Renter beware! Horrible management and staff. This complex allows smoking both in and around all of their units and does not disclose it to renters. Rent anywhere else!

Overall not impressed. Too expensive for what you’re getting.
This apartment complex has been awesome so far! My husband and I have been here for about 4 months. The staff is super friendly and the maintenance team is great! They respond to work orders very quickly and the sidewalks are always cleared of snow. Haven’t had any kind of issues, the complex is pretty quiet and tucked in from the main road, and it’s close to several grocery stores and shopping complexes. But my number one favorite thing is the big open kitchen!!! Highly recommend!
My husband and I have been living here for 6 months so far with our pug. We have 6 months to go on our lease. We are in a 2 bed/2 bath - 1st floor unit. Pros: - Open/spacious living room/kitchen space - Updated countertops/cabinets/appliances - Near a park - Pretty quiet - Carports to keep the snow off - Lots of animal waste supplies located all around the complex - Pool/gym (haven’t gotten to use as much due to COVID) - Quick to respond to work orders - They have a few promotional activities Ex: free cookies/milk, winter decorating contest - Friendly staff - Deck and outdoor storage Cons: - Water heater issues for our building frequently - Heat doesn’t seem to hold well/it feels like cold air blowing out a lot of the time - Marijuana smell infiltrates our apartment from smoking neighbors - Minimal storage. There is a closet on the deck but zero coat closets or linen closets - Hard to move in and move out with all of the stairs (we are even on the first floor) - Crappy blinds and sliding closet doors are annoying - Rent is due 5 days before the 1st of the month - Pet monthly fee and deposit (why both?)
The most positive thing I can about The Girard at Cherry Hills is that they do have a month to month option which is helpful - actually I can't imagine anyone choosing to live there longer than they had to. We moved in while we were searching for a new home and were only there, thankfully for 40 days. We chose a 1st floor since we wanted it to be easier to move in and out, however there are a considerable number of steps on the outside just to get to your "first floor". Once you're there don't expect a quiet night's sleep. Dogs are everywhere and regularly are left to bark at any time. There is almost no noise abatement between floors. We could hear people simply walking around in the apartment above us which is very disturbing when at 2:00 or 3:00 in the morning it sounds like there is a parade over your head. We found our new home and moved out after 40 days of sleep interrupted - either by barking dogs or parades. To top it all off they charged us $115.00 "apartment cleaning" fee and $120 for "carpet clean and stain treatment". which was taken from our $500 security deposit. We left the apartment in exactly the same condition - if not better- than when we moved in. After all, we were there for 40 days. We are two retired adults who spent most of our time out looking for a new home. So - beware - We could not recommend this place for anything but short term and only if you already have insomnia. Also - expect to be ripped off of half your security deposit regardless of the condition you leave the place.
Open layouts!! We live in a 2bd/2ba unit to 4 people. It’s a great floor plan. We don’t feel crowded!
I am living in this apartment from last 5 years and found it a perfect place to stay with family, lot of families with small and school going kids, good schools around and the staffs are very helpful and friendly.
Have been here since September and have had an amazing experience. Love the neighborhood, community, and the staff is great. We moved here from out of state, and picked this place without even seeing it in person. We lucked out, and love it.
We have had a very nice experience throughout our short time here, and for us that was key to finding a new place. The amenities are nice, apartment had nice features, and the gym is a nice addition. Easy recommendation if your in the market.
We have lived at the Girard for over 6 months and couldn’t be happier! After living in downtown Denver the past few years, this community is a breathe of fresh air. Great and quiet location with access to main roads. We love the park behind the complex. Maintenance guys are efficient and always go out of their way to help out! Management is constantly updating and renovating to make this an even better place to live. The new fitness center is beautiful. 10/10 would recommend!
Overall, its a great apartment community and has everything that is needed. There are pros and cons just like any place and cons are not too bad in this case either but I will embtion both anyways. Apartments are spacious and updated (except very less closet space). If you have kids, this community is great because mostly I see families with little kids. Plus, the park is a minute walk — it is pretty much attached to the community. Leasing, main office and maintenance staff are extremely helpful and friendly. They put together great events for community to get together. From inside, apartments are well maintained but outside needs some maintenance and cleaning. Parking lot areas are dirty and you just can’t keep your car clean for that reason. Too much dust. They are always doing renoavtions and updating and I wouldn’t be surprised if this is already in their plans. It would be nice to plant flowers and “beautify” the community all around rather than just near front office. If you have kids, this is a great place to be because of schools. This is in zone with cherry creek school district which is one of the bestvin the state. It is great for the price and staff is willing to help any way they can which is very rare to find these days. Keep it up guys!
My family has lived here for a little over two years and have really enjoyed it. We have lived in several different states and three different places in Denver. This place tops the list. The staff is always very friendly and willing to help out. Maintenance issues are fixed in a timely manner and the other residents are great. Location is awsome because it puts you in the best elementary school, grocery stores are close by, and a nice clean park is easily accessible.
We moved in less than a month ago, all of our furniture has been at my room mates and my parents houses. The only variable in our lives has been this complex. I woke up with 25 bites and have already caught two.. We were advised to spray ourselves with bleach to keep them off of us until Monday rolls around. Now we have to buy all new everything and I doubt the property will pay for anything besides the treatment they use which I highly doubt is the best.
Community getting better and better- siding, doors, windows, roofs , landscaping (coming August), all new! We have the larger rooms of an older place and all the beauty and warmth/ cool of a new.!! Many buildings remodeled inside as well-- all new. Really great staff-- maintenance genuinely cares and takes great care of us all as well Walking distance to Buslines- close and short ride then to Denver on Light Rail. Short walk to great Freshfare King Soopers- natural , organic -- lots fresh stuff and other great specialy shops in the center as well! Remodels have laundry - the rest use a laundry room. Check it out. The big rooms did it for me:)
I love the layout and space in the 2 bedroom, 2 bath we rent. The owner just replaced the windows and siding and I can tell the difference in the winter which is really great. I know that the pricing is pretty decent (especially the move-in deposit) considering how the rental markets have gone wild in Denver. I use public transportation a lot and it works well from this location. We are close to supermarkets, main streets and DU. Downtown Denver is also easy to get to from here. DTC is easy to get to if you work in that area. I have been in this apartment a little over five years.
We moved in here over a year ago and there has been constant construction since. While most of the construction is just about done, there somehow is always new loud construction going on. The Maintence team is awesome and does a great job at responding to work orders as soon as possible. There are tennis courts near by and there is a grocery store within walking distance. This is a great place if you need the space, especially if you work nearby.
Nice sized apartments, near a park. Staff is nice and responsive to maintenance requests. Dishwasher and pantry make kitchen easy to work in. Not in walking distance to much but biking to S. Pearl street to wash park is great! Pets are allowed but you have to pay more. Huge master bedrooms with entire wall of closet space. Clubhouse, gym, and pool are nice. Lots of kids and families in the building.
Over the past year, The Girard at Cherry Hills (formerly Kimberly Village) has undergone some serious renovation. While they replaced all the old windows in the apartments, nothing else has improved in the slightest. If you have to spend ANY TIME whatsoever in your apartment on Monday through Friday between 8 a.m. and 5 p.m., know that you will constantly be disturbed by noisy workers. The management staff at this complex is a joke. The lack of notification they give when they turn off your water or when workers are going to be banging away on your building for numerous hours is an embarrassment. Also, when you speak to the management staff, they are rude, unhelpful, and unapologetic. That said, the maintenance staff is friendly and great. When we moved in almost 3 years ago, the on-site laundry room was way bigger but since the renovations took place, it's super tiny. Getting laundry done during the weekends is nearly impossible. The management staff gives totally false time estimates when they do make the effort to alert you about working being done. For example, they redid all the balconies and said we would not be able to use our balcony for 6 weeks. In fact, our balcony was not completed for nearly 3 months. What was once a great value in a somewhat run-down apartment complex is now a total ripoff in a still fairly run-down complex.
