Just 20 minutes northeast of Downtown Dallas, Lake Highlands is filled with sizable homes and affordable apartments for rent. Property Ratings at The Garrison
This place is awful in just about anyway it can be for apartment living. There is a bug infestation. I say bug because not only are there roaches, there are spiders, gnats, flies, and centipedes. They have sprayed my families apartment a few times and yet the roaches still persist. We are very clean and have had 5 apartments in our lifetime with absolutely no problems with bugs. Some of the leasing agents act like everything you’re saying is a joke or something when you try to talk to them. Neighbors are inconsiderate. Throwing trash everywhere around the apartments, blasting music any time of the night, letting dogs bark outside late at night. The infrastructure is awful, the way the floorboards are laid out, it answers part of the bug question with all the cracks and gaps. If anyone lives above you, you will know their very move because floors are awful and even light walking sounds like stomping. We’re on the 2nd of 3 floors, so that’s even worse. Save yourself the stress and money.
I only went in to look at apartments, not for certain on these yet. However, the first guy I encountered, Sergio, was very welcoming and answered all my questions! The only reason I remember his name was because how nice and understanding he was about what I wanted. Even gave me arrangements on any problems I had about this complex. Great guy to have up at the front
This apartment complex is just a mess. My apartment door lock was broken for over a week and a half and they wouldn’t fix it (because it wasn’t an “emergency”) so anyone could walk in and out of my apartment at any time. Incredibly unsafe. Twice now my mailbox has been broken and each time they fixed it, they didn’t give us a new key so we couldn’t access our mail. One of the two times it was broken, anyone could open it and someone stole our mail. And now my toilet has been running and somehow getting my entire bathroom floor wet and it’s been over a week since our first maintenance request and they still haven’t come. We call and they don’t answer. We go there and they say they’ll send someone that day and no one shows up. There’s always trash and glass everywhere on the grounds. The laundry room is absolutely horrid and dirty. It’s just incredibly disappointing. I’ve given them an incredible amount of grace (and will continue to to the best of my ability) because I know they were understaffed for awhile but the lack of care me and my fiancé have personally felt as residents has just left us extremely frustrated (hence the review). If you’re considering moving here, please look elsewhere for your home.
Yea, definitely don’t sign here. I had signed up for a 1 bed 1 bath with a 6 month lease, paid my application fee & security deposit only to be signed up for a studio on a 12 month lease. I decided to not sign here and go elsewhere. This was at the start of July. I asked for a refund of my deposit of over $400 and was told it would take a week at most. I call in a week later and was told they had switched to a new management and would give me a call back once they have an update. I would call in weekly & everytime I would be told the same thing. Fast forward to now , about a month later and I’m still being told the same thing. I tell them I need this refund urgently as I had planned to use it to pay some bills, but I’m told there’s nothing they can do & I’ll just have to wait for upper management. I hesitated to write this review as I tried to be patient, but now it’s affecting my livelihood. They had no problem taking the deposit fee but handing out my refund seems to be an issue. The lack of care & urgency shows me that this just isn’t priority to them. Yes the reviews are right, save yourself the time & money. At this point I don’t even know if I’m still getting a refund because I don’t think they do either.
They painted over a roach and the maintenance man was smoking right outside our apartment. Door don’t close fully. Just run!

They showed us a nice updated apartment with hardwood floors, updates and everything was great. They said the unit we would get might not have a fireplace, which we where okay with. Instead we got an apartment with carpet, that stunk from people smoking cigarettes and weed, bugs everywhere, no updates, and very dirty. We have also had visits from a mouse or rat. They also said stuff was missing in the application and they had to move the move in date because of it, when they had everything they needed from the start. People smoke weed all the time and it smells into our apartment, we found a knife laying on the ground outside, we have heard gunshots and we constantly hear people screaming at each other on the streets. This is NOT a safe neighborhood. The only thing that is good is the nice maintenance guys, who has had to come here several times because of broken things. Avoid this apartment complex and the area in general. Can’t wait for the lease the end, wish we could break the lease, but it unfortunately states in the contract that we would have to pay everything till the end of the lease still. Would gladly pay a penalty to get out of here immediately.

They have roaches EVERYWHERE in your apt. They didn’t even try and clean up the roaches in the refrigerator before I got there. You can’t see them in the carpet but they’re there. All in the bathroom, kitchen..all over the apt. They just want your money but don’t tell you about how bad the roaches are. First day I got there was the last day. I was not moving my stuff or myself into something like that. That was his ridiculous. Be warned, don’t let the outside fool you.

I literally just moved in this week, my first night I find out my apt is infested with roaches. I tell the office staff my concerns about the apt and they REALLY seems like they don't care. I was told last week that I was getting a new refrigerator but in stead got a stainless steel roach motel. But before all this the apt that was too be held for me was given away, and all they could say was "SORRY". I WILL NOT BE REFERRING ANYONE TO THIS PLACE., RUN AS FAST AS YOU CAN

Maintenance is professional and quick. Parking used to be challenging, but now each apartment gets a reserved parking spot. I enjoy having a large balcony!

I was told my $200 administration fee was refundable and was not. When I tried to get it back after they told me I had to pay more money for special conditions. They told me I could not the, $200 is for credit check and background check. Why would my credit score that i can get for free justify that high charge and I never heard of a background check costing $200. As I was shown the demo apartment there was trash (paper plates, papers, and cigar wrappers) all over the place near the demo apartment. The 2 visits I made to the property to turn in documents I saw cops coming in and out. I actually gave 1 cop the gate code. I still tried to move in despite everything so I didnt lose $250 the new leasing agent that replaced the one who mislead me had no idea about anything never called me back and kept me on hold for 10 minutes. When I called looking for info I was greeted by Tara a very rude leasing agent which served this property no justice. She made things that much worse. The Las Brisas property constantly blame new management for everything. I happen to reach out to the regional manager and havent heard anything, pretty much ignored. In fact his mail box is still full. Do not move here if you can help it you will regret it. I didnt move in and Im out $250 and no apartment and answers. Im going to BBB

These apartments are extremely dirty and FULL of ROACHES! I moved into my apartment and it was so trashy and dirty. The door nobs wasn't on and they only painted half the apartment. It was so many dead roaches in the kitchen cabinets with roach eggs. Roaches live in the walls and are crawling out of the light fixtures. The walls were so damaged and beat in. They didn't care to fix anything and just let me move right in. The residents are loud and do drugs right outside their apartment. I DO NOT recommend living here, unless you like loud people, a lot of roaches and terrible repairs. This places need to be shut down ASAP! please listen! The pictures and model is all fake and a huge lie! My windows wouldn't even lock ! It's extremely unsafe and worse than the projects! I moved out less than 24hours! It was UNBAREABLE! I could not unpack because I couldnt stop killing so many roaches ! Oh and I also didn't have HEAT and it was January! Worse experience ever in my life! I rather live under a bridge!

Good:It is the cheapest rent in this area for the size of the apartment. Bad: I'm told it is an area teeming with illegal drug traffic. Good: There are large balconies and at least some apartments, like mine, have views of only trees, which is fabulous for being in the city. Bad: But a huge number of tenants here play their car radios incredibly loudly so that it is extremely disruptive to work or sleep. Management says they care, but nothing ever changes. Good: The maintenance people are really nice. I have no concerns at all about them entering my apt while I am gone. Bad: I have waited for three months to get my dishwasher fixed and all that time there was icky, horrible sludge in the bottom of it that was attracting bugs. Good: There is a laundry room that is open all hours. Bad: IT is not air-conditioned. And there are no chairs to sit in. And, though there are signs saying there are cameras recording what is going on, they are only for the protection of the actual laundry equipment. Not for the protection of the tenants of their clothing. I have had an entire load of clothing stolen once, and on another occasion a much-loved road and several pair of fuzzy sleep-socks. There was no help from the management at all. I must have my cleaning stay there while the laundry washes and dries, but it is often 100 degrees outside and likely much hotter than that in the laundry room with all the dryers going. With no chairs and no a/c how can I ask anyone to do that? Good: We supposedly have security keeping watch over the place. Bad: I have never seen them, nor have they ever done anything about the extremely loud radio playing. I have called the police three times in one year about gun shots right outside my apartment building. Good: Nice big walk-in closet in the bedroom. And no carpeting. Bad: There was brand new laminate flooring when I moved in which was apparently made by the Chinese company that supplies 95% of the laminate flooring in Texas. There was a 60 minutes program about how the flooring from the company called Ideal something-or-other has caused hundreds, if not thousands, of people to be extremely ill because of the extremely high levels of formaldehyde which are off gassed from the flooring. I personally have become extremely ill since moving in here. I have been so extremely ill that I have been unable to function well enough to get another apartment. Horrible situation. Bad
