Nestled between downtown Fort Worth and nearby Arlington, the East Fort Worth area combines the best of both areas. The residential areas are a welcome escape from the "big city" feel of neighborhoods closer to the downtown area. However, East Forth Worth residents find that they have plenty to do and see and plenty of convenient amenities available to them, right in the neighborhood.
The East Fort Worth area is more diverse than other neighborhoods within the city, in large part because it stretches out through the mid-cities, almost to the Irving and Grapevine areas. From the outer east portion of the city, residents have access to Lake Arlington, numerous major roadways and a wide stretch of the Trinity River. Aditionally, residents can access the downtown area of the city in under 20 minutes from most locations within the outer East Fort Worth neighborhood.

Property Ratings at The Griffin Apartments
My tour was somewhat ok the lady who gave it was very nice and did all she could to make my tour pleasant it was her first day so I think she was great. I really feel this could be my future home hope to see you guys soon.
When they tell you your deposit is refundable, that’s the first lie. Then they will try to intimidate you by telling you they’re keeping everything documented while they continue to lie. They have city code violations according to their multiple negative reviews. These are people’s homes where they need to depend on the staff including maintenance. Since you can’t trust them from the beginning, and even with prices as low as this they try to make people move in against their will or lose the deposit they were told was refundable, these apartments must be desperate for tenants. You would have to be to make someone move here and then treat them so badly. How can they not feel guilty about this at all. Find a better place.
Living here has been a nightmare for me and my children. The central air and heat has gone out three times and I've only been here a year. The entire summer of 2021 I had no ac. Management keep losing the key to my unit, one time they changed the locks to my apartment without notifying me. So I had to come home after work only to find out I couldn't get in and the office was closed. Had to pay for a hotel overnight, did not get reimbursed and their excuse is "oh someone lost your key and we had to get in for insurance purposes." They have lost my key several times, and as I'm writing, they currently lost the most recent one. I'm currently without ac heat, stopped up kitchen sink, non functioning oven, non functioning shower, roaches, and water getting shut off without warning. They have towed my car because they failed to give me a parking sticker. Guest have to pay 5 bucks for parking just to visit. Gun shots are always going off. Management and staff is always switching over but nothing gets fixed or handled. This has been a traumatic experience as if I've done something terribly wrong to deserve this when all I do is work hard to provide shelter for my family. Please avoid! I'm better off living in my car.
DO NOT MOVE HERE!!!! Management doesn’t do anything. I moved in a month and a half ago and I’ve been regretting it since the first week. As soon as I moved in the AC didn’t work (it would completely freeze over, make awful banging sounds, leak all over the floor, and doesn’t get cold) and there was a massive leak coming from one of the walls that completely destroyed furniture and belongings which WERE NOT COMPENSATED FOR. I lost over $300. I put in 4 work orders and called everyday for weeks (they don’t answer their phones either) and when maintenance finally did come (weeks after I started reaching out) they fixed the leak and then took apart the ac and told me they needed to get something and never returned. I am still waiting for my ac to be fixed. I moved in August 1st and it is now September 18 and I am STILL begging to get my mailbox key as I have a lot of mail that I am expecting and have been expecting. I get the same thing every day (or every time they even answer. Most of the time I have to actually go in to talk to someone) “It’ll be ready tomorrow/next week”. I was told the boss has a box of unlabeled keys and that’s “probably” where it is. Completely unprofessional and overpriced for the quality. And that’s just management, don’t even get me started on the actual apartments. That’s a whole other review. Long story short, AVOID WOODLANDS APARTMENTS AT ALL COSTS!!!! Itll save you months of headaches
Management can't communicate properly with anyone including with themselves. I lived there for 1.5 yrs apartment management turned over 3 times and each time they lose track of your paperwork. It takes forever for maintenance to fix things. Apartments are not worth the money they want for them
The management is horrible. Everyone in the office is indifferent to anything that goes on there. Maintenance is pathetic. These people only care about money and they will take what they can from you. They don’t fix anything but boy are they fast to get you out. They don’t answer the phones a majority of the time especially during their whole “covid” break when they “worked“ from home. Never got any answers and that was the straw that broke the camels back. These people did me dirty and they will you too.
My experience renting here has been a nightmare since day 1. After moving across the country I arrived to an apartment that looks nothing like the pictures they showed us. Our kitchen stank of rotting blood - we have had cockroaches, fruit fly infestations, a massive leak that went untreated for over 2 months (despite over 20 calls to the office - causing water damage to my personal property and to the apartment), a broken AC unit, and the new AC broke just 2 days after they replaced the old broken one. These are just the issues inside the apartment. The whole complex is littered with trash (there have been abandoned couches and mattresses by the dumpster for months). Feral cats are everywhere (and they have kittens all over the complex) and will ransack the dumpster every night. Living here feels like punishment - we have complained to the property management company and they didn’t care at all. They are un-sympathetic to any of my issues despite me always paying rent and utilities on time. DONT WASTE YOUR TIME OR MONEY!
To sum this place up: -there are minimal sidewalks -very little grass--mostly just dirt with some weeds -the clubhouse is always closed -the pool was open for only a couple days during the summer -the laundry facilities aren't open consistently -the gates at the complex don't close and aren't monitored -the stairs are uneven in height and width -there are random nails poking out of everything that have just been painted over -there are tons of cigarette butts everywhere -the parking lot has lots of unusable cars -paint is peeling, ceiling and porch floors have cracks, shelves sag -windows are single pane (and neighborhood is NOT quiet--especially at night)no carpet--so tons of noise is heard and many complaints are filed -doors sag and stick -railing on porches aren't secure -maintenance doesn't respond to any issues--no matter how pressing But . . . if you can get a cheap price . . . There are minimal bugs, the office workers are kind, we never had unexpected fees of any sort, and it is somewhere to live in a not-terribly-sketchy neighborhood. It is definitely not a good complex, but if you know what you are getting into, it isn't a the worst complex either--especially if you never have any pressing maintenance emergencies.
I have been a resident here for going on 3years now..and EVERYTHING the previous person who wrote a review IS correct no fabrication at all.. and the water being cut off without notice issue..yes it happened to me numerous times..maybe 6times in the last 2yrs.management team is a complete joke and don't care about the tenants health wealth or safety. The have a huge turn over with the employees and maintenance team. I have had work orders put in and they won't get to it for weeks. There is possibly black mold in the walls of my unit which my next door neighbor informed me of when the city came out to inspect.. they had to move..there is cracks in my ceiling and walls and floor..due to foundation clasping and nobody cares. My unit has been broken into while at work 3times and no one cares. They still have our entrance gate wide open for easy access to any and everybody in Texas..no security.no patrol men. Or anything.. it's just ridiculous that this place is so trashy and no one is being replaced in higher authority. But I will tell you that you should keep looking it's plenty more affordable apartments out but this is definitely not the one.. Thanks
I've lived here for 7 months, just signed a new lease, and now I am very nervous about it. I woke up this morning to find the water off. I figured it was my bill since I have not received a bill in the mail OR email yet, and went to the office to get it, but no; the water is off because they are doing construction. I did not receive a notification for this, and the manager's excuse was that it was an emergency. This happened a couple weeks ago, so how many of these emergencies, where my water will randomly be shut off for HOURS, are going to happen? There is no parking because they don't tow the cars that park in the non-visitor spots (which there are very few of) and the lady at the front desk hands out parking stickers like candy (with no proof of registration or insurance). Their maintenance team is a joke (that's another paragraph of rant). The parking lots are always littered with beer cans and other trash. Speaking of trash, the trash truck, several times, has come at 3AM to take the trash and makes LOUD crashing noises as they all do, but at 3 AM??? These apartments don't do credit card payments, only checks or money orders which is an inconvenience because there is no autopay option. When I moved in, it looked like they cleaned nothing, just painted over everything including the soap scum in the bathtub. This place is gross and irresponsible. Don't move in.
