Crimes occur on the property and management does not care. Window smashed in the gate parking lot, packages stolen from your front door, and management does nothing.

I am a lifetime renter, and the Georgian is the best managed building I have ever lived in. The office staff and maintenance crew are not only friendly and helpful, but they also have an understanding of this building and our neighborhood that combine to keep the apartment community safe and comfortable.

What a beautiful building! I came to visit a friend of mine from Tulane for a few days and fell in love with it! I was very impressed. Inside the apartment, it was drop dead gorgeous! The staff seemed so friendly and the people who help maintain the apartments really seem experienced. I can't wait till my lease is up so I can move in! -N.M.

Seems great at first but this is a huge warning!!!! lived there a year. Seemed like it would be safe and a great location for my college daughter. Thats where to stops!!! Terrible customer service unless your looking to move in. Once you sign that all important lease, attitudes change. The shower head had only a trickle. Management said it was OK. Called 4 times till they finally took the shower head off to unclog it. AC bill for this 400SF apartment was a high was it is the my 6 bedroom house in MS. Energy sent me notices of a concern because my bill was higher than most in the area. Once it completely stopped in the night and I had to get a room at the hotel next door for the night because they won't come out at night to repair and there are not on site repair men. They replaced a part that time. It continued to malfunction and i was told its because I'm on the hot side of the building, on the highest floor near the roof, the building is brick and so on. Everything had a reason except for repairing what was broken. I asked that an independent AC service man come to evaluate. It became clear that they were not going to repair my AC. They agreed, reluctantly, after trying to strong arm me to not get someone else because it would cost me to do this. I wanted to because this would be my only way to get out of my lease. The outside agency said the unit is not repairable due to the age. It is 17 years old and needs to be replaced. They said the Georgian would incur lots to replace the unit because it is so out of date that they would have to tear out walls to fix the problem. Fan speed in the vent was set low intentionally to prevent it from breaking. My daughter was in her apartment when water poured out of the vent in the ceiling. This should never have happened. I have all the supporting documents. After all these major complaints, they then left harassing, nasty, degrading notes that insulted her intelligence if my daughter asked for anything else to be repaired such as her door knob that broke. Due to this, she felt uncomfortable and threatened by management so she didn't want to ask for anything else. It was time that we move, so i broke my lease and then they wanted more money for that. Always paid my rent on time, only wanted reasonable repairs and then got harassed. Broke the lease because they did not want to fulfill their part of the agreement. Need for AC and no harassment. This was not unreasonable. Glad I have moved her.

I've lived here for nearly a year now and I have had a terrible experience. I moved to the complex because it promised a safe environment. When I moved in, I was told that the doors were all self locking, they are not. I was told that the walls were extremely thick and you wouldn't be able to hear anything, but I can clearly hear every word that my neighbors say and anything happening in the hallway. Worst of all, I was never told that construction would be happening right outside of my apartment, even though they had planned it for a long time. During the time of construction, my safety was compromised, as workers were allowed access to the building and were working outside of office hours with no supervision. When I told management they didn't seem to care and didn't see a problem. I feel that nothing that I was promised was given.
The building itself and everything (ammenities,gym,pool, etc) is great. They do inspections quarterly in order to ensure the buidling is up to date in codes/air filters. The only downside is that some staff could be a little more polite. I’m not speaking on ALL staff though. Some staff members are extremely kind and polite and quite friendly as well... while others wont let you finish your sentence before cutting you off in a quite inpolite manner, and assuming what you want without finishing your sentence. I understand completely that it is a business.. and that sometimes things wont go your way as a resident, but perhaps one or two of their employees could get proper training in how to inteact with others before cutting people off.
