Property Ratings at The Grand Cherry Hill
I've lived here for seven years and three changes in management companies. I like the property. The units are old and very dated, the bathrooms are horrible, the halls smell like garbage but the trade off is you get a lot of space. I can't emphasize how much I dislike the current management company. I had a real life crisis and couldn't decide if I could sign a full year lease or go month to month. Instead of giving me a little time to figure it out, they locked me out of the payment portal and then sent me an eviction notice. They also let me know that they could rent my unit for more than I was paying. When I pointed out how insensitive they were being, they said this is a business. My rent record is stellar and I've paid close to $200,000 in rent over the years. I'll need to go to court to get all of the fees removed from my account. Buyer beware.
We recently moved to The Grand, after our house sold in a very short time. My daughter lived here in 2018, and I always loved her apartment and the resort like amenities Our apartment is spacious, so I could decorate like our prior home. We have a large sectional sofa, our dinning set, tv and my husband’s medical books in glass cases, tastefully situated in the main living area. The bedrooms are a very good size as well. I love the stucco ceilings, real granite counter tops and dark wood cabinets. Everyone has been so responsive, beginning with Sandy, the leasing agent, Lindsay, the property manager, Carmella, the lovely relations coordinator and James from maintenance who took care of all of our requests, efficiently and quickly. We are so happy that we chose The Grand as our new home!!
Apartment is very nice and very spacious. I would stay a second term if #1 parking was not available and #2 you had control over your apartment climate “included in rent”. The excuse is that since it is a tower building they cannot run air conditioning and heat at the same time. They don’t turn the air conditioning on until MAY so when it’s over 80 degrees YOU HAVE NO AIR CONDITIONING! I am on the 7th floor and it is unbelievable how hot it gets. Also they turn the air OFF in October. With global warming it is still hot after that so again it’s like living in a FURNACE! This issue is enough to make me adamant about moving out. Trust me it is NOT bearable.
As a continuing resident who has been living at The Grand for the last 6 years and counting, I can confidently say that this is a safe, comfortable, happy place for long-term residence. With Asden Property Management taking-over a few years ago, the quality of maintenance has greatly improved. The initial COVID times were handled meticulously and due diligence was in full effect. The gymnasium, club house, pool, barbecue grilling stations, Amazon hub locker, concierge availability and shopping carts for convenience are the other highlights of The Grand. In short, it has been a memorable journey here and I'm sure that it will continue being so.
Recently tried to move in, upon arrival there was standing water and black mold in the carpet of the bedroom. Also there was a ton of standing water outside on our patio. After speaking to the property manager to try and fix the issue, he assured me they would deal with the carpet and standing water outside. After a week only the mold and carpet where fixed, and I was given an excuse that trying to fix the standing water outside would cause more problems. Then upon trying to move back in and getting them to fix the water outside, our bathroom ceiling started heavily leaking on the floor. Now trying to contact the property manager today and he has yet to reach out. Haven’t even got to move in and already moving out. DO NOT MOVE. WOULD GIVE ZERO STARS IF I COULD.
Recently my ice maker stopped working. I filled out a request for service in the evening and maintenance was their promptly the next day to replace. I was so happy to get fixed because I was having company that weekend and almost down to my last ice cube. I have lived here for 6 years love my spacious apartment and property management staff. Also I want to mention that they worked very hard to make sure things were cleaned during Covid.
Good sized apartments. Very poor ownership. These are no longer people's homes-they are rentals. Poor management will ensure high residency turnover, security deposits gained. Very cheap materials in the renovated apartments. Current residents in non renovated apartments get NOTHING & maintenance is forced to rely on bubble gum & Scotch Tape. It's really a shame because about 3 or 4 years ago this used to be a great place to live!!
I live in the west tower and Steve the maintenance guy is great. Easy way to request maintenance, and quick response times.

Very nice apartment building, on site maintenance is very helpful. I lost my keys and typically they want you to call a locksmith however Immanuel the on call maintenance guy came and assisted me without charge. Definitely easy going place to live
I like the new maintenance guy named Shawn. He has come here in a reasonable time. He is very friendly when he explains how he has to fix it. If he doesn’t have the part in stock here he tells me exactly when it should be here. This is the first time it had to be ordered other then it was always here. There are only 2 problems first one is some people do not pick up after there dogs. And someone throws stuff over there balconies which lands on mine. Other then that I like living here. Do not plan on moving. Gave it a 4 bc of those 2 problems bc we can’t figure out who it is.
I love the amenities here (pool, hot tub, grills, work out studio, movie theater). The view from our 9th floor 3bedroom unit is lovely trees with the Philly skyline peeking out. We have had a few maintenance concerns, but Rafael from the maintenance department always fixes them THE SAME DAY we request help. He is friendly amd takes care of things quickly as well. The concierge people are all very nice, and we liked working with Sandy from the leasing office. I feel like we definitely made the roght choice selecting our new apartment.
I am a recent tenant here at the grand cherry hill. It has been a very pleasurable experience. The staff if attentive to you and maintenance concerns are handled in a timely manner. Nzinga (a staff member) was very helpful in my transition to the community. Five stars.
If I could give this place 0 stars I would. There has been a cigarette smoke smell coming from our bathroom for the past 2 nights and we have an infant sleeping in our room. We have complained to maintenance every night and they believe this is not an emergency. The cigarette smoke is extremely hazardous to our infant. I would never recommend these apartments for you and your family. Absolutely far off from luxury living. You’re better off taking your family elsewhere from this place. We cannot wait to move out of here.
My husband and I have lived here for 19 years and truly love it!!! Yes, management companies have come and gone but overall it is still the Best place in Cherry Hill to live. Before moving in here, my neighbor's dad stopped a Cherry Hill Police officer and asked him "If you had a daughter and she needed to move into an apartment building here in Cherry Hill, which one would you feel was the safest and nicest one? His answer was "The Grand." As for my husband and I we have never had any problems coming in late at night and walking through the parking lot. Also...The Grand offers the largest apartments by far! Great employees ( Eli, our porter in building one is Wonderful....keeping our building clean and always there to help)!!! I can count on one hand, in all those years of living here, that I needed maintenance. Never had to replace anything except my dishwasher, only one in 19 years(and I cook large meals everyday) so I use it daily. My husband will hopefully be retiring in 2 years and we will be saying goodby to The Grand...we will truly miss it here with all the wonderful employees and friends we have met over the years.

The gym area and equipment are not maintain at all, When they give you a walk through they tell you all these nice things about the gym. What they do tell, is that they do not maintain the gym, at all. They equipment is dirty and their are lots of things not working. IE, like the LCD-TV on the thread mills, the leg press machine is damaged and has not been repaired. What they do not understand is the the gym area and equipment needs to be cleaned daily because the amount of people using it. Their are so many germs in the gym area because everyone using the equipment or sweating and touching the equipment has germs or secretion ((in a cell or gland) the act or process of separating, releasing a substance that fulfills some function within the organism or undergoes excretion by sweating that the area and equipment requires daily cleaning.
It is my wife and my first time in apartment life. We decided to downsize from a single family home and are glad we did. Our decision to come to the Grand apartments was a smart choice. Our leasing agent Sandy was extremely helpful in the selection of the type of apartment. She is a pleasant and professional leasing agent. You are very lucky to have her on your team. And finally I must mention another employee who also stands out amongst the rest and that is our Maintenance guy Rafael. He is very friendly and when we need him. I’ll give Sandy a call tell her our issue (there are not very many) and Rafael will take care of it. I trust him to enter our apartment when we are not present. All in all We love it here!
Harbor Group was not so bad compare to ASDEN MANAGEMENT by far these people don’t care what you go through in regards to the mice ?? infestation going on in these two buildings. The way they handle tenants complains about living with mice is completely unacceptable. I’ve been here for 15 years and with this new Management (Asden) I’m trying along with others to move out. Please don’t move here, this is not luxury living... RUN!!! I wanted to give them ZERO STARS, BUT IT WASN’T AN OPTION..
This used to be a pretty fantastic place, however it was recently sold to different owners. Since then they've spent a lot of money on visual improvements outside however they have cut staff dramatically and have added facial tracking for anyone who is trying the building. They are watching us all now. There is no freedom in terms of when you come and go. They will always know when you are in the building.

Dangerously bad conditions. Peeling paint. Black mold. This building complex looks nice on the outside but is an absolute health hazard to live here. Don’t bother. Awful.
These are the reasons we love living at The Grand: Staff – The leasing/management staff are absolutely wonderful - super responsive and attentive to your needs. Concierge greets you as you walk through the doors and welcome you home every day. Excellent service starts at the top with Dana as the property manager, Dennis, head of operations, Mary, Maggie, the entire team shows great care to ensure we (and every member of the community) are happy. Maintenance requests, lease renewals, rent, feedback, community news is located in one central location online which makes life so much easier. Apartments/Buildings – Elevators completely redone. Common areas updated and are always clean. Units all recently renovated, appliances new. The walls and floors are concrete which is awesome not having to hear your neighbors through the walls like some other places. Refuse room conveniently located down the hall for trash. Gas range is great for cooking, too. Hallways and overall community are pretty quiet - great light through the windows by the way! Community events - The Grand organizes social events that are posted in their newsletter and in emails, pool parties, barbeques, pet adoption, etc. so you have a strong sense of community. The Views - The Grand has stunning views that are either peaceful overlooking trees or partial view of the city – or just to hangout/read and enjoy! Amenities - The gym/pool/clubhouse/grill areas are always clean and rare finds! In-unit washer/dryer and dishwasher, vending machines downstairs, TVs in the common areas, sofas, theatre rooms are all very nice to have. Utilities are included and the heat/AC does get turned on/off during certain times of the year but it has never been a problem for us. Neighborhood – Lots of shopping close by – situated between 2 malls, 2 school districts (school buses pick up/drop off the kids right in front of your building) Whole Foods, Wegmans, restaurants within a 5-mile radius. It’s also within walking distance to public transportation. Parking - The Grand has ample parking and there have never been any issues with our cars or parking for us or our guests. Safety - I've always felt extremely safe because of card access required to the building, elevators, concierge upon entry and the layout of our units, as well as the constant presence of the staff. Everything is well taken care of, cleaned, all common areas, parking lot, gym, bathrooms, Overall, really happy to be living here!

We haven't lived here long, but so far we love it! Apartment is spacious and the patio is large as well and we have a beautiful view of the woods! We can't hear any noise from the other apartments either. Everyone at the front desk is so friendly! It is pet friendly and they have a great dog run so my pups can run around! The Grand is a great place to live!
Great community to live in. It is very peaceful and quiet.
I have been living at the grand for a year and a half. All utilities are included, NO amenities fees and NO parking fees. You would think all they offer there would be though! GORGEOUS infinity pool and hot tub, in the leading office there is a social room equipped with a TV, library and poker table, a game room equipped with a pool table a TV with Xbox and wii, a movie theatre room ( YES YOU READ THAT RIGHT) where they play weekly movies or you can pretend you are fancy and rent the movie room ( FREE OF CHARGE) for a family or friend night there is also a business room equipped with computers printers and fax machine. In each housing tower there is a gym with awesome equipment ( no need for a gym membership) and a social room with a wet bar poker table and a TV in the main lobby area there is a seating area and last but not least our AMAZING concierge run by Tim who puts together great social event for everyone that lives here. From motivational speakers to Tupperware parties Tims got you. Not only is it nice to see a smiling face every time you enter or leave your building they also sign for all your packages and store them for you until you have returned home. Now to the good part the actual apartment. Every apartment has cherry wood cabinets granite counter tops and a washer and dryer. Lots of closet space and large bedrooms with elevated ceilings. Each apartment has their own balcony as well! If all that didn't sell you I know this will. I have rented a lot in my life and the number one thing that always frustrated me was maintenance. Well not here Steve our head maintenance guy is AMAZING you meet him once he remember your face and your name. They respond to your calls quickly and efficiently. The grand is an amazing place to live built off a community based mind set. We even have an online forum where residents are free to speak their mind and the leasing staff or Tim responds back. This is a positive place where resident post about up and coming events or even new restaurants. I LOVE LIVING AT THE GRAND!!
The grand is a great place for my daughter to meet new people. They have a wonderful pool, a private park, private movie theater, big wonderful social rooms and a 24/7 door man for security. I feel safer and happier sense I moved here.
Very nice just a little to pricey. The size of the apartment wasn't that much bigger than other places we've seen.
I never thought that I would look forward to living in an apartment again. But just walking through the doors at the Grand Cherry Hill and being greeted by the friendly staff was just the beginning. The tour showed me all of the great amenities available to my family and myself. Everything was in immaculate condition. And then we toured the apartment itself. Beautiful, spacious, and very well laid out. I was also impressed with the safety. I am so looking forward not to moving into an apartment, but our new home.
