Property Ratings at The Gates at Highland
I have lived at The Gates for the past few months now and have loved it. I ultimately decided to move here because of how spacious the units are and because utilities (besides power) are included. This apartment is actually one of the cheapest places that I looked at while still being very nice. Everything is modern and up-to-date. I have been extremely pleased with my unit and am happy that I decided to live here. As for the property, it is in a pretty quiet area (I never hear much noise) and things get taken care of in a timely manner. There are a mix of people that live here: students, families, working professionals, older people. They don’t check parking here, which is fine because there is plenty of it, and I can have the occasional guest over with no issues. I have enjoyed my time here! If you are considering The Gates, just know that it is a great place to live!
Living at the Gates at Highland has been an absolutely amazing experience! From the moment I moved in, I felt right at home. The apartment complex is nestled in a peaceful part of Hickory, offering the perfect blend of tranquility and convenience. The grounds are impeccably maintained, and the beautiful landscaping makes coming home feel like arriving at a private retreat. The apartments themselves are spacious, modern, and thoughtfully designed. My unit has updated appliances, sleek finishes, and large windows that flood the space with natural light. I especially love the open floor plan – it makes the apartment feel so much bigger! The attention to detail really shines through, from the stylish fixtures to the ample storage space. The community amenities are top-notch as well. The pool is pristine, the fitness center is well-equipped, and there are plenty of green spaces to relax or walk my dog. The staff is always friendly and quick to respond to any questions or maintenance requests, which gives me total peace of mind. Parking is plentiful, and the location is ideal – close to shopping, dining, and everything else Hickory has to offer. I can honestly say I’ve had nothing but positive experiences here. If you’re looking for a beautiful, welcoming place to call home, the Gates at Highland is hands down the best choice!
The management does not contact you back in a timely manner, nor are they professional with how they message you. There is attitude within their messages.
The apartments themselves are very nice however the way that this property is managed is poor. Parking is difficult around specific building and the parking permits are not enforced; there are only emails sent out threatening towing however it never actually happens. Dog poop is left over almost all of the grass surfaces and the stations where you can throw out the poop bags are not emptied with any frequency. Maintenance work takes a while if you put in a request, and the amenities that they offer are usually broken and take weeks if not months to fix; ie the pool. Upon move out if you do not leave everything sparkling clean then you will not get your deposit back; they specifically tell you that you are allowed to put nail holes in the wall and tell you not to fill them when you move out however they then charge you when they fill the nail holes. The paint that they use on the wall is not one that is easily cleaned and everything that touches is scuffs it, and once again they charge you a repaint fee. If you have any animal you will not get your deposit back, they claim that the carpets "need to be replaced" regardless of how well that you maintain them. Furthermore upon move out, they will charge you an additional fee on top of the deposit you have already paid if their "price" for "fixing" all the normal wear and tear that an apartment has gone through. If I would have known this would happen I would have found another complex to live in.

Thank you for sharing your input as well as offering your thoughts re: your residency here at The Gates. We are disappointed to hear you didn't have a positive experience upon move out. I would love to take the opportunity to discuss your concerns. I can assure you as the property manager, I pride myself on being proactive in efforts to enforce our property policies & rules. I am confident we do execute the appropriate protocol relative to each matter you mentioned, and am surprised to learn of your feedback. Parking is monitored regularly. We opt to give warnings before choosing to tow a vehicle so the owner has an opportunity to correct the issue. The pet waste stations are emptied on a consistent basis. We do our best to stay on top of this, however understand they can fill up quickly at times due to being so pet friendly. The pet policy communication & reminders are sent out often. I do attempt to do my very best to make sure everyone is in compliance, but I admit there is no way to monitor the situation 24/7. We can only do our best in hoping tenants will be responsible pet owners & follow the rules. Our maintenance team receives constant feedback on the quick follow up or turn around time in response to residents requests. Our goal regarding a quick turn around to follow up with such requests, not only ensures our residents are happy but also is a primary goal of ours considering we are a newer property & do not want to put off work or things needing to be completed. In the end, service issues that are prolonged or allowed to linger only costs the property owner in the long run and we avoid this at all costs. The maintenance reports I review almost daily reflects a typical 24-48 hour turn around on almost all of the general work orders we receive. Upon receiving a notice to vacate from a tenant, we provide move out information detailing instructions. Normal wear & tear is expected. We do not charge for general misc. matters. An apartment is always professionally cleaned, carpet cleaned, fully painted & reverted back to "move in ready" for the next tenant. If a tenant does not make effort to clean anything resulting in our cleaner charging back for additional time spent to prepare the unit, we do charge the former tenant. The same protocol is in place for any additional time/labor, supplies, effort or extensive repair work & paint for the painting process. The carpet in the unit most likely was brand new upon moving in, so if we have to replace it due to it being unable to have professionally cleaned, we also will consider this in move out charges to settle the account. Your resident portal will have the full move out inspection report along with numerous photos to reference after vacating. In addition, upon settling the account if there are additional charges for the move out process, I provide invoices from our vendors for the extra costs detailing the final statement I send to our former tenant. As stated above, I would be very receptive to hearing your specific concerns & answer any questions you may have about your final statement for the move out settlement. Again, it is very unfortunate to hear of your comments & thoughts on your experience at the property. We do appreciate your initially choosing The Gates as your home, and do please reach out for any additional follow up you may need. This is a great and safe place to live…if you don’t have any children and all you do is watch tv and sit on the couch. Not so great if you want to actually live in your home. The rules make you feel like you can’t do anything that remotely disturbs anyone that lives around you which makes it difficult for a younger crowd to enjoy their home.

We certainly do not want anyone to ever feel as though they cannot "live" in their apartment or fear our noise policy we have implemented. I believe wholeheartedly our rules re: noise or expectations in sound relative to apartment living is not unrealistic nor drastic at all. We do understand neighbors will hear one another from time to time & is to be expected. I understand not everyone will be 100% satisfied so we try to handle noise complaints on a case by case basis & do our best to offer conflict resolution when needed. This is a nice place to live. Quiet and well maintained. I've had very quick service the couple times that I needed it. There are a few rules but basically they just ensure that everyone is safe and respectful of each other. For example the doggie waste pick-up, and parking rules. Also the rules are clearly stated before signing a lease.

We’ve only lived here a month, but we can honestly say moving here was one of the best decisions we made. We love the apartment, the location, the quietness, & the friendliness of the people we’ve met so far. Brandy, the property manager, has been so helpful from day one & always ready to answer any questions that we had. We appreciate her being so patient with us & so kind as we made this transition to apartment living. I love the fact that there are rules & policies in place which I believe are beneficial for all who live here. I do believe that’s one of the reasons this place is so good for all age groups. I would recommend The Gates at Highland for anyone looking for a place to live. Perhaps there is someone looking to downsize as we did & make life a little easier: this is the place to be. We have lived at The Gates since they first opened. Obviously we love they were brand new in 2019 & we are the first people to live in our apartment. It’s pet friendly, quiet, neighbors are friendly & we like water, trash, wifi, cable and sewer are all included in the payment monthly. I don’t think anyone that respects others & prays to have neighbors that feels the same would have a problem with management here. Brandi actually worked at another property several years ago as the assistant manager we lived at. She actually rented our apartment there at the time to us & was typically our “go to” person. We moved shortly after she accepted a job out of state & HATED it at those apartments. We roughed it out for a couple years. When The Gates was being built we just randomly drove by and ran into Brandi!!! She had moved back & was going to be the property manager at The Gates when they opened. We put in our notice that same day at the apartments we were living. I’m telling you when you go from dealing with someone who is proactive, firm, helpful, caring and manages an apartment complex as great as Brandi does, you will miss that when it’s gone. We like that our property manager communicates well with us & the residents. We appreciate someone who not only has rules and policies but enforces them. I for one could NEVER do her job. I think some people are caught off guard with maybe thinking because she’s an attractive, friendly female that she actually has brains and makes you follow the rules. My husband thinks maybe because she’s a female some people may have issues with that? I don’t know because I don’t understand who would want to live somewhere management doesn’t care or have policies. There are a lot of police officers & residents employed in law enforcement living here. We love that. There is a good mix of people of all ages & that is attractive to us. This isn’t a party place or college apts Rent is actually cheaper here then several places that are much older around town and they don’t include what all we get here at The Gates. Maintenance is always prompt, friendly & reliable. We have never had to wait on anything to get fixed. The office has responded to our maintenance messages very quickly, communicates on when to expect someone and then the work is done accordingly. We even get follow ups typically on when it is complete and to make sure it did the job.

I have been living here 8 months now. I have submitted 3 minor maintenance issues which were addressed promptly. The landscaping is always correct, and the property manager stays on top of community issues. The prices are fair, and cooperate does not nickel and dime you to death with add ons and fees, (which ive had other apartments do). As I see it, anyone having issue here would be doing so due to their own lack of consideration for others. We have alot of people in a smaller area than some around here might be used to, so you cant just whatever you want. You cant let your pet do its bussiness on the landscaping, when there are areas for that, you cant park in 2 or more parking spots at once, you cant play loud music on the property. This is not unreasonable to me at all. have some respect. Ok so, that being said there are a few minor things. most are design oversight issues. The bathroom door opens into the vanity so when the door is open you cant open any draws or access the towel rack.....?, some of the buildings really need more parking. And there is only 1 way in or out of the complex, so if there was ever a fire or something at the clubhouse we would probably be screwed. nothing that could not be addressed if they wanted to.

I am not sure why the prior persons review was so bad. There are "rules" for living here, but the "rules" are, pick up after your dog, be kind, generous, and considerate to your neighbors and things that anyone looking for a nice quiet and well kept environment to live would want for a property manager to be implementing. I think the main thing is that there are certain things that managment cannot control, but that comes with apt living in general.

Honestly, don’t live here! The apartment manager (Brandy) is a retaliatory tyrant, there are so many rules and policies that you cant comfortably enjoy living there. It looks nice from the outside, but is a nightmare once you move in I wouldn’t recommend this place to my worst enemy.

I do admit, with 20 years experience in property management, I take a "no nonsense" approach to overseeing the property & residents. There are obviously rules & policies for a reason and I believe most residents appreciate a property manager who implements policies & assures they are enforced, as it is in the best interests of everyone that resides at the property. I strive myself on managing a community that is safe, comfortable & peaceful. I am disappointed that you feel the policies are too extreme or don't agree with them. Overseeing a property with 192 units & multiple residents certainly can be a challenging duty & it is inevitable, management will not make everyone happy.
