We toured this community during the same day as a event and we heard great things from the Residents that currently live there. The Leasing staff was so friendly and super patient while I was feeling out my application! I can’t wait to move in a call Grayson my home!
This complex has lots of beautiful green space and plenty of amenities - gym, pool and gas grill are awesome! There are taco Tuesday ?? that the staff but together, and those margaritas are the bomb ?? dot com. Great community to live at
I love this property! It’s very quiet and well kept, maintenance is very good at fixing things in a timely manner and the leasing office responds to any questions or concerns that I have in a gentle adequate way!
New property management Company took over on June 1, 2022 (Q10 Property Advisors) and complex manager are completely incompetent! I am a current resident and highly advise no one move in. Water is always shut in for service, valet trash service sucks. Staff is inconsiderate and totally not in touch with property management Company; and will not take any accountability. Beware and stay away!
I was set on this place from the moment i seen it but because i was going to be living on my own i made sure to look at reviews and ask for feedback on 2 friendswood groups and let me tell you, they were all comments about break ins, from kicking the door down and constantly getting notified that their was a car break in. The place is beautiful but the management does not care enough for the tenants, you’d think after these many complaints they’d do something like have security drive around 24/7. Sad thing is that this place is gated so it’s all from the inside. Please be safe if you do decide on this place.
This is the THIRD time I wake up and I have chemical fumes in my apartment due to flipping and reconstruction of apartments that share the same wall with my apartment. I go into the management office and spoke to Melissa Vaeza which is the community manager and she said there is nothing she can do with the fumes that came into my apartment. I have a headache and been exposed to these fumes which exacerbated my respiratory disease. I think as a person I have the right to breath fresh air free from chemicals and irritants to my lungs. This is so sad the management team doesn't consider the wealth-fare of their tenants. Therefore, I am forced to stay at a hotel this weekend so I can breath fresh air and prevent any further Asthma attacks. Inconsequence, I will have to pay for this inconvenience and health hazard to my health without any notification. Don't Move here at the Grayson at Baybrook in Friendswood TX.
I moved in right after Harvey, and all fees were waived. I wasn't able to view a model which made me hesitant, but I applied and got approved immediately. When i received my keys and walked in the unit, I realized I made a great decision. During the last two years, I've only had to call maintenance twice, and my issues were resolved FAST. When they transitioned to The Grayson at Baybrook, the new staff were really nice. Then all the changes began. The complex has always looked nice, but the new paint made it look so much better. The gym is AMAZING, the new package service is great, the valet trash guy is VERY friendly. The location is perfect...right between WalMart and Target, Baybrook mall traffic isn't as bad as you think, even during Christmas season! They have community events periodically, it's a great way to get to know your neighbors. The community is a quiet community, I rarely hear any parties, haven't been aware of any break-ins. The pool is fun, make sure you get there early to get a good spot. I really can't say anything negative about this place. Parking can be a pain if you live in the front of the complex, only if you go home late. I'm moving, so I truly am going to miss this place, I definitely recommend this complex to anyone who is looking in this area!
Another Day at the Grayson at Baybrook—- I woke up to no water in my apartment due to some plumbing work in the apartment complex. Then the office didn’t know about the water was turned off for the whole apartment complex The Grayson at Baybrook. Then at 3:07pm all residents receive an email stating the water will be off until 8pm tonight. Then I went to the office and asked about the water outage and how it affects the Nightshift workers which we can not go to work without a shower due to we are healthcare workers and The Grayson at Baybrook response was, “I am sorry that we didn’t know.” That isn’t good enough to our employers that pay us so we can pay our rent. This is totally unacceptable and intolerable. This new management company The Grayson at Baybrook is HORRIBLE HORRIBLE SERVICE. This management company The Grayson at Baybrook let’s any business come on to their property and create intolerable unacceptable situations for us residents which affects our Daily lives once again. BEWARE OF THE GRAYSON AT BAYBROOK HORRIBLE HORRIBLE SERVICE.
This place is horrible ran. Parties all night at the pool. Management does not care about anything and I mean anything. Maintenance is weeks and weeks behind before anything is done. Every building has atleast one or two people complaining about roaches. Break ins are constant. Someone was just recently shot and killed here. This place is not worth the money no matter the move in special. Adams LaSalle owns the property and they have horrible reviews at all their properties.
I was there 1.5 years. I would not recommend this place to anyone. Sad to say.... I finally had to move out a month early. The past 8 months I dealt with a major bug infestation. They bombed the unit affected but wouldn't do mine? The bugs came to my place. I had to wash my pots and pans to use them. Just disgusting. Still had to stick me with the reletting fee? This is a loud place too with lots of loud parties and police activities. My car got bumped into a few times with numerous door dings. They say that they don't allow large breed dogs? I regularly in broad daylight saw pit-bulls. The management would would listen to you but never act. There's a reason why they have so many vacancies. The only thing that I can say positively about this place is the location, club house, and pool. The rent is way overpriced. Not a good value.
I have lived here for a year and The apartments are really nice! It's a great neighborhood and it is pretty quite. The office staff is always helpful. Any issues we have had have been taken care of in a timely matter for the most part. I would recommend these to anyone.
Very safe and nice place to live! I've only had one major problem and it was fixed the very next day. The ladies in the office are very nice and helpful. The maintenance crew is there whenever you need them, even in the middle of the night! The other residents are very nice and respectful. No noise complaints whatsoever. This place is very dog friendly. The prices are a little high but you get what you pay for. It's in a great location! 5 minutes from I-45 and 2 minutes from Baybrook mall. I would recommend this complex to anyone!
This is a nice complex. Actually has useful and many outlets on all walls. Clean. Grounds are kept pretty clean, except a few residents don't clean after their dogs. Very convient location. Nice clean pool. Gas grills, but sometimes the gas is out. Some parts of the complex doesn't have suffiecient close parking, but other parts have more than enough. We haven't had any real problems.
These apartments are in an extremely convenient location. About 5 minutes away from shopping centers and restaurants, it is also the only apartment complex on the street. The staff is helpful and friendly and the (rather large) pool area was recently renovated, making it the perfect hang out spot during the summer. These are definitely the nicest apartments you will find in the area!
I currently live in the largest one-bedroom floorplan at the Lodge at Baybrook apartments. I've lived here for two years, and the rent has gone up $20 in total over three leases. The prices online are much higher than the actual prices when you come in and talk to the leasing office. I haven't had many problems with the management or maintenance of the apartments. They maintenance crew is very quick and I've never had a problem for more than a day or two. The apartments are nice for the rent prices. My apartment has two porches overlooking the pool and crown molding throughout. I do recommend this apartment complex, but the one complaint I have is the construction of the surrounding properties. If you don't already know, the Lodge at Baybrook is right behind Baybrook Mall. This area is expanding, and during the holidays, the traffic can be brutal. I also expect the rent prices in this area to rise once the construction is complete, but who really knows when that will be. Additionally, the bridge over I-45 at El Dorado has been closed until at least November 2015, at which point it is very likely that the bridge at Bay Area will be closed. If you're familiar with this area at all, you'll immediately realize that when there is anything wrong with one of those two bridges, there is going to be increased traffic indefinitely until the repairs are made.
I have been living at the Lodge @ Baybrook for a month now. We were supposed to move into a second floor apt, and after a month of waiting, it was the week before our move in date. The manager calls and lets me know that the current residents had retracted their move out notice. (Less than a week before move in, that shouldn't be allowed especially since it was already promised to us.) I ask if there is anything she can do for the inconvenience and she "upgrades" us to a first floor apt of the same floor plan. She even gives us a discount to the same price we were going to originally pay. Move in date stayed the same and we moved into a nice clean apt. Love the layout and the laminate flooring. Upon move in, there were some issues, and we had let them know that day, and it was done before that night. They have been very good so far, valet trash is a plus and we love the location right near the pool. It is summer, so it gets a little loud, even at night, but it's understandable. Parking is rough in the evenings, because our building is right near the entrance. Other than that, we love our new home!
