Property Ratings at The Griff
Have lived here for 3 years now and I love it! It has everything you could need! The amenities are nice and the parking is free!

Thank you for your positive review! We are happy to hear that you have enjoyed your time living here at The Griff.
The apartments are very spacious and the amenities are great!
I’ve been living here for 5 months now and it’s meh at best. Test it looks all nice and fancy but like someone else said, you’re paying for amenities that are broken often or closed (I used the pool once after move in and then they closed it bc of chemical issues and “it’s getting cold” - it was warm/hot for another month+). I’ve asked “is this being fixed?” And they say yes, but two months have gone by with no change. Also, they never told us you’re charged a common area electric fee, but you are so that makes your electric bill go up. The place isn’t very clean (and that is mostly the residents fault) when I moved in my apartment was dirty and had paint everywhere - I took so many pictures to avoid issues when I move out next year. front desk staff is super friendly. Also, SUPER noisy. When it’s warm you can hear everyone outside even if they’re having a conversation at a normal voice level, and from the inside you hear every step your neighbors take and if you’re unlucky like me every ffin thing they drop and when they jump around. Compared to other apartments the price for the space and location (close to OSU campus) is worth it IF you’ve got roommates (parking is free or garage for 50/mo which I liked). If you’re getting a single it’s a scam, please move somewhere else, there are nicer places throughout grandview for the same or less rent. Ultimately, if you’re an OSU student and only need a place for a year go for it, or if you can stand it two years. But I’m gonna be at OSU through grad school so I am moving out because it is not worth the money, I’ve found a much nicer place 5 minutes away for cheaper for a single apartment.
I have lived here for about a year and a half and it wasn’t that bad until this leasing year. The doors at the back entrance of the building are horrible, it’s either there isn’t a handle and anyone can freely walk into the apartment or it’s a struggle to open the ones with newly installed handles. There’s also trash thrown everywhere around the complex and I saw a mouse in one of the stair wells on the second level. If this mouse would’ve gotten into the halls, it could’ve entered anyone’s unit because there is suck a huge gap in between the doors and floor. I also saw about 4 rats outside on 3 different occasions (this was all in about the last month). Also don’t move here unless you know your roommate can afford to live here because there has been issues with my roommate laying her portion of the electricity bill and they won’t do anything about it and so I always have to worry about my electricity getting cut off although I have already paid my half. Speaking of electricity, the electricity rates are very high and you’re also paying a portion of the building’s electricity so bills come up around $200 (this price also increases the colder it gets outside words from AP&L themselves). So whether you are in the apartment or not, there will be a bill (words from AP&L themselves again). Overall, I wouldn’t recommend living here and I very much can’t wait for my lease to be up ?? They also pick and choose what parts of the lease they want to follow. My roommate always has papers slid under the door for obviously not paying her rent and even considering that when I tell them she isn’t paying electric, they still do nothing but tell me to call electric company when all the electric company says is this person shouldn’t be on the lease if they can’t pay. It’s ridiculous. Also, they delete their negative reviews
Super overprice, management too lazy to keep up with maintenance
Overpriced for what you get. very busy and non residents at pool didn't enjoy at all for student housing

It's always giving fines on residents without reasons or previous notifying. I know nothing about the rules and regulations here (nobody told me before) and they are giving fines. Internet is pure rubbish. Unstable and slow, and you can lose connection even when you are watching a video. Trash collection service is bad attitude, and always give fines. Packages delivery management is poor, several packages were delayed or sent to wrong apartments due to the office's mistake. I paid for the parcel pending box to secure my packages, but they just don't put my packages in there.

Many times, you will receive fine bills without reasons. However, they always put forward a reason. For example, they said trash would not be disposed of on Memorial Day, but none of the residents have ever been informed in advance.

There is no noise insulation and my upstairs neighbors are stomping even after midnight! The management was never responsive though

I was attracted because of the amenities and the newness of it. Once i arrived it is the loudest place i have ever lived. There were high school kids running around tearing things up. Stuff is broken all the time. Cleanliness is an afterthought. Id look elsewhere if i were you. It is in an inconvenient location also, compared to others places. I park my car at another complex sometimes just to ride the bus.

Living at the Griff has been the worst rental experience I’ve ever endured. It’s expensive, because you’re paying for amenities that are constantly broken. Even non amenities like the fact that the doors lock and a properly functioning fire system apparently aren’t to be expected. The walls are paper thin, and the tenants are loud. The actual building is disgusting— stained hallway carpets and spills in common areas and elevators that aren’t cleaned for days. The dumpsters are always so full that you can’t throw anything away properly. Generally there are piles of trash littering the property. Tenants’ dogs run around freely and poop is EVERYWHERE. Worst of all, if you try to contact management, they’ll tell you they’ll ‘work on it’ and then forget about you completely. The only reason I re-signed after 2018-2019 was I felt comfortable with management, and then corporate fired all of the old employees including the property manager. Absolutely cannot wait to be done with this place forever. A true nightmare.

The hallway carpet and elevator carpet is the filthiest, most unsanitary thing I have ever seen or smelled. You can't walk in the hallway without covering your mouth and nose with your shirt. You can see garbage drippings, vomit stains, and dog waste stains all over. I am sure it has to be a health code violation, which is my next call. It is very disappointing considering the amount of money we pay monthly. I do not recommend living here since management does not take the issue seriously. They have been saying for over a month they are getting bids to have it cleaned. At this point the carpet needs replaced throughout and going forward they need to purchase a carpet cleaning machine for regular cleanings. Nasty, nasty, nasty.
This is my 3rd month living here. When I toured it and first moved in everything seemed clean and well put together. 3 months in the floors are covered in various liquids and foods. People allow their pets to go to the bathroom in the halls and do not pick it up. There has been poop on the floor for 2 weeks and now it is smooshed in the carpet. The elevators get covered in food, the ceiling in the hallway has leaked and out entire floor was soaking wet, causing it to smell like mold. No mess is every cleaned up and the management is horrible. They don’t care about the tenants and are focused on making money. I would never live here again, I can’t wait to move out, and if I could give it 0 stars I would.
When I first moved to the griff two years ago in 2017 as a young professional working in Columbus, they had a fantastic team who was friendly and accommodating - really everything you could ask for in a management team! Then mannagement changed and everything has gone down hill since. The office staff is unfriendly and at times straight up rude - a simple smile and a “how can I help you?” goes a long way. Anytime there is an issue in the complex that is inconvenient for them, they make up a new “rule.” They don’t respect the tenants and all they care about is money and meeting numbers (don’t believe me? I can quote on of their staff members saying this to my face). This apartment complex is a business, but don’t expect customer service and don’t expect them to go out of their way to help you. I would caution anyone to think twice before moving here. The apartment complex looks nice out the outside but everything is cheaply made. There is no insulation in the walls (at least in my unit) to the point that I can hear my neighbor’s video game controller when he clicks the button...I’m sorry but that type of soft noise should not be an issue in a properly build apartment. I’ve lived in a few different complexes in Columbus but this is by far the worst experience I’ve had. The Griff could have been a great place to live but quality management and quality material are clearly lacking.
When I moved into the Griff a year ago the building was great. Very close to campus and a bus stop right at the end of the road for easy transportation. It was clean, the staff was extremely kind and accommodating! Now the griff has changed management and the facility is going down hill. The new management team is not at all helpful and extremely unorganized. They do not have any thing together and its pretty sad. Even though new management just started a few months ago already things are not as good as they used to be. The building is not clean and the outside of the facility is not managed (Trash everywhere and dog poop on every part of the lawn), the towels in the gym are not washed as frequently etc. Don't waste your time coming to live here..... you'll definitely regret it.
Take it from the person who has lived on and off of campus in various apartments and dorms, griff is my favorite! Among the many reasons the first thing that you notice when you walk in the door is it is gorgeous and clean. The people that work in the office are awesome. I love Tina, she is always smiling and more than willing to help whenever I need it. I seriously feel more welcome here than I ever have anywhere else. They also has a parking lot, in the same place as the building and it's free. I appreciate that they have breakfast for us and randomly feed us lunch as well. At the end of the day, even though I have a gorgeous place to call home what I love the most is how they make me never feel far from home.
This has been hands down the greatest place I have lived in! The amenities are amazing, plentiful and convenient to use! There isn't any other place that has a huge pool, café/lounge, computer lab, full size fitness center and conference rooms! If you know of one let me know because this is the best place yet. The management goes out of their way to get to know you on a first name basis, and takes interest in your life. Maintenance has always responded to the few items I've had promptly and professionally! I would recommend this place to anyone! The suites are by far the largest in the area, comes with laundry, furniture and cable and wifi!
The Griff has really poor management team! Most of them are so rude when they talk to you, they made you feel like whatever happened, it's your fault, not their fault. Their office hour is unreasonable. Most people who live here are students. We go to school earlier before their office hour open, and come back late after their office close. So whenever we have problems, they can't help at all! And the fire alarm is always ringing!!! So annoying! The Griff never told you how to manage your mail box, so there are so many confuses when you want to get your package. Also, the trashcan here is the worst thing I have ever see in my life. So gross. There are so many thing they need to prove! I wish they can create a comment box and allow resident to write down their opinions, then they can know how poor they are. Overall, the management team here are sucks.
The Griff handles situations with roommates very poorly. I currently am in a room with someone who causes physical fights I therefore went to the management asking to be placed in a different room to avoid such violence and they refused saying they cannot relocate people all the time for small roommate squabbles. I have emailed them with evidence showing that there is a significant issue and they do not respond. MY cosigner has sent emails that also have not been responded to. I informed them that my roommate was covering up the smoke detectors so that said roommate could smoke inside and they have done nothing about it which is a break in the fire codes. With how much money I am spending I find it completely incompetent of management that they cannot handle such an issue and choose to ignore it rather than face it. I would not recommend living here with how poorly situations such as this are handled.
