Property Ratings at The Gables of Spring Creek
Don’t expect staff in the office to care about your complaints. The young and rude living in the apartments are allowed to be that way. PEACE and QUIET is nonexistent and young staff don’t care.
Ever since we starting living at the gables there's been problem after another. First it was an odorous smell of smoke that wouldn't go away and was so bad people were forced to not sleep in their room. After several fiascoes of the gables avoiding fixing the problem, involving miscommunication which landed my roommate in harms way walking into the apartment while an ozone machine was running, the problem was solved a in a couple months. Even after all that the gables fought to not reimburse us anything. Since then it's been one problem after another. Whether it's a maintenance issue they refuse to fix or a closure of their "amenities" at their whim, the gables of spring creek is always working to save themselves the most money, at your cost.

We are very sorry that you feel that you that we have avoided fixing anything, as my records show due diligence has been/was done for everything that has been brought to our attention. We have not closed any amenity at a whim, but rather a mandate by the Governor of Virginia, which they have been reopened since July in accordance with the restrictions imposed by the Governor. We want everyone to enjoy their home here at Spring Creek, and we are happy to discuss any issues or maintenance requests that you feel are unresolved. The people who live here seem to be very nice for most part, they are helpful if you need something, but they are not very intrusive if you dont care to be bothered. The people who work in the office are VERY helpful and let you know when socials are planned. And the Maintenance guys are the best I think, any time I have needed something they are right there to fix the problem. Marques and all the other guys get right on Maintenance and keep things clean and neat around here. Thanks to EVERYONE for what they do.

While the apartments themselves are relatively nice, there is an extreme lack of professionalism on behalf of management. In particular, the property manager the least pleasant individual I have ever met. I have had several interactions with her, and they have all been unnecessarily confrontational and negative. The first negative interaction with the property manager occurred when my friend and I were completing a brief automotive repair (air intake - no fluids whatsoever). I was unaware of the policy against working on vehicles on the premises, which was my error. The property manager proceeded to confront us (as we were finishing) and yell at us. She threatened to force us to tow our vehicle at our own expense, and refused to hear any counter-perspectives. We subsequently completed the brief repair with no trace of error. The manager's reaction was extremely rude, unwarranted, and has no place in a reputable establishment. Communicating with the complex via email is also a hassle. For example, we while we were in the process of altering our lease (to add a new lessee), the Gables' communication was inconsistent, and the emails we received numerous were passive aggressive and "snarky". The newest lessee's guarantor was rejected AFTER being approved by the Gables, and we were subsequently assessed a $120 fee with a threat of eviction proceeding (AND litigation) if unpaid within 5 days. This is just one of numerous examples of the unprofessionalism of management, and why I would not recommend living at the Gables. It is a nice apartment complex, but there are equally nice apartment complexes with management that values their lessees.

We are sorry if you felt management was unpleasant, however, we do have to enforce the rules of the property, whether it pertain to the amenities, parking, or the actual apartment. Per the lease, we do not allow vehicle work to be done in the parking lot by anyone, therefore, it is the resident's responsibility to have the vehicle removed. Ever since i moved in here the office staff have been nothing but RUDE. You can not even ask questions or go over the lease YOU pay for without them being difficult and demeaning. The main reason I will not be renewing my lease, is because I feel very unwelcome here and I am glad to take my money else where. Noise is awful, there is always traffic and walls are paper thin. They are nice and updated apartments, but that is about it. Parking is horrible. There is better else where!
They will charge you for absolutely everything. Trash, sewer, water...things most places don’t charge. The office staff isn’t helpful. And if you get towed from your own lot, which you will, they do nothing. And good luck with parking in general.

This has been one of the most disappointing apartments I have ever lived in. First, they charge you for a screen door... Which you have to give back afterward. Second, they charge you for a key fob to the gym. Not for losing it but for simply having one. There’s a separate charge if you lose it. Third, the parking is HORRIBLE. They obviously didn’t plan properly when they built the apartments. I’ve gotten home from work at night and have had to park on the other side of the property because nearly every stop is nearly occupied during the school year. Fourth and maybe the most infuriating. They have a cicada killer wasp infestation that they refuse to eradicate. This infestation is by a set of stairs that I have to take to get to my car (since I can’t park next to my apartment because of the lack of parking). I have to carry my 11 month old daughter to get to my car and they’ve basically given me two choices. Either go down the stairs and risk my daughter getting stung or walk down the steep hill further away from the stairs and risk falling down the hill with my daughter in her car seat. Neither of these choices are acceptable and are anti family in my opinion. They told my wife that they will only address this issue AFTER my daughter or I get stung. This is egregious and I would recommend staying away from here.
Thin walls, bad parking design, cheap appliances and poor management staff make this place a recipe for disaster. Do you like your landlord in your apartment multiple times a year (10-15 )? This is the place for you. But hey, it is new.
I've been renting for the past 10 years and thought The Gables looked like a great place to live once I relocated for my job. The ladies at the office didn't even try to sell the place to me. I recognize that a certain level of noise is to be expected when renting, so I asked about noise because I've had issues with excessive noise in the past. I was told they have received complaints but believe the tenants "exaggerate." They also couldn't tell me what the layout of the available unit was so I could understand what specific walls were shared. On the tour of the model, I heard loud banging above and beside the unit and it was only 3pm on a weekday. The lady showing me the unit walked with me back toward the office but stopped right in front of my car without even offering to show me anything else. She said she would call me about the floor plan of the available unit but I never heard a word. If the tour was that bad, I knew I couldn't live there. I wouldn't recommend this place to anyone.
I have lived at the Gables for 16 months and I have enjoyed the complex and the amenities. The staff is very friendly and do their best at making us happy. My grandchildren love coming over to swim and play on the playground and ride their bikes. I love the way the apartment is set up and displayed. It is a very convenient location, you can walk to Walmart and a few restaurants that have recently opened up. I have been very happy living at the Gables of Spring Creek and have enjoyed getting to know the other residents. The staff puts on social events for the community a few times a year that have been fun and fantastic. I would suggest living at the Gables to anyone who asked!
this place sucks, very rude and stuck up staff. I'd suggest looking else where unless you like being treated like scum.
I have lived here for over a year now and in fact in two different buildings. We moved from the first building because of NOISE. You can hear footsteps and even a baby bottle hitting the floor sounds like a bowling ball. There is no isolation between floors and since they put down a laminate(fake) wood flooring and not carpet, because of that, you hear everything. We were told the second apartment would be much quieter. True UNTIL the college football players moved in above us. Complaints to the office go in one inbox and out the other. We've called the Sheriff's dept. so much that they now know us by first name and yet the apartment manager does nothing. We had a family living across from us with a little girl. She used to tap on her bedroom wall which adjoins my office wall and when I said hello, we could easily carry on a conversation through the wall without raising our voices. I remember the first time she told her dad there's a man in my wall.Parking is horrible. There are no less than seven handicap vehicles in our building alone and yet only two handicap spaces. When I brought this to the manager's attention, she replied they were within code. I hope you like the barking sounds of your neighbor's dog, because you are going to hear it through the walls. If you own a dog be prepared to carry a flashlight at night because the waste stations are in unlighted areas. When it rains, you'll have to walk through mud to get to them as well. Kids can enjoy the playground during nice weather. However, when it rains, the playground has standing water in it and takes days to drain and dry out. Talk to current residents BEFORE you sign your life away. You'll loose your deposit guaranteed because the paint is colored water in my opinion. When we moved out of the first building they billed us for use of the carpet and for repainting the entire apartment. Other tenants who have moved out have said the same thing to me.
