Love the building (great heat and AC, staff, location, views, maintenance staff, Roost staff), hate the frequent fire alarms, usually attributable to the retail tenants on ground level. As a whole, best place I've lived in Center City!

Area is central to all of center city and is so accessible via all modes of transportation to get you anywhere! Would prefer if there is more space for pets to roam around on the amenities floor as the doggy relief area is quite small and not the cleanest.

We're sorry to hear that you are less than satisfied with our available space that pets are allowed to roam freely without a leash. While we are a pet friendly community, we most also keep the safety and comfort of non-pet-owning residents as well. You are always welcome to roam with your leashed pet on our Western Outdoor Terrace and in our indoor lounges; but they can only relieve themselves inside of the Community Dog Park. So you are aware, pets are not permitted on the Eastern Terrace, with the pool or fire pits, unless they are certified service animals registered with the community. We do apologize for any lack of cleanliness inside the Dog Park, but rest assured that our onsite cleaning team services the park 3 times a day, along with hosing down by our automated sprinkler system. Our office team is also working diligently to identify and fine any residents not picking up after their pets. If you notice pet waste left by other residents, please inform the nearest community staff member, so they my begin the cleaning and investigation process. Beautiful apartment with amazing amenities! The pool and community spaces sold us. The location is great and I love that the street has security. Parking is a little too expensive but there are affordable options nearby.

Great place to live. Nice finishes in apartments. Terrific maintenance staff. Wish there was drop off space at front door. No easy way to wait inside for Uber.

If you are awaiting pick up or drop off from a rideshare service, you are always welcome to wait in the lobby which has floor to ceiling windows to provide you with a full view of Ludlow St.. If you are awaiting delivery from any food or package service, our 24-hour front desk concierge team is always available and has several options for receiving, storing, and notifying you of any incoming deliveries. There is even refrigerated storage in the front desk package room for any food deliveries that cannot be picked up immediately. It's our pleasure to assist! The Girard is a very nice and modern building in the heart of Philadelphia. The units are very comfortable with good lighting. The front desk staff is very nice and always present. They put in a lot of effort to set up events throughout the year. Maintenance staff is very prompt, friendly, and effective. The pool and outdoor space is nice though could use some more covered areas as well as more routine cleaning of the grills and furniture. The indoor common spaces are always clean which is more consistent than the outdoor spaces. Floors 4-7 are long-stay hotel rooms so I think the building could put more effort into the common spaces since there are always new people coming in and out using all the amenities. The surrounding East Market area has a lot of security presence. The area itself has a good amount of crime and disturbances so having security around helps. Unfortunately the Wawa connected to the building and some attached storefronts have closed. Hopefully there will be more opening soon to liven up the immediate surrounding area. It's in a little bit of a dead zone in Center City, thought he building is very nice itself. The elevators and fire alarms are things that need to be consistently fixed. Elevators are always broken but it's better than it was 2-3 years ago. The fire alarms go off a lot and constantly beep while telling you to stay in the apartment. I think a one time warning at the start and end of a fire is fine if it's just telling you to remain in your unit. If you need to leave then a continuous alarm makes more sense. Overall the building itself is very in a busy part of Philly that is rougher than the other side of Broad St in Rittenhouse square.

I've lived here for 4 years and it's only gotten better. Love the location, the kindness of the Roost concierge team, the quietness and excellent construction of the building and the professionalism/expertise of the maintenance team. Also one of the best views in the city!

I love living at the Ludlow! The staff is friendly, helpful, knowledgeable and professional. The apartments are modern, quiet, and beautiful and the common areas and amenities are amazing. the concept of the building is great; heated outdoor pool is amazing. 24/7 full size gym is excellent. dog park (when open and clean) is a plus. staff nice. units great. resident lounge is HUGE.

Love the location, the floor space, finishes and amenities. Graystar is doing better regarding elevators, but building alarms and management response to them need some work. The friendliness and fast responses of Roost staff make this a safe and comfortable place to live.

Overall I love living at the Girard. From the well designed spaces to the all the convenient places and things nearby, it really suites my needs. But all residents agree, the best part of the Girard is the staff. The front desk staff: Eleni, Rico, and Ella in particular are all spectacular! They go above and beyond to make residents feel safe and taken care of. Eleni is so lovely and has an infectious personality that puts a smile on everyone's face. She is truly wonderful in serving the guests with top rate customer service. Rico is kind enough to even feed my cat when I have asked in a pinch. He is an angel. Shameus the building manager and the other staff here are so kind and helpful as well. Even the maintenance staff! Their willingness to go above and beyond for the residents is incredible. This staff truly makes an already great building a truly wonderful place to live.

The Girard is a great building with great amenities! I wish the elevators were more reliable (and bike room more convenient) but I love love love the pool, gym, third floor lounge, and garden!

This is the best living experience I’ve had so far. The maintenance is very quick and efficient to respond to problems. The community feel is unmatched as it’s easy to meet friendly neighbors in the shared common area. I love bringing friends over as they’re always impressed; there’s simply a wow factor as soon as you walk through the front door. I love it here!

24 floor building with elevators that are consistently broken. There are 3 elevators, at least 1, often 2, are broken at any given time. Oh and there are extremely loud building-wide alarms that go off about once per month. Don’t know why you’d deal with these headaches at such high rent prices.
