As its name suggests, Southwest Oklahoma City is a neighborhood west of Oklahoma City that stretches from the Canadian River to Highway 66. Most of this community includes open spaces and farmland, but the closer to the city you travel, the more populated the area becomes. Residential neighborhoods and modern shops and restaurants can be found in the eastern sections of town. Renters can find several options for affordable apartments, single-family homes, and townhomes here too. Major roads like Interstate 40 allow for easy travel in and out of the neighborhood, and the Will Rogers World Airport, located just outside of the southeastern corner of the neighborhood, makes farther travel accessible.

Property Ratings at The Greens at Lake Overholser
We've lived here for 1&1/2 months. There's been infestation in our building from the beginning that management doesn't care about what so ever.
Utilities are more than $70 a month more than anywhere I ever lived. It’s poorly insulated. Pay the extra $100 a month and go somewhere nicer and safer.
These apartments look great at first. Depending on what building one moves to, it looks nice. The location is somewhat convenient, their gym is the beat I have ever seen, and having that pool there is also a great plus if one uses it. Other then that, don’t be fooled by its cover. The apartments were poorly built. From little things like the way the doors, closets and bathroom are laid out, one can only scratch their head. Kitchen has very limited storage/cupboard space. The carpets are very poor quality. If you want to have a pet and don’t mind paying the price (one time deposit that you will not get back) plus an extra fee you’ll love it there. But don’t think if you have children they’ll be able to play on the grass. Poop everywhere. Very few people pick up and they don’t do anything about it. Watch your windows as they are guaranteed to mold up. If you are a person who will never report any issues or maintenance requests and pretty much never deal with the office, you are golden. The apartment manager who curses out her boss and everyone else who works there could use a class or two on customer service and apartment management. She’s not a people person and full of attitude.
I write this review in hopes that it will open the eyes of not only the people who seek to live here, but also the management. I have seen both sides of this place. The outside (being solely a resident) and the inner workings (being an employee as well as a resident). My advice to anyone who plans on living here is this, if you are someone who keeps to yourself and never reaches out to the office staff for anything during your entire lease, then this is the place for you. The area is great. The apartments are nice. Even the fellow residents are great. The problem therefor lies solely with the staff. The director of the property is rarely available. He is very kind towards residents, but lets his assistant manager run the show. Remember, I’ve seen these things from the inside. I know how the office works and its employees. The management of the lower tiered employees (there’s usually 3) lies with that of the assistant manager, Ashley, who seems to be the one who actually runs things on the property. This would be fine if she had the ability to lead and give good customer service, but the only thing she is good at giving is an attitude. I’ve seen how she speaks to residents and I’ve heard things she’s said. The only time she is kind and cordial to residents is when they aren’t causing her any sort of extra work. I cannot tell you how many people would call into the office and complain about her attitude towards them and how she spoke to them. We’ve even had people break their lease in order to rid themselves of her. I worked as a manager in retail for almost 4 years before taking on a second part time job here. So I know customer service and I know how to manage and handle difficult people. She however does not. I hope you take this review seriously. Both future residents and current management. I say none of this out of bad measure, only in hopes of correction and maybe a reconsideration of who is placed in charge. The ONLY reason I even gave a 2 star rating is because the apartments themselves are great. The loss of stars is solely based upon management.
Walls and floors are SO THIN. You can hear an infant’s cry coming from a neighbors apartment. If they are doing laundry you’ll hear it. If they are walking around above you you will hear it! We had to buy a noise machine for the bedrooms to try and drown out our neighbors regular activities. It wasn’t their fault though. Just the way the apartment was built. The back gate that leads to the lake is always locked so you don’t even have easy access to it. Upon move out they keep your deposit for cleaning and paint whether you clean it or not! Also their carpets, I was told, are “5 year” carpets so if there is damage /wear and tear less than 5 years you will be charged for new carpets. It’s very poor quality carpets that may last 5 years in a house but in the small square ft of the apartments the 5 years of wear and tear is absurd. The office staff is decent except for the “manager” Ashley. The director is even nice. So how the manager is employed there still is beyond me. The apartments are DECENT for the price. They’re small for families but decent. Move out charges are their biggest money maker it seems. Be ready to get a large bill after you move.
I have lived at The Greens for almost a year now. I just recently renewed my lease on a bigger apartment with them. They have been amazing. The management of this community has always been available and I have always had nothing but great experiences in dealing with them. They take pride in the community and everything is always clean. For a brand new apartment complex with all the amenities this one has, as well as the location, you cannot beat the price. It is a great place to live!
