Property Ratings at The Grove at Hickory Valley
A unit I anticipated living in had black mold coming through the bathroom air vents. The water damaged wood underneath the sink had been spray painted over instead of replaced. I took it to management all they could say was “the floors are new” I wouldn’t recommend this place to anyone.
This is an old model apartment complex. In the summer it will be extremely hot in your apartment. Their old ac unit can’t cool off properly when it’s 90 degrees outside. And another thing…bugs can crawl under your door because of the gaps in between the door and the floor. Bedbugs…spiders…caterpillars. You name it. And at the night the apartments wreaked of marijuana
bedbugs and roaches!! poor management as well. stay far away.
I have lived here for almost 4 years and in that time there have been over half a dozen owners. There never seem to be any actual 'improvements' despite the fact that rent keeps going up every year.A month ago there was a shooting in the parking lot,and despite that,there have been no security measures put in place.There are no cameras ANYWHERE,no courtesy officer,no entry cards,hardly any lights and the gates are almost always open.I found a lost of almost 100 police calls in the last year including 2 or 3 sex crimes.I asked to be let out of my lease,because as a single woman,I feel unsafe here and haven't actually LIVED in my apartment since.They refused.If you are going to live alone,have children or are in any way cautious of your safety,DON'T LIVE HERE.
The apartments are nice but the office staff extremely rude and not helpful.

The apartments were decent and the property was alright. However, the front office is not the best with communication. I was given the run around. I called to make an appointment to view a studio apartment. When I got there, they showed me a one bedroom. I was confused and asked about the studio I was supposed to see. That's when I was told it was rented already. I asked about any other studio apartments available. After looking into it, they found that there was one possibly available. They tried to pressure me into signing that day to get a special promotion they were running. I got a call later that day stated the studio would be available. I completed the application THAT DAY. I called multiple times and even text to get started on the next step. However, I was ignored and ended up losing the apartment. Afterwards, they finally called me back and told me the one bedroom is available, but didn't even offer the special promotion anymore. I don't want to rent from them simply because of the experience.

From the get go, I never had a good experience at this place. Maintenance never followed through on requests timely and never would fully resolve issues. One month I had eviction notices after I paid rent on time. The next month, they drew my rent payment out of my checking account twice. The week of Christmas I couldn't even use my bathroom because of an ant infestation. I've had to have mold killed at my air conditioning vents multiple times. My neighbors air conditioning unit causes a loud vibrating sound in my bedroom that the property refused to fix. My bathroom smells like smoke at all times. The sad thing is I could keep going and going with more issues. Rent at your own risk.

Management started off a mess. Renovations caused rent increases. New office staff is friendly, for the most part quiet and clean.
Mostly quiet and clean. New staff is friendly. During renovations, a couple dumpsters were removed, now the ones available fill quickly and sometimes overflow. Maintenance usually responds in a decent time frame, but does not always check back.
From start to finish everything has been Great! Brigitte was my leasing agent and was very helpful, I could tell how much she cared and how experienced she was! The apartments themselves are being upgraded after new management took over recently. Bottom line is that I got WWWWWAAAAAAAAYYYYYYY more than expected!!!!
I've lived here for several years. DON'T BOTHER! Management is terrible, unprofessional, and unavailable. The office NEVER answers the phone. Many times you stop by the office and its locked with nobody available. Maintenance is non responsive. I've had maintenance issues before and more than once, no one even showed up. The property is very dated and run down. WE DO NOT HAVE HARDWOOD FLOORS, its cheap linoleum and not installed very well.
I had a rough first start moving in because my power wasn't working and neither was my hot water heater. The maintenance was quick to fix it and everything has been good since. It's a safe place to live because I don't feel scared being a young woman living on my own in these apartments. Overall it has been a nice place for my first apartment.
