Property Ratings at The Frederic
The leasing staff are so friendly and made it easy to apply. The process is quick and easy and since moving in, I've had so much fun with their community events.
The location is amazing, yet the building is plagued by constant and serious problems that make it hell living here. Noisy construction violates noise ordinances late into the night, traffic noise exceeds 120db daily, there's a disgusting gnat problem affecting the entire building, the garage door is constantly broken, and simply put the building is not safe. Randos gain entry all the time, and it's so bad that extra locks were necessary to deter thieves. Homeless people will sleep in the doorways, or post up right next to the doors to gain entry. On top of that, the price doesn't reflect the horrid living conditions, so expect to pay more than a mortgage for the illusion of luxury. Do yourself a favor -- don't rent here.
The Federic has to be one of the worst “Luxury “ Apartments I have ever rented. For an apartment that charges more than other complexes in the area they really lack the basic care that other managements show. Even after they stated in August that our packages would be more secure, my packages have been stolen now 3 times since anyone can walk in and there is no key needed to enter the mail room. Thus anyone can walk in and take your packages. And the delivery person just randomly drops your packages. I’ve seen packages being placed in the entrance lobby bench, top of the mail box, but just not in the package room. And the security camera feels like it’s just there for a show. Packages got stolen in a “luxury” apartment complex, how fun! They have had construction now on the Facade for months M-F 8am to 5PM sometimes even until 7pm and even over the weekends. Yet somehow they can’t fix the garage door that has been broken for over a month, hence anyone can and have just parked their cars in the garage even though we have “Assigned parking”. If you enjoy paying 275 to have your parking stolen by strangers this is the place for you. Furthermore they continue to do all this construction but can not fix the side door. Multiple times now I have noticed random people walking in, and sitting in the lobby. This owner and the management team would rather dump their money on fixing exterior building appears than improving the life of existing tenants. I have reached my braking point after living here for more than a year with the lack of attention, security, and consideration for residents. This place is a DUMP please if you’re going to pay this much at least find a place that you can feel safe in.
This property should be the premier property of Sacramento given its location. Having only been here 5 months now we're wishing we opted for a much shorter lease. Guest parking was pulled away after being sold as an amenity. The cold brew has sat empty now for I don't know how long. The towel service has been spotty at best. All first-world problems of course but when you pay for "luxury" there should be a responsibility to deliver. Now with a garage that's been broken for weeks, and after sharing an elevator from the rooftop lounge down with a homeless person I don't know what else to do but warn people in hopes that a review might catch the eyes of someone who would rather have a community that's under the portfolio of people who care. If you're fine with the illusion of being safe and clean then the location alone is enough to stay. If you expect a little more then explore other options the city has to offer.
Living at the Frederic is living in luxury. The rooftop impresses any guests we bring and the gym offers the equipment and space to do any workout. Other amenities like DAILY valet trash pick up, bike storage and pet spa set the Frederic above many other rental communities in Sacramento. The leasing/community staff are very welcoming as well, and are very attentive to our needs.
I’ve been here for a year already and I’m pretty pleased. Everything super clean and organized. They taking care of problems fast. A very good quality of living.
This place keeps getting worse and worse. Should have realized things were going to be bad when it took them 3 months to fix the shower that leaked all over the bathroom floor every time we took a shower. We spoke with them when looking at the apartment about potentially moving units and were told we would be able to with a $200. When we went to move units they then told us we would have to pay back the roughly $6,000 in concessions as well. We spoke to multiple other people who moved and were the only ones told we would have to do that. It was just because rents had dropped since we initially moved in. The place is supposed to be super pet friendly. The talked about how they were going to add a pet are on the rooftop. Not only did that not happen they banned pets on the rooftop. The building is supposed to be a secure building but they also started allowing people to sublease their units on AirBnB as long as they get their cut. I can’t wait to get out of this place!
The Frederic is the level of apartment that all apartments should be modeling after.
Great apartment homes, great staff, good location and community all here at the Frederic. A highly recommended place to fully enjoy the urban vibe of downtown Sacramento.
Overall the move in process was incredibly timely and seamless. The staff was all super helpful and the property is not advertised in a misleading way so it was nice to have such a positive experience while touring.
I love that the Frederic is a new, modern building in the heart of downtown. The apartment and building amenities are above and beyond. The management staff is also friendly and responsive!

Living at The Frederic has been beyond our expectations. We are new to Sacramento and found an amazing community at The Frederic and friends as neighbors. From the leasing agents to the phenomenal maintenance worker, everyone is extremely responsive and quick to ensure all your requests and questions are met and answered. Living at the Frederic is a prime location in downtown, close to restaurants, bars, and activities. Moving to The Frederic has been the best decision my husband and I made!
