Property Ratings at The Greens at Cedar Chase
Apartments are old and cheap. Panel floors are so cheap and slanted, you can't leve a pot or pan cooking and walk away or it will slide of the burner. We can her the people upstairs walking over us sounding like they're coming through the celing. We also her the people under us walking, scraming, crying, yelling. The windows are not put in correctly. The tub drains are old, there were holes in the ceilings and walls when we moved in, the patios are old and rotting, the so-called central air is trash! in the summer we pay $300 electric bills and still have to use fans are still sweat! The outside stairs and bannisters are rusted and rotting. Maintenance never fixes anything. When you put a ticket in, they close it out as if the problem was fixed. Staff steals packages. Need I say more????
I could probably write an essay considering all the problems I've had w/ the apartment since moving in. Pros: Staff is friendly, maintenance guy is nice, and it is dog and pet friendly Cons: The grounds are always covered in trash/litter, the dumpsters do not get emptied frequently enough to they end up covered in piled up trash, ppl do not clean up after their pets, I've been panhandled walking the 30 ft to my car at night. Generally my apartment is extremely outdated and cheaply done. The appliances are awful esp the dryer and washer. I had an outlet burning bc it was installed wrong and outlets that were never connected to the circuit. My garbage disposal has been "fixed" four times yet still doesnt work. Putting maintenance requests in is tedious and it takes weeks sometimes to get a response unless you call the office with every little problem (they only have one maintenance guy on staff for some reason). I have literal sink holes in my apartment, had mold and humidity issues all summer (finally got them to get me a dehumidifier). Just generally my apartment is so awfully constructed and maintained that I just find constant things wrong with it, most of which would take more than just a single maintenance guy to fix, and more like actual contractors to fix. (holes in exterior wall outside filling my wall w/ dirt, ton of water damage, carpets not installed right, all silicone in shower/tub peeling up, panels in shower loose, sinkholes) I could again literally write an essay on these issues. Short of it is I regret moving in here, and if you don't want be like me find another complex apartment to look at.
My boyfriend and I stayed here one year and it was our first time moving out on our own. We were on the first floor and the walls were so thin in between apartments it was so hard to fall asleep most nights. Smell was nasty when we first moved in. Only way to cover it up was to light multiple candles and shampoo the carpets once a month. Carpets were definitely not replaced before we moved although they probably should’ve been. The utility closet had a pungent mold smell to it. Guest room didn’t have a screen in it when we moved in and never was put in. Overall terrible experience.
I love my apartment. Fresh paint. New carpets. Light and spacious. All appliances. Maintenance calls super fast. Great place to live.
Apartments are outdated and run down. The property staff is helpful but there is only so much they can do when the owners are cheap and only allow for quick fixes. You can tell the maintenance men want to do more but are unable to when they are given no resources to do so and are clearly short staffed. Until this complex starts to be taken care of living comfortable here is not an option.
I have always admired this complex from afar. I have been a tenant since September and have had no issues with the complex or it's staff. The Administrative Staff is businesslike, yet friendly and pleasant to talk to. The maintenance staff also is very personable. They took care of things in my unit in a timely manner. They are responsible for many units, so they should be given time to take care of issues. You don't know if parts need to be ordered or a contractor needs to be scheduled. Those are things they have no control over time wise. I am very happy here and hope to spend many more years here.
I have lived here so long because I was a Military Brat then I served 20 years and I was so tired of moving. If there is a problem, I call and it is taken care of in a timely manner. The grounds are well taken care of, the location is perfect and I consider my 3 bedroom my home- my 2 Sons have come and gone (and come) and the 4 Grandsons have grown up here. My thought is why live somewhere that you have to repair the roof, get a new washer, etc. when you can be treated like a Queen right here. The Staff here are friendly and easily accessible. All In all, I love my life here and will remain truly happy to be a Cedar Chase Resident.
We love it here. Our neighbors are nice and the staff is very helpful. The maintenance in the past was pretty bad but the new guys they hired are very good at what they do. Only complaints would be a lot of cars in our lot at night that don't have parking permits and there are a few stray cats.
Great location. The new maintenance team is wonderful, but the complex does have a few issues. We are told there are staff that handle yard work but you could not tell majority of the time. You are constant tripping over debris while walking around. Also, management for the property needs improvement. To get something done with the manager you may have to call many times as she seems to lack urgency. The other staff member is sweet but your best option is to physically walk in, if you even have the time, so that you can sit and ensure what you needed is addressed. If you lack patience, this is not the place to live. Otherwise we are happy here!
Overall, Greens of Cedar Chase is an average place to live. The staff is friendly and the complex is well kept. I will say that sometimes the customer service can be really slow, and I think the staff and maintenance crew could do a better job at turn around. I do like the layout of my apartment and my neighbors are decent people too.
If I could leave a negative star rating I would. The corporate management is unorganized and has no sense of urgency for important matters. My household moved out of these apartments in August of 2016 and it is currently almost June 2018 and we still have not received our prorated rent refund for the month of move-out. Not only have we still not received our money, but we call the office two to three times a week following up on the matter and the on-site office staff can never even get a hold of their own corporate management to handle matters of finance. Communication and organization is the worst I've ever seen from a corporation. Furthermore, during our time of residence (three years) maintenance became a problem. We have experienced a shower soap-dish being duct taped to the shower wall (after falling off!), broken air conditioning, bugs (and we are a very clean household), plumbing problems, and the list goes on. If that hasn't convinced you to live elsewhere you should consider the fact that they will charge you a pet deposit along with a non-refundable fee for flea treatment. The catch is that they will not utilize that money to treat fleas! We started experiencing a flea problem, notified the office, and continued to have the problem for the remaining 6 months of living there. Every time that we walked our dog we had to come inside and pull fleas off of him. So on top of paying the non-refundable fee you also have to invest in flea treatments such as frontline to help minimize the problem. I could go on for quite some time but I'll close out with saying that the company who does the carpet cleaning in between tenants has never been observed switching out water. The company just pushes dirty water throughout the apartment and then lets it dry--and that is evident by the smell of the apartment. Please do not do yourself the disservice of living here, and do not give the company a single penny of your hard-earned money.
If you want to live here you have to be an extremely patient person. Service issues being fixed were unheard of. The office is famous for promising someone will show up just to have you drive by the maintenance manager sitting at his apartment all day everyday. If you want something fixed you have to make sure the other guy is coming to your house because the manager doesn't know what he's doing and makes things worse everytime. I feel bad for the girls in the office and anyone else that has to work with him. They are sweet and want to help but they can only do so much. Shame on cedar chase.
Since moving in, we have spent more time trying to "tolerate" an inexcusable philosophy, where an "Air Conditioner" is a fan that blows air, that a newly renevated kitchen is one with uneven appliances, doors that block passage and counter tops that are not sealed, a bathtub that is too rusted for human use, with a hole through the wall and the floor that sinks when you step anywhere nearby, where it can't be thicker than the laminate alone. The carpet is stained and the floor is creaking and warped. The garbage disposal backs up and floods the counters and floor and I hope you are friendly with bugs: big ones, little ones, creepy crawly & flying ones. Our Windows barely open and the screens crumble when removed, and believe it or not, they classified our apartment as "newly renovated." Heaven forbid if you call and complain because if you still have 4 walls and a ceiling, it is considered "in working order." With our "air conditioner" on full blast, it is hotter in the apartment than outdoors and maintenance's response is "this is probably the best that it's going to get." If it wasn't for the fact that our stay is short in term, I feel that we would have better amenities at our local campground. At least there, I can expect that the grounds would be safer to navigate, for here at The Greens at Cedar Chase, always watch where you step, as even a short walk may require avoiding broken glass, or vomit from last night's parties. The choice is yours but, if no matter how desperate you are, think again before signing your lease, for the grass is certainly greener anywhere but here, at the Greens.
This is a great apartment and a great area. The complex is tucked away and quiet, yet still close to Rt. 13, and easy access to Rt. 1. The apartment is roomy and open and the perfect place for my fiance and I. Our cats love the sliding glass door, giving them a nice view of outside for the day. the maintenance staff are very friendly and fix every problem we've had in a timely manner. Office staff are great! They recognize us as soon as we come in the office to retrieve any packages. There is a small fitness center and a pool during the summer. All in all this has been a great home.
Monthly Rent: The cost of living here is a little high on a college students budget but the location of the complex makes it worth paying the extra money you would have other wise used to get to where you are going. Good Management & Maintenance: The staff is pretty understanding and attentive to the needs of the residents. When it comes to maintenance unless it is a priority problem then they may make you wait a day or two. Neighbors: You rarely hear your neighbors unless loud music is blasting but if you call the office they inform the neighbors that they are disturbing the peace. Safety: My boyfriend and best friends car got broken into, the first time the police were fast and caught the man who did it, the second time not the case but other than that its usually pretty safe here. Space & Appearance: The recently renovated the complex and looks great for the cost and the rooms are pretty spacious. Transportation: The bus stop is about a 4-5 min walk away. Location: A prime location, next to the Dover mall and up and coming businesses. 20 min walk from Delaware State University and 18 min walk from Del Tech.
