Property Ratings at The Grand Reserve at Spring Hills
I love that this place is starting to feel like a community again! There was an extremely rough patch that this apartment complex went through over the pandemic. At one point, I’m pretty sure there was only one person working and managing over 400 apartments. Many of the reviews on here reflect that time period. Thankfully, they seem to be past that and Jessica, the property manager, is doing a great job of rebuilding! This is a nice place to live. My wife, daughter and I have been here going on two years and we just signed for our third lease term. It’s quiet, comfortable, and has plenty of space for our growing family. We’re grateful to have found this place and the prices are amazing for the location.
We have been living here a year and renewed our lease recently because we can't quite afford a house so we are fairly familiar with how things are run. The apartments are spacious and look very nice overall but unfortunately the materials are extremely cheep and it is very obvious that corners were cut when construction was done. If you are on the first or second floor, you can hear neighbors VERY loudly even if they are just walking around or having a conversation(it's not their fault that the apartment didn't insulate properly). The office staff seem nice but rarely are ever in the office. If I were to call 10 times they would MAYBE answer once. People don't pick up after their dogs so when I go for walks with my toddler I'm constantly trying to keep him from picking up poop. The pool is closed a good portion of the summer and notice is only given a fraction of the time. Rent is way too expensive to have the noise issues and not be able to get in touch with office staff.
