Property Ratings at The Green on Campus Drive
Don't be deceived, brand new apartments are nice but the extremely poor communication from the management and lease agreement you sign is a deal with the devil. The management communication is extremely poor! Case in point, they told residents they oversold their 4x2 apartments and that they would buy out the contracts of the residents who had left for the summer only to then say they were just kidding. Example 2 of poor communication, the apartment complex tells you rent is late when you have 3 more days to pay, and i had already paid the rent...huh?!? Their Winter semester does NOT run concurrent with the winter semester, the lease includes all of May, June, July and so your stuck with 300 other kids trying to sell those months to someone else...talk about fine print. I recommend finding another apartment and not getting deceived into living here, yes it's brand new BUT odds are you will regret it.

I moved out at the end of July and still have not received my deposit and unused rent back nor have I received an itemized list of deductions despite having called and asked about it. At this point, I'm going to serve a Tenant's Notice to Provide Deposit Disposition but it's incredibly unprofessional that I have to. Not all college students know the legal process for getting a deposit back from an uncooperative property owner so it feels like they're taking advantage of the fact that their tenants are young adults who may not know their way around tenant's rights. They also shredded important paperwork related to my service animal before weeks before I moved out. If you choose to live here, be prepared to take legal action to get your deposit back.
The management is the actual worst. They don't get back to you, and if you submit a complaint about something they will go out of the way to make life more inconvenient for you. The buildings are cool, but WAY OVERPRICED and parking is a NIGHTMARE. Especially if you have a second vehicle, or MOTORCYCLE. They have zero motorcycle parking, and you can't even share stalls with your car. Stay AWAY if you ride!!
Terrible to work with! Won't answer calls, took a week to respond to an email, won't reply to voicemail, and won't reply to texts. DO NOT LIVE HERE!!
If I could give it -5 stars I would!! I am a parent whose student was living here. We have had nothing but problems the entire year. In fact she moved out as fast as she could when school ended because it was so miserable. They charge a premium of rent for amenities that weren’t complete when moved in started, problems with hot water, they don’t have any privacy towards their tenants and or follow their OWN code of conduct. My daughter had to move to a second apartment after a few months because of issues with roommates, lack of privacy, and lack of staff unwilling to help. Not only did she have to move, we had to PAY extra to move! Then she moved into the new place and was having to call the cops on an apartment above them, who always had parties all night long. The staff is unprofessional and unequipped to help! Now to add to my negative review, my student Who had moved out in May (yet we are still paying rent because of a lease) finally went to turn her keys in to be done with this place was informed that she needed to turn in her Parking pass, which is a sticker that has been on her windshield for the past year or she will have to pay $45. It is a stupid sticker!! She was it informed that she had to turn this sticker back into the Green. In fact we had to replace the windshield because of a crack. The stupid sticker is wherever broken windshields go!?! I beg and pled…never ever consider living here!! You’ve been WARNED! BTW…The Green takes down negative reviews and has their employees write positive ones! My student unfortunately lived with someone who worked in the leasing office! Don’t trust the 4.8 stars
Amenities are often unavailable, broken, or kept in disrepair. The staff is negligent in their responses to issues, and maintenance requests are often forgotten or ignored. They are increasing rent even after a water heater issue that has persisted for nearly a month.

All maintenance requests can be placed through your resident portal and is typically responded to and fixed within 24 hours unless there is a delay in parts arriving. We have not increased rents and do not increase any rates during your lease term. I signed a lease with the Green not too long ago, and they have been super welcoming and helpful through the whole process. I’m amazed at all the amenities they are going to have. I cannot wait to move in this fall, it is so cute!!
If you don’t have perfect credit or a perfect grade point average then don’t even bother applying. This apartment complex has the worst screening process for their students. They aren’t transparent and leave everything to a third party to handle qualifying them. The third party then qualifies you based off of completely random and unrelated conditions that don’t have anything to do with your ability to pay rent. The leasing office isn’t helpful with this process and continues to use the third party agent to qualify students. If you were to apply for this place you’d need your bank statements, entire college transcript (2.0 gpa requirement), proof of scholarships and financial aid, assurance that you will stay even if school is online, and any other documents you can provide that you can pay for school. The whole process is long and frustrating and a waste of time and money. Save yourself the stress and apply somewhere else.

We're sorry you received a bad experience from our third-party company. As we mentioned on the phone, we do not have a GPA requirement of any sort. If someone is self-qualifying, we do an income qualification, credit, and background check. Only in the event his/her application is Denied, we offer other options to try to get him/her approved by either adding a guarantor or working with a third-party company called Leap. These options are completely optional and are used to offer alternatives to those that do not meet our initial application credit check. We appreciate your feedback on the process with our third-party company and will make it clear that there are additional requirements if a resident so chooses to use them as an option.
