I have resided in this location for one year and have found the overall experience to be AN ABSOLUTE NIGHTMARE! While the surroundings are pleasing and peaceful (the only good part about this complex), the maintenance service has consistently fallen short every.single.time. I had to submit ridiculous amount of requests for repairs, resulting in a lack of reliability in the appliances provided. Despite having my washer machine replaced twice and a broken dishwasher and AC unit, which fails to function properly during the summer months, making us unable to sleep because were drenched in sweat all night, the maintenance team's efforts have been insufficient. The last time maintenance was here, stated they were understaffed. It seems like I'm not the only one experiencing these issues because they also mentioned that many others have been facing the same problems. The Grand at Neshaminy, your own maintenance crew that LIVE in the same complex have stated how awful these appliances are. Not only have others left a negative review for the same issues, but your maintenance crew also agrees.. make it make sense. Apparently there is completely new management who cheap out on these appliances. Additionally, the thin walls contribute to a lack of privacy, as I am frequently able to hear noise from my neighbor, which doesn't bother me but can be a problem for others. I bit the bullet and went for this complex anyways but totally regret my decision. Please listen to all of these recent reviews and STAY AWAY. I am not the type of person to write a negative review but this place sucks so much that I had to leave one. It turns out, I should have listened to these reviews because it was a total disaster.

Drove an hour to go tour a two bedroom apartment only to find out they don’t have a model of a two bedroom to show! The lady wasted our time for a half hour before we realized there was no actual apartment to view. She tried to show us a one bedroom that would be totally different so we just left. Don’t waste your time if you need a two bedroom. You won’t see it til you move in.

That being said, we do not have two-bedroom models, so we have to show vacant units. If we are full, we occasionally do not have a vacant two-bedroom to show. It is quite common to only see your exact model on move-in, but we do understand your thoughts around that. Wishing you the best of luck in finding your new home!
I stayed in a fully furnished month to month rental in The Grand at Neshaminy during October and November of 2020 and had a wonderful stay. The apartment was incredibly comfortable, well maintained, and spacious. Management was very responsive and reasonable to work with. I had read some negative reviews online and was hesitant at first, but after staying there I was very grateful I took the leap. It's really one of the nicest places I've ever stayed, I had a great experience/no issues, and it was very solid value.
This is the worst place to ever live. Just like all the other reviews, it’s true. I cannot wait to move out when my lease is over. I have two babies and was left with no ac for over a day. My apartment was 90 degrees and we had to call 5 times and go down to the office to get the window units I was promised before 12 on the second day that we were addressing ac issues. We had to move our pets and babies out of the apartment because it was so hot and the maintenance person stated he may have fixed it but to let central air unit run and if there was no change to call after hour maintenance which the temperature didn’t decrease but he could care less due to it was 4:45 pm and he was off the next two working days. We didn’t get window units until 4:30 pm until the next day. We then get a electric bill for 267 dollars which is over a hundred dollars more than the year before and the maintenance man stated that the window units uses the same amount of power as the central air which is not correct as we spoke to a HVAC repairman and he stated that is incorrect. We tried to complain but no one in the office cares and just pushes everyone off but to “fix the issues” they gave us a 25 dollars credit for rent for the inconvenience but that doesn’t help my family as now my children have to do without. There is no eta on when the unit will be done as they have a subcontractor who comes out once a week and it takes him the whole day to replace one unit so we are on a wait list with the rest of the people that have window units which our neighbor has had window units all spring and summer so that tells you how many people have window units. Not to mention the holes in our ceiling from maintenance replacing the light fixture before we moved in and never covered the holes or the gross lines from the old fixture. My point is you would be better off living in a box than this complex. They are beyond rude and management is just as bad as the people that you deal with in the front of the office.

I worked with Amanda. I was shown a one bedroom floor plan during my tour however I needed to sign for a 2 bedroom. When I asked to reschedule to see the 2 bed floor plan (when it was available) I was told “we’ll I already showed you one the other day. And the deposit process is extremely inconvenient. Can’t do anything online. Can’t even drop a check off during their open office hours. You have to get a money order and schedule a time to drop it off to your assigned agent (Amanda). Also, please drive by your potential apartment # before signing or paying anything. You will be shown a moderately decent model but give an actual apartment is a terrible location. Luckily I drove by my potential # before I decided to look for something cleaner.

As expected lease termination will be a hassle. I am terminating my lease 2 months prior to its expiration date due to job relocation. While other apartment complexes I have lived in will allow you to terminate the lease if you are relocated, this one will not allow for such a thing. In addition to paying an early termination fee, which is equal to one months rent as one of the options (which I do not like but can understand) I will be responsible for also paying back a concession fee. I was given a discount on rent due to where I work, however, due to breaking the lease, I will have to pay that concession fee in full for the entirety of the year. This to me seems absurd. Furthermore, I will have to relinquish my deposit. One way or the other this apartment complex will get their monies worth. Please, please read your lease and termination rights. If you are like me and move often for work, you will want to rent someplace that allows for termination of lease if you are relocated to another state.

I’ve been living at this development for almost two years and I cannot wait until my lease is up in the fall. Noise complaints go unresolved, the online maintenance request portal doesn’t seem to work, I constantly have to call the office when days go by and maintenance hasn’t shown up to resolve the issue. Their response has always been, “we haven’t received a request on our end”. What the heck is the online maintenance request portal in place for?!! It’s quite frustrating. Furthermore, during the pandemic tenants didn’t have access to the gym or the pool and were still charged full rental price rather than receiving a discount. Moreover; they increased rent during the pandemic rather than giving us a discount for not being able to use the amenities. Please do your research and fully read the reviews before signing a lease at this development. I wish I’d read the reviews beforehand and I hope I don’t encounter any issues when moving out. Everyone’s experience is different, I just haven’t had the best of them here. -Noisy neighbors -Inconsiderate neighbors -Complaints go unresolved -Online maintenance request portal doesn’t work -Office staff can be rude at times -Parking lot pitted with potholes -No salting before or after it snows -They do not shovel until it stops snowing -Ridiculous electric bill

Current resident at the ground and I can tell you I have never been treated worse in my life. From being left without AC in the summer because theirs broke. From maintenance leaving my house a wreck every time there are in it. From the girls at the office who do nothing to help. This place double billed me for rent and refuse to give me my money back for almost a month. Over drafted my account and penalized from other billing place for bills being that. They did not even have the courtesy to pay anything they caused. I’m moving out here when my lease is up not sure where I’ll even go. That’s how bad I want out . Anywhere but here

I HATE THIS APARTMENT. I've lived here for 10 months and I cannot wait to move. The electric bill is $200+ monthly and that's with both my boyfriend and I working 10 hours daily so no one was home. Everything in the apartment was broke upon moving in. They didn't allow us to see the apartment. When we moved in the cupboards were absolutely disgusting, it looked like cobwebs. The freezer wasn't working and all our food was spoiled. The garbage disposal wasn't working and when it was backed up and almost overflowing they came and didn't have the tools to fix it and didn't return till the next day. The dryer wasn't drying, the central air was broke and just kept blowing hot air and when we got the bill it was almost $400, not to mention they wouldn't fix the bill and threatened to take it from the security deposit if it wasn't paid. They tell you you'll be getting your bill from PECO then after you move in get your bills from EMS. The only good thing about this place is that maintenance is somewhat responsive.

Do yourself a favor and stay away from this place. Maintenance is extremely slow, and dishonest to boot. The majority of their staff does not care about the service that they provide whatsoever. I, like other people, was told that my utility bills would cost $50-75 dollars a month. I have at times paid over 5 times that in a single month for a two bedroom apartment (which is nowhere near within my means). Certain occasions have taken maintenance 21 days to actually come to my apartment. If you know your rights and are prepared to continuously have problems, this is the spot for you. Expect to have both maintenance and management deny any possible issues you may be having with their “family” at the Grand.

I’ve been living here for about a month now. It has its pros & cons! When I first arrived the apartment wasn’t very clean in most places. For instance my partner and I sat on one spot of the carpet the first night and when I got up a foul smell wreaked on my pants. IT WAS PEE! I’m guessing from the previous owners pets and it just wasn’t cleaned rather vacuumed over. I had to purchase carpet cleaner and clean the carpet correctly to even get the smell out. Their security deposit, which is non-refundable by the way, should’ve covered the carpet being cleaned correctly I shouldn’t have had to spend money to get it cleaned. Other areas were okay but the windows, balcony and bathroom were quite dirty. There was a lot of spider webs inside the house that were very visible and just weren’t cleaned. We’ve experienced quite a few bugs entering our apartment including roaches, spiders & carpenter ants. We’ve had to purchase our own repellent for this problem. It’s understandable seeing as though we’re in a woody area but they should reinforce the windows and doors better! The hallway door to enter the complex doesn’t even shut right it stays open and the cracks are huge for bugs to enter. As far as the pros the space is a lot bigger than the minimum in most apartments (800 sq ft.) and they offered me small discount for being in the military! The area is peaceful and reserve. Neighbors aren’t loud in my area and the shopping centers are great! It’s a 50/50.

have lived here for 3 years. Haven't had ac the entire time They are in no rush to fix it along with the other 10 apartments just in my area that have non working ac's. Make sure you have a window unit because they hardly provide them also. Literly nothing but issues since we moved in. Hot water heater went the night we moved in, maintenance guy on call didn't want to come till next day so we left, I was pregnant at the time. Go just about anywhere else. As soon as we find a house we are out! Will never recommend to anyone

Renter of a 1 bedroom w/ den at the Groves for 3 years. Not bad at all. Maintenance dept is prompt and efficient. They do a great job maintaining landscape. Leasing dept reps are pleasant and responsive. Must say I love my apartment- great price for the amount of space, appliances are like new and no major issues AC & heat. Only complaint is parking at night and on the weekends can be a hassle. Great place to live!

I was very interested in the apartments but the leasing team was very unhelpful. You ask one question and they ignore it and just ask what your budget is instead of telling you what is available and how much the apartments are. They advertise a special but tell you it’s too late for it but continuously push it out a week or two and tell you you’re too late. Good luck dealing with these people.

I will make this short. Since the new owners have come in the overall quality of life here has severely diminished. The office staff take every work order or complaint with a "Not my problem" attitude. Work orders are either ignored or never even placed to begin with. There has also been an increasing amount of rampant drug use on the property that has been reported to which the office staff again brushes off with a "What do you want us to do about it" demeanor. As stated in the title I would not recommend this place to anyone in the current condition it is in.

Since moving in almost a year ago into the 1600 section i have had nothing but a good time. My issues are addressed fairly quickly most of the time and the times i wait its for very minor issues. My maintenance worker always communicates with me and makes me feel very comfortable when he is around and he even gave me his personal phone number for any emergencies i may have. Being against the woods there is always gonna be issues with bugs but the people saying this place is "infested" are way out of line! I love having a pool and especially a gym on grounds! Bottom line, this is a nice place to live. Given its size, you cant expect everything to run perfect and i didn't expect to when i moved in but the location is PERFECT and thats why i chose to move here!

Moved in April 2019. Communication with maintenance sucks! Floor boards were supposed to be replaced before I moved in, still not done. Tub clogged, maintenance came and left me a plunger in the middle of my living room. No hot water, sink leaks, air conditioner broke . Dishwasher doesn’t get dishes clean,the dryer is in the bathroom and there is no vent for the heat to go outside the apartment so when you run the dryer it is humid and hot as hell in the apt....Been waiting 2 weeks for my sink to be fixed, waiting a month for air conditioning( I’m on the top floor), 2 months for floor boards to be replaced. . If you value you sleep , forget it! The central air/ heat is loud and shakes your whole place every 10 mins it kicks on , not to mention you place will shake and you will hear a loud bang from the neighbors air kicking on every 10 mins!

Been here over 10 years. Good: Safe. Had a very elderly woman neighbor who lived here for 30 years. Bad: Only have two large recycle bins for over 1,000 apartments.

I have to say it’s very quite and clean. I live on the first floor and you can hear people above but rarely next door if at all. I like that we only have 3 other neighbors to our entrance. I moved in recently and they did a horrendous job painting. Smear marks and missed spots! WHO puts FLAT paint in a kitchen and bathroom? Water marks everywhere even when your careful!!! It’s nice to have a washer/dryer but you can barely get in the washer because you can’t lift the lid since the dryer is right above on a wooded piece holding it up! Overall it’s not bad. Plenty of parking and beautiful scenery. The neighborhood is absolutely great as well.

If I could give 0 stars I would. This is the rating this complex deserves. They use a third party website to submit rental payments, which would be super convenient if it worked properly. If and when it doesn't, you will be charged an additional irreversible $135. The apartments are sizable, though we were lied to about having additional attic storage space. These are not energy efficient units no matter how many energy saving changes you make. I have doors that don't shut, single pane windows that leak onto the sills, a water heater that sometimes keeps the water hot, a bathroom sink that has a slight trickle of water that comes out even when the faucets are turned fully on. Every single light switch is backwards, the circuit breakers in the kitchen randomly shut off, an out of date dryer (though having laundry in the unit is a plus) which has to be run 2 to 3 times before clothing is dry...the list could go on forever. If someone were to ask why I chose this place, it was the ONLY temporary solution to keep my children at their current school. I would never recommend the grand!!

Awesome apartment complex! I recently just moved into The Grand and I highly recommend Rhonda. She was so helpful with the process and got me the best location with balcony I wanted. The 1 bedroom is perfect with so much closet space, new carpets and an awesome view on on the balcony to relax after work. I couldn't be more pleased with the everything. If your looking for a peaceful and cozy apartment with a gym, huge pool and great staff I highly recommend The Grand. Sue K.

Where to even begin?! The day we were supposed to go pick up the keys we get there and they don’t have them, so they told us they would make copies and to go back to get them. when we went back they were confused we didn’t have them because they had left them on the counter in the kitchen but not sure how we could have gotten the keys if the apartment was locked. Eventually we moved in and the fridge wasn’t working so we called maintenance and they came to fix it right away. The dryer also wasn’t working good so called maintance again am I believe a week( maybe 2) later they came and fixed it. After that the door of the closet in the hallway comes off it’s hinges so I called a few times and no one came eventually there was a leak in the kitchen ceiling and the garbage disposal was leaking so after calling for the door several times and then calling for the most recent damages someone showed up( 5 months after the door came off it’s tracks). I have 2 little kids hopefully the door never fell on them. The leak was fixing by painting over the wet spot. So then October comes and the washer starts leaking, leaving the hallway carpet soaked and it would go all the way down to the one closet that is on the same side of the washer and dryer and the carpet in there would also be soaked. Call seeveral Times and as always I was told “I’ll put a work order in” so eventually I emailed them and I got a quick response saying they would call the emergency maintenance line for me and when there’s a leak that’s who I should call. So 2 weeks go by and still no one. At this point my belongings had gotten mold( I didn’t realize it was going into the closet after a long time since it was just coat/ storage closet). Eventually my husband went in the office and explained the situation and how we no longer wanted to stay there. So the next day at 8am they were knocking on the door to fix the carpet. It took about 3 days between putting new padding and leaving fans on for days for the carpet to dry. After that they knocked on my door 4 times to come fix the same issue when it was already fixed, but only now they were showing up from the amount of times I had called. One of my kids had pneumonia twice while we were there and I’m pretty sure the mold had something to do with it. 10 months after morning in we moved out and they expect us to pay the last month saying they did nothing wrong.( excuse me??)I do not recommend this place to anyone.

Currently live here and a new tenant moved in downstairs and smokes marijuana all day long which leads my place to stink everytime he smokes. I call and they do NOTHING! They say call the Cops... Yeah good idea I'll put a target on myself and my vehicle. Can't take much more!
I lived here for 5 years as I was transitioning, The sales associate (Rhonda) made it so easy to get settled and the location was terrific.The pool was lively and full of energetic people. I was almost sorry that I had to leave but my employer moved corporate headquarters to another state. Bob S.

What a beautiful complex. The staff is very Helpful and accommodating. The grounds are kept immaculate and always are pleasing to the eye. The pool is one of the nicest I have seen in an apartment development. Always someone there to help with whatever is needed. The apartments are very up to date and building kept beautifully. Would recommend to anyone!

I lived here for 5 years. The grounds are kept beautiful. The gym is better than paying for a membership anywhere. The pool is beautiful! The management staff is better than you could ever hope for. Very professional all the time ! If you ever have a maintenance request for your apartment, I have never even waited even a full day for someone to come out. When the maintenance guy came out, even he was great ! For example, my washing machine didn’t work right, the next morning they brought in a brand new washer. Can’t ask for better than that! That is just how everything runs there. Very quick and always professional. I give them 5 stars! * * * * * Would recommend anyone to rent there! MrBig105

I supposed more bad being I am now moved out. I lived at Thw Grand for 2 years (formerly managed by Korman) The good: Location is great. Easy access to RT 1 and turnpike. Shopping and everything else you would need. Grounds are upkept pretty good. Online payments Rarley seen neighbor Replaced fridge and washer with ease. Comcast tv/net The bad: Electric is high here. In my new place which is double the space of the Grand, my peco bill is half of what it was here. I was on the second floor there and summers were hot ( which were expected somewhat) AC would be on all day and only reach about 72' with temps outside over 80'. Ever after calling to get checked they replaced filters and other parts still not any better. I think because they are old buildings they are not efficient at all. This was my main reason of moving out. I noticed maintenance response has dropped since "the grand" transitioned from Korman communities. Korman had maintenance out same or next day when I had a request. They did replace my fridge easily, but still took about 3 days. While the grounds are kept nice the past winter was a little harsh. Driveways took a while to be plowed and even after they cleaned sidewalks I almost fell on a icy patch because of no salt or even just being clear. Me and another were living here for 2 years so bills were not as harsh, but alone I can see them stacking up with the excessive electric. For me it was a good first place to move into. Now I've been into more efficient places I wouldn't go back knowing I'm paying more for out of date ac and typical power efficiency.

I'm a tenant at Korman the Grove apartments and have been for some time. The local maintenance guy is usually spot on. The electric bill is insanely high. My biggest gripe are the women at the head office....Ashely in specific. I have called a few times about contract work i.e. the roof leaking and the going "green" makeover. Both times I called the head office I spoke to Ashely and she has been the rudest person and by rude I mean she goes out of her way to be rude and permeate the air with her foul attitude every time i talk to her. I had to take a day off work in order to let the contract workers into my apartment because i have a dog. The contract workers never came and i never received a phone call to say they were canceling. When i called the office for an explanation I was told that due to rain, the contractors didnt come out to work....funny thing is that it didnt rain. I lost a day of work because of a lack of competence on Korman at the Grove's part and I'm sure Ashley is partially to blame. Take my advice...If you value your sanity then dont move in here and avoid Ashley from the head office at all costs. You will thank me for it.

Absolutely awful! I want to first say that I lived here for two years. One year when it was Korman Suites and one year as The Grand. Never really had any complaints when it was Korman. I wouldn’t say everything was perfect but whenever we had a question or a maintence issue we were able to get it resolved rather quickly. Now that it is The Grand it is very hard to get in touch with people and we need to BEG for our maintence requests to be answered. Our heat broke in the winter and that issue took almost an entire day to resolve (not too bad, I was hopeful for the future) then heavy rains occurred and the bedroom carpet was sopping wet by the CLOSED window. Our THREE maintence requests have gone unanswered and it has been 3 months. Now our Air conditioning is broken. It is currently 85 degrees in our rather expensive apartment. We put a ticket in no answer for three days. So we call and are informed someone will “be right out.” We wait around and nothing. Another 24 hours goes by still nothing. We call again they informed us that “the problem was resolved on their end.” Well not on ours. STILL NO AIR CONDITIONING!! Then today we get a letter informing us that our lease was automatically renewed due to the “lack of notice to vacate” even though we did that after we made settlement on our house. I am beyond disgusted at this point and can honestly say I will NEVER recommend this complex to anyone. I would consider myself to be a very patient and understanding person but I am at my wits end. My bedroom smells of mold from the wet carpet issue that was never resolved and it is currently 85 degrees due to the lack of air conditioning. We pay all of our bills on time and have been very courteous tenants. I HATE THIS PLACE!!!!
I called the police station to ask which communities they had believed were the most safe.(I don’t live near the area) When they told me that this place was one of them, I was so excited! I called them and spoke with Rhonda who assured me she would email me information on the apartments and leases they offer, she didn’t want to talk much on the phone. She never emailed me so I called again and someone else answered and told me she would try to send me the email and then she never did. If they don’t care enough to even contact me then I can’t imagjne what it’s like if I lived there and had an issue!?! Needless to say, I’ll be living somewhere else.
Was very interested but the initial tour turned me off. During the "showing" she gave me little to no information, so I had to do a lot of the talking. Coming back from showing the apartment and walking back into the building, I believe her name was Ashley, walked awkwardly somewhat far ahead of me and basically just went into the building and when I walked in she must have just walked in the back. In general, felt very unwelcome and confused.
There have been many changes both good and not so good over the past year, we've had a great experience over all. We love the amenities and being close to the mall, 95 and the turnpike. The office staff is wonderful and helpful. The maintenance guys are friendly and do a great job. They aren’t new buildings so we expect problems from time to time. Maintenance generally fixes any issues within a day to a week of our call. We had a few minor issues at move in but they fixed them right away for us. The snow removal is good. I keep a shovel and some salt in my trunk this time of year because I remember the plow trucks plowing in my driveway when I had a house.
I moved into the Grand last year and totally love it! Plenty of closet space......easy parking.....central air........washer/dryer inside the apartment, (Big plus)! Dishwasher.....Media Room.....Beautiful Gym........Great swim club....Super location...close to Neshaminy Mall, shopping centers, restaurants and PA turnpike. PLUS, the management and maintenance staff are wonderful.....very professional and accommodating! Whatever type of apartment one is seeking there are many styles from which to choose.......The Grand was the best choice for me!!!
It's a great place to call home. My whole experience from start to my move in day was amazing. My leasing agent made it so simple for me. The staff was friendly and helpful in the office. I was attracted to the community due to its curb appeal. Then once I walked a vacant apt. I was able to see I would have plenty of closet space which was extremely important to me. Plus I really wanted a washer and dryer in my apartment for the convenience of doing my laundry at home. So now I am able to do wash and cook my dinner all at the same time. Plus I also like the I now have a dishwasher. I am also able to commute to work from here very easily with the easy access to the turnpike. I can't wait to use the huge pool in a few months. I cancelled my gym membership to save some money and now I can workout here for FREE. So far I love it here. Great experience thus far.
After looking at some of these reviews, I felt it was necessary to write one myself. My leasing agent (Ashley) was super helpful and made my move go as smoothly as possible! All the girls in the office have always been friendly and the maintenance staff is so quick! My apartment was perfect moving in and I couldn't be happier with my decision. Don't judge all these bad reviews on here because they just seem like unhappy people. I hope you find this review helpful and love it here as much as I do!
Nothing but good to say about the Grand! The staff is amazing, maintenance is prompt, and the apts. are very comfortable. Jacquie, the agent, worked with me to find the right apt...taking me through numerous models, and she never complained or seemed too busy to answer my questions. All of the staff are friendly and eager to please residents. I would recommend the Grand to anyone!!
I've been living here for approximately 14 months. Since the new owners have purchased the property from Korman it's going down hill. Rude and loud neighbors. I had water damage approximately four months ago. The property still hasn't been fixed. Don't rent from here. Overpriced and no response from management.
My partner and I were very impressed by the staff at ARK. Debbie in the leasing office was very warm and professional and answered all of our questions about the property. She made a lot of effort to get us a unit in the area of the complex we liked at the right price. Love her!
The complex is terrible at maintenance. The unit I am in needs updating. We can hear and smell everything our neighbors do.

Been living here for two years now and we love it. Its a very quiet neighborhood but still close enough to shops, dining and bars. Maintenance response has been the best I've seen in a long time. We put work orders in and within a day it gets resolved. The only negative is not knowing what the rent is going to be when the lease is over.
I have resided at ark for going on 4yrs. it is a very quiet, well maintained property. maintenance is outstanding, and any calls are answered regarding repairs within 24 hrs, even late night maintenance calls are promptly addressed. Theresident amenities are numerous, pool, tennis courts, nautilis room, and free computer access are among a few. In short a good place to live.
This is close to the malls, restaurants and plenty of schools. The pools and gym are very nice.
Currently, me and my girlfriend live here, and have been since March. We have had nothing but good ezperiences. At night it gets quiet, our neighbor's are nice, and the location never makes her feel uncomfortable. The location is great because of the easy access to route 1, and the turn pike. We use the gym, and the pool. And both are nornally clean. The pool could use more skimming but other then that it is beautiful. We are living here under our budget and it's really helping us fully enjoy our 20s. Street road has great places for the weekend, and 95 is just a skip away as well. No scratches to my new car in the parking lot which I was afraid of happening. Whenever we had a problem. Maintenance was always very quick to react and come out. Everything is electric, which seems scary, but our bills are not as bad as I expected. We ran the air 24/7 last month. I would recommend this to a friend or family member, and have plenty of times. Will be renewing lease at end of year.if you are looking for a place to live, that is off the beaten path. This place is perfect.
I have loved living at ARK. The apartment is very spacious! I love the huge closet in the bedroom. The kitchen is a bit small but okay for one person. The appliances are all nice and up to date. The sidewalks around the apartments are great for running. They go into a residential area with houses and a lot of trees so there is a lot of shade. The gym is really nice. All updated equipment. Its not huge but its very rarely busy.
Pros: Washer & Dryer, Location, Quick Response by Maintenance Cons: Problems we experienced, rent will go up by an unknown amount at the end of the lease (may have to move) When we were first shown the apartment, there were problems with it that we were told would be fixed: Rotting wood on the deck, Dirty carpets, Shower door installed improperly, Bathtub sounded as if there was a leak underneath (we were told "that's normal"...see later in my review). Upon move in, most of the problems were resolved except our carpet was not cleaned, you could still smell dog dander in it (which apparently they should have replaced the carpets?), the shower door was not fixed, and we still experienced the squishing noise in the bathtub. We put in our first request to maintenance and the next day they came and fixed everything. We told them about the bathtub making a noise as well and were told again that "that is normal". Within the first couple days of living here, we had to put in a request for maintenance because our washer was leaking, the dryer did not work, there was a leak under the kitchen sink, and the toilet was also leaking. Maintenance did respond quickly to the issues, I give them that. They came by the same day and fixed the issues, they even brought a new washer and dryer! About a week passed and we needed to put a request in again for a window that didn't lock (which of course is a security issue), they came out and fixed it as well. My husband decided to test the air conditioners before the hot weather rolled in and it turned out the one in our bedroom...did not work. Again, maintenance came that day and replaced the power cord (quick fix). Remember that bath tub issue I mentioned before? After being here for two months, the bottom of the bathtub cracked. We called maintenance and the guy came over while I was on lunch and I had to point the crack out to him (he couldn't see it by just looking at the tub). He went outside and called his boss, he returned and said that they would have to replace our tub and that would be dependent on when the contractor could come out to replace it. A week and a half goes by and the contractor comes to replace the tub. In the meantime, maintenance gave us a key to the apartment next door (which was vacant) so we could use the bathroom while they replaced the tub (took a day to replace, plus 24 hours to dry). They are quick to respond, but hopefully we have no more issues. Be aware of what you could be renting.
Our 1br/1bath with balcony is pretty spacious. Great views, alot of storage, semi private entrance, convenient parking, and close to major highways and shopping. Our neighbors are friendly as well. Maintenance staff is friendly and quick to respond.
