Property Ratings at The Gramercy
The absolute worst place I've ever lived! The property management company that runs this place has no idea what they are doing. The leasing office will go weeks without responding to emails. They lie to you to get you to rent here. The quality of the apartments themselves is horrible and they don't rush to fix anything that's wrong. If you like bugs, you'll love it here. We had put in a request to deal with the infestation of bugs in our home and they took days to respond to us about this problem. The air conditioning and heating system is extremely inefficient and when you complain about them not working properly they don't do anything meaningful about it. As a result we experience $400 utility bills. Mind you we kept our heat on 62 to 64 degrees all winter. There are people in our community who have had bills as high as $900. The trash area is disgusting and swarming with flies, bees, and wasps bc they refuse to clean up all the dirty garbage off the ground. It's a safety and health hazard. They don't shovel the community like they said they would when it snows and the grass is cut in the most haphazard manor I've ever seen making the grass look like a hot mess. The bathrooms in the gym are disgusting and recently one of the toilets was completely empty of water with people just filling it up with disgusting you know what without being able to flush. There of course was no sign indicating that the bathroom was experiencing this problem and that it was going to be fixed. The only positive about living here is that New Albany is a great community. Do yourself a favor and find anywhere other than here to live out here.

Do not recommend living here. High utilities due to poor insulation and an electric heat pump. Staff that seems to never know what they are doing or talking about. Outdated.

I've been renting for 25 years and this has by far been the worse experience I've ever had with a property management company. Outrageously high electric and water bill. Communication with leasing office is almost non-existent. Outdated community. Fronts of apartments are faded and siding falling off. Tons of potholes. Could give 0 stars.

Was a resident here for over 2 years. When we moved out, they came after us for random fees. They claimed there were repairs needed for drywall even though it was just simply nail holes. And they charged me over $200 for a fee that their staff TOLD ME would be removed. Stay far away, be sure to record all conversations, and photograph your entire apartment before you leave because they can and will make stuff up.

The staff here is the worst I have ever dealt with in my years of renting. When crime was on the rise and someone was arrested for murder that broke into a vacant apartment and stayed there for days, the tenants asked for more lighting and security. That was provided for a day being said it was too expensive & there was no need. This guy apparently had wondered the property behaving oddly and knocking on people's doors 6 weeks prior to his arrest. A few residents were told to walk your dog with a gun because they would. I was also told it was an isolated incident. Yeah, that went on for a weeks on end. Also vacant apartments go vacant for months. My other complaint is dogs are always off leash and NOBODY picks up their dog poop. When you complain they send out emails saying "see something say something" if you see your neighbors leave pet waste behind say something and take a picture of them. Pahahaha! Are you seriously suggesting we all start a neighborhood poop patrol?? People take their trash and throw it in the woods or leave it to rot in the sun on their patios. The maintenance staff is the ONLY good thing here. They are quick, friendly, and efficient

I moved in here in June and have had problems with the neighbor below me constantly playing loud music. I have complained to management repeatedly. Supposedly there have been conversations with him but it never stops. Last time I complained I was advised that he can be as loud as he was prior to 10pm. There have been multiple car break ins, packages stolen from porches and one alledged assault on the property yet no attempt has been made by management to make it safer - more lighting, cameras, security etc. I do not recommend The Gramercy and will not be renewing my lease.
Staff was rude and never answered the phone. You show up for a tour and can’t get one. Disappointed.

The Gramercy Apartments - New Albany. This complex of multi-family buildings in modern ranch architectural style captured my eye. My drive through the community complex on a winter day in 2013 brought me to note it on my list of favorites. After visiting several apartment communities over weekends spanning three months, I revisited the Gramercy. I specifically gave attention to unit square footage, closets & storage, bedroom, and living room layout. My additional need for ample kitchen space, cabinet storage, and counter workspace was a must have. Once my decision was made- of all the units I toured, measured and weighed the pluses and minuses the clear choice was the harper-upper model at The Gramercy Apartments - New Albany. The company website provides information on this community and floor plans so there no need for me too. I encourage serious renters to schedule a tour. Throughout four-plus years of my living there I have found many lasting friendships that I enjoy to this day. Management staff with few exceptions were responsible and caring but had a high turnover, but there were a few employees I got know well. I was reminded of how much I had come to appreciate about living at the Gramercy while I began planning my upcoming move. And that is what I will share today. The Harper-upper angeled ceiling height lent to a much larger space than it is. I made use of the extension of the living room to the deck outdoors regularly. The kitchen was perfect for my needs; I especially liked the large pantry. The laundry room with full-size washer and dryer were a big plus. The bathroom was adequate, having a closet in it for towels and stuff was thoughtful in its design I didn't think I'd mind the shower only, but after a couple of years, I missed a hot soaking bath! As for the interior finishes they held up poorly. I had to paint the walls within my first year and even cleaning the carpet professionally every six months didn't do much to fluff it up — its just an inferior product. Throughout the unit, the doors and finish trim are solid and clean. There are a few nooks in the apartment that were useful in creating some personalized spaces. I made use of one to store my bicycle another for a reading space and at the entry door was a great one for a coat and shoe rack. The utility cost on average was $135.00 with the winter months at $240.00. Rent increases were minimal upon lease renewal averaged $15.00 a month.
The complex and unit look nice. The amenities are great. However, the units are built very poorly. Even thought they will tell you the units are built with noise transfer in mind we hear everything our neighbors do inside and outside. During the warm months, there is a steady flow of ants in the kitchen. We are very clean, but there are cracks and places for them to enter in every aspect of the kitchen construction. The lights in our kitchen go out about every other month which I can only assume is an electrical issue. Whenever excessive noises from neighbors or inconveniences are brought to the attention of the main guy in the office he is very rude and snarky. The rest of the staff at the office has been helpful and friendly, but most of them only last about a month before they are replaced with someone new. Definitely not worth the price we are paying.
We have lived here 6 months now and enjoy living at The Gramercy! Not only is the property beautiful, it is well managed and maintained. Anthony and the entire staff are amazing and very accommodating! In addition, the property also has great amenities - the clubhouse, weight room, pool, and free car wash! If you are looking for an awesome place to live - look no further!
My stay at The Gramercy was absolutely amazing! The staff was more than great and helped me any time I needed them! The townhome I rented had an attached garage, 2 bedrooms and a loft! It was definitely worth the price and I would have even paid more for the experience I had!
Living at the Gramercy New Albany was an experience that topped all other luxury apartments. My husband and I transitioned from a house in Reynoldsburg to The Gramercy almost 5 years ago. Our first experience was with Brad and another young lady who were both phenomenal! Then we also had Joy later on . Everyone at the office was kind , warm and professional. We had great neighbors, always had a park for our three vehicles, it wa nice and quiet , great cleaning when there was snow and most of all , the gym wars 24 hours . We hosted great parties at the luxurious clubhouse, and had opportunities to have our own plot for growing vegetables!! Unfortunately, I accepted a promotion and moved to Florida. Nothing here compares to The Gramercy; my husband and I have been spoilt with all the great amenities and the beautiful neighbors . We have loved living here for the last 15 months! Nice, quiet community. Very clean and safe. Excellent location. Close proximity to numerous restaurants, shopping, grocery stores, etc. Top notch amenities in the heated pool, clubhouse and gym. Staff are attentive and courteous. Maintenance was prompt (not that we needed them much). In the end, only leaving to guarantee better schools. These are not in New Albany school district! Would highly recommend!
My husband and I are beyond excited to move here in March! I highly recommend The Gramercy New Albany! It honestly doesn’t get any better than this.
