The boiler has been on the fritz in our building for over 2 years. i have kids and have been without heat on and off for this time. I was told the boiler was getting replaced last year and it never did as this winter rolled around for 2024-2025 and having the same issues with the heat. They speak to you in a way to tell you things that may make it sound like they care when they are really just parroting what they know to say to keep you from escalating especially when escalating a concern is valid. I am actually disgusted with this company. They charge you for heat year-round regardless of whether you have it or not. I asked for a reimbursement or deduction from my rent to make up for the heat I have paid for but did not have due to boiler going out and I was told "we truly sympathize with you" however we will not be providing such compensation for your troubles, cold nights and mornings or inconvenience. I think it is also important to note the floors are made out of a plastic material in the kitchen, they break down easy. They are also put into the bathroom and when they get wet, they come up. When you ask them to come fix it, they are going to tell you, "Don't get it wet". The laundry rooms and storage room floors are never cleaned. I have lived here for 6 years and I have never seen them come to clean them; new management even lied to me and told me they have. I am sharing this because you need to be informed in your decision to come to this particular property understanding the exchange of what your rent is going towards and whom it is paying. They do not, absolutely, do not care for or about their tenants. Yes, it is a business, and when you take off the fake consideration and the pretty pool, that is exactly what it feels like in the intention of benefiting Kaftan Communities. I would suggest for anyone that can, go somewhere else, where it feels even remotely possible the person talking to you actually gives a heart and there is not the slightest tone of fraud or closed off heart space.
Recently moved in office staff was great, and I love my new apartment.
1. The buildings are old and falling apart. Rarely are they fixed or painted. This isn’t a big deal though, until you factor in: 2. Maintenance is slow and the maintenance staff are openly contemptuous of repair requests. 3. When “preventative” maintenance is preformed, tenants are often warned only a few days in advance. You cannot reschedule and they will give a 48+ hour window of when they will appear. They claim they will change lightbulbs and perform maintenance, but rarely do. Extremely inconvenient and they don’t really care. 4. The apartment staff will frequently enter your home. This isn’t the that strange (obviously that can happen at other apartment complexes) but usually you are given specifics, can request other days, and are warned weeks in advanced. Gables rarely does this. They have a special key to your apartment and can/will walk right in with little notice. And they will. 5. Even in the parking lot, enormous pot holes will often be left unfilled for years. No joke: Years. And I don’t mean small pot holes, I mean car-damaging holes in the ground. They often fill with water so they are hard to spot some seasons. 6. They have a lot of buildings and a fairly minimal staff. They are extremely heavy-handed with how they operate at their office. A lot of places will charge a fee if your rent is late (understandable) but how many turn off your ability to pay with your debit cards if you’re late? Crazy. You’ll literally have to pay with cash at a grocery store just to to give them money (I’ve only been late once in years, so this is clearly something they do to everybody). 7. Apartment complexes with mismatching locks, incorrect mail keys, incorrect door keys, pet stations not being filled with waste bags, snow not plowed in the winter until it gets really bad, branches falling off trees and damaging cars (the debris is left), 8. Frequent rent raises. Of course, a lot of places do that, but Gables of Troy is particularly bad, especially considering how deficient they are in other areas. 9. More than anything is this: the Gables of Troy and the management company, Kaftan, genuinely do not care about the place. They don’t care about their tenants’ experiences. They’re not interested in giving you a nice place to live and respecting you as an individual. That alone should be a dealbreaker for anyone with self respect. Save yourself. Stay away. I wish somebody had warned me.

Very poor management. Dog poop everywhere. Laundry room mess garbage everywhere. Lights most of the times never work in common entrance. No proper lease renewal notice on time. Very huge fees if going month to month which is never mentioned in their lease or any notice they will serve. You will come to know about that 10 days before your lease expiration!!!! Overall garbage !!

Horrible management, I am renting at Gables of Troy! My ceiling recently fell thru completely due to poor carpentry, thank god my child wasn’t even the living room once it collapsed! no way I am able to stay in the apt! Company didn’t even want to relocate me. After they finally found me another apt the toilet and tub overflowed and completely stop working rent is entirely too high to be going thru these type of problems! If you value your money peace and time stay away!!!! Update my apt was to be ready on 31st of July it is now August 4 and I am still not back into my place.
The management is less than helpful for ANYTHING. All they care about is their money and not about their tenants. They have unnecessary fees. To move out early has been the worst experience of my life and I have lived in many different apartments and worked with different companies. This has by far been unacceptable. Just. Don’t. Do. It!
Was here two nights only and car was broken into and everything stolen and they offer no security.
The staff is constantly doing nothing to fix any onsite problems. they are worried more about socializing than fixing the problems.I have been a resident for 2 years always pay on time and there has not been a dull moment of not helping the community. Constantly I'm cleaning and i do not get paid to do so. Absurd if you ask me
Literally so stressful living here. People CONSTANTLY access your apartment and with animals and children someone needs to be home. They never give notice about things until the last minute, there are bugs everywhere, and the staff does NOT care that it’s your life. Save yourself the trouble please and live elsewhere until Kaftan gets it under control.
Do not live here. We’ve lived here a year and there is nothing here but empty promises. There have been 4 different property managers since we have lived here and nothing changes. Cockroaches and lies are the norm. Save yourself and move elsewhere. I find it hard to believe any of these good reviews are real
Expect to pay an extra $300 a year for renters insurance if you have no claims to your name. Management REQUIRES the lessee to hold $300,000 of Renters insurance so that management doesn't have to pay for their own insurance. They never said this and took my $200 to hold the apartment. They only mentioned it at lease signing, or I had to pay an extra $60 a month to be on their master policy. I had to call and get renters insurance so I didn't have to pay the high fee. They only accept Cashier checks at lease signing. They didn't tell me this, and my Credit Union is in Traverse City. I use the Co-Op network of Credit Union ATMs to do my banking, and one of the services I cannot get from an ATM is a Cashiers check. I had to fight them to accept other payment methods. They require this from everyone. The workout facility is only 1 Machine. It's not impressive. The only reason I signed is because all the good places were already taken. I'm going to move out after a year. I had to make a quick move to start a career with my Significant Other, and this was not the place I wanted to sign. The rent is WAY too high for the amenities. The driveway feels like I'm driving on a Two Track. There's pot holes that a normal car would bottom out on. I'm lucky to drive a Subaru so I have 10 inches of ground clearance. Advice to management. Stop being misleading and be transparent. Invest more into the community so it's more appealing and not a slum. We need more exercise machines. One Machine for 700 residents is not good enough.

Everyone good review on here has to be a lie. We’ve lived here since June and it gets worse daily. Everyone is supposed to be getting new kitchens and bathrooms (they advertise them in all apartments) but we still haven’t heard a word about it. There are CONSTANTLY workers accessing units, going on balanconys without asking, using ladders right outside bedroom windows, etc. Things were going well for a while with a new property manager but now that she is gone it’s gone downhill again. The second our lease is up we are moving. We called the office to talk again the other day and they never answer the phone. They’ll comment here they want to fix the problems, but if you read other reviews you will understand they don’t.
Ever since I moved in the staff has been so kind and helpful. Management, just finished updating my kitchen and bathroom and I love it. I see they are installing new windows and I cannot wait for mine. Love the area, and my neighbors.
I've been here for almost 5 years. The apartment is very nice. But since Kaftan took over it's been a mountain of raising rent and other fees that are crushing us. From community water bills, to fees for paying online (Which they suggest and we were never told about). If you're ok with management continuing to slap you with more and more fees and costs, this is the place for you. Be careful, they'll lock you into an agreement and continue to raise prices to see what they can get away with. It's been ridiculous since this company took over. I'm so glad we'll be moving out soon. I'm fed up with the random fees and costs for living here.
These apartments are terrible. My partner and I have had a multitude of issues with our unit and the property in general. Our apartment had new windows put in over the summer. This would have been great if the day the windows was supposed to go in was accurate. Every day my partner and I had to move everything 5 feet from the windows because no one knew when our apartment would be done!! Our windows were not done until a week later. If you had children under 18, they had to either not be there or be supervised by an adult. If you had a pet, they had to be locked up. I have no problem with either of these rules if they could tell their renters EXACTLY what day they would be there. The locks on the doors to get into the building either don't lock or you have to jimmy them open. There have been centipedes in our SECOND floor apartment so I can't imagine the bug issue in the first floor. In the laundry/storage unit area, the washers/dryers blow the outlets every time I do laundry so I have to reset it and wait another half hour or hour for my laundry to be done. There is also water leaking all over the floors down there. The final issue with this place is the storage units. I have a lock on my unit and it has been broken into TWICE in the last two weeks and management has done NOTHING. I filed an incident report and will be filing a police report. There are banners saying that they have 4 MILLION dollars in improvements but there's NOTHING put into security for renters!! There are no camera apparently anywhere in the buildings or in the laundry/storage unit area. Overall, do not live here. The office does nothing and will even pick up to hang up on their renters so they can't leave a message when they know who's calling! AVOID AT ALL COST!
Worst apartment I've ever lived in. Management is worthless. To say they are unhelpful would be an understatement. During the winter the roads are filled with potholes.

The maintenance service is regular, sometimes they do the repairs immediately but sometimes not. When you go to the offices to request information, they treat you with a face of annoyance, as if they would not like to attend to people, now that I no longer live there and I request a landlord verification form they put obstacles in my way, they do not give me the information that I need, I call them and they tell me that I never lived there that the apartment where I lived does not exist. It is really frustrating to deal with these people, it is a battle to lead with these people, they are treating me worse than a dog.
I would not recommend this to ANYONE. We have lived there Less then a month and had so many problems. I 150% regret signing a lease. The buildings are literally falling apart. They don’t clean them prior to move in, they are infested with cockroaches, and the office staff isn’t responsive to concerns. I had a bad feeling before we signed the lease and wish we hadn’t. Please do yourself a favor and don’t go through what I have been though.

STAFF IS HORRIBLE AT RESOLVING ISSUES, RUDE, SLOW, AND COMPLETELY INCOMPETENT. They recently got millions of dollars to upgrade these apartments but the staff is so inept that they hire what looks like the cheapest companies to carry out services that have access to your living space. I have had numerous surprise visits for inspections and random "upgrades" with people who you would not want to know what you have in your apartment. No one picks up after their dogs so the grass is constantly covered in piles of dog poop. NOT WORTH THE HASSLE! Save yourself the time, money, and headache and find a nicer cheaper place to live!

I would not recommend this complex to my worst enemy. They do not have any concern for the residents, they have been constantly accessing the units for maintenance with no regard for the people who live in them. We have had random workers access our 3rd floor balcony TWO TIMES without prior notice or warning, with 2 young children the concern for our safety was non existent. There are HUGE pot holes in the road near the entrance so it is IMPOSSIBLE to not damage your car if you ever want to enter or exit your home. They have been there for two weeks and when I called to voice concern a week ago I was just told we would be getting an email "soon"...and have yet to see any attempt at repair or an email. The ONE concern we did have with a broken dishwasher has not been addressed in an entire year, with many ignored attempts to address this concern. The bills are outrageous as the windows are thin and all the heat and air conditioning just go right out the cracks. The people who work in the office will say what they need to get you off the phone and then never follow up or try to find solutions to the problem you have. There is dog poop EVERYWHERE! No one picks up after their dog so the grass is useless to anyone else. FIND SOMEWHERE ELSE YOU WILL REGRET MOVING HERE

Thank you for your feedback, we appreciate and value your concerns. As you may know, the potholes were remedied today. This has been a very hard winter and contractors are in short supply. As for inspections, we have just completed a new mortgage which required multiple inspections. We are happy to say the mortgage is complete and we have secured financing to complete a multi-million dollar renovation to the property. Please contact the property manager for a detailed list and how she can specifically address your concerns.
Only reason I gave it 1 star is because there is nothing lower. The staff is extremely RUDE, disgusting behavior! If you choose to live here I feel sorry for you. I suggest you ask for a ledger every month prior to paying the rent, because you will have charges that even their so called management couldn't give you a proper explanation to. Also, if you bring proof that a certain type of bill has been paid, for example.. renters insurance - it wont matter. They will NOT reverse any charges and will charge you more than a couple time a month for the same on top of what they call a "Penalty fee charge" ! I will post my ledger once I get a chance to upload it to my computer and HOPE they take me to court because it is laughable, and they will get a taste of their own medicine once the judge sees what a joke they are! I have had it with the staff at the front office. The apartment itself is poorly insulated and the heat NEVER works, which is why it's included in the rent, so be prepared to freeze in the winter time. The tiles in the kitchen are uneven and bubbling up. The bathroom paint is peeling. If your neighbors shower you hear it like its in your own apartment. The walls are paper thin... you hear everything!! It's most differently not worth the price for the living they portray.
Unlivable Environment in the Apartment They don't deserve any star. Management is terrible and awful. I survived in this apartment for a year with many problems 1) you cannot control the heat it shot up to 90 F and then maintenance guy came to the apartment and suggested that open the window if you feel overheat as they have boilers and you can't control it. I asked many time same question over the email and they did not reply. 2) Their regular maintenance time is 3-4 months if they remember or else they can close the request without fixing it 3) AC is in the kitchen/ Dining room so doesn't expect your room will be cool in the summer. 4) There were some open electrical wires in the bathroom and they said why you want to touch it. It will not harm you and then they put some board on it after 3 months. I have all the proofs if anyone wants I can share the emails. Once you vacate the house they will charge you hugely for nothing. Shameless management and the people sitting in the leasing office are the worst people I ever met.
My boyfriend and I recently moved out within the past 2 months and couldn't be happier to be done with the troy gables. bugs crawling everywhere, our bathroom was falling apart, windows would not open and every time we would call to find a solution or have something replaced, we were spoken down upon by management as if the problems were our fault. our daughter could not play in the front grass in front of our building because the tenants never clean up after they're dogs. the hallways always smell like marijuana and cigarettes and the walls are paper thin and we could always here our neighbors yelling at each other. my brother and his friends are looking for a place in troy to rent and they had mentioned the gables of troy, I sternly told him to look elsewhere and showed him pictures of our problems that had gone unfixed during the extent of our lease. also the pool is dirty and freezing cold, and the 'fitness center' consists of an old treadmill, an old exercise bike that barely works in the screen, and a rusted up machine that feels like it will snap at anytime. the only reason I could see people actually living here is because they allow large dogs, other than that, I strongly advise anybody considering this place to look elsewhere (apartment living kind of sucks anyways, personally I am much happier in a rental house, no loud neighbors or careless landlords) p.s you would have gotten zero stars but it makes you select at least 1.
Our heat went out again (3rd time this month, today is 11.22.16) loud neighbors, trash everywhere because tenants are too lazy to walk their trash to the dumpster, the gate Is broken, and not a single staff person seems to care. very upsetting that the lady that gave me a tour before signing my lease was so nice when trying to get my signature on the paper, and now that I'm stuck for a year, it is impossible to get a call back about the issues I'm having. by the way I was freezing last night when I woke up to no heat at 1 am. with all of the money you folks are bringing in the least you could do is get heat that works because according to my lease agreement, heat is included in the rent. I suggest taking money off of everybodys rent that consistently is getting heaters broken. Id suggest anybody reading this does not waste theyre time looking at this place as a home
My husband and I were expecting our first child when we moved into these apartments. I thought because of the location it would be a nice place to live, I was dead wrong. I have lived in 2 apartments previous to this one and this is by far the worst. I would not recommend anyone to move in until they do some serious renovating. The heat do not work, it is extremely cold in the winter. Staff is extremely rude when you ask for something to get resolved. One time I wrote a review on a website only to state my complaint using my username and they threatened to sue and if I were to write anything else they would take me to court. Which is why this is anonymous. It's like your paying over $1000 dollars for a scum place. Please don't move here. There are cheaper apartments in that area with better service and quality
This is good place to live for the convenience of travel, shopping, dining out and any activity you choose to participate in. The staff is very helpful. There is a tennis court, swimming pool, gym, and business center available to the residents. These are very considerate extra's that are provided and I am thankful. The grounds are beautiful if you want to just take a walk. Overall, good apartments in a great location.
hello my name is Karen hill I believe that runners should come first I'll believe that when things need to be refix they should be fixed in proper time. haven't even taken care of someone's property that does not belong to me I'm very clean I'm a positive person a happy person I am disabled but that doesn't stop me I'm in stage for rheumatoid arthritis and I have 30% left of my heart and I'm looking for a very cute small apartment 1 bedroom apartment that would just be great run free for life you would have to pay much thank you very much I hope I win
I have been living in the Gables of Troy since 2010 when they were Eagles Landing of Troy. In these years I have never had any issues leaving here, my neighbors are not loud or obnoxious. Anytime I have minor issues within my apartment the maintenance men always come right away . Ever since these apartments have been under new ownership they have really been taking care of these apartments and doing different updates. They recently just improved the speed bumps and the pool area. So overall it's a very safe and comfortable place to reside.
I wouldn't recommend this complex to the scum of the earth. Terrible employees. Power outages every week. And I live in the biggest and most "updated" one they have. If u like to be comfortable living. Don't come here. The leasing center ladies are a joke. All diSrespectful losers
You can have all kinds of problem when you live in a very old apartment building. Awful small during ruiny days, things broken constantly, and the "free internet" they offer, I can't even open Google for the most times. And don't expect to get your deposit money back when you move out, because they will use every possible way to keep your money. None of my friends and I got ful refund when we moved out! People working in the office are very rude, they give me the key card 2 weeks after we moved in, and we returned one of them couple days after we moved out, they told me they can't give me the 50 dollars deposit back because it's too late. They have done nothing to help me during the whole time I lived there. The only thing they did was ri me out!
Living here for almost a year has been wonderful. We have had absolutely no problems and it's pretty clean and quiet. Apartments are very clean when you rent and they also have great amenities! Definitely renewing our lease in a month.
I've lived here for almost one year and the apartments are great. There is enough room for all of my things and then some. Plus, my apartment is partially upgraded which makes it look up to date!
I've been in this complex for about a month now. I have a bottom level unit, and so far, it has about met my expectations of what an average apartment should be. Heat is free, which is nice, however, it gets too warm on the level I'm on. I often open the windows periodically to cool the unit, but now that it's nearing the dead of winter, this shouldn't be a problem. The neighborhood/location is okay. Overall, it's nothing special, but not trashy either. My personal experience with the staff has been positive. Parking has not been an issue, there is an ample amount of space. The only real negative about the apartment is the floors/walls aren't really that insulated. None of my neighbors are particularly noisy, but if they were, it could definitely potentially be a problem. As with most apartments, the higher your unit is, the better in terms of noise. Overall, it's an average apartment that is slightly overpriced, but not terribly so. I wouldn't go out of my way to recommend, but nor would I tell anybody to avoid this complex.
Maintenence couldn't care less! We've been here since march, it took 4 months to fix the locks on our windows! Major bug issue, we've had an issue with spiders, silverfish, centepedes, ants, beetles and rollie pollies. Pest control has came out several times and the issue still remains. Our shower tiles have been chipping off for 4 months and a few weeks ago we were told its just a grout issue... well they finally fell off revealing mold! Our shower is unusable indefinitely until we finally get a hold of someone that cares! I've had to stay with family. Maintenance is rude and aweful. The staff is rude at the front office. Nothing gets done. I'm so disappointed. We are reaching out to get a certfied letter sent about the multiple issues that we've had that haven't been addressed. Keep searching, this place is aweful.
