Moved in the Graham about 3-4 years ago and been here since … I’ve seen a drastic decline in building maintenance, staff care , etc… pest issues is very evident and I’ve noticed that if you don’t keep an eye on your monthly rental bill .. they’ll add on charges … when you confront them regarding it they sum it up to not having enough communication in the office . It’s not hard to property manage … I do it currently for a living , why is it rocket science to these people they have running the place now ? I feel bad for the maintenance guys themselves bcz they’re competent in their jobs … MANAGEMENT SUCKS . I’ll be moving out at the end of my lease .
I regret to say that my experience living in this apartment building has been less than satisfactory. The management's decision to delay turning on the air conditioning until mid-May, despite temperatures soaring into the high eighties, has made indoor living unbearable. The lack of climate control has transformed my apartment into a sauna, making it impossible to find relief from the oppressive heat. Additionally, the presence of roaches and mice in the lobby is not only unsanitary but also deeply unsettling. It's disheartening to come home to a building that can't control pests. Furthermore, the broken automatic doors are a constant inconvenience, forcing residents to struggle with them every time they enter or exit the building (especially when your hands are full of groceries) To top it off, one of the elevators has been down for two weeks now, making it difficult for residents, especially those with mobility issues, to navigate the building. The lack of urgency in fixing it is disappointing. Overall, I would strongly advise against anyone considering moving here until these problems are properly addressed by management.
They refuse to turn on the AC before May 15th even during a 90 degree heat wave. My apartment was 85+ degrees during the day and 78-82 degrees at night because of management’s refusal to switch over before the 15th ( VA law states apartments can switch over as early as May 1st). Cockroaches and rats. Squatters and homeless people coming into the building. Residents trashing the halls, elevators, and common areas. My packages being stolen. What else is there even to say. AVOID.
I recently moved into The Graham on the 18th of September and despite a few hiccups ; it’s been a cool early stay. The staff has been responsive to my needs and extremely supportive.
If you move here, expect nothing to go right. I've had mice and roaches issues within the first few months living here. The management is terrible and will turn off the water with no warning. The management does not care about your concerns as a tenant and will not do anything to make the living experience better. The kitchen cabinets have fallen off and everything is very cheap. You will not have access to air half the year!!! There have been multiple days where my apartment was 85 degrees and above. My cat would throw up from the heat and the management laughed at me when I called to complain and said to "buy a fan." I cannot wait to move out of here!
Mice , roaches, run down elevator, hardly have dryers and washer work, water outage, power outage. Old and dirty ac vent. You will get sick. Terrible management and dishonest staff. Do not move here, be warned!
About a third of the laundry machines in the building do not work, and many people carry their laundry from floor to floor in search of a functional washer or dryer. I have gotten stuck in the most unreliable elevator – often, only two elevators have been working in this building with 600 apartments. The pipes were up to code when they were built in the early 1970s, but they wouldn't pass muster if they were built in the '80s, and my neighbors and I regularly have trouble with them. I have not had mice in my apartment, but I do see roaches a few times a week. Management has a hard time keeping up. Folks in the resident services office are nice and do try to be helpful, but CIM Group, which manages this property, will extract every cent they can from you and provide as little as they can to the building. I can't wait to move out.
This is my first apartment and it’s been a good experience so far. The gym has the basic things you need. There’s lots of parking. Maintenance also responds quickly if they are notified its urgent.
I think this place has great potential especially with the new manager and office staff now.
I want to first start by saying that I’ve had positive experiences with the front desk and maintenance staff. The front desk staff especially are courteous, professional, and make an effort to provide quality service to residents. The location of the building and the public transportation access is convenient. I moved to this building during the summer of 2019. At first, I rented a studio apartment on one of the lower floors. When I first moved in, my refrigerator was broken and it took about 3-4 days for it to be replaced. Two weeks into my lease, I woke up to a flooded apartment. Thankfully, I wasn’t done unpacking my items and the water didn’t make it to my closet. For the flooding to be fixed, I had to move into a show unit for a week. I was eventually able to move to another unit on a different floor with the same floor plan and sq footage with the help of the maintenance team (I did have to pay them). The pandemic hits, I’m working from home, and I soon discover that now I have a rodent issue. I called the front desk and submitted a work order. I received a response stating that it will take a week for someone to address the rodent issue. I was given some mouse traps and a few days later I woke up to a dead mouse in my apartment. Maintenance removed the dead mouse and an exterminator was sent to my unit. He informed me that the mice were entering through a hole in the vent and that I would have to call maintenance again to seal the hole. Instead of waiting another week for maintenance, I tapped off the bottom of the vent myself. The communal washers and dryers on my floor were broken. Residents left notes about submitting work orders and I submitted multiple work orders. Yet, it took months for the machines to be fixed. I am now experiencing a roach infestation. I submitted two work orders and the only email I received was an automated email stating that my work order was received. I haven’t received any notice about when an exterminator will be coming and/or what needs to be done before the fumigation process takes place. Since new management took over guests have to pay per hour for parking. Additionally, the walls are thin. I can hear my neighbors two doors down from me. I DO NOT recommend this building at all. It looks nice, but there are some serious pest and management issues that need to be addressed.
The graham is such a great place to live! The staff is amazing!!
I've tried several times to get in contact with the staff at these apartments and no one has been able to answer the phones.
I am trying to rent a property here and I have been trying to reach them all this week and no one picks up the phone and voice mail box is full and they don’t return my emails. Awful just plan awful

Pro tip: the mice come in through the vent, as soon as I saw one I put wooden planks that fit perfectly under it and haven’t had an issue. (If you aren’t renting here yet, save yourself the infestation and look elsewhere). Positives: 1. The prior management was way better but we had no idea it was changing...it happened a month after I signed for another year. 2. Free parking for residents (who knows if that’ll change one day) 3. I have an awesome top floor view. 4. Friendly front desk staff Negatives: 1. There will be issues with the HVAC system they are fixing everyday so that means you’ll be left to freeze in the winter or burn in the summer at least twice a week. 2. There’s will also be ongoing issues with plumbing so get ready to have your water shut off every week as well (sometimes along with the heat or AC) 3. The front entrance door to the building has been broken for a month so they basically leave their front desk personnel to freeze making for deplorable conditions for them and posing a security risk for the residents. 4. The beautiful windows will soon be your worse enemy... you’ll hear the calming sounds of beeping horns in traffic and every siren as if you’re inside the emergency vehicle itself along with the occasional drag racing. 5. I already talked about the mice... 6. I still have 5 more months of this awful experience left.

The place is packed full of lies. Everything is horribly maintained from inside the building to the outside amenities. If you have kids or pets, this isn't the place to raise them. I have one more year here and I regret resigning that lease. The best way to describe the Graham is a garbage bag with a Gucci sticker slapped in it.

I know what you’re thinking, it’s cheap, how bad can it be? Bad. I’m currently looking to break my lease before it’s up as soon as I can get some money together. New management took over and you can see some improvements but not enough and they don’t come fast enough. The Graham is the best building in Southern Towers so if you HAD to live here then go with this one but absolutely do not go with anything less. I’m writing a review for the Stratford building since there is not a separate listing on Apartments.com. But from word of mouth, I can say that the buildings are extremely similar. I’ve lived in some pretty bad apartments and I thought that I could get through whatever came my way with this one but no. -Bed bugs, roaches, -the heat turned on for the winter when it was 80 degrees outside, -they towed my car with no warning or notice and just moved it to another area of the parking lot and I had to go hunting for my car before work, -management is consistently rude, -the building is absolutely falling apart and I’ve had my ceiling come down on me more times than I can count, -there needs to be much more security since I’ve had people try to open my door in the middle of the night that don’t work for the building (!!!) -I saw someone mention the guest passes in another review and I agree it’s pretty ridiculous especially since there’s usually a decent amount of empty spots at night Anyone that wrote a positive review absolutely works for the complex or management company or was paid to write the review so that the new management company would buy the buildings. There are no positives about this place. Believe me when I say I’m not one to write reviews but this needs to be said. Hopefully these buildings can be demolished and rebuilt.

This is going to be as non-biased as possible. I never write reviews because I think some people complain for the sake of it. But man, these guys are bad! I will honestly document my experience here and let you decide for yourself. There are pros and cons of living here at the Graham apartments. Read and don’t make the same mistake I made. Pros 1. Location- You're 15 mins to DC and have multiple shops and amenities close by. If you don’t have a car, the bus is right outside the apartment. 2. Rent is cheap. Cons 1. Guest parking- There are 480 apartments in this building, and they only have 25 guest parking available on the weekends. So if you aren’t early enough, your guests can’t spend the night. If they park with our getting a pass, they will get towed. 2. AC/Heat system- This is key if you are moving from out of state. There is an HVAC system that I wasn’t aware of since I moved from Atlanta. This system switches from AC to heat or vice versa during the seasons. So in the winter, you will only have heat in your apartment, and in the summer, you will only have AC. Read that again! The painful part here is that they switch over even when the season hasn’t fully taken effect. Even when 79 degrees outside, they still switch to heat because the law states so. Also, they have specified that they would do the same in the summer and switch to AC even when it’s cold outside. When I expressed this to them, I was told to open my windows. Keep in mind that this building is right by the highways and facing the main road, so it extremely loud outside. There cars racing at odd hours of the night and police sirens all day and night. They don’t tell you about this system, and it isn’t posted anywhere on the website or lease. SO BEWARE! 3. Clueless and unhelpful management- • Some of the management personnel are nice but honestly unhelpful. • I have had to go to the management office to explain what the extra charges on my bill were, and they had no idea how to interpret it. • I had mice in my apartment, went to the office, and was told that I had to tell the concierge about it and shouldn’t be complaining to them. 4. Mice- There are mice in this apartment. Do not move here if you don’t like mice. I went to the office to complain about this and which talking, I mistakenly said I saw a rat, and the manager corrected me that they don’t have rats, only mice! Like this was a normal occurrence.
The price may be budget friendly but be prepared to fight pests. This building has a roach problem
I have been a resident of the Graham building at Southern Towers for more than a year and I have witnessed the change of administration of this community in the second half of 2020. As a result of the problems that the COVID-19 pandemic has brought, throughout the first semester we saw the departure many residents, as they had lost their jobs and were unable to pay their rent. These financial problems probably led to a management change a couple of months ago. Unfortunately this has not been good. Since the arrival of the new administration we have seen the maintenance of the buildings decline, there are more failures in the elevators and there are additional charges that are not explained. The new administration applies a "strong hand" system with those who cannot pay their rent. This past month, I paid my rent one day before the end of the month, which meant that some expenses had not been included yet. Within days, despite having paid almost $ 1,700 and not realizing that $ 44 was later included, I received an immediate eviction order if I did not pay the $ 44 within 48 hours. I think this is something you should thing if you are considering renting an apartment in this community.
When my daughter graduated from college and had to start her job right away, we were daunted with the task of looking for a place she could call home. After a week’s search, God led us to this place. Her agent, Marisel, was simply amazing! She listened to our wishes and concerns with respect, and matched my daughter with the perfect apartment. Her knowledge and professionalism are unmatched - I remember being so happy that I wanted to give her a gift but she declined the gift and instead asked that I write about our experience. This review is rather late but the reason I write it is because a year later, my daughter's stay at the Graham has been nothing short of amazing. In the beginning, we were concerned about pests per some of the reviews and asked that all the entry points around pipes were sealed, which the Graham did. I also appreciate that they seal the space between the floors and walls, something you don't see in many rental places. Maintenance is a priority - when my daughter's stove wasn't working properly, they immediately installed a new one. I aslo noticed, during one of my visits, that they keep the communal spaces clean (I’m a germaphobe so this makes my heart glad). There is no perfect apartment building but what sets one apart from the other is how management addresses a tenant’s needs. During this difficult time of uncertainty and isolation, it’s good to know that my daughter has a safe and comfortable place to call home. Front desk is amazing and maintenance is okay. The building and management not so much. If you like to make lines like you're at a busy nightclub just to get into the elevator this is the building for you. Elevators are constantly broken and have witnessed a few people getting stuck on them to the point were the fire department has to come and get them. The current management Hans and King will barely reply to any request to the point were they stop replying. When you ask a few questions about renewals and options they email you back with one sentence not clarifying anything you asked. Turn over is high and management treats you like they're doing you a favor by offering you a renewal. Also due to covid be prepared to pay the same rent with zero amenities. Pool open Nope, Package concierge Nope, Dog park Nope, Gym open if you can make it before 6pm. BBQ grills Nope. Much better options for the money around.

Affordable housing and good first step for a move. A good starter apartment for low budgets. Safe, parking is pretty easy and a good blend of ages and ethnicities in the building. Yackob in the leasing office was extremely nice and helpful getting me set up leading my first apartment. He is very patient as well. Front desk is very nice, love that it's 24/7 And the bus station is very convenient.

Graham is located in the center. It is located close to the bank, school, supermarkets, post office, recreation areas. It has a beautiful view. The building is clean and spacious. The staff is kind and capable.
First of all, before moving here. I was living at Ashlawn building for one week. I had to move out from there because the moment I moved there I already found a big cockroach in the sink. We probably killed 6 cockroaches on the first day being there. Second day, I've seen a mouse eating my bag of oreo cookies sitting on the top of the microwave. Well what really grossed me was we just moved in and we already have pest issues so I requested to be transferred to another unit right away! Me and my husband saw the Graham apartment which is at Southern Towers as well. So we decided to moved here. Its couple hundred dollars more but its okay thinking that there will be no problems so we were willing to pay more. After one week of living there I've seen some mouse droppings under the dishwasher and of course I know there's already a mouse in my unit so i went downstairs to report it to the front desk and she said that she will put in the list for the pest control. So I bought some mouse trap then I put it under the dishwasher and under the AC as well. After one day and it was around 4:30 in the morning my husband woke up from a noise of squeaking mouse trying to escape the trap and ofcourse he woke me up and saw this mouse on the trap and we're both scared. I went downstairs to the front desk and told the guy that there's a mouse in my unit and didn't seem concerned. He said what he can do is just put my apartment in the list for the pest control and I said the lady already put me in the list and OFCOURSE SHE DID NOT. So the guy assured me that he will put my name in the list this time and good thing that the pest control is coming today. Anyway, I asked him if there's any manager I can talk to about it or if he can give me an email of the manager. He just said we don't have a manager because Hans quit. We are very frustrated. The inconvenience we experience from moving in and moving out and again and again and just ended up having the same problem. Unfortunately, I just moved here and cannot wait to move out!!!!! This is the worst experience I ever had. The only nice thing I can say is my leasing consultant, Anderson who was very patient helping me moving in but everything was a problem!!!!!!!!!!!! I'm very frustrated and mad writing this!!!!!
Im a new resident at The Graham, and although I moved in during the Pandemic, the staff and management do everything they can to still accommodate the needs of their residents. It was hard finding this level of helpfulness at past locations prior to the Pandemic. Im glad to be here and look forward to having the use of all the amenities once social distancing is not required.
Upset and disappointed by RATS here. Before I get into it, I have loved my apartment it is a great layout and I like the updates! I have lived here for close to 3 years. My 1st apartment I spent 2 years there with no issues I moved to a higher floor because it had a washer/dryer and actually cost less. Now I have rats it is true sadly. I am a very clean person and never in my life have had issues with pests where I rest my head. The first time was in October a large rat was chewing through the gap in the renovated floor and the wall. The tail got through it was horrible!! Hans did fix this for me and had contractors and pests control come immediately (as the morning off this occurrence I was taking holiday). When I returned home everything was fixed and I felt slightly at ease. However I knew after that I could not live in a rat infested building (as some other reviewers and neighbors confirmed this is an issue here) hence I did not renew my lease. This morning 5.31.20 at 4am I hear noise I get up and go to my kitchen. There was a rat sitting onto of my dishwasher!! Now my apartment is nearly empty (lease ends on June 13). The kitchen is clean I had just ran the dishwasher that evening with little dishes in it and slightly open from me packing things. The rat runs back into the dishwasher I close it tight and put it on hot temp. hoping to get rid of it. Unfortunately with this I could not go back to sleep, I go down the concierge and get a cart and start loading more items into my car to go stay elsewhere. For privacy reasons ( I won’t name whom) but I spoke to someone that works there and lives in the southern towers community who told me they have the same problem and are extremely clean as well. They have traps around their apartment and they literally can see the rats skipping around the traps!!! It doesn’t matter how clean you are the rats are living in the walls of this place.

Hicham and Hans are great! They really do give you a phenomenal customer service experience. I am always greeted with a smile and would recommend this place, but be weary of the parking policy. It changes constantly and you could be stuck with an overnight guest who has to park a few blocks away because they run out of passes or make a change you arent aware of!
The Graham offers a safe and comfortable updated living space for me and my fiancé. We love the outdoor spaces, friendly community, the incredible staff, and the level of safety and security offered. Its conveniently located to the interstate and restaurants and stores. It really is an outstanding place to live and I recommend it to a lot of people.
Well maintained building, staff is respectful and accommodating. Price is somewhat reasonable
Great experience living here. Love my apartment - comfy, large rooms, open kitchen, and great location for commuters.
We've lived here two years the apartment is lovely I really like it here. Hans has been a great addition to management. The property is always clean and kept up. Trash is removed everyday the lobby is always clean. The views from the 13th floor facing the Capital are nice from my bedroom window.You can't beat the location from the airport all three or distance to the city. I've enjoyed my time here.

The new management with Hans has been great. He’s always willing to help and he’s always smiling. I’ve never gone in with an issue and he didn’t relive it. I’ve complained about several things before and it want until Hana that my maintenance issues and concerns were handled. He’s definitely made the property a better place. Especially, when the manager before him was indifferent. Hans atleast seems to care.

Very great place, Everything is accessible and close by, bus routes and stores.
Graham apartments are in very good condition and quiet. The apartment maintenance is very fast and the building entrance staff is very friendly. But Opas employees should be absolutely careful. These are people who can change your mind absolutely.
Ive moved around a lot and this is one of my favorite apartment buildings so far. The staff is always helpful, communication and response time are great, and the apartments are beautiful. The location is perfect for my needs and there are great commuting options to wherever you need to go. I love that its a pet friendly community, too.
Last weekend I visited my son in Graham tower and asked the front desk for a parking permit for 2 days. i put the permit in my car. then on Sunday I wake up and I didn't find my car. I found out that my car was towed. I was surprised because I assumed that my car has a permit for the 2 days. When I called the manger she said they issue the pass for one day only. Then why the receptionist didn't inform me that the permit was for only one day and we should go the second day to take a New permit. unfortunately, i paid $180 to get my car back. it seems that the building employee is doing some business with the towing company.

I am living here for about month now and the experience has been nice. There is a good amount of space in the apartments and the rooms are large. I also love having the washer and dryer in the unit. The amenities are great and the apartments are close to a bus stop which makes it easier to get around.
We moved into The Graham after a terrible housing experience before. Jehu was our leasing consultant and he was extremely helpful, kind & professional. He totally went above & beyond and helped get us out of the situation we were in ASAP. They rushed to get our apartment ready as soon as possible. When I got my keys they had a huge crew in deep cleaning & getting it ready. It was spotless upon move in. The concierge is amazing, the building is secure, luxurious, has great amenities & over all is just amazing I couldnt say anything bad.
Office staff was great. Hicham is amazing and probably should get a raise because he is very personable. Remembers my name and always so helpful. Just would prefer if my maintence requests would get completed and not written off before it's completed as well as not taking 2 weeks to get done.
I love living here. The management is great and they fix things so quickly! The front desk also makes sure that everything went well with the fix.
