Property Ratings at The Grand
Perfect in every way. The neighborhood and apartment is amazing.

Hi Tatyana, Thank you for your review! We appreciate your feedback.
very good, excellent, it helps a lot and I really like it
I work at BronxCare and have been living here for over 2 years. Staff is friendly and work orders get completed very timely. Unfortunately there are roaches. For the past 3 months there is a party outside every night and you can hear the music a room volume until 6-7 am. Not recommended if you have a baby or want to sleep. Walking distance to the hospital and a nice gym when it was open pre-COVID. No problems with neighbors. Just don't leave your clothes in the washers and dryers or they will be removed by angry neighbors, even if it is 5 minutes (to be fair, some neighbors leave it in for several hours blocking all the washers and dryers).

We appreciate your feedback. We're glad to hear that your experience with us has been mostly positive! We understand your concerns - for any issues regarding maintenance, please contact your super.
It's on the same block as B/D - HOWEVER, it's terrible during non-rush hours. 24-hour service is great, but they take breaks during dinner time, so prepare to have to meet your delivery guy downstairs. Our walls are not paper-thin, we hardly hear anything besides the deafening noise of the I-95. There are limited internet and cable options. DirecTV is the only option and you can't do any special offers because it's through a local media company. Extremely limited delivery options and most don't come up to your door. No local national retail except for a really overrun Rite Aid. Be prepared to go a far distance to get your groceries or just have them delivered. Building staff is wonderful. No vending in laundry room.
I lived here for a Year. As the other posts said, there are mice. Actually they are everywhere in this building. I killed one with my hand, another with my foot, and another 5 with traps, during a span of 9 months. The maintenance tried to fill holes for 4 times during this 9 months, but the mice still come up at your surprise. I felt I was so unfortunate to rent this unit. Then one day an pest control personnel came, and ask me to sign a sheet of service confirmation form, while he was installing more traps. I found that there were another 2 pages of units listed, i.e., about 15 units have mouse problem, from underground floors to 10th floor. Try this apartment at your own risk. Hire a lawyer before you do it, because they have prepared their own. Google the owner Goldfarb Properties and read the news before you do it. Finally, I want to sorry to the reviews below me. I should have posted earlier and informed you guys.
I counted down the days for my lease to end. The maintenance/leasing office at 1700 Grand Concourse is run by imbicles without proper business etiquette. Good luck on even receiving a call back from them. As a former tenant, the other reviews on this site discussing plumbing, heating and rodent problems are FACTUAL. Then you have to pay for water, which is another scam! This is a non-smoking building but tenants smoke regularly. You’ll step out the elevator and smell marijuana. It will even smell like it in your apartment since you share vents with you neighbor.

I have never been more upset and frustrated because of them. Maintenance is absolutely useless and the people from the office are very rude and not helpful. I had 4 floods in my apartment so far; a mixture of mud and water coming out from shower and toilet bowl during heavy rains. This is very unsanitary. The worst part was when I reported my other floods, they told me a plumber investigated the problem and fixed it. Clearly not, and I was lied too. The only good thing about this building are the doormen and that's it. Overall not worth the price and the trouble. Ah and the 4-5 stars comments are clearly written by them.
Problems encountered by different colleagues or I: Lack of heat. Floods in the bathroom with mud. I have pictures. Rat found in the sink at 2 apt. Maintenance unreachable. Poor isolation of walls. Loud banging noises from my heater that would wake me up every 2-3 hours (3am, 5am...). I had to take sleeping pills. I am definitely not a light sleeper and these noises are objectively abnormally loud. Maintenance team couldn't resolve it. I requested to move out then, they told me they won't give me back my 3000$ deposit. No compensation. At the end, I asked for the heat to be turned off, it resolved the banging problem, but I spent 2 whole months of winter with absolutely no heat.
PLEASE DISREGARD REVIEWS OVER 2 STARS MOST LIKELY DONE BY GOLDFARB MANAGEMENT. Lets Start by NO HEAT, NO HEAT! Building is a beautiful ice box. Building management is the worst. This building only gives heat in the AM-Afternoon Hours to through off any 311 inspectors who may come visit during the day. Heat is non existent during the night time. I have gotten very sick mostly due to the cold. I had to take off at least 2 weeks due to sickness in 2015. They charge you for everything: water, garbage disposal, over charge laundry machines, and only allowed direct tv. I can't say enough about this building. Live here only if you love the cold.
Pros: B/D train station is steps away.Luxury Appliances. Cons:Walls are PAPER THIN! Be prepared to hear EVERYTHING your neighbors do. The building is only wired with DirecTV. You MUST pay for water!!! That is unfiltered by the way. ConEd NEVER goes to the building to read your meter. Therefore, you must read your own meter unless you want to receive overcharged estimated bills. Constantly called 311 because the building wasn’t giving heat. Not a rent stabilized building be prepared to have your rent raise by 9%
I absolutely love my apartment. I've been wanting to live in a building like this for years.
I'm in love! The building , the features, the environment, My apartment , just everything ! Its like living downtown just in an affordable way !
Living in a new apartment in the city was the experience that I was lookig for...this building offers me all the comfort and style that I need for a reasonable price...is not only the hardwood floors, the appliances, the gym, the garage or distribution of the space ....is the combination as a whole..that makes it perfect so I can call this home. Forget about the boring structures and walls that makes you feel old...
Adequate space, Sweet reno w/new appliances a terrace & ...
