Was late on the rent due to covid. Not even a full month late and was evicted. Will not accept partial payments. Not willing to work with residents at all!
There are a lot of insects in it. I strongly do not recommend this place.

THE WORST MANAGEMENT EVER!!! I contacted them a month ago for a 2br and confirmed the move-in date on Dec. 18th. We filed the application. We thought we have the apartment and planned to move from Minnesota to TX. 2 days before the move-in, they said we don't have the apartment for another 2-3 weeks and changed the move-in date: "Sorry, we don't have any legal obligation to you, we take your $150 application fee and you go find yourself another apartment". DONT waste your time and money with THE GRAND 1501.

This place is probably the worst living experience I’ve ever had. Truly. The roaches are terrible. Appliances and buildings are rundown. Mold in the A/C, walls, carpet. You will frequently lose hot water, A/C, power. Mgmt lies and most office staff are rude/dismissive. You can do MUCH better just about anywhere else.

Units have not been properly maintained and management is horrible. They have a grade of "F" from the Better Business Bureau for a reason. Do yourself a favor and take your business somewhere else.

I have been here since June of 2020 and absolutely love living here. I highly highly recommend living here. The location is amazing you are only 5 to 10 min away from everything. The staff is super nice and really cares. The maintnance men are super quick with the few problems I have had. The apartments you live in, are in the same condition as the model units you tour which is amazing because at a lot of places they aren't but here they are. Another great perk is they always hold contests or will give out free food and drinks occasionally, and who doesn't love free food and drinks. You want to follow them on instagram Trust Me. My neighbors are great and no one here is super loud or annoying.

No, just no to high heaven. I have only been here one month and have encountered various issues since I moved in. Firstly, the apartment, upon first look was okay but as you look closer and closer you will notice all the things wrong with it. I have a 2 bedroom apartment that my husband and I rented and my small children and I live in until he comes. Can I just say that they left MOLD...YES MOLD inside under the sink in the bathroom that is completely exposed and no one has come to fix it since I mentioned it? I also did not have my oven turned on when I arrived and upon inspection of both the closets, there was a friendly roach that greeted me the very first day until I finally killed him on the third day. I don't even use the closets because there's no baseboard IN either of them but oddly enough there's baseboard (or some sort of attempt at baseboard in the master bathroom closet. Weird. Hmm...ok? Then the bugs come here non-stop, and where's the pest control guys? I have had to kill multiple kinds of bugs of all sorts including 2 more roaches and tons of spiders because they just like to invade. NOT cool when you have small children running around who are scared of things like BUGS. IT took forever just to get them to come out and address the concerns I had and when they did, they just sort of brushed it off as a "We will get to it when we can" thing. The proper thing to do with all of the issues I initially addressed would be to offer a unit that didn't have all these health and pest concerns instead of brushing my husband and I off...but noooooooo. And does the actual property manager even exist because when you try to elevate a call or concern they are just mute. I'm going back to MCKINNEY as fast as possible when this lease is up. IF I could I would go NOW. Do NOT rent here, RUN.

These apartments may be affordable but they’re not worth it. My apartment was not cleaned when I first moved in and did not have a working dishwasher for several days prior to moving in. When they replaced it, it seemed like they pulled another dishwasher out from another apartment and put it in mine. When I opened it I found a couple of eating utensils in there. Obviously not mine...gross. Last weekend we had no hot water. Issue started Friday night and was not fixed til Sunday evening. The day after (today) there was an water outage from the time between lunch and 6:30. They finally fixed it but guess what? No hot water again! Also, I do not feel safe here. I had random men knocking on my door at least twice month. Of course I never answer. I’m too scared to step out at night. I’m ready to move and forget about this place. I never had such a terrible experience living in an apartment until I moved here.

This place is full of cockroaches! The staff dont care about the issue at all. The AC is old and doesnt heat/cold places. Appliances are all old.

DO NOT RENT HERE---First of all i am a 3 year former tenant. The area is terrible, I had a gun stolen and someone put my brand new truck on blocks, not to mention the three shooting there over three years. Staff is only helpful when your signing a lease. After that if you have any issues about your bill or maintenance, might as well forget about it. I had two bats in my apartment (true story) and the roof leaked on 3 different occasions. it was a two week wait list to get the roof fixed all three times and i had to hire my own exterminator for the bats. To top it all off my ac unit needed repaired four different times for over 24hr at a time before they finally fixed it in Sept. All the complex did was send a labor person here to look on every occasion.... I had to come home from work at lunch if it rained to change the buckets and when the ac unit went out the second time i had to buy a cooler! I was a perfect tenant as far as paying my bill on time and always keeping my area clean. I even hired a professional clearer when i moved out so there would be no issues. I then turned my keys in two days later.....SIX months later i receive a bill for $2400 stating i never turned in a written notice and i am getting charged for two extra months even though my lease ended!!! Just a slime ball company not willing to help. If you are stuck here record and copy every correspondence. ---DO NOT RENT HERE

This is a deserted apartment complex, an absolute ghost town. Im literally the only tenant on my part of the property. Theres times where I go days or even a whole week without seeing another person. When I moved in I was without hot water not for a week, not for several weeks, but for 2 MONTHS. Is that even legal? Office staff literally changes every month. They lost my records and claimed I had to pay my rent again...proceeding to give me an eviction notice for being delinquent. They pulled this on all my neighbors. Luckily I had a receipt, to which they said “sorry.” But it gets better: They lost my contract and claimed my rate did not include all bills paid, which was the only reason I move to this property. I found my copy and submitted it.. to which they answered “oh yeah, we found your contract, youre fine”. Theyre literally trying to cheat everyone by having us sign up for all-bills-paid rate and then refuse to honor it unless you can prove it..cause they conveniently lost their records. (A friend of mine said "oh, then im not binded" and moved out) I cant wait till my contract is up.

I lived in 3 to 4 different apartments before I moved to the grand 1501 apartment but so far it’s the best apartment for me. Everything was perfect the size the price etc...I have no problem at all. And khalkan manager of the apartment was super super nice. I moved out because of changing work. I will choose the grand 1501 over and over again.

This is the best apartment complex I've ever lived in. Very decent people. Actually, let me re-phrase that; this is the best place I've ever rented. I'm a business major and super-impressed by all of their improvements and how they took this property over.

The staff is clueless and rude. I recently moved out and I have yet to receive my deposit and itemized list by mail, it's been over 30 days. Whenever I call asking for this they are rude to me and they never reply to any of my emails sent to them. Also, the apartments are in terrible condition.. I was living with roaches and mice, the floors and carpet definitely need replacement, the water was constantly being shut off for long periods of time, and they take forever to get back to you for maintenance issues. Overall, if I could give this place 0 stars I would. DO NOT live here, you're better off living somewhere else.

I have lived here for over 4 years now and never had a problem until recently. The roaches are unbearable, and making requests for pest control are not taken seriously. I have been diagnosed with asthma which is exacerbated by the amount of bug spray I have to use everyday to deal with the issue. I will definitely not renew my lease here. It's sad because I have been very comfortable here until recently

I moved in about 6 months ago and I am seeing this complex improve every week! Management did change but the new staff are very pleasant and always helpful when my roommate and I have questions. They completely remodeled the gym, game room, and movie theater and added some really nice outdoor furniture by the pool. I am very excited to see what is next! Maintenance requests are handled in a timely manner and we are always given ample notice of any work being done that may affect us. The rent is reasonable and the location is perfect for me as I am a student at TAMU. Living across from the mall is another perk for me too :)

This apartment complex is absolutely the worst managed apartment complex in College Station. ConAm manages it, and this complex is the only apartment complex they manage in College Station, and they are awful. Until 6 months ago, this apartment complex was managed by local Excel management company, then ConAm came and they are absolutely awful. In 6 months, everything changed, all the employees quit, 3 different pest control company quit, now they do not have employees to fix anything. one out of every 2 days there is no hot water. Once we had no hot water for 20 days. Since Excel is gone apartment complex got pest infested,and rats are running between apartments,many of my friends broke lease and moved out. Manager does not care about any tenant's concern.

Shortly after taking over last year, it is true that we experienced some issues with the hot water supply at the community. We are happy to report that these issues have since been resolved and the community should have an ample supply of hot water. Should you experience any further issues, we must be made aware right away so that we can resolve. After the take-over date, we immediately implemented preventative pest control that arrives at the community every Thursday and is provided by ABC Pest Control. They have been with us since the original date of the takeover and are able and willing to assist with any pests that we may find in the community. That being said, it sounds as though you may be having issues with pests that have escaped our preventative measures. Please submit a maintenance request for pest control on your apartment and we will be happy to schedule unit-specific pest control visit to rid your apartment of any of these unwanted visitors to our community. We assure you that pests of any kind are wholly unwelcome at The Grand 1501 and that we will continue to work to rid our community of them. Here at The Grand 1501, we have a full maintenance team available Monday-Friday and a technician that is on call 24-7 for maintenance emergencies. Additionally, we are glad to report that our leasing team is at full force and willing to assist with any issues you may have. If you should ever have a specific issue with your apartment, we ask that you please submit a work order or visit us in the office. We will look into your maintenance history, any pending work orders, and address the reasoning for any delay. I wish I could give a zero star. The owner and manager changed a couple of months ago and after that all the tenants are in trouble. Multiple water shutoffs without any notice, no hot water for a few days again without notice, no pest control for more than a month, and more importantly impolite staff. They never try to solve your problem on time, instead, for all their irresponsibility and mistakes they refer you to the lease contract or to the owner company and you never find an answer. The apartment itself is very old. Very inefficient appliance. Dirty amenities and outdoor area. Do not waste your money for this apartment. With the same rate, you can find much better apartments. I had the most awful experience with this apartment and new managers.

Apartment-specific upgrades, such as new toilets, shower heads, and exterior lighting fixtures are being added each day to improve our community and it is our full intention to extend the renovation scope to include each apartment and shared amenity space. If you should have any specific maintenance requests concerning your internet or apartment, please submit a maintenance request and we will follow up right away. I hope this doesn’t happen to anyone else and this is why I’m writing this review. Today should have been my move in day. I brought my rent money and picked up my keys from the front. Before unpacking i ran over to take a look at the apartment. IM GLAD I DID! They told me that it was clean and ready to move in. I opened the door to find that it was far from move in ready. The carpet had holes in it and was peeling up in the corners of the living room the bedroom and at the door of the bathroom. The kitchen laminate floor had more than ten holes in it. There were roaches in the sink and cobwebs with dead spiders in the top corner of the living room. Holes in the wall from the last renter. After going back and talking with them, they said they would get a worker to patch the carpet and lay it correctly this time. That they also did not see it fit to put in new laminate floor in the kitchen. Now my move in date is set back and i have the worst first impression of this place. As of right now i would never refer someone. I wish i would have never signed with them.
It all started before we even moved in. We were about to move in, and the paperwork wasn't finished. What? They assumed the lease was finished, but it wasn't. The place needed to be cleaned was well, which should have been taken care of before we moved in. There was a small hole in the front door and wood from the bottom of the door had curled up. Ok, they'll fix it, they said. 2 weeks they said. It was more like 3 months. If the contractor you usually work with can't do it at that time, then hire someone else. The apartment also smelled like smoke (neither my roommate or I smoke or appreciate the smell) for a good 2 months after we moved in. This place is old and has old place problems. Maintenance was okay for most other things though, responded in a timely manner to leaks and such. Don't rent from a place that thinks they can paint over their problems. The walls are paper thin, like can hear the bats crawling on the roof and conversations at normal volumes crystal clear from my room. The apartment they showed us before we moved in, did not match up with what we got. I believe this is the only place in College Station that requires a 90 notice before you move, even if you put down a move out date, or else it automatically renews. We never got our notice, my roommate and I were told that we received one, but it was never in our hands. Why? Because it blew away. I can't make this up. Their method is to shove it (and utility bills) in the side of the door. Amenities are nice. TL;DR- Are you broke? If you absolutely CANNOT afford rent somewhere else, hopefully your experience is better. I doubt it though. If I could put a zero stars I would.
