Property Ratings at The Garratt Townhomes & Apartments
I moved into a 1,900 sq ft unit at The Garrett in May 2024, and my experience has been disappointing. Utility bills average over $450 a month, with $55 allocated to “community charges” for common areas, a fee not clearly disclosed in the lease. Many vacant units make it feel like tenants are covering these extra costs. The buildings are poorly insulated, and the AC units are old, with some residents using window units due to inadequate cooling. Renovations seem like quick fixes rather than addressing core issues. Cleanliness and maintenance are significant concerns. Trash is everywhere, rodents like opossums roam, and the trash area is constantly overflowing with a foul smell. A burst plumbing pipe spread sewer water across the street, and since the office staff wasn’t around, it remained a problem the entire day. Staff turnover is high, with three members leaving since May. The remaining staff are unhelpful. Our unit was dirty upon move-in, with stained carpets, an unsecured balcony, and water stains on the ceiling. On day three, a pipe burst, and even after it was “fixed,” new water spots appeared, raising concerns about mold. The office dismissed my concerns. I called for a city inspection, and although they couldn’t help with mold, they found several other problems. The inspector mentioned visiting The Garrett more often than many other complexes in the area. I also found mold-covered materials discarded in the trash area. The complex claims to be pet-friendly, but there’s dog poop everywhere, the waste stations are often full, and the dog park turns into a mud pit when it rains. While the location is convenient and most tenants are friendly, the numerous issues far outweigh these positives. I cannot recommend The Garrett to anyone seeking a comfortable, well-maintained living environment.

Harbor Group Mgmt bought out the Garratt recently. They have turned it into a HORRENDOUS place to live. They decided to fix the parking lots, 1) they did a horrible job, 2) we have to park on the street & if you don’t park correctly they’ll tow. 1 parking pass per apt. If you park in the lot, they’ll tow. They want money, they don’t care about us. Don’t move here.

The new management company has failed to provide adequate trash collection. There are mice and rats running around the trash compactor at all hours of the night. This is a major complex and we have only one trash compactor. The company has now changed the parking policy stating we must now have a parking pass in order to park on property. They are now assessing erroneous fees stating they only have to provide 30 days notice. The management company has multiple complaints about lease violations.

Thank you for your feedback. We sincerely apologize for your frustration and inconvenience and assure you we are working diligently to address these concerns. Harbor Group acquired the community in mid-July and, with that, we acquired any unresolved issues. As stated in your review, the parking issues are being addressed through a new permit parking system, however the lease requires 30-days’ notice to residents before implementation. Upon implementation, those cars without a permit or parked in a fire lane, no parking area and/or the grass, will be towed without notice at the owner’s expense. We are actively tagging cars for towing since the cars, at this time, cannot be towed immediately. Additionally, we are pleased to share we have changed trash haulers. As you may know, we’ve also sent a reminder to residents about proper use of the compactor which includes fines for not disposing of trash properly. We are hopeful these changes will significantly improve our residents’ experience. Unfortunately, due to the anonymous nature of your review, we are unable to reach out to you directly but please feel free to reach out to the office if you have any additional concerns. 0 stars! Unfortunately, I did not get to live in the unit due to multiple issues. On move-in day, the apartment smelled of cat. It was an intolerable smell. The blinds, windows, baseboards, tubs, light switch covers were dirty. Evidence of pets in front of the fireplace. Beehives in the window on inside of the screen. Stove was filthy, should have been replaced. There was the smell of gas in the apartment, which the office told us was from stove cleaner on one occasion and paint on another. Ultimately it was identified as a gas leak. Was hopeful things would be addressed in a timely manner. After being told by management that certain things were completed that were not after checking, hope was lost. It was an extremely stressful situation as I did not feel comfortable sleeping there due to the conditions. Decided to term the lease. They did refund our security deposit and first months rent. However, we still lost $300 from the application fee. As well as, having additional moving costs and storage fees due to the situation.

Living at The Garratt is the best. The staff is amazing from office to service, everyone tests you like family. The location is great and convenient to so many shops. The homes and amenities are top tier!

My wife and I moved to The Garratt a couple years ago and we love its seclusion, quietness, and beautiful scenery. There are plenty of places to walk our dogs. And just sit and relax by beaver creek/hoover dam. The apartments are updated and come with garages. The office staff is always friendly and prompt

The Garratt is a beautiful and quiet place to live. It is located in the Westerville school district and is close to the freeway and shopping and many restaurants. The rental office manager, as well as her staff, are friendly and very helpful and care about their residents. Would highly recommend this community!

I have lived at The Garrett for almost 6 years and am totally happy here. The management team are always there to help you and I enjoy the quietness and location because its so close to shopping and interstate highway.
I really like living here except for the very noisy upstairs people. I've asked management to speak to them but the situation hasn't changed. Sounds like to elephants live upstairs, but this is not managements fault, otherwise it's a great place to live. Our apt has been remodeled and is beautiful. The size of the flats are huge and the kitchen is very large with plenty of cupboard space and beautiful granite counter tops. All in all its a great place to live and I would highly recommend it.
Ive been living at The Garrat since Cortland took over. Its definitely been major improvements since the last owners. Not to mention, the staff is AWESOME!!!!
I have been a resident here since 2015 (when it was Remington Station) and love living here. It's well kept, the staff are always there for you and being so close to shopping or 270 is another plus even though it is so quiet you'd never know you were so close to whatever you need. The clubhouse and pool is are beautiful too!
The community is usually quiet and peaceful and overall it has been a nice place to live. The office staff are very nice and friendly and do their best to answer questions, keep the grounds nice, and take care of issues.
The Garratt is a great place to live, very well managed and focused on service and a quality experience for their residences.

The Garratt has excellent customer service. They have been great through the entire COVID-19 pandemic. Every person on the team is helpful! Any work orders we have submitted have been taken care almost immediately. We love it here!
The Cortland at Garrett has been especially accommodating during these challenging times for the Ohioans with the pandemic affecting households in every aspect. Thankful to have a community team who is invested in the community and follow-up with their actions, even more during this time of crisis in the United States.
Great quiet and clean place to live
From what I have seen so far The Garrat Has kept these units up to date and treat their residents with the upmost respect. Our community is clean and tucked just far enough away from the hustle and bustle of Easton and the surrounding areas that its peaceful. Taylor was patient, kind and diligent during our tour and of the follow up questions we had prior to signing. I am very happy my fiancé and I decided to make our home here for awhile.
I enjoy the aesthetic of this complex. The management team is top notch and they care about resident experience which is rare these days. I value what the people here at The Garrett are doing and I love that the place came with a washer and dryer!

I love living here. During remodeling I briefly looked at other places and none compared to at he Garratt for what they offer and the location. I have lived here 5 years and have always felt at home living here!

The Garratt is becoming home for my sister and I. We really love the quick access to gas stations, restaurants and especially the highway. Nice tucked away community in a safe area.

I've lived at this apartment complex for 15 years and have been through 4 owners with The Garrett being the fourth. It was a hard transition for us, but we have gotten use to all of the upgrades and changes. I do like all of the changes and the office staff are very pleasant and accommodating.

Nice place.
I have lived here for four years and love it! When we were told we would have to move out or move into a renovated unit at a higher price I started looking around but nothing came close to what I have here with everything being new, including the beautiful new clubhouse and pool for the same price. Its quiet but yet close to shopping, restaurants and the interstate!

I love living at The Garratt! We are secluded, tucked away near a beautiful wooded area, yet close to shopping and restaurants. I love the office staff and the maintenance team...they are all very personable and friendly to all of us who live here. All the residents I have met are super friendly and I love that there is a very diverse group of people that live here. I love my townhome!! It is spacious and I love the upgrades they did to the whole complex prior to me moving in. I love the floor plan. I have been to many other complexes when I searched for a complex that had a dog park and so many of them had the same type floor plans, but The Garratt's floorplan is unique and very spacious. The grounds are beautiful and peaceful. They are building a new amphitheatre and the dog park should be open soon :) I can't wait!! Overall, The Garratt is an amazing place to live :)

The Garratt is a wonderful community. People are courteous, the staff (office and maintenance) are fantastic. Rent may be a little higher than other communities but you get what you pay for. Washer/Dryer included and a garage if desired. I've been here 2 years and love it.
I just think that the community is being ridiculous & picky about some things & totally negligent in regards to other issues...
I have lived here since 2015 when it was under different management. I was happy then with everything and questioned how it could be any better under Cortland but the positive changes are obvious and I enjoy living here now more than ever! Thank you!

I would highly recommend The Garratt to anyone looking for a well maintained, quiet community in the Westerville area. The staff is responsive and friendly. The finishes in the home are beautiful and the floor plans are spacious. It is absolutely worth a look if youre in the market for an upgrade!

The Garratt is a nice, quiet community. The office and service team are both wonderful to work with. I would recommend the community to anyone looking in the Westerville area.
