Property Ratings at The Grand at Upper Kirby
After leaving over a year ago, my husband and I were surprised to receive a collections notice. Unsure of the charges, we visited the leasing office to confirm it wasn't a scam. We discovered the original charge was for overlooked items after moving out. I took accountability for this oversight but questioned why we hadn't been notified of the payment due. Their response lacked accountability, admitting they fell behind in sending invoices and ended up just sending many to collections. They also said we should have contacted them to make sure we didn't owe anything. Despite preferring to pay Grand directly to avoid additional fees and a credit score hit, we paid the debt through collections. This caused my husband's credit score to drop by several points. Reflecting on the situation, I recalled being contacted by this apartment about packages/mail mistakenly sent there. While I appreciated their communication regarding this matter, I would have preferred to be informed about my debt. Additionally, I was surprised that their system, used to look up my contact information, couldn't also indicate if I owed money. This reveals operational flaws. This incident parallels a previous occurrence where they attempted to manipulate my lease terms. Before I moved out, they claimed I missed my 60-day notice window and attempted to put me on a month-to-month lease. However, I was able to prove they didn't notify me and overlooked my statement of not renewing. This time, in regard to the debt that was sent to collections, I was able to "prove" that they (again) never sent a notification because they couldn't provide a date when I should have received said notice/invoice about owing money. Unfortunately, by the time we discovered it was in collections, we decided not to fight over a couple of hundred dollars to avoid further impacting our credit score. Overall, my time at these apartments was alright, but I found the lack of notification and inefficient systems concerning. This frustrating ordeal highlights ongoing management issues that require attention.
I would recommend the complex for location, the apartments are cute, and the fact that you have gas stoves is something most complexes don't. However, the apartments felt darker than I would like (yes, I know I toured on a super cloudy day), and there wasn't much outdoor space to run or walk the dog unless I was running alongside traffic on Wesleyan. I'm not a huge pool person so that's not a selling point. For the price, I was able to find something that included those features which are rather important to me. Also, I definitely experience too many strong scents during the tour which I found to be distracting.
The service I received has been great. The premise is in decent shape minus a few things that need fixing or cleaning.
Several packages of mine have been stolen. And neighbors are not as considerate as I would expect. The walls are very thin and it's noisy. People don't clean up after their dogs.
I have submitted several noise complaints and nothing has been done regarding the upstairs neighbors. I guess some things take precedence over others. I like my apartment but the noisy neighbors and trash being left in the hall on non trash days will be my determining factor on whether I stay here or if I would recommend family or friends to this community.
These apartments have great amenities and the apartment itself is great. The location and staff is great and very attentive.
The uptick of security events have changed my way of viewing this as a safe community. The amount of vehicles break ins, wheels stolen, and more have made it less comfortable to live here
I believe that he price of rent, at this moment, does not reflect the value of the area based on comp properties. I understand small increases but any increase over $100 is excessive and doesn't value the resident. I was there for over four years with not one complaint about the rental increase until this last one. This is the Main reason that I chose to vacate the community.
I just moved in so can't make a decision just yet, but so far so good!
I love the apartment, I would most definitely recommend the apartments to friends and family.
The property maintenance is starting to make me think about living here.
I like the community and the location is great! I think they stairs need access control to protect the residents and also avoid thieves to access so easily, stairwells are always open. Even though I never felt insecure there were some times when I was a bit concerned. But overall I loved living in Metro Greenway, I had a good time during my 3 years leasing there.
Great environment for urban professionals
I would recommend this community because the office staff is great. They are both professional and friendly. Maintenance requests are handled promptly. The community is always clean and quiet. Apartment feels like home.
Really a great place to live. Staff is wonderful!
Great amenities and quality of service. I have already recommended to 2 different friends
Amazing place to live and with an amazing caring staff!
yes
I would recommend it because of the attentive staff and the location.
The maintenance and front office staff is prompt and courteous. The gas stoves are a plus. Pool area is nice. The variety of community events were nice when they existed.
Friendly staff, Tiffany was great, friendly and very informative, prices are affordable and competitive.
I was not home but I was not gone for long and it was completed when I got back to great job!
Very easy move in process and move out - clean and pretty courtyard
1. I think the bathroom countertops are of poor quality..They show terrible scratches and stains and whatever was used to make them shine when I moved in didn't last very long. They look like a cheap material..I think they should match the countertops in the kitchens or something similar like other apartments . 2. I was disappointed to see that the fire feature was removed from the courtyard and never replaced. I think that was a nice feature that I never got the opportunity to experience since it was removed not long after I moved in.
Already recommended friends to this community because it is a really great place and an awesome location !
The only real downside is the parking - it's not the easiest garage to get into when there's traffic, and official visitor spaces are limited.
I really like the apartment and amenities. The staff is helpful and concerned.
Excellent location, well maintained, spacious, highly recommend to young professionals, excellent staff!
The maintenance team always responds in a timely manor. I'm usually not home when I have maintenance done so I can't rate the service questions but It's awesome coming home in the evening finding my maintenance requests that I submitted that morning have been completed. Great work! ????
Great community, not as soundproofed as I was led to believe during leasing
To kinda have the gym away from the leasing office
Great amenities, fantastic Rent prices considering the area & quality of apartments.
Traffic in the area is horrific. No fault of the community
Only thing is that I have had issues with my water heater air conditioner and my drains. There has been a smell I thought was because of the humidity but it’s my sink.
Neighbors in the building leave garbage bags in the hallways sometimes for days if it’s on the weekend. Neighbors do not properly care for their dogs and do not clean up after them. There is often dog poop and pee in hallways and stairwell.
I ranked it at a 6 because although it's a good fit for me. Living in the 610 loop is not for everybody. It's depends on the individual.
Overall, I'm satisfied, but I don't like the way the garages are set up (I wish that you could drive up to your floor), and I also don't love the valet trash.
Is a very nice community! Very quite if you get lucky to get a nice neighbor upstairs. I really like the area, apartment, amenities, and specially the location, however I would like to have access control in the elevators, when I get home late is a little scary, I feel that someone can just get in when the gate is open. Elevators are open to anyone from anywhere. But besides that I really love my place!
Great front office staff and great maintenance people!! Clean clean facility!
Service issues have been resolved quickly. Good value. Lots of parking.
Great service and great community. Have absolutely enjoyed living here!
Everything was as it appeared online. Tiffany was very kind, knowledgeable, and professional.
It?s really a nice place to live made you feel comfortable when you walked in to see apartments
Great that the prices are fair and they are not old plus the walls are pretty good about blocking sound from loud neighbors. Parking is ok but tight and its tough leaving and coming back since the entrances are located off a main busy street and close to a street light which sometimes makes it hard to leave when its backed up. It's good that it's close to a lot of places around us for shopping and eating. Not far from downtown but you always have to deal with traffic.
The fitness center is extremely small. My friends and I love to workout. I?m more adaptable but that would be a concen for them.
The apartment had significant highway noise, also the google/yelp reviews concerned me. They were mostly about management and apartment issues, not frivolous complaints.
I would recommend if they are looking for somewhere low budget, but would also recommend to look for deals else where as they are comparable.
It does not have a very livable feel because it is located in the corner of 2 very busy roads and it. The complex is way to big and moving in/out is very challenging because there is only one place to load/unload, and it needs to be schedule. The dock's location will be very far from most of the units.
I think the apartment is in a great location for an amazing price! The neighborhood has been safe thus far and close to everything.
The apartment itself is very nice and updated/spacious. The leasing office and maintenance staff have always been professional and any maintenance issues are resolved very promptly as well which is fantastic. These two things along with the amenities offered would definitely make me want to recommend this community to other people. However it is overall a very noisy building to live in. There is always some sort of construction taking place within the building and vicinity of my apartment which also echoes down the hallway so even if it's not next door or across the hall it can still be heard all throughout my apartment. I do understand this is vital to keeping the units and building looking as nice as they do, but it disrupts me a lot when I am home because it seems like it happens at least every other week. Also the garbage cans being brought through the garage to the exterior pick up spot is also incredibly loud and can be heard all through my apartment. I understand that this is also something that can't really be fixed, but it wakes me up on my off days which can be frustrating.
