Perspective renters: RUN! DONT WALK! The application fees are astronomical and they'll take your money and argue with you tooth and nail over a small disparity in your income, I pay more currently now for my apartment, no evictions, good credit score. They only allow you 24 hours to submit documents or they will take your application fees for themselves. they will not be upfront about how they operate until you have already paid the application fee. Then they become robotic they will refuse to look into any other factors besides your most recent income. Don't even bother applying I feel sorry for anyone about to go through what I just did with this company. staff only trained to check boxes and collect fees as you can see by many other reviews.
I am writing to express my severe dissatisfaction and distress regarding the condition of my apartment. The situation has deteriorated to a point where it is severely impacting my quality of life. There is a significant infestation of rats and roaches in my apartment. I have observed visible rat droppings in multiple areas, including under the kitchen sink and in the bedroom closet. They have damaged my personal belongings, including eating through two tubs of my cleaning paste (pink stuff) and contaminating my food. I have had to discard a considerable amount of food due to this contamination. They can be heard running around under my bed and throughout the apartment. I was informed by the pest control guy that was sent to my apartment that the entire building is infested with rats, and my neighbors have reported similar issues, including catching 12 rats in their apartments. I reported these issues to the staff but have yet to see any effective resolution. The ongoing infestation has made it impossible for me to sleep or eat comfortably in my apartment. I have had to resort to eating in my car, staying in hotels, or visiting family in another state. On August 17th, the ceiling in my apartment began leaking due to a problem from the apartment above. Additionally, rats have bitten through the hose leading to the dishwasher, causing further leaks under the sink. Despite reporting these issues, repairs have not been completed. To manage the situation, I have had to use a bucket to catch the water and employ all my towels and blankets to prevent further damage. Tonight, 11 September 2024 while doing dishes two rats fell out of the cabinet closest to the stove near my feet, so I find myself again in a hotel wondering while I am paying for an apartment that I can’t eat or sleep in. An apartment that I wouldn’t want to see my worst enemy in, this is so disgusting. DO NOT MOVE IN HERE!!!!!

the 11 months have been awful. Our maintenance requests are ignored and never resolved. There are requests from a year ago that haven't been tended to. RATS have entered my unit and are present in my building, I hear them run around as soon as the sun goes down. I have records from January requesting that to be corrected and the complex just hasn't down its job regarding the safety and comfort in my home. The gates haven't worked, and cars have gotten broken into. Save your money, ignore the specials, it will save you a lot of time and money by not signing here. I would never recommend it. Lastly, when in the leasing office staff will not respect you, will fail to properly research your cases, and act as if your complaints do not matter. It's a nightmare in this complex, to say the least.

Would mot recommend. We have been here for three months and have been out of power twice RIGHT after paying rent. Management is not good , you have to keep calling just to get an issue fixed. Its like they dont care until you get loud or mad. Roaches have been here since the first day we moved in and we pay for pest control so it really isnt adding up. Would not recommend for first time renters. The space is nice but its the management for me.

It is in a bit of a sketchy but up and coming neighborhood, I never felt unsafe but I never felt safe as a woman walking alone. Our apartment had many issues (especially foggy windows you could not see out of, which according to the leasing office were not applicable to be replaced or cleaned). I lived here one year and it was fine for the price but reaching maintenance/ leasing was nearly impossible after they got your $. TLDR: Fine for the price but you can get much better for $100 more

If you fill out a application and pay the upfront fees you will not get your money back if you change your mind. Our loss is the $150 fee + $50 x2 for 2 applications. We understand & were okay with the 2 app fees as it was for my daughter & friend as that is to check backgrounds. She changed her mind on the 3rd day after reviewing the unit again with parents and found excess dust in the air vents/ mold in drawer next to oven and this was a newly renovated unit! We were past their "72 hour limit" by about 12 hours. We tried to talk with someone before the 72 hours however, the gentleman at the front office informed us that he could not help because it was not his lease and their system was down so we should call back. Really bad way of doing business and treating people who need their money when a contract had not even been signed. I will be happy to remove this post if mgr. decides to refund the $150 fee as that would only be the fair & right action for both parties.

Great move in specials. Beautiful renovations. Diverse neighborhood. I have quiet neighbors. Minimal bugs. Nice office staff. But...That’s the extend of good news. Trash overflows and left constantly Loud music as cars drive through broken gates all through the night. Gates never fixed as promised in tour My Packages stolen. My car broken into. Police/ Swat activity in complex and no information from management. Apparently This is all to common. Newly renovated apartments for me and my neighbor-but repairs needed, water leaks and weeks for response, months to repair. Some repairs not properly done. Yet, no reservation about raising my rent above market value. So I moved. They just got the 3rd new manager in a year- they seem to care... time will tell.

Think twice before signing your lease with Discovery Gateway. From first seeing the apartment to almost three weeks after the move-in, it was the worst experience I have ever had with a complex. They fail to do even the very basic stuff. The first time we came to saw the apartment was 1 month before our move-in date (it is one of the renovated ones). We walked through the apartment and saw 3 dead roaches on the floor. We informed the office about this and they said the apartment will get cleaned before the move-in date. I mentioned this issue again when we "got a chance" to talk on the phone, and they said they will handle it. On the move-in date, I went to the apartment and the dead roaches were still at the same spots. I went back to the office and told them the roaches were still there, the person who was helping me told me that she will personally pick them up that day. When I came back two days after that day, the roaches were still there. This is just one example of how they promise they will do stuff but they never do. Second major issue was signing the lease. I sent them all the documents and not heard back from them for a while. I sent them a few emails regarding the status of my application and called them probably a hundred times because they never pick up. When they finally picked up, they told me my application was approved and they will send me the lease on that same day. This was more than a week before my move-in date, and I never receive the lease UNTIL the move-in date when I walked in to the office. I was not 100% sure they will give me the apartment since I did not have the lease. I saw a similar experience at one of the reviews and I did not take it seriously but it happened to me too. After move-in, the maintenance issues begun. First, I did not have hot water for 4 days. Then, the washer did not have cold water for 12 days and I could not do laundry. I don't know how many times I had to personally go to the office to make them fix these. Do not expect your problems to be solved before fighting for it. Lastly, almost three weeks after the move-in date, I still do not have that piece to put forks, spoons etc in my dishwasher. I wouldn't have chosen this complex if I knew the office was completely ineffective. Even if you live in a newly constructed apartment, you will definitely have maintenance issues and it is not fun to visit the office once a day for two weeks for one maintenance issue to be solved.

Worst place to live at. Pay abit more and go somewhere else. A few units cough on fire in 2018 because of a stove/electric problem. my stove was smelling burnt and only 2 heads were working so I called them. Took them 3 weeks to come take a look. They fixed it and 1 month later broke again. I already asked them to add a ac filter because the unit I am at dont have and it's been 6 monts so far and nothing. They love to tow your car for any reason. And they dont leave a notice. In Times like this they should at least understand that dmv and tag office it's close righ? Well they dont. They towed my work truck that have nothing wrong with it. And when you call them the manager it's never available. Belive me. Go somewhere else
Current resident here even after “The Gallery” became “Discovery Gateway”. Service still terrible, maintenance seemed to gotten worse. Lies about shutting off the water in our building, usually 2-3 days until they actually do maintenance request work. Front office will lie for them saying they have lots of maintenance request... maybe if they did their job correctly there would be less requests?? If I could tel me past self I would never ever waste my time and money here. Only live here if ur desperate, at least then u don’t have any expectations lol
I am a current resident and have never lived somewhere that every other month I have to go to the office to straighten out paperwork issues due to their bad record keeping. Fist time they said that I was not paying my gas bill and that they were going to charge me an extra fee on top of what was due. So I had to bring them proof of my current and past paid gas bills. Next, they claimed they claimed that I was not paying renters insurance and wanted to charge me a fee for that. It took me going to the office on FOUR different occasions with my insurance paperwork in hand and even leaving them with copies before it ever got straightened out. The next time the complex did not have the dumpsters emptied so people had nowhere to put their trash. So the apartment complex sent out a fee to everyone whos trash was by the dumpster, from either falling out or just being placed on the on the side. Honestly, I don't understand what they expected their tenants to do with their trash... The property is always under new management with promises to get it together but it never does. I could honestly go on forever about the problems here. So this is my list... Gate ALWAYS broke There was actually a shotting during August of 2016 (wouldn't this make them keep the gate fixed...nope) Trash everywhere (an old garbage bag that someone dropped under my stairs sat there for at least 4 months) Slimmy bacteria filled pool in the back that has never been cleaned Broken window seals on 95% of the apartments causing foggy appearance and failure for any energy saving Doors on the mailboxes do not completely close Staff is always rude When I moved in my carpets were never cleaned It's always a hassle to get a package from the office due to their hours and rude staff Office never answers the phone Electrical outlets do not hold in plugs or just don't work An apartment burned down over 7 months ago and has just been left, no repairs or anything huge eyesore last but certainly not least, the cabinet under my sink is rotten from water damage Never having any problems at past apartments when I see some of these 5-star ratings I assume that they are written by staff. CAN NOT WAIT TO MOVE OUT!!!!!!!

I only give it one star because I have to. I was given an apartment completely different than the one they showed me. I constantly have something wrong with my apartment. Leaks in the ceiling, my vanity in the bathroom peeling off the wall, BUGS EVERYWHERE, air not working then heat not working, outlets not working, lights not working, my door wouldn't lock at one point, had to get a "new" stove... should I go on. DONT LIVE HERE.

Here's my experience...for starters there was a shootout right in front of my apartment here. Yes, gun shots were fired and hit my building as two teens were scoping cars to break into. My car was right in the middle of the news crime scene photo. Management has never attempted to bring the pool by my building into service, and it may never be sanitary to swim in again by the looks of it. The back entrance gate hasnt worked for more than 6 months. The property manager told me it was a cable issue and would be fixed in a few weeks (that was 3 months ago) and lied when I asked why it works for some people but not others. Several work orders for non functioning power outlets have gone unrepaired. You have to walk halfway across the community to take your trash to the dumpster. And at the dumpster, trash overflows into a stinking pile of garbage and junk weekly that spills into the street. And while the community trash was piled like this, they had the audacity to serve me a notice for having 1 small bag of trash on my doorstep for an afternoon. Finally, they served me a notice saying I was delinquent & owed around $2.50 from gas usage 9 months earlier (gas is billed direct from the supplier to me, not thru the office).

Thank you for your feedback. The Marietta Police Department has apprehended both perpetrators and they are being prosecuted to the full extent of the law. The rear gate has been repaired numerous times; the rear gate is dedicated to resident use. A number of guests have damaged the rear gate by tailgating. Management has since installed cameras to deter vandalism and would scofflaws. Thank you for sharing you concerns.
These apartments are close to I-75 which was a good selling point to me. I love the Marietta area, but not so much this street. I had heard bad things about Franklin Road but I thought this would be a good location because its gated. Boy was I wrong. First off the gate hardly worked. There was plenty of times the gate was wide open and broken, which defeats the purpose of having a gate. To be honest they are also not very good with fixing things either. I have had the same issues as the day I first moved in that I have as my lease is ending. Oh but they want their money. They put up signs around the neighborhood letting you know when rent is late, but the same people who do that cant pick up the trash that is laying around. There is two pools, but only one is ever open because no one will properly clean or fix the other pool. Honestly for the price they want, its so not worth it. I am not resigning my lease. The apartments are spacious, but there is so many things that need to be fixed in the structure of the place, that it nots worth it. They have loose floorboards, a few deep dents in the floor and the air ventilation does't work properly.

Thank you so much for your feedback. Your review allows for us to know what areas we need to improve on. The Gallery under went new management and ownership in June 2015. Over the past year, we have been doing major updates to the community. Some of these updates include bringing both pools up to standard so they could open this past summer. Unfortunately, the rear pool did not pass inspection due to a leak, but it has been repaired and will open for the pool season of 2016. In addition, we have done exterior upgrades, landscaping enhancements and repaired both the rear and front gates. Unfortunately, the gate are an on going issues due to user error, but we are doing our best to keep them operational. Lastly, I apologize for the rental payment signs. With busy schedules, sometime people forget to pay their rent. The signs are a reminder to let people know when they can start paying. I understand your initial experience with Ridge Point / The Gallery may not have been good, but as the Gallery we hope to change your impression. The Gallery is located in a great spot. 20 minutes from Midtown with access to hwy 75,85, 285, I20 and route 120. Perfect for students attending KSU's Marietta Campus , KSU in Kennesaw, Life University, and Chattahoochee Technical College. Nice quiet neigborhood with amazing space in apartments. Walk in closets, spacious bedrooms and living room as well as big kitchen with a laundry room and island. It doesnt get better than this.
This apartment is great if you have kids and pets. The neighbors are welcoming and friendly and the landscape is very well maintained and there are two pools open for the summer season. Also the school zone for this school are the best in the county.
Management has to be badgered for them to complete a task. Miscommunication between managent and maintenance men. Be prepared for roaches in the walk way and in your unit. Neighborhood is decent, no break ins, robbery's, etc.
I have lived at the gallery which has recently changed from ridge pointe and I am blown away from the new staff and management. They have came in and changed a lot of things for the betterment of the community. They have also thrown a couple of events for the community as well. There are a few changes that could use some work like the maintenance team being more organized. I have ask many times to fix the leak under my sink and it still needs fixing. Other than that the new renovations in the leasing office and the apartment building is making this complex appealing and somewhere everybody wants to live. Very nice apartments, new upgrades, quiet complex. The office staff are very helpful and knowledgeable about their services. They always have a smile on their face and will help you with anything.

I have been living in this property for 17 years. Yes....I have seen ups and downs of this apartment community all those years. When I first move to this community, 17 years ago, it was happy with the company and all their staffs for 8 years until they change either the owner or the Property Manager or the staffs, then when it start having problems after problems. We stay and stay and hoping to see a change but the longer we wait, it is getting harder to move since we have so much stuff by then we keep on staying longer. I start with 1 bedroom to now we live in 3 bedrooms apartment for our little family(3 of us). Praying for a house since the rent is getting higher (The same rate for a mortgage). When the Maintenance staff told me about the property are being sold to another company, I did not pay too much attention since I never see any change in between new owner or new property manager as long as I live here. I finally notice so much going on, things being fixed, built, or paint and so many things happening...so many good things happening....what is really make me so happy is the staffs is so professional and friendly and all of them know what they are doing....no more attitudes or rudeness. The Maintenance staffs is the best....it took them either a day or two or sometime the same day for them to response. I can not be happier now to stay here. I can't wait to see some more good things happening in this Community. Well done ...The Gallery......and Ms Kimberly....keep up the good work !!!!
The staff here was amazing specifically Kimberly. She was extremely attentive and knowledgable not only of the property but also the area. She told me about all of the wonderful projects the company plans to do with the property such as the playground, pool, and family area that would be a huge benefit for my young daughters. The apartments were the most spacious apartments I have ever seen. Moving from a home into an apartment was a huge difference for me but this place met all of my needs. The kitchen and walk in closets were to die for and all at an amazing price. They have the Newley renovated vs the classic look and honestly the upgrades are worth the extra money but the classic still looks great also so you wouldn't be disappointed. Definitely plan to make this my home in Feb when I move from florida to Atlanta. Great place at a great price.Only bad thing was the neighborhood. It's like having a Ritz Hotel in the hood but hey everything can't be perfect.

The staff is great especially kimerly,Ariel,diego,and sharday are wonderful,plus the maintenance is great.

Kimberly Butler at The Gallery apartment homes on Franklin Road in Marietta, Georgia was very outstanding with assisting my husband and I with finding an apartment with The Gallery. I actually have an opportunity for a different apartment, but I am choosing The Gallery because of her. She took us through the process step by step. I never met anyone like her before and I am thankful for her. She has made me to even want to apply for your company, to assist people the way she assisted me. I thank her for completely everything, especially our new apartment.
