I have been living at The Gates for almost 10 years. The apartments have a home like feel with great features like granite countertops and detailed crown molding. The location is prime and very close to Highway 75. Wonderful community and great schools. Most importantly, we have the best maintenance team of any place I’ve ever lived. They are very quick to respond and do a fantastic job. I highly recommend living here.
Take my warning, if you don't its on you. These people do not care to help you once you are moved in. They allow noisy kids to run and scream through the hallways, bugs everywhere, rude and loud neighbors, courtesy guard plays favorites and when you need help, he shows up and yells at you for waking him up! They never fix community issues and parents allow their kids out screaming all day and they are no where in site. Poor management, poor follow up, poor service!
Super friendly front office staff. Beautiful and clean property. Quick response from maintenance and apartments are cozy and feel like home. . Very quit surroundings and location has everything you need close by.
Would stay away. Management accepted checks from us multiple times then randomly decided we can only pay by money order. Im a principled person and small business owner. I felt like we were being taken advantage of.
I've lived at the Gates for a year and a half now. My experience with the office staff and maintenance is excellent. The maintenance guys are really friendly, prompt, and do a good job. The office staff is always friendly and helpful. The apartment itself is nice with granite counter tops and a decent floor plan. However, I will say that I think these apartments are overdue for renovation. I've noticed that the grout on the tiled flooring in the bathroom and the kitchen has started breaking apart. To the point where some of it comes out. I'm not sure if it is because it is old or maybe because being on the third floor, the floor moves when you walk around. It's not a major issue but it is a little unsightly. The other issue is that being on the third floor (the only unit they had available when we moved in), it gets really hot in the summer time. Part of this is due to the fact that the apartment is not well insulated. There is a gap under the front door that I can see light through. The closet in the master bedroom is either much colder or much hotter than the room itself depending on the season. The other part is due to the orientation of the building. The length of our apartment faces West. So we get hit with all that sunshine and heat in the afternoon, which makes cooling the apartment not only expensive but almost impossible. I would recommend avoiding the third floor here if you are sensitive to heat. Parking can also be troublesome unless you live in one of the buildings on the back side of the complex. Other than those items, I like living here. The grounds are very pretty. They are pet friendly. I like the valet trash service. Overall The Gates is a good place to call home.
I have resided at The Gates of Allen Station for over 2 years, and cannot imagine a better place to live! The amenities are awesome, and so is the location, as we have numerous shopping areas and restaurants close by. The staff continually reaffirms my decision to stay here as a resident!
Great apartments at The Gates of Allen Station. I've lived here 2 years so far and it's one of the best apartment complexes I've lived in. Property is well maintained and the few times I have had a request, maintenance is quick to respond. Good, responsive management, good office hours, including weekends. Nice amenities - pool and workout room, package acceptance at office, movie nights, chef brunches on weekends, and management often requests input from residents on planning events for the apartment community. They've also offered residents an opportunity to participate in community service like gathering food contributions for the community food pantry and toy gathering at Christmas for needy families. Complex is located right next to a small neighborhood park and larger city park right across the street.
This place is the most amazing place I've ever lived, and trust me I've moved around a lot . The ladies in the office are amazing and always so sweet when I come in. And when I do have a maintenance request it gets done that day! Everything is kept beautiful and clean! I would recommend this complex to anyone looking for a home that doesn't feel like apartment living at all! Thanks Gates staff for making this a true pleasure to live here!
I have been living here for about 3 years now. On occasion I've needed little thing fixed here and there just as you would any apartment complex. This week I noticed a hairline crack in the base of my toilet. No big deal; not a concern yet but I reported it and then went to run some errands. Not more than 3 hours later I returned only to find a new toilet already installed and caulked. Furthermore, they recaulked my sink because they thought it needed it. Not a trace of the old toilet anywhere. GREAT JOB guys!
Still decided to move in after reading the bad reviews, been staying for 4 months now. Issues raised here. 1. Thin walls/floors - Did not notice this, but I guess my neighbors must be pretty quiet. But... When my TV and home entertainment system arrived, I was a bit worried that it could possibly disrupt my neighbors, as an experiment, turned it up a bit louder than average and stood outside my apartment. barely heard the movie playing. 2. Garbage problem - the neighbors tend to leave their trash in the hallways and on the front lawns on garbage days (M/W/F), but it is usually cleared out within the day. The common garbage dumpster can get full during weekends (especially on sunday). But i guess this is reasonable since this is technically 3 days of garbage, and the dumpster is out of sight anyway. 3. Parking problem - Can get bad especially during the summer. I guess with all the guests and everything. But i think this is a common problem with a lot of apartment complexes. If you have a reserved carport, it will not be a problem. 4. Management - Never encountered a single problem with management/leasing. I am not exactly sure where the negative comments about them come from? When I signed the lease, everything was clearly communicated in the contract and I reviewed it afterwards (like everyone should) to avoid misunderstandings. They have always been very nice when i pass by the office and has accommodated a lot of small requests that I asked. 5. Dogs - There are quite a few dog owners in the compound, they usually pick up after their dogs.. never saw feces around. A lot of rabbits around.. they leave small droppings.. dogs usually go after them every now and then :) 6. Quality of materials in apartment - I have to say not bad, the carpet has not shown signs of wear and tear yet. The kitchen appliances are a bit worn down, but still ok. Overall I would recommend checking this place out.
. If you are not on the top floor don't even consider living here. These apartments were made with every intention of cutting costs. The floors are extremely thin and you can hear every single movement of the person living above you. Along with that you will find many aspects of The Gates of Allen Station to be cheap and of very low quality. The carports were made so cheaply they fell during a storm and destroyed many cars. Personally I lived in a apartment that was below an apartment that flood from low quality pipes. The flooding cracked and left water spots on my ceiling, soaked my carpets, and left mold in the walls of the storage room outside. None of these things were fixed by the time I left which was nearly 6 months later. The carpets are extremely uncomfortable and low quality. They wear down very easily and they will charge you to replace them even with a few minor problems. Please listen to me and don't live here! Don't let the fancy pictures fool you, this place is made with cheap goods not to mention the staff is pretty unreasonable and provides sub par customer service.

We're sorry to hear that you feel your stay at The Gates of Allen Station did not meet your expectations. We would however, like to take a moment to set the record straight. We take a great deal of pride in the prompt and thorough response provided to our residents by our maintenance department. We consider water damage an emergency that we would respond to immediately. I don't understand why, if this happened, you did not report it so that we could fix it or if you were dissatisfied with the work performed that you did not let us know so that we can make it right. The carports that you referenced were damaged by heavy snow and ice. Although the carports were built to code, the extreme weather conditions proved to be too much. The Gates of Allen Station was not the only property or business that suffered damage from that storm. Many businesses experienced falling ice sheets, collapsed roofs and parking stalls. We assisted our residents as quickly as possible under the circumstances. It sounds from your complaint that you received charges for carpet damage when you moved out. We make every effort to make sure that charges caused for damage are realistic and fair. To ensure that, we get a bid on the carpet damage and assess if the carpet can be repaired or if it is damaged beyond repair. If the carpet has to be replaced, we pro-rate the replacement cost over the lifespan of the carpet which is determined by the manufacturer to be five years. Rather than charging you for the full replacement cost we only charged for the remaining life of the carpet. If you would like to discuss the charges for your move-out with us, we would be more than happy to speak with you.
Avoid this apartment complex. The management is pathetic. Don't even consider breaking your lease, they will screw you over in every way possible. Any discount given will have to be paid back along with every other imaginable fee they can tack on. The complex grounds are covered in dog feces and the dumpster overflows with garbage. The location is convenient but the management makes this a miserable place to live.

We feel the costs for breaking a lease are fair and generally consistent with Texas Apartment Association guidelines. The terms for breaking a lease agreement are clearly outlined in the lease agreement. We have implemented a new program which has dramatically helped reduce the amount of pet waste on property. We now participate in the Poo Prints program to help create a greener community.
I have been here a few months and it's been completely miserable. I complain almost on a daily basis about noisy neighbors and the Riser Room. This is a compression/hvac room on the outside of the buildig, which is connected to my apt. It's so loud that after many complains, they are having to replace it. No offere of compensation for my troubles.

Great place and location, except when Allen High School hosts a game. The announcer is pretty loud and the traffic on Friday nights is pretty bad. On the plus side, you can sit in your balcony and clearly hear and watch the game like you were inside the stadium. The stadium score board is pretty bright! Too bad Allen High School Stadium placed the scoreboard facing the apartments and the announcer can be heard for a coupe of miles away from the stadium. The rest of the time is great!
They were not very friendly on the phone. And I came to office 10 min before closing and they locked the door as I was walking up to the office. No longer considering this location.
I have lived at these apartments for about a year now and have nothing but good things to say. Any time I have had any issues the office staff or maintenance has taken care of it and been very courteous. Its a quiet community that has a lot to offer and where I will be calling home for many more years to come. I couldn't ask for a better place to live.
