Property Ratings at The Greens at Alvamar
A/C did not work for the majority of the time living here, on and off for 12 months and winter was a lifesaver. Not having A/C in the middle of a heatwave was still the worst experience I've ever had as a tenant. It's been a year now and we have not received our deposit back. When we moved in there were no smoke alarms or a fire extinguisher. Property management staff was rude, the one nice person left. Maintenance staff is always nice.
Their office shows where their priorities lay. The KITCHENS in all these units really need updating, but for the amount they spent on themselves looks like it could easily cover the BATHROOMS too!
The Greens at Alvamar is a delightful apartment community of people of all ages who are friendly and caring towards each other. The well-kept spa like pool, patio, and exercise room provide opportunity to meet new people or just saying "hi". The staff are great and are available for your concerns and needs. If a repair is needed someone will be there to fix it asap. The floor plans are spacious and designed to meet most people's needs. My favorite place is sitting on one of the two personal patios and enjoying the flower containers. The Greens at Alvamar is a great place to live and enjoy apartment life.

I lived in the community for about 2 years because of its proximity to the university. Most of the community is quiet, but I probably had the worst neighbors of the community. Everyone moved out of my building within a few months of moving in and it was clear why. By the time I moved out the building was practically empty. Maitenance isn't kept up very well on the property. The sidewalks and road are crumbling in a lot of places. My building had a column breaking away from the foundation and the stair supports had rusted off. They keep up with the pool at least. The management is also almost never in the office. They were supposed to have resumed normal hours several months before I moved out (from covid, for people reading this in the future), but that wasn't the case. They were maybe there one or two days a week. I've never seen them walking the property or giving tours. They're difficult to contact. The property is pretty old by this point, so I had leaky windows and a run down AC. I had a 1 bedroom apt, and was paying about $200 a month for energy sometimes even in good weather. Bugs get pretty bad during the summer, especially if I had the lights on at night (lot's of small moths and fruit flies came through the windows). The AC lasted about half the summer usually before I had to have someone come out to add freon. That's just the reality of an older apartment. If you live on the upper floors buy bird netting and cover your balcony with it or you will get swallows (birds) moving in. There is not an upper floor balcony without some sort of fake owl or other bird deterrent.

I love the open floor plan and my remodeled apartment. Maintenance is fast and friendly. The complex is quiet and safe. Definitely recommend.

I was a resident at the Greens for 6 months. It’s an older property and fairly decent size. It is slightly pricey and it has little if no amenities. It was basic, safe and clean. My neighbors were exceptionally nice. That’s about it. If you’re expecting good relationship with the office management...don’t. There will be the expected smiles and courtesy when you are signing your lease. But from that point on the manager, Patrice, is going to do nothing to accommodate you or even be basically friendly. Be sure to cover your backside in a major way when you move in. Take pictures of absolutely everything. This manager is looking for ANY reason to keep any portion of your deposit. In the first four weeks I had maintenance out each week. I had a leak under the kitchen sink, bathroom sink, toilet, had the bathroom sink replaced, no ice tray, no icemaker, no crisper for fruits and vegetables in the refrigerator and the heater coil was not present in my oven. But to their credit every issue was remedied quickly! The walls and ceilings are super thin. You WILL hear your neighbors. Utilities are fairly average. Consider streaming TV if you’d like something with no contract. The sister property by the same management group across the street is much nicer. But warning… You will encounter the exact same unfriendly manager at that property as well. She manages both.
It's a very nice apartment complex with a community gym and pool. Any problems whatsoever and the staff will get right on it. I like living here and would definitely recommend it to friends.
