Courtney Trace is a beautiful apartment complex and the layouts and community itself is really nice. I have had some minor maintenance issues which were resolved quickly and efficiently with maintenance. The maintenance manager is a really nice gentleman and I think the maintenance here is top notch considering they are understaffed at the moment. My only complaint is that it is impossible to get in touch with any member of the office via phone. In order to have a conversation you must visit the front office. I was given the wrong apartment when I first moved in and then had to have that changed which cost me unexpected moving costs but I was pleased with the apartment they switched me to. However, there has been no access to amenities since I’ve moved in 8/7 due to a lightning storm they say has affected the front box. This lightning storm was back in the second week of July and it is almost September and I still do not have a key to access the gym or the pool and the gates cannot shut at night either. No one has gotten back to me on this issue. I have also noticed that old charges from the apartment I was supposed to move into in July have been charged to my account and not removed. I have called, left voicemails, and emailed about this and no one has gotten back to me. I will likely have to make a trip to the office to get this rectified. I am assuming this might also be an understaffing issue as many of the office members have said they also work at the community across the street. All in all, I do like this complex, my unit is beautiful, and the location is very prime. I would just like communication with the front office to be better and a bit more proactive, as well as have something done so the entire community can have access to the amenities we pay money to have access to. Definitely move here, but be prepared to have to put in a little elbow grease with getting everything set up properly.
Excellent community to live in. Maintenance techs are very good at what they do! It might take a little bit for the issue to be taken care of but the quality of work negates it.
Living at Courtney Trace has been great, everyone has been helpful and professional. Apartments are nice and comfortable, overall great community
I love Courtney Trace. My apartment is so spacious and the amenities are amazing. I live so close to the malls and grocery shopping centers.

I just recently moved to Courtney Trace Apartments. I love the are, the beautiful grounds, the community and most of all, the peace and serenity when city out in the courtyard. I am not embarrassed by the location here versus my former location.
Maintenance crew seems understaffed. Emergency overnight maintenance practically doesn't exist at all. Professionalism of the office has radically declined.
Let's start with the main entrance with no street lights, it is dark because they don't provide any maintenance. The common areas are in deterioration conditions, hazard conditions if you ask me. Shutters are falling off the windows and patio furniture is rotten. Trash is everywhere thanks to the horrible plastic bean system. the hallways are dirty and smell so bad, I fell ashamed to invited people over, Gates are open 24/7 bringing no safety to the residents. there's people sleeping in their cars in the back of the property. It's a dump, there's no management and the front desk people are clueless, they never return to you, even when you bring these serious concerns to them. You can drive around freely to see what I am reporting here, gates are open. There are better places to rent around this beautiful area.

Great location. Close to several places to walk. When moved from another state, promised clean area (trash is always put on outside of compactor) working gates (still not in operation), pool (waited 4 mos before it was open. sometimes have to remind staff pool needs cleaning) grills (took 7 mos b4 new installed), apartment breezeways haven't been cleaned in a few years, picnic area has rotted wood & molded cushions, fitness center some of the equipment doesn't work, sanitation is a joke. waiting 2 mos & washer not repaired.

The location, complex indeed is attractive. But in the service perspective it became a nightmare which the final solution was paying the penalties of 3,100 due to lease contract instead of staying living in unit that the A/C was alway broken. Requested several times to get fixed then couple days later the A/C didn’t work again.It affected my life balance being exposed to 90 degrees inside the apartment, could not sleep. Tough experience.
Leasing agents trying their best to be pleasant to resident. However it's very apparent that it's not their problem the property is not up to par.
I do not recommend. We were out a dryer for 2 months, denied a smoke detector for 2 months, they have a gate that has not operated in the last two years for more than 20 days total, could take between 2 weeks to 2 months for any response to maintenance requests, heat has not worked or been fixed since we moved in, driveway will eventually damage your vehicles, one pool gate has been broken for approximately one year and dog owners do not pick up their dogs droppings. For the rent rate, these problems make this unacceptable
The parking is horrible and extremely unsafe and there are roaches.
My apartment rug has not been cleaned by the lease 3 years now. That was in the contract . I have to do it my self …. And …. After the hallways cleaning around and the pool furniture looks good and the gates work , then maybe I can give a good review I feel áshame to invite family over because the amenities and surrounds looks dirty.
Great place to live, is nice and quiet, most of the neighbors are friendly. Maintenance on grounds could be better including pool and gym.
I have only lived here a little over a week, but the office staff is great! They took the time before I moved in to address any maintenance issues before I moved in and have been very helpful in answering all of my "new resident" questions. Thr maintenance staff is excellent and very, very professional. The complex grounds are meticulous! The complex is in walking distance to sooooo many retail stores and restaurants. I feel very very safe in this area, neighborhood and complex.
I am satisfied with the decision of renting in this community I was a bit skeptical before because of reviews of parking but I solved that issue by renting a garage!
So far so good, love the Pool, Gym and Grounds, friendly staff.

New tenant here but so far Courtney Trace has been a very nice. It's a clean and quiet community with a lovely pool and fitness center. Tenants are friendly and apartments are nice and clean.
The property management is very poor on delivering needs for its tenants. The maintenance staff are very in experienced. We haven’t had an operating gate for over a year.
The worst management ever! Terrible customer service, overpriced rent, pest control is terrible, air conditioner broke more than 5x, miscellaneous charges on the rent, they don’t clean the hallways, the gate is broken 99% of the time yet they still charge you for this service in your rent. They take forever to fill a maintenance request, literally every week they have new people working in the office, they change your light bulbs with old ones so they’re constantly having to be replaced, I had maintenance tell me I had mold and no one ever came to check the apartment. This is one of the worst places you can live at. I don’t recommend this place to anyone. I would rather live in a motel than to have to deal with this apartment complex ever again. Also the parking situation here is ridiculous. Unless you have your own garage good luck finding parking.

I lived there for 4 years and paid my rent on time, every month. After moving out of state, I received a final bill, which I paid in full online. 6 months later I received a letter from a collections agency for the amount I paid on that final bill. Mind you, I never once got a call from anyone at Courtney Trace asking why I didn't pay. I immediately contacted the collections agency to notify them that this was paid in full directly to Courtney Trace. They told me I needed to contact Courtney Trace and have them send something in stating this was accurate and paid. So I called and spoke to Angela, who looked up my account, and verified this was paid and my account showed a zero balance. She apologized for their mistake and promised on multiple occasions they would get it handled. Now weeks later I get a notice from the credit bureaus that I have a derogatory account that needed reviewed. This means Courtney Trace did NOTHING in that time frame. I am in the middle of trying to secure a home loan, and now I have to push that back, while I dispute this with all 3 credit bureaus. Who knows how long that will take. The horrendous communication was something that happened consistently in the 4 years I lived there, but now this along with their disorganization and laziness is costing me a possible home. There are so many other newer apartment complexes to live at in that area. DO NOT LIVE HERE.

As a recent tenant, I can honestly say, it was a pleasure living here. The staff was always courteous and constantly stiving to meet our needs. They had lots of community events that allowed neighbors to meet each other. I would DEFINITELY recommend Courtney Trace for anyone looking for a great place to live! -B. Hunt
The Leasing Office Team at this apartment is very accommodating and friendly. I strongly recommend living here. Since I moved here in April 2017, I love it here. No complains. The location is very convenient to shopping and restaurants as well as the I75 Highway. Angela and Team keep up the great work!
There are no where near enough parking spots for all of the people living here. Every morning when I leave for work there are at least 6 cars parked on the curb by my building alone. If you get home after 5pm good luck finding a spot and forget about having guests over... The office staffs suggestion to guest parking is to have them park at Costco and walk over.... Seriously?! The location is perfect, the apartment is nice, but the parking situation is atrocious. The office staff never seem to know what is going on from one day to the next- Claire is amazing but the rest seem lost. The security gates have been broken since I moved in 8 months ago- they might have worked for a week. It's definitely not worth the money I pay for rent.
The apartment is average and the landscaping does a good job to hide the issues. The "security gates" are broken 70% of the time. Parking is a nightmare (seriously). The worst part is the management group; extremely unfriendly and no one enjoys walking in the office. Nothing is a convenience, everything is a hassle.
The location of this complex is perfect for easy access to the Selmon Expressway...giving you an easy commute to downtown and South Tampa area. It's also directly behind some great restaurants and shopping! Unfortunately, the location of my specific apartment puts me directly next to a major interstate. I've had to noise and sound proof my bedroom to the point where I now don't have access to the bedroom window.
I'm so glad that I chose Courtney Chase for my first apartment home after moving to the Tampa Bay area. The location is within walking distance of many restaurants and key places I shop. It's near the mall, crosstown and I-75. The maintenance staff is great and fixes things within 24 hours of putting in the request. The apartment I have is large and has a great floorplan. It also has the best appliances I've ever had in a rental.
