Horrible Management! Please don't rent these. One of the most irresponsible staff with no leasing office. Everything is done on phone which they NEVER answer. You never get a free parking even if you are on the lease. You pay even for first parking and parking prices are very expensive. They provide Zero guest parking! Horrible maintenance and worst management.
Save yourself and DO NOT sign lease here. Very horrible management. NO Leasing office. Everything by phone which they never answer. No parking given withe lease. You will have to pay for the 1st parking also and prices are over the roof. WASTE of money.
PARKING IS ATROCIOUS. Zero guest parking, not enough parking for residents. What limited parking may exist on the street is taken up by residents who either aren't willing to pay additional parking fees or can't get parking passes. With COVID, these spots are almost never empty. Non-EVs often park in EV charging spots, and EVs will park in charging spots without being plugged in, both of which can make charging difficult. Packages are constantly stolen from or opened by others in the mailroom, couriers do not follow instructions on delivery to doors and instead typically drop everything off in open in the mailroom. Neighbors are terrible with trash - most do not break down boxes, dump huge furniture items, and management sending emails doesn't curb this behavior. There aren't enough dumpsters for the population or they aren't emptied enough.
It's not smoke free community, thin walls, noisy air conditioning, thefts, garbage on corridors sometimes. I've been here for almost two years. Pros: The apartments have good space, good appliances, and overall the condo as a whole is decent. Cons: Thin walls (if your neighbor has a dog or kids be prepared to hear a lot of noise, also from your neighbor's wash machine and dish washer, specially when they like to turn it at 12 a.m). The air conditioning is very, very noisy. Smoking neighbors (I've been struggling with strong marijuana/cigar smell during the night and for me this is a deal breaker, the management doesn't enforce the rules and people keep ignoring then). Something so simple to solve and yet so complicated. If anything changes I will update this review. UPDATE: People steal everything. Weights at the gym. Cars being open, Motorcycles boxes being broken. Management do nothing. They don't even look into the cameras. They don't care about anything, you are on your own. Those 5 stars review are pure fake. I'm here for almost 2 years and every month it's getting worse. Thank God my contract is near the end. I'm tired for sending emails about problems and receiving generic messages that don't solve anything. Parking is a total mess, there are no guest spots, people have more cars than spots and park on prohibited areas. Package delivery is a total mess, leasing office in this community is closed so deliverers need to go to the other community at Owens Drive to get the key for the mail room (which most of them don't do) also big packages from UPS, FEDEX etc, forget it. Since they don't fit the lockers and they will go back with your delivery. Lot's of stress along the way. Very disrespectful people throwing garbage on corridors, leaving it on their door. If you have an upstairs neighbor with dogs be prepared to have waste on your external area. People don't abide by the rules and management do nothing to enforce. (I'll never get tired to tell you this) Smoke free? Forget it. You will smell everything from pots to cigarettes.
Maintenance man is rude.disrespectful to elderly. Parking is really bad... this is the only community whose parking slot is not properly assigned closed by to where you stay. We had to drop stuff from outside our building and park too far. And the management doesnt seem to do anything abt it. Why such thing cant be fixed? Simple thing you cant manage what more if there are bigger problems.
Excellent location near BART, 580 and 680 freeways, and minutes from beautiful downtown pleasanton. Beautiful apartments and friendly staff. Love it!
Do Not Live Here! The new apartments and luxury atmosphere is a façade for the management team to lure you in with seemingly good deals then revoke and charge you for your parking passes and obscene move-out costs. At the completion of my group’s 1-year lease contract we spent over a week cleaning (carpets, bathrooms, cabinets, appliances, windows, and walls) to return our unit to Essex in pristine condition to make it immediately rentable to new tenants. We later received a letter from Essex notifying us that our ENTIRE security deposit was being held in addition to us being billed $100. This behavior is unacceptable from a leasing company as besides normal “wear and tear” we left the Unit with no damage. I implore you to find another apartment complex not managed by Essex as you might as well say goodbye to your security deposit the second you move-in.
Parking is extra just to PARK is additional and you can't even pick your own spot it's basically whatever is available. Leasing people is ridiculously malicious and RUDE! The biggest thing for me is that the walls and the building itself is CHEAPLY done! Walls are so thin you can hear everyone's noise'!! I lived here and saw people move out soon as they move in. Save yourself money and sanity!!!
At the beginning of a lease term, the management promised that everyone in the apartment is given the parking spot under the shed. But later, the management has changed the system and rearranged the parking structure and it caused HUGE inconvenience. When I went and checked with the management, they keep saying the same thing over and over that they will look into the issues that we are facing but, trust me, it never happened. We have decided to move out. Good luck with your apartment search.

Hello, there. We agree that the parking situation has been a work in progress. As a new building, we had to figure out what worked, and admittedly, we've encountered some challenges along the way. The original parking system consisted of unassigned parking, but unfortunately this system was abused and many residents were parking unregistered vehicles or allowing guests to park in the community. This took away from resident parking, and residents started to have difficulties finding any available parking. We shifted to an assigned parking system and allowed residents to select which type of space they wanted. Fees were assessed for those choosing to park closest to their apt or in the covered garage areas. Residents who failed to fill out the preference forms were automatically assigned. In some cases, we could not accommodate all requests so it was based on a first come, first serve basis. We're continually monitoring the situation and aiming to use the space as judiciously as possible for our residents. What a nightmare staying here. Quite expensive apartments and only good thing is closer to bart station. 1. The apartment elevator keeps breaking down and is not repaired for many days once broken. False fire alarms keep turning on even at midnight and they are faulty. For fire alarms residents are blamed, come on who will cook something in midnight on a busy weekday that will trigger a building alarm? Respect the residents , we are not fools 2. The business office has no answers and tell to ask helpline. Nobody responds to emails on calls on main line. Very poor customer service. 3. Water is dirty and bad. It was stinking one day and I informed them. Nobody took action. 4. Less mail box space (mandated by USPS). Only small envelops can fit in. You have to subscribe (pay extra) for parcel pending service for anything bigger than envelop . 5. Parking is not protected and Bart people keep parking in resident's spaces. Few guest parking spots are there ,but it is taken by leasing office people Please refrain from coming to such a community. I plan to never renew the lease.
Please heed my warning: RUN. I've lived here for 2 months and its one thing after the next. Here's a short run down so far: - Elevator has been broken 3 times, with one time having residents stuck in it. - Water was shut off the first month, and its shutting off again for 6 hours 2 days before Thanksgiving. - We have had dirty water in our apartment twice. One time it took over 16 hours to have clean water, the second time only about 3 hours. - The parking is the worst I have ever dealt with. The majority of units only come with 1 spot, and you are not allowed to rent out another spot. You can only rent a garage (if available) for $160 a month. There are only 5 guest parking spots on the ENTIRE PROPERTY. Chances are you will be ticketed, towed, or parking out on the main street where you have to move your car every 2 hours. - Leasing office is bad, very very bad. They are rude, condescending, and could care less once you move in. - There are notices being left on our doors on a weekly basis notifying tenants of things that are being done to the property (no parking in the garage since they are putting in parking blocks, no water (again!), elevator is having maintenance (again!) just to name a few examples. - Girls out my the pool in thongs. Yes I'm sure the men will not mind this, but as a mother, its not fun hearing my 3 year old son say "look mama, butt!" - SMOKING. Cigarettes and Pot. Tenants do not care if it is a SMOKE FREE complex. I have had my apartment reek of pot twice now because of a neighbor. - Fire alarms going of for no reason at 4am. These are just some of the issues over the last two months. All apartments have issues, but here, its constant.
Viewed this property and so many items missing that all others around have; elevators, assigned parking spots and some form of security. The front end staff was rude which is surprising for a new facility like this.
