would highly recommend The Fredd to anyone I know!! (Post Lincoln Property Mgmt.)
Our apartment isn't as shiny and bright after living here over five years. But the layout is excellent, and we enjoy the unique patio.
Service requested are solved within hours.
The apartment feels like home the office staff is welcoming . Only small issues like parking
for the price, location and potential greatness of the complex i would recommend it but for the reality of the complex not so much
7 months into my lease.. and 7 months without working A/C.. its 97 degrees in my apartment. Management does not care. Maintenance tells me there is nothing they can do. My daughter with osteoperosis has slipped and fallen on her fragile elbow due to ac leaking all over the living room.. must i say more?
The fedd is a great place if you like privacy. The gym and pool are really small and you cant get in the gym without having to get a manger to open it up. The service is fine but you pay a lot of money for things that continues to brake down.
The first pro that I can say for this apartment is the location. It is centrally located in the medical center area so everything you want is within a 5-10 minutes drive. That includes 3 HEBs within a 3 mile radius, 2 Wal-Marts, Target and La Cantera Mall and The Rim Shopping area. The apartments are very spacious and includes the biggest patio areas I've ever seen for something not attached to a home or row townhouses. Recent work was done to the pool area and outside of the apartments but nothing was really done to the interior besides putting in connections for various Washer/Dryer types depending on the unit (mine would be a stack-able since I'm in a 1 Bed/1 Bath Flat). The neighborhood is very quiet and everybody keeps to themselves and I have never had any issues with noise at all. The apartment was taken over by new management within the past 2 years and with it came increases in both rent and utilities since they outsource it to another company. My rent has went up from $668 to $693 to recently $768 all within 24 months. They are now trying to boost it up another $20 to $788 to renew so I'm debating whether or not this is still the place for me to be. The new management is quick to fix issues unlike the old management where a request could take up to a week. Hopefully once they get everything up to with old water pipes mixing and certain electrical issues (one area does not have outside lights working that are on a timer), they can start getting more of the interiors up to date.
