This apartment complex has been great. My apartment is a bit small but I love the big closet, it’s been bug free, clean community, friendly neighbors, nice set up for the mail in the gazebo. It also is quiet so if your a college student this is a great plus!

Pros - Very responsive, attentive, and professional management team. I put in a maintenance request and it was taken care of the next day. They are very communicative with residents. - Great amenities that are cleaned and maintained on a DAILY and WEEKLY basis! - My building (700) and one other building (800) has an elevator that makes moving and carrying heavy items very very easy! - Very great location as it is right off a main road and behind a grocery store (walking distance). - The typical resident here is a hard-working, friendly, and mindful adult (i.e. no crazy partying or drama). - No issues with appliances or showers, hot water is HOT and cold water is COLD. CONS (why I'm not giving 5 stars) - If you are easily irked and bothered by noisy neighbors and just noise in general, please consider this point. It is extremely easy to hear the neighbors living above you since there is LITERALLY no insulation between your ceilings and their floors. Be prepared to hear ALL footsteps, slamming of cabinets, any music (and tv), arguing, laundry, water pipes from the upstairs showers (basically everything) at all hours of the day and night. Take my word for it when I say I can hear everything from above me and it rattles the walls. - Despite my efforts to politely speak to the people above me about the noise level, they have decided to then be inconsiderate and purposefully stomp, run, make their dog bark and run all over the floors when I've knocked on the ceilings for them to quiet down. - I've talked to management about the situation and they tried to do their part but unfortunately nothing can really be done and no one can force someone to live and behave in a considerate way. So be prepared to hear toilets flushing and any and all footsteps from above you. Every singly night I've had to sleep with earplugs in. - My best advice would be to either prepare to hear a lot of noise from upstairs neighbors of wait until a third floor unit opens up. - IF YOU ARE ON THE THIRD FLOOR, please be very considerate of the noise you make. You won't know just how easy it is to hear because you don't have anyone living above you. It doesn't hurt to put rugs down and/or wear house shoes to soften the effects of your footsteps. Just do what you can for the people around you. - The private gate has been permanently open (i.e. broken) the entire year I've been living here. Management has kept us in the loop about getting it repaired so it's just a long process.

The Gardens of Timberlake is a very nice place to live. It is quiet and safe. I enjoy the Clubhouse and the pool. I feel very happy and satisfied here.

the WORST place you could live. Although the gardens looks nice on the outside, the management and the policies make this place an awful community to live in. The property manager is terrible at her job, doesn’t care about the residents, and only cares about how the gardens can take more money from you. The parking policy is trash, and if you don’t want to pay $100 per car per apartment, you will get towed. They make new policies that you have no choice to follow, whether you were here before the policy was made or not. There’s residents that pay to live here, having to pay an extra $250 because their car gets towed because of a new parking policy that NO residents like. The walls are paper thin, along with the floors. The appliances look nice, but don’t work well. There’s so many better places to live in Lynchburg that aren’t as problematic as this place.
My sister and brother in law moved here earlier this year when they relocated back to the area. They were so excited to find a nice, gated, clean place to live at a relatively affordable rate. My fiance and I had also moved away and discussed possibly moving here as well when we returned to the area. YEAH NO! After the experience they have both had this week with management and my brother in law's car being towed in the middle of the night on a SATURDAY when the towing company is closed the next day (for those of you that don't know you have to pay a fee for someone from BeeLine to meet you when they are not open in order for you to get your car back or they will charge you $200 a day for your car to sit there if you don't want to pay the fee for a Sunday retrival- it was well over $200 for him to get his car out on Sunday) was just the tip of the iceburg. It seems like every week it is something new going wrong and they're having to shell out more money. For a recently married couple trying to start their lives together constantly having to come up with more money you weren't expecting to pay NOR did you agree to paying to begin with is just ridiculous and frankly awful customer service. The parking issue is a huge one but I know there are also many other issues as well. Very disappointing to say the least. I would never bring my business here and I hope no one else does either.

Unfortunately, within an apartment community there does have to be some regulations implemented and this is a standard procedure at similar communities. While we were brand new and not fully occupied, unlimited parking for the residents was not an issue and therefor allowed. However, as we have grown some changes needed to be made to accommodate the majority. We found that the bulk of residents had a concern of not being able to park at least one vehicle close to their building. After careful consideration of all of the feedback we have received, it was decided to continue the implemented parking procedure of one free pass per apartment. We have also added additional, convenient, visitor spaces through-out the community that do not require a parking pass. As a subsequent solution, additional parking passes can be purchased. Your feedback is valued and we have experienced growing pains but we do hope you understand while we would like to accommodate everyone’s individual wishes, we are doing what is best for the overall community. They've changed multiple policies since I moved here and have no regard for treating their residents fairly. They recently implemented a new parking policy, giving ONE parking tag to each apartment regardless of how many people are on the lease. If you want another parking spot because you, like me, have 2 roommates (who also signed the lease) and need to park on the premises, you'll need to pay an extra $100 per tag. What's annoying about this is that it's not what I agreed to when I signed my lease, I had two months left when they implemented this policy and they offered no prorated option to get a tag for only two months. It's outrageous. I got back late Friday night to find no available visitors spots (which we're supposed to park in even though we're not visitors, not to mention the extreme shortage of visitors spots due to tenants being forced to park in them), so I parked in a residential spot. Where else was I supposed to park? I was towed Saturday morning and had to pay $180 to get my car back JUST FOR PARKING IN MY OWN APARTMENT COMPLEX'S RESIDENT SPOT. It's absurd and I will be taking action against them along with plenty of other furious tenants.

When we moved in here and signed a lease there was NO PARKING POLICY. In our building the parking was just fine...until the horrible parking policy that was created. We were all told to sign a NEW parking policy sheet that would give us 1 hang tag, we rent a 3 bed 2 bath apartment (notice I said we because it is me and my wife so we have 2 vehicles), that would allow the hang tag vehicle to park anywhere in the lot. The other car would not have a hang tag unless you want to pay $100 for it! We were told, before we signed this agreement, that our building wasn't a 'target' building and that our building wasn't the one getting complaints about parking so we were fine. This was told to us directly by the Property Manager Amy G. We did not buy another hang-tag for our other vehicle because Amy G. told us our building would have plenty of parking and not to worry about it. Last night, 6/30 our neighbor called us and told us that Bee Towing was in the lot towing vehicles. Here lies the parking policy, the hang tag basically just says you can't get towed if your vehicle is legal. The vehicle without a hang-tag has to be parked in a VISITOR parking spot (which is labeled). THERE ARE ONLY 6 OF THOSE IN FRONT OF MY BUILDING!!!!!!! We came home last night and even drove the entire parking lot for the complex and EVERY VISITOR SPOT WAS FILLED!!!!!!! So what to do? We called Amy G., Property Manager, who proceeded to tell us to park outside the GATE (this is a gated community) and not in one of the 50 other empty parking spaces all throughout the complex that were not marked as a visitor's space. Save your money and headache and rent somewhere else. I would tell you more about why not to rent but this is ridiculous enough.

I moved into these apartments in March of 2018 and then in May they decide to tell all of the tenants that they can only have 1 parking space and if you have another vehicle you must pay $100 for a "parking tag" per year or park outside of the gated property. This was NOT on our lease and every night they have cars towed that belong to actual tenants who must then pay BeeLine towing company $240 per day that the car is at their lot. What family doesn't have a mom and a dad that own a car to get to work?? Horrible management and i wouldn't recommend this place
