My daughter lived here for 2 years. Was a quiet tenant, let management know when there were issues with her apartment in a timely manner. There was always issues with loud tenants, visitor cars taking up parking for tenants, gates not working, dogs defecating on sidewalks going unpicked up. Trash service was supposed to pick up the trash from the apartments as it was part of the contracts, however this was not being done and she was taking it herself nightly as raccoons or insects would get into it otherwise. Upon move-out, she asked for a walk through and the office manager refused to come and advised it was not required. Shame on us for not pursuing this. I was present when she turned in the apartment keys and advised the manager apartment had been cleaned thoroughly. Now after more than 30 days and no word via postal or email, my daughter called to find out status of her security deposit refund only to find they said she owes them and had supposedly sent her a statement and therefore they emailed that day. The next day she emailed the manager asking for why she was being charged for normal wear and tear of carpets and kilz application to walls that she had 2 small prints on as well as utility charges outside of the rent and for the month AFTER move-out charges. Now after 1 week we are getting a collection agency statement for non-payment and management refuses to work with her and say charges are normal after they would not respond to previous emails. We will be contacting an attorney. DO NOT TRUST THIS PLACE.
These apartments are HORRIBLE, not worth a dollar in rent at all!!!! Things go unfixed for months, it’s infested with little roaches doesn’t matter how much you clean or if you never cook it is still roaches coming from out the vents! Very nasty!! Not only that it’s a raccoon problem they live in your walls and attic!!! Cars get broken into and prices that are shown are different than what you actually pay!!!
They keep taking the rent up, but the property is going down. The management company keeps changing, so you never know what’s going on. One management company tells you one thing, then boom you get a letter saying there is a new management company and they do things differently. I should not have renewed my lease.
Near Highway, very loud in buildings near the back. Homeless camp right by buildings 9-11, they argue, drunk, a fire was started, burnt the building fence down. View from balcony is items from camp and graffiti. Not renewing. Not luxury. Management said nothing can be done.
It's with a heavy heart that I write this review. I lived at 14220 Park Row for almost 6 years. I saw them go through multiple management shifts. I had decided to let it be, because there have been some lovely folks who have tried their best on each of the teams I've witnessed work there. However, given the ridiculous move-out charges we were just saddled with, I unfortunately have no choice but to express my utter disappointment in the staff. I never had an issue with the maintenance team that came to fix things around the apartment. The leasing agents and assistant manager are very friendly. The new manager, not the best. Takes no responsibility for anything it seems, but hey, not everyone can be a winner. It's because of the supporting staff over the years I had decided not to leave a review. However, their personalities don't make up for the insane policies they have in place. I had expected a move out pet charge because we have a cat, and yes, she did scratch up the carpet in some corners, so fine $175. Then there was a $150 cleaning fee. Look, I didn't scrub the oven or the freezer, but we cleaned and vacuumed everything else. I even meticulously wiped down the fridge. Even so, I'll accept this because I understand there's a deep clean that needs to happen before a tenant moves in. The craziest charge was the $75 charge for three bags of "trash." Yes, we forgot the shower curtain, bathmat and small trash bin in the bathroom and our super wonderful Britta in the fridge. We also left toilet paper, paper towels, a $200 vacuum (which we kept instead of selling so we could vacuum the apartment before we left), a swiffer, and other cleaning supplies neatly assembled in the living room with a note. I honestly thought they would be able to use these things. Are you seriously telling me they threw all of that in trash bags and wasted it? I really doubt it. Plus, let's say they did throw it all away, how much is a trash bag? Let's say it's $1 and let's say you pay the cleaning person $30/hr. It takes 15 minutes tops to put that stuff in a bag and take it downstairs to the trash, so we're talking a cost of about $10.50. It is that level of secret price gouging that I will not stay silent for. You all should be ashamed of yourselves. At the very least, you should have let us know what you would charge. Good luck to those of you still there and beware to those of you who will soon move out. Should we ever return to Houston, we will not be coming back there.
I’ve lived here almost 16 years. The newest owner is the forth since I moved in. I have only positive feedback concerning the management staff and maintenance staff. Any apartment feedback should consider the property management company. I am not enamored of the present management company shown on the The Fuse website. They are not a management company well suited for a luxury property, which this property was considered as in the past. There is now a new management company, so I trust this is a positive step. Again, kudos to all the staff!

Worst experience I have ever had. I had my mailbox and car broken into and the manager did nothing about it. It is not a safe place for anyone. Finally was able to cancel the contract and move out and they up-charged for me for ridiculous cleaning fees when I had a cleaning service go through the apartment to ensure I get my deposit back. If I could give negative stars then I would.

Hopefully this review will help people from making the same mistake I made. Management has very limited hours and do nothing to help people. Hours very limited and during normal hours, they lock doors and laugh as they pass door. It's a joke. Maintenance does not care about facility, lie, and can not fix anything better than a preschool child. I would be concern about safety since 60 percent of the cars entering do not have access key. Please don't make same mistake. Happiest day of my life when my lease expired.

We’ve been living in this property for almost a year and a half and the only thing that keeps ya here is the great job Mr Jose and his staff do (maintenance). The leasing staff is rude, specially this new girl Claudia who doesn’t seem to know anything and always has a very bad attitude every time I have to go to the leasing office for an inquiry. They have wrong information on the website and don’t even worry or apologize for the inconveniences that it causes. We are seriously thinking about leaving this condo.

Terrible! And that's being nice. They do not take care of their residents. Roaches are bad. The "new" refrigerator they gave me went out and spoiled all my groceries and they blamed me because I didn't tell them the exact moment it went out while I was at work. They take their time giving you your water bill so if you pay rent before receiving the water bill they bug you about the water bill every day when it's their fault you didn't pay it. How can you pay it if you don't know how much it is? Just stay away from these apartments!!!!!!!

DO NOT RENT AT THIS PLACE. IT WILL RUIN YOUR CREDIT SCORE. We lived at this place for 4 years. The older management was really good about communicating with the tenants and taking care of things. And that's why ended up living there for long time. BUT the newer management is really BAD, VERY RUDE, NOT PROFESSIONAL at all. 1. You have to wait about a week before they come and fix anything in your apartment if anything breaks down 2. They do not communicate with you on a timely manner 3.They expect you to leave the apartment at the same condition (like new) when you leave this place. No normal wear and tear is expected. We (I and my husband) lived in the same apartment for 4 years and had no pets or kids. There were no damages when we left. They still ended up charging us Hundreds of dollars to cover for whatever they wanted. And the worst part is they never told us about these charges. I kept calling the management almost every week for at least 2 months after we left this place to make sure we don't owe anything after they do their assessment of the apartment. The receptionist kept saying the manager is not done with the review of the property and will let me know when they are finished with assessment. After 2 months I gave up and stopped calling. Then the next thing I knew, couple months down the road, that they reported charges/fees to the credit bureau and hit our credit score without calling/mailing us anything about the charges.

I love the new upgrades! I love the new amenities as well. The pool is absolutely exquisite. Definitely worth the wait as they were renovating. The management staff is also great. I walk into the office and the staff knows me by name. It makes me feel so welcome. Every one is always happy and smiling. The leasing staff are such a great duo! They compliment each other and are a great team. I would also like to mention the coffee bar. They serve Starbucks! I must admit I am a tad spoiled. If your looking for a new apartment home look no more. This is it.
Don't even consider 14220. I have lived here for almost a year and I am counting the days until I'm free. This morning I woke up to no water, AGAIN. This is a regular occurrence. In just the last 4 months our water heater blew, our washing machine had to be serviced twice (the first time it took them a week to get around to fixing it), the ice machine which broke last summer has yet to be fixed, the a/c went out, there's a new leak above the guest shower, the lights dim when you use the microwave which I've been told isn't great, and two cars have been stolen from residents of the property. It doesn't help that the gates that are in place to keep non residents out NEVER work. The windows in the bedrooms do not close properly which leads to a horrid insect issue in the warm months. Which is most of the year. The lack of compassion by the staff here is so unacceptable. I shouldn't feel like I'm burdening them when all my stuff continues to break and malfunction and I speak up. Aside from the structural issues, the other people living around us are extremely noisy and we have seen people fighting in the parking lot in from of our unit. We captured in on camera actually because it was so ridiculous. Do not even consider living here!!! 3 1/2 weeks and I can escape this mess!
I've lived here since 2014 and what was a decent place to live has become a dilapidated run down project. The gate has not been functioning properly for months, therefore you are not secure nor are your vehicles parked at your home (there are break ins). We get nightly fast-food brochures put on our doors by business's that should not have access to our homes. The management company just spend nearly a year renovating the office, which now they are raising rent to pass the cost onto their residents. The gym was closed for a month after renovations were completed because the "manager" could not get the fitness company to calibrate the workout machines. Know one "really" knows what is going on in the office. South Hampton should be ashamed of letting this place slip so much. I had call 4 times to get the wasps nest removed from the exterior from the building, I live in building 12. If you would like to pay 1200 bucks a month for this, then come on in. Also, just a note I overheard the giving new residence a month "free" rent when you sign a 13 month lease.
Apartments are currently being renovated and updated with great new appliances. It is located in a convenient location that has accessible easy access to all major highways and medical centers in the Houston area. New pool and great staff help make your stay there worth while!!!!!
