Property Ratings at The Frederick
There are so many things wrong with these apartments. Roach infestation is out of control and pest control never comes even though you pay monthly fee. There’s no hot water in kitchen sink to wash dishes. The garbage disposal floods when dishwasher is ran so we have to wash dishes in the sink with cold water. So unsanitary. My bathroom has mold since the day we moved in and when asked about why our restroom ventilation system doesn’t work she said none of the bathrooms do. It’s an old building. Oh so I’m supposed to believe just because it’s an old building it does have to follow the law. And because of this my child has developed a heart murmur. I am currently working with his pediatrician on this matter. They are also listed as condominium but when asked about it they have no clue. I’m working on get the records from downtown. If the records don’t show this place is a condo this is false advertisement. They completely lie to residents and ask their employees and their families for five star google review which is against google policy. I have physical proof and evidence of all my allegations. Like the old saying goes scratch a lie find a thief.

No hot water. Got trapped in apartment cause my front door didn't work. Roaches and ants came in thru broken front door. Amenities are either closed or open during certain hrs like 8 to 5 including laundry facilities. Added extra fees without signed addendum. They will put you in wrong apartment then make you pay to switch to the right one. Management will not work with you. They may seem nice but they work for the apartments not for you.

While grateful for a roof over my head, I went without hot water for almost my entire year lease and got incredibly ill from all the mold in my apartment. There are roaches everywhere. New management took over at the beginning of my lease without any improvement in living conditions or quite frankly, concern about it.

My disabled son lived there for 5 years. they never fixed anything ever, the building is shifting and water came in through walls yet they never fixed. maintence is terrible and managhement is worse. Dont move in. They pretend to try to help you but never do. My son lease expires on 7/30 and they have been entering without permission. Be careful apartments is always having issues. roaches, no hot water
DO NOT MOVE HERE PLEASE!!!!!!! As other people have mentioned, this is the worst place I have ever lived at. From the very beginning we ran into several issues. When it was FREEZING outside we did not have hot water for over a month, the previous management's response was "well you have hot water in your kitchen sink" the new management is better but not much of an improvement. There are soooo many people here currently out of AC, they finally replaced our AC after 2 FULL MONTHS without it, imagine not having AC for that long when its over 100 degrees outside. I had to call in sick to work several times due to the conditions of this apartment. Our dishwasher also continually filled with a rancid brown liquid and would flood our kitchen EVERY time we used the sink to clean our dishes and it took them 6 months to fix it. In addition we had water flowing from the ceiling above us and the apartment is INFESTED with roaches, we have had a roach issue for as long as we have lived here. If you open up the drawers you are bound to be greeted by several of them. There have been car break ins as well (glass all over the ground). ALSO we have complained on several occasions of mold potentially being present in the apartment but of course nothing was done about that either. Keep in mind this apartment complex is extremely old (build in the 70s) so I think that is one of the reasons why everything is falling apart. Also the pools here are vibrant green and have stuff floating in them, they have been out of use for months. PLEASE do not make the same mistake I did, I recall reading the bad reviews and thinking to myself "it can't be that bad," but I can assure you it REALLY is. I cannot WAIT to move out. Please live elsewhere!!!!
This is hands down the WORST apartment complex I have ever lived in. When I first moved in, the place was completely infested with roaches and still is, my shower didn't work for the first 3 months I lived here and when they FINALLY came to fix it after months of calls and multiple maintenance requests, it took them only 20 minutes to fix. My apartment has now had 3 attempted break ins. THEN my A/C went out and they still have yet to fix it even though it's been broken for almost 4 months and my apartment now gets hotter than 90° during the day. The staff never return my calls because they simply do not care. PLEASE I'M BEGGING YOU TO STAY AWAY FROM THIS COMPLEX
No ac for a month. Have requested service manager times, said they’re waiting for bids and management approval. B.S. DO NOT MOVE TO ECKERT HEIGHTS APTS.
This place is infested with roaches, and you pay for pest control that never shows up. Don’t worry about putting in a work order for a repair, they’ll never complete it. Im so glad my lease is almost up.
Normally I don’t write reviews because everyone deserves a chance. However, this apartments is the worst apartments I ever lived at. They don’t care about the residents that lives there and they have stray cats everywhere. The washer machines doesn’t work. The dryer always try to overcharge you. The swimming pool is definitely not blue like the pictures shows. The pool is green. Extremely green! The stray cats stay either drinking or swimming in the pool. The maintenance is ridiculous. It takes them 3 to 4 months just for them to come look at the issues in your apartment. When I first moved in my oven, shower and ax didn’t work. They told me that they checked everything and everything was working before I moved in, but they most definitely they not check. I had to literally go into the office and fuss with them to fix the problems in my apartment. Once my lease is up, I am moving because this is the worst ever. Please don’t move into these apartments, unless you don’t care about your health and safety.
This apartment complex is so horrible when it comes down for maintenance worker to come and fix our bathroom we’ve been waiting for a month and a half already and the shower has not been working for a whole month and a half it’s ridiculous because we called them every single day and we were going to move into another apartment in the same exact apartment complex but they want to charge us for both apartment in one month They were telling us that we could pay 250 for our apartment that we r living now and they’re going to charge us 300 for our new apartment that would’ve worked out perfect for us but they end up changing their mind I was going to charge us 400 for our old apartment and they were going to charge us 500 for a new apartment in one month and we were supposed to move in on 11 June now they are saying that we are going to move in on 1 July now they are saying now that we are going to move on the 23rd of July to give us time to pay for our old apartment and our new apartment and if we don’t pay for it that they were just going to let our apartment go when we already put a down payment I don’t recommend moving here if anyone did a bad review I wouldn’t have moved here if I knew anything like that.
First off if i could give zero stars i would, This is the worst place ever!!! please don't move here. any review saying that this place is great is either lying or someone from the office made up the review. for starters this is the second week with no hot water in our complex. besides that this is a roach motel literally. no matter what you do to keep your apartment clean, you will have roaches, pest, Fleas in your house. I used to be scared to go into the kitchen at night because of how many roaches i would see. by the way i clean my house every day and clean the kitchen evenlight and this still happens. Constantly waking up at night just to kill bugs is not the way to go. Did i forget to mention that this is a stray cat village as well. DONT SIGN A LEASE HERE I WARNED YOU!!!
I have been at this complex for approximately 18 months. While I never had any issues with the previous management, the new management since mid August has been outstanding. The staff lead by Esmeralda has been wonderful. Maintenance has been quick for repairs, always very courteous. Esmeralda herself was cleaning the pool. I enjoy living here.
I've lived here for two years. These apartments have many of the problems you will see I'm other older apartments. It's not gated, and crime rates are virtually the same as the area around it. I drive a newer sports car and have had no issues with people messing with it or my apartment. The current management staff is trying their best to improve the area, and they are super easy to work with. Maintenance requests are a bit slow, and like most apartments in Texas you will want to occasionally request pest control.... but overall, for the price, this place isn't bad at all.
UPDATE: May 9, 2019. Not only are tenants not be compensated for being without hot water for more than half a month, but rent is being increased by $20 per month. So -- after all of the water issues this year without any kind of compensation for tenants for the trouble, and horrible communication, they believe they are entitled to more money. Insane. Will not be renewing. UPDATE: May 8, 2019. The hot water is fixed, but who knows for how long. In total this year, residents have been without hot water for almost 3 weeks. Any decent management would have compensated their tenants the first time this happened when hot water was out for a week with temperatures in the 30s. This is the third time this has happened this year. Bent Tree, managed by Capstone, thinks it is enough to hang apology letters on tenants' doors. It's not. UPDATE: May 6, 2019, the hot water is out again for multiple buildings affecting dozens of tenants. Management and owners have not compensated the residents during any of these issues. UPDATE: 2 weeks after they "fixed" the hot water it went out again. Once again all the residents in the complex were without hot water from Monday to Friday. Bent Tree Apartments is a large apartment complex managed by Capstone. Currently there is no hot water. Temperatures are freezing in the low 30s. Today is day 3 and no tenant in the complex is able to use hot water. There are hundreds of tenants in this complex. Management said they ordered an electrical part for the boiler but they do not expect it to arrive for at least 4 more days. Tenants will be without hot water for at least a week with no mention of any compensation by the management. Capstone had the opportunity to expedite the shipment of this part and ask for next-day shipping (every courier provides next-day services), but instead they decided to save themselves money and have it shipped economy. Capstone is incompetent. Unacceptable. Will not be renewing my lease.
DO NOT MOVE IN HERE, THEY WILL NICKEL, AND DIME YOU ON THE WAY OUT. I moved out of this apartment and they charged me $50 because I transferred my electricity early. They expect you apparently to keep your electricity and have no lights once you leave??? All they will tell you is "it is in your contract." READ CAREFULLY, the apartment next to me at #232 was kicked in several times and eventually BOARDED by the apartment.... talk about safety right?? I had my carpet PROFESSIONALLY cleaned and paid in excess of $100 and they STILL are charging me $65 to clean the carpet. NICKEL AND DIME, once you move out, they do not care about you, or about what you tried to do. The new management is heartless and only cares about you while you are living at the complex. IF YOU MOVE IN start saving, as you will have a $400 move out amount when you leave and do no expect the management to care about anything you tried to do. My advice is to not clean anything and make them earn every dollar they are going to charge you. Do even better and dont move in, this apartment is a joke.
The apartment complex is dated and the only maintenance happens is a paint coat. The amenities (like pool, laundry machines) do not work for most part and it is really dark during the night. I guess the management is not interested in investing in the lighting at all. Neighboring complexes have good lighting and it is a serious security concern since there have been car tire thefts recently. Roaches and flees is a common menace and the management do not care how so many time you go to them for this problem. That brings us to the most important part. The management got changed six months or so ago as the property was acquired by new owner that is when things went from bad to worse. The management does not understand the basic principle of customer satisfaction. You can visit them a million times and they will be acting their best until you report a problem. The day you report a problem that is when you are a problem to them. They will write on a piece of paper and assure you that it will be taken care but it goes to the bin. The current team is the worst I have seen in a while. They hit a new low by stopping to accept mail packages of residents as well. I am yet to stay in a complex which denies accepting your packages, that is the most ridiculous thing to do. If you are ok spending extra money on old apartments and live with roaches/cold management who cares only about money then this is the right place for you. I will be moving out as soon as my lease expires this time.
It is very much disappointed to express my view regarding the false promise. Property Management was supposed to give my caution deposit plus over-charged amount($139.99)/- I vacated the apartment 4 months ago. Till now I haven't got the amount yet. This is not a healthy business to do this kind of cheating business with the clients. If I would have got this amount. I thought of donating this amount to American Red Cross or Children Caner Foundation. This kind of bad business is not good for the Management. I was having little hope on the Manager unfortunately, he also washed his hands at the end. I wont recommend anyone to move into this kind of Property.
This place is overpriced for what it is. The units are very dated and while they have been doing roofing for the better part of three months, they are doing little to repair the interior of the apartments. The staff is mostly friendly to you until you have a problem, then they shut off emotions completely. Bugs are rampant at this apartment complex, you can see mattresses thrown by the dumpster often, or sheets by the curb from people leaving their bed bug infested belongings behind. Roaches of all varieties and sizes, and your run of the mill water bugs. This place is right next to USAA and in a pretty decent location in comparison to the medical district, but that's a bet you have to wage with yourself...if the itching and scratching is worth it. Be warned, pack light if you move in.
Awful roaches everywhere lots of people in one unit don't bring your family here all men that stere at women bugs in every unit pool never have chlorine diapers in water trash overload in dumpsters old and dated expensive
The apartment has a few miles on them, however the apartment complex are well maintained. They have a quick turnaround rate for service orders. Majority of the tenants are stay at home moms that walk around the parking lots. This prevents from any vandalism and keeps a low crime rate. I would love to stay here, but for convenience purposes I am moving closer to work. I would recommend this apartment complex to family or friends.
