Alexis been the biggest help! My boyfriend and I were having a hard time figuring out where we wanted to live going through apartment tours after another. Once we tour with her— she was very informative, her attitude and energy was so positive, truly she is amazing, she put us at least and we immediately applied and she helped us every step of the way. Beautiful apartments and great amenities but what needs to improve is the staff around working. They can’t answer questions that I have and typically respond back with “I’ll check back with my colleagues”.

Move-in was good. Staff was great. The complex looks good coming in. It’s peaceful and quiet. Outside of the parking and only one entrance in the building, everything is good so far. I spoke with a resident moving out and they said this was a great place.

Cons-People steal packages from your front door, so buy a ring camera. Upstairs neighbors throw their cigarette buds and junk on your yard and are loud. The mailing room is a nightmare you can’t ever get your packages, gate is always open so anyone can come in, 1 garbage bin for the entire community (that is always full.), people don’t pick up after their dogs poop. Pros- Staff is friendly(some), amenities, clean surroundings,easy to make a repair request."

Very inconsistent about the rules. Community too dirty for what you pay for rent. Has gone down Hill, I have lived there from day one. Hope things get better.

After we dropped our kids off for school we decided to head back to our unit to grab our work clothes around 8:30am our entire front room and closet was flooded because the vendors never turn the water off after leaving the hot water heater being left in the middle of our kitchen. We explained to them how this had took a mental toll on all of us including my oldest son and we would like to just terminate our lease after the flood. They told us no we can’t terminate our lease but they can transfer us after we pay a pro rated rent for the new unit for the remaining month. We’ve already paid rent for the month for the unit we’re living in so why can’t you just transfer us without paying anything. We feel like we shouldn’t have to pay anything because this wasn’t caused from our actions. But I can go on for days about the issues we’ve been through with these apartments. I also asked if we can at least get reimbursed from our hotel room of $200.00 and they told us go through our renters insurance. I just believe what’s right is right and what’s wrong is wrong and it’s all about a dollar with them but in other words please save yourself the hassle with trying to move here. Do not let the pool area fool you or the gym. Our equipment that we’re paying for month to month still hasn’t been fixed yet since we’ve first moved in a year ago. We was so hurt because all of this could’ve been avoided if the job was done right the first 4 work orders we’ve put into the system about our constant leaks that’s coming from underneath our tiles. They only took matters seriously when the mold was really being exposed and smell was terrible. But if y’all really care about your property you should take heed in the reviews and get to the root of all these issues before they are ran down. Also we went over our account with the assistant manager and we all noticed that we had been charged twice for our garage and trash on certain month with a ledger.

My family and I moved in here over a year ago and we’ve had at least 4 different managers and staff members as well. We’ve been living with mold in our unit and a constant leak from our hot water heater and dishwasher. Our dishwasher hasn’t been working for 3 months and they keep telling us to wash them like the old days until they order a new one. They’ve sent out vendors to come fix the leak but all they’re doing is painting over the mold instead of taking the Sheetrock out and replacing it. Our AC had went out on us numerous times and while our AC was out my family and I decide to go out of town until they got it fixed and we were promised it would be fixed by the time we would be back. Do you think it was fixed by time we got back in town to our unit? “NO” We were gone for about 10 days so it caused all the mold to spread even more. I wish I could upload the pictures as well but I can’t. The mold got so bad it look like fur coming out of the walls. We instantly went to the leasing office the day we got back and discovered the mold. The property manager told us to wait she had a phone call after we explained to here out situation. We sat there for an hour and she never came out to discuss anything with us. Matter of fact she closed her office door and never came out to assist us. By this time we felt so disrespected and neglected. Finally the assistance manager came out to see about the problem and she instantly started to try and resolve the issues we have been having. They asked us to not be in our unit while they had more vendors come out to take care of the mold so we decided to take our kids to the park with our Frenchie and she over heated and died that night. It’s 12am at night now and we’re leaving the vet after putting her to rest as a family. Not to mention we have kids who had school the next day so we have them out late at night because we’re at the vet all night after they office told us not to be home until the vendors cleared the mold out. So now we’re heading home around 12am and we get there our unit is trashed with Sheetrock all on our floors and our water heater was left in the middle of our kitchen. My first thought was how are we going to take showers. So I decided to just rent a hotel for the remainder of the night because we had to get back up at 6am to prepare our kids for school and work for ourselves.

I love the grand at hill!! However my only complaint is parking, there never seems to be enough parking and having to park far from one's unit is inconvenient.

I’ve been here for 2 years and I plan on leaving once my lease is up. I’ve watched this property go downhill and now it just seems like no one cares. There’s always issues with noise and trash at the pool. Gym equipment has been down for about a year. Work orders are now taking forever to get done and not completed. Plus my upstairs neighbors are so inconsiderate. I use to like it over here but it just seems like nothing is being done in the past couple of months.

Beautiful apartment and looking forward to living there, but finally getting the key to my apartment just to see it was never cleaned has already made me worry about the rest of my experience here. I appreciate the management getting professional cleaners to make up for the mistake, but having to wait longer to move in comes only as an inconvenience. I strongly advise against renting here. The management adds numerous unnecessary extra fees to the base rent, making it much more expensive than it initially seems. The hallways are always dirty, and the walls are so thin that you can hear everything from your neighbors. Over the past year, there have been multiple changes in management, leading to significant disorganization. The gate has been broken for almost a year, allowing non-residents easy access to the property, which raises security concerns. While the pool looks beautiful, it is often left dirty and nasty after use. The hallways frequently have a bad odor, and the communication with the office staff is the worst. No matter how many times you call, they rarely answer the phone, forcing you to visit the leasing office in person. Even then, there are times when no one is there during posted office hours. Additionally, as a resident, you are not assigned a parking space. You have to park in the parking lot, which often gets very full and can be extremely frustrating. Sometimes I have to wait over an hour for a parking spot to become available. They do offer carport or garage parking, but they are extremely expensive for no reason. They also charge $45 a month for valet trash, which doesn’t make sense because they are never on time to pick up your trash. They often miss days, and I’ve had to take my trash to the dumpster multiple times. The property does not allow you to opt out of valet trash. Check the reviews for this property; you’ll see that many residents are experiencing the same issues. The stress is not worth it. My lease is coming to an end, and I do not plan on renewing. This should let you know that the property is not a suitable place to live, especially if you have kids. There have been many occasions where cops have been called because people are constantly fighting and arguing. Please save yourself the headache and look elsewhere. Do not rent here. The stress is not worth it.

The new management team have opportunities for improvement. The community has been neglected and is not being maintained to the standards of “luxury apartments.” Trash has been accumulating everywhere (e.g., food scraps, broken glass, cans, bottles, paper products, dog poop). The package room door has been broken for almost a month (Luxer tablet does not communicate with door mechanism to operate appropriately). Their resolution is to keep the door propped open during business hours to allow residents to freely obtain their packages without burden. We are constantly being spammed with the same messages (e.g., property policies, patio/common grounds policies) but management does not practice what they preach to residents. Lastly, any online communication with management has been troublesome… We would reach out to management via email or online portal but would never receive acknowledgement, let alone a response (we have to be physically present in office to initiate any inquires).

If you’re looking for an apartment home that actually cares about your residency and tends to you, I would highly recommend looking elsewhere. I’ve been a resident here for 2 years and nothing is wrong with the apartment unit itself, but the community and management is something I would steer clear of. There have been a few resident disturbances/issues: Police called twice to arrest people fighting, someone has thrown food down the stairs inside and outside the building, dog poop wherever they feel, some of them leave their trash out all day, messing up the pool, and breaking and trashing the elevator. As far as the complex/management: The gates have been broken on and off (broken more often than working) this entire time. The front door to my building hasn’t closed properly for the past year, and the back side door didn’t close for a good bit of that time. The front office never answers the phone. Just because the voicemail says they’re busy, doesn’t mean it’s true. Sometimes when you walk to the office, they’ll leave a sign saying they’re gone for the day, no email or anything. No engaging community events. They’ve also gone through a number of property managers and have even changed management companies I believe twice? And didn’t inform us as residents until the day that the change took place. I’ve been trying to reach someone at corporate for the last two weeks and have been straight up ignored each time. As it would be easier of course to stay, they don’t make it worth while. And the “courtesy” I was offered to renew was having my 2+ month old maintenance request fulfilled, as if that’s not a requirement. If you anticipate never needing anything, maybe give it a shot. But that’s only in a perfect world. There are better options. I wouldn’t recommend it if they were giving units for free.

Please do not get tricked into moving here. I am counting down the days until my move out. Does 3 management companies in under 3 years sound good to you? I wake up to 4 or 5 cop cars having to circle the building to look for people way too often. There’s so much crime and nastiness. You can do better for so much less.
Love the complex, and amenities. Overall, I highly recommend the grand to anyone looking for a comfortable and convenient place to call home. The combination of excellent amenities, friendly staff, and beautiful surroundings make it the perfect place to live.

The property is very nice and has a lot of luxury options. The staff is pleasant, especially the two young ladies in the office. I believe one is the Assistant Manager and the other is a leasing agent. You can tell they love what they do.

I am so happy in my new place at The Grand. The office staff is super kind and the gym is great! A couple broken machines, but they called someone out to fix them. I love having a garage, but there's not much guest parking. I absolutely live my view, I'm on the top floor.

This morning we woke up to one of our cars broken into! Lots of expensive equipment was stolen out of our work van! They make you park so far away from your apartment building that it's ridiculous! Parking is terrible here and now we are paying the consequences - theft and vandalism to/from our cars! No cameras throughout property The overpriced rent for this dirty, filthy apartment is not worth the headache. These apartments look good from the outside but have been a total headache ever since moving in. The stairwells and elevators are ALWAYS filthy, they have no type of cleaning service. The walls and ceilings are paper thin, you can hear practically here our neighbors arguing and their dogs running around all the time. Loud flushing toilets are heard through the walls. The other tenants themselves are nasty, and let their dogs pee/defecate wherever. They litter the entire complex. They charge you 35 dollars a month for valet trash only to get hit with violations because bags are "too heavy to carry" WELL THEN don't carry them, use the already disgusting/musty elevators! Overall, this place is not worth the monthly price tag and not worth signing a 12-18 month lease
Let me start by saying that I was really excited to live in these apartments. Unfortunately, ever since the very first day I moved in here these apartments have been terrible. The first days when I moved in here the apartment was not move in ready and I slept in an apartment full of construction dust. The dust was so much I ended up getting sick and had to be off work for a week. The construction was rushed so as you can read on many of these reviews you will hear your neighbors every little move since the walls are paper thin. The parking is terrible, if you get off work anywhere after 4 or 5 p.m. there’s a very low chance you will find any parking. So, make sure you pay extra to have your own parking spot… even if you pay extra people will still park in your designated parking spot all the time. I also advise you get a utility cart to carry your groceries because even getting it delivery is difficult because the door codes are hard to obtain. Which brings me to the worst part of all, they have a Luxer locker as an amenity for all your amazon and mail deliveries. This Luxer locker at this property is unorganized, it’s very difficult to find items and clearly anyone is able to take your packages. Delivery providers have no clue how to even register the deliveries. There’s been multiple instances in which I don’t receive a code for my items and I have to call customer service to reactive a previous code or I have to find the office attendants to help me open the locker. Most recently, as I have been Christmas shopping for my family, my delivery packages have been stolen. Presidium Hill and Luxer One condone and encourage the thefts of these deliveries since their only advice is that I contact the companies so that I can receive reshipments of my orders. Theres no investigations or attempts to find your deliveries. Today, I spoke to the office manager and she said verbatim “The Luxer One Locker is an amenity it seems as though you have been having too many delivery issues, so I suggest you start getting your stuff delivered to your door with your signature. Even if we look for your stuff we most likely won’t get it back.” Umm that’s not a solution to the problem, all the residents pay for this Luxer One Locker amenity included in the monthly rent.
Pretty apartments. Beautiful community room. Maintenance always comes when called. No bug infestation at all. People aren’t so good with picking up after their pets and there’s a consistent smell of weed. The ventilations aren’t good so that smell constantly leaks into your apartment. The halls , elevator will smell like it and unfortunately if you take a dip in the pool people will most likely be smoking there also. Staff will never return phone calls, or follow up on complaints. I’ve had them tell me there’s no much they can do about the weed problem.
