Property Ratings at The Garden District
I’ve been living in The Garden District for the past 8 months, and I can honestly say this has been the worst living experience I’ve ever had. I regretted signing the lease within a week of moving in. Maintenance Nightmare: The unit is best described as a pig with lipstick. The updates to the unit look good from a distance, but up close, you can see corners were cut and it is cheap work. Things are constantly breaking. Within the span of 8 months I have dealt with one maintenance problem after another, and honestly cannot keep track of them all at this point. But a few examples include the a/c in the master bedroom barely working. Leading me to have to purchase a window unit (like most of the neighbors) just to make nights bearable. A sink leak, constant pests and bug problems, outlets falling off that was just screwed into dry wall, a collapsing closet, internet cables lost behind the wall, and now the newest being two leaks in the roof. This issue has resulted in a hole left in my master bathroom ceiling for over a month while they “look into it,” which seems to also be the source of ants coming into our unit and flooding our bathroom floor. As they just recently confirmed the two roof leaks, we are hesitant to learn just how long the leaks have been present and are concerned with the possibility of living with potentially unseen mold within the walls. While I appreciate that management and maintenance make an effort to fix the issues addressed, and I noticed an improvement in responsiveness once the new management took over, it is crazy to me that I have had to deal with so many issues concerning the unit that is marketed as a “luxury” living space. Again, it’s the farthest from luxurious or even comfortable living at this point. The frequent need for repairs and the disruption of things breaking have severely affected my living experience and have made it increasingly difficult to feel comfortable in the space. While I am not one to leave reviews, renters beware. Given the level of neglect and living conditions, this place is wildly overpriced and you're certainly not getting your money’s worth when dealing with nonstop maintenance. From the few neighbors we have spoke with it seems we are not the only individuals unhappy with the complex. Overall, we deeply regret moving into this apartment complex and can't wait for the lease to end. The Garden District is not worth your time or money.

Beautiful design & large enough to live comfortably in the Germantown community. Given the quality and the detailed upgrades, the prices are unmatched. I love everything about them!

DONT COME AND LIVE HERE. This place has rats all over. We just had one yesterday in our house killed. The management is reckless and pathetic. Strong word DO NOT LIVE HERE!

I strongly recommend NOT to live here. The management is very poor, the property is infested with cockroaches. Highly recommend to search somewhere else
The staff was great and very supportive. They both went over and beyond. They made sure I was happy with my new town home. The renovations are coming along very nicely.

Living at The Garden District Apartments has been a delightful experience. The wooded setting creates a peaceful atmosphere, and the renovated units are spacious and well-maintained. The proximity to parks and amenities is a major plus. The pool and clubhouse are great communal spaces. My only consideration would be the pet fees. Overall, a highly recommended community for its location and amenities.

I loved everything about these apartments. If you are looking for somewhere really nice to stay but also safe, these are right for you. Visiting it was so pleasant from the viewing on outside to the inside. These apartments deserve a 5 star rating. You won’t find a better apartment complex than these ones. See for your self.

It is falling apart. There is so much dirt i. The parking lot its growing plants. Theres roof rats, roaches. The appliances are geriatric and decrepit. Its astonishing this is in Germantown charging what they do. Its gross.
If you are placed in a townhouse in the back of the complex on Walworth Ct near the construction (directly behind these building on the complex I believe they are building a Marriott Hotel), you will have rats, it will be a problem for you no matter how many times they send pest control to “try to control it.” The construction is loud on top of hearing the loud train pass by very frequently throughout the day. Another negative, if your looking for flexibility to be able to pay rent later in the month if need be due to emergencies...they don't allow this due to their policies. The only positive about this property is that Olivia in the office is very very helpful and very prompt to your requests.
I have lived here for 4 years now. These are great spacious apartments for a great price. My kids love the swimming pool and having lots of friends to play. The staff is courteous and friendly. Also I love the convenience of the area, the schools are excellent.
