When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.
Ideally located, Cordova is fast-growing due to its natural beauty and its proximity to Downtown Memphis. Cordova pairs historic sites such as the Walter Granville Allen House and Sangie Cemetery with modern amenities and convenient shops and restaurants. Popular destinations include the Cordova International Farmer's Market, the Cordova Bowling Center, and the de Cordova Museum.

Property Ratings at The Willows at Shelby Farms
I am in my 3rd year at the property. I moved into a renovated unit - new everything basically and have been very comfortable. Living alone I have felt safe and connected. The maintenance staff has been so responsive and helpful. The office staff is polite and follows up. Yes, I have dealt with ants on occasion - pest control has addressed and remedied. Yes, there is a 60 day move out policy, which is in your lease info. I have loved my fireplace in the winter, my balcony in nice weather and the wooded setting of the complex. Mgmt is working on improvements constantly. The only thing I feel is missing is valet trash service.

Thank you for sharing your experience with us! We’re so glad to hear you’ve been enjoying your unit. It’s wonderful to know that our maintenance and office staff have been responsive to your needs. Your feedback about valet trash service is valuable, and we will certainly take it into consideration as we continue to make improvements.
I have roughly live at the complex for 15 months, since I’ve been here I’ve dealt with several bug issues, ants (winter 23-24, house flies (May-June 23, and fruit flies (April-June 24). Whenever I talk to the staff, they say that it’s normal. AC went out (Approximately June 10, 2024) the maintenance team closed the tickets prematurely before the issue was resolved finally on July 5, 2024 my AC was fixed. The complex gave me one portable unit during that time, resulting in temperatures, only being several degrees cooler inside, and it was outside. I spoke with the assistant property manager (7/2) that told me she would relay the message to the property manager and get with their corporate office about securing a credit additionally, I reached out to the district manager (7/10) who also was supposed to call me back the next day to finalize the credit amount and it’s been almost 3 weeks and I’ve still have yet to hear back from anyone in management. There’s been several break-ins into vehicles, including one that happened last week, and the property claims that there is surveillance and a security team that patrols at night. The on-site laundry facility is locked at completely random times; The trash compactor appears to break or malfunction at least once a week this has been since I’ve lived here when I talked to the district manager three weeks ago she told me that she was aware of the issue and had recently escalated it to the company that provides maintenance for the trash compactor; when it isn’t working a padlock is put on the compactor and no communication is sent out to the residence to inform them therefore other residence go to the compactor see the padlock and drop their trash off in front of it, causing there to be a pile up of trash at the front of the complex most recently they put orange cones near the compactors entrance, but I watch multiple vehicles stop at the cones and steel dump their trash in front of the compactor door again I say there are signs posted that it’s under surveillance however nothing seems to ever be done to the individuals that are doing it because it still consistently happens.

Update: Move-out process! The property requires a 60-day notice to vacate the apartment. There is no acknowledgment when this notice is returned to the office. Scheduling a walk-through of the apartment was a complete and utter joke! After the office had rescheduled this date multiple times, we finally spent 15 minutes and completed this task. The management office informed me that they had no record of the walk-through. They mentioned that if the walk-through was not completed before the end of the month, I would be charged for an additional month's rent, or the rent for that month would be prorated based on when the walk-through took place. The walk-through was completed, one day before the new billing cycle was completed. I was informed once again that I would receive the final amount owed in an email. when I checked the renters portal, it showed the full amount due for the next month. I again called the office and questioned what was going on, and why I had not received my final billing. I received an e-mail the next day and promptly paid it using the renters portal as instructed by the office. I received an email response back reflecting the amount owed was zero. Months later, I decided to rent an apartment along the Alabama-Florida Coast. During the application process, I was asked if I had any evictions, to which I promptly replied with a "No." However, I was later informed that there was a question regarding a notice filed in Shelby County by the Grove apartments. To clarify the situation, I sent an e-mail containing the correspondence that showed from The Grove with my final billing as zero. Unfortunately, I then contacted the Grove office, they informed me that they had no record of it due to the ongoing sale of the property. They provided me with the lawyer's information as well as the former property owner's information. After approximately 8 weeks of numerous phone calls and exchanging of emails, it was discovered that the office at the Grove had closed my renters portal account, effectively canceling my final payment. Although the prior owners waived the lawyer, late, and filing fees as we settled on the amount due, it still appears as an eviction with the matter being resolved on my record.

Our team is sorry to hear about your situation. It sounds like your concerns were with the previous team. While we sympathize with your situation, we are disappointed to see this on our community page.
I just recently moved in and not one day after moving in had a ant problem. The ants are so aggressive they get into your car and takeover.
I have been living here for about a year. This place recently got new management and they are progressing! It is alot better now compared to before!

Thank you so much for the four-star rating of The Willows at Shelby Farms. If you ever need anything to make sure your stay remains amazing, just give us a call! Our team would be more than happy to help you.
Let’s start with only one trash can on the whole property. Gates are always open.. people that don’t live in the community get in and out with no problem. Feel bad for everyone that’s getting their rim stole off their car. When it gets dark their isn’t enough lights around the the property. Plenty of raccoons and gnats for the area I was in. When you walk out of your apartment you might run into a raccoon, I have several times. Have told management several times & they do nothing.(But tell you what you want to hear) Lived here 2 years & the pools and gym was never opened. Tried to get something fixed one time & asked them if I could set an appointment for me to get it fixed so I could be there & they told me that the maintenance people will just come when they come. Took them two weeks for them to come fix my toilet & they came while I was at work. The maintenance people stay busy I bet lol. I could go on and on the trash is always over piled. During the summer time I hated it the worst because the gnats and mosquitos came out full force I have never seen so many gnats I guess everything came from the water. Hopefully you get the pictures there is plenty of other places you could pick in Cordova actually work the money. Save yourself a headache

This feedback is disappointing, as our team works diligently to provide all residents with a pleasant place to call home. The comfort of our residents is our top priority and we encourage reporting any suspicious activity to the proper authorities. We work hard to ensure a clean and comfortable environment. However, due to our community’s location, we occasionally get unwanted little visitors. Our goal is always to provide maintenance services in a timely manner. All resident requests are addressed in the order in which they are received with priority given to more urgent repairs. We'd welcome the opportunity to improve your stay and encourage you to call or email the office so we can offer the five-star service we know we're capable of.
I sent them a message through messenger like 4-5 days ago. And no response, and after I sent that message, they are going fine busy posting random stupid stuff on Facebook. But not respond to any of their residents. Horrible property too. Very poor communication.

Hell would be better than this place!!! They dont want to fix anything. And gunfire out side your window. Then if you have to complain about a tenant they say call the police. The police are tired of this place. They will show up 5 hours later. I live in pure hell with the neighbor above me theykeep us awake all night, all day banging on something metal. Flooding my apartment for the forth time and the last time when the carpet was flooded didn't even send someone to get the water out of the floor. But we should call the police... my 3rd floor neighbors I'm pretty sure are drug dealers. Caught one of them the other night out side my son's window smoking weed. The place needs to be condemned!!!!

We are very disheartened by what you have mentioned in your feedback and your negative characterization of our community and staff. When issues are brought to our attention we are sure to do what we can to see that they are addressed as quickly as possible. If you wish to discuss this further, please reach out to a team member over the phone at (901) 756-1906. Thank you.
My family came to view an apartment & was met with less than poor customer service! A total of five people in office and we sat and waited for over 20 minutes to even view an apartment (that we never saw)AFTER initialing asking were they showing apartments!!! Let me add there were NO other people waiting.. just my family of three. A simple no we aren’t showing apartments at this time would of been more sufficient. Not even given a “piece” of paper to view pricing, amenities, or anything. We should of turned around after noticing the service was lacking.. If your seriously considering this complex.. save your time and view a different location and make this one your last stop they probably still won’t be ready though

I moved here with my husband and my 3 year old at the time. We started out with no air in the middle of July and the emergency maintenance man wouldn’t return my phone calls and when he did, he said well we had to order a part so we’re waiting for that. We were without air for about a week. Then came the bugs. We had ants like I had never seen before and the pest man told us to get ant traps because it almost looked like an infestation. Behind our toilet was dry rotted and there were huge wood roaches that came out of that hole. They put us in what we found out later was a “partial upgrade” and in upgrading, our floors were coming up they put our cabinets on backwards and our fridge door was backwards. Then came the mold. There was mold on all of the windows and on the ceiling. We were told the windows would get mold every time it got cold outside and to just clean it off. They never came by and fixed it, the work orders were getting lost, the office staff was hanged every two weeks so it was always someone’s word against yours because no one had a clue what was going on. The pools are never open, they’re always green, and the gates are always broken. ALWAYS broke . Our car got broken into twice and the maintenance mans building got broke into. We gave a notice to move out and they said we owed them two months rent because it was a 30 days notice, but BECAUSE of all the unresolved issues the regional property manager said it was fine to let us leave as long as we paid the last months rent and we agreed. Well a month later we got a call from a bill collector saying we owed $1436 for breaking the lease. DO NOT LIVE HERE. They will take advantage of you and they will do what they can to get their money.

While we appreciate all feedback, we are very disappointed to read such a negative assessment of our community. Our staff works very diligently to try and give all residents a comfortable and clean place to call home. We understand the frustration of appliances breaking, our maintenance team strives to handle all work orders in a timely and efficient manner. On behalf of the entire team at Grove of Trinity Pointe, we sincerely apologize for the discomfort and inconveniences that you and your family experienced with us. If there are any outstanding issues you would like to discuss we invite you to stop by the leasing office or give us a call at (901) 756-1906. Thank you. - The Management Team at the Grove at Trinity Point
I’m serious. Awful. DO NOT LIVE HERE. THEY DO NOT FIX ANYTHING YOU ASK THEM TO. They don’t care about you as a person. It takes them months to fix something. Never got my referral check and it’s been like 7 months. Several things were broken when I moved in (ice maker, door knob not screwed in... it was literally just laying on the floor, come on, guys... tub drain didn’t work, tub has paint chipping off so I can’t take a bath.) JUST PLEASE don’t live here. I’d much rather see this whole complex just go under for the sake of everyone.

Horrible place to live; wish I could give them 1/2 a star. Absolutely no follow up on maintenance issues. I had raccoons living in my attic for months (and they came close to getting in the apartment a time or two). I had to stay on top of the office to even call pest control and then when pest control finally showed up they didn’t know how to get into the attic area and no one from the office/maintenance staff knew either. The light in the breezeway directly outside my apartment was out for 9 months before they finally got around to fixing it (MULTIPLE calls and maintenance requests submitted). This was a huge safety/security issue and they just did not take it seriously. Now it’s July 1 and our pool has been open maybe 3 days total this summer? I’m not sure what is going on in the office, but they seem really inept at handling issues and keeping this place up and running. Can’t wait to move in August!

Thank you so much for taking the time to leave us a review. Your concerns have been noted and we apologize your experience has not been favorable! We are very short staffed right now and we look forward to getting our community fully staffed so we can remind all our residents what a great community The Grove really is. Thank you. -The Grove at Trinity Pointe
Beautiful property. Never had an issue with my apartment. Staff on the other hand needs some training in basic customer service such as answering the phone, returning phone calls, emails and following through with what they said they would do.
It also took 4 months to fix our A/C, but that story is for another time. Our ice maker has been broken since we moved here in the summer of 2016, but after it took 4 months to repair our leaky A/C, we decided to leave that for another day and not stress about it. Well, another day has arrived. It has taken 5 weeks and all they did was bring in a new refrigerator which STILL doesn't make ice. I informed them and they said they were aware and bringing yet another part tomorrow. All in all, their website preaches same-day maintenance service. That will never happen. Ask any resident and they will tell you. I have left multiple voicemails throughout a period of two weeks but not a single call is returned. You have to physically take the time to go up to their office to get anything done. Good luck if you move in. I'll have a beer waiting for ya to relieve the stress.
I enjoyed living here. It was quiet, maintenance staff was on top of things. The only thing I wish is that the apartments were more modern or upgraded but overall I was here 2011-2014 and enjoyed it.
My apartment complex is in a quiet place in Cordova Tennessee. Often times the gate breaks due to people not having access. That is bothersome. Overall the complex is nice and quiet
Living at the Grove at Trinity Pointe has its ups and downs, WIth decent security of cordova and good amenities, it has its perks. Although Trinity Pointe itself could use some up-keep. Be ready for noisy neighbors and walking 3 buildings down for a parking spot.
I moved into the Grove at Trinity Pointe two years ago. At first I was renting a one bedroom, and then I became pregnant. It was either time to relocate or move into a bigger apartment in the same location. The decision was easy!!! The leasing office staff are nice and very prompt. If there's a problem inside of my home, maintenance makes it their business to be on time and get the job done. We have a family oriented community, that takes pride in their residence.
Living at The Grove at Trinity Pointe is about more than our apartment. The design of the complex with winding roads, mature trees, and exquisitely landscaped grounds give you a welcoming feeling every time you come home. Unlike many apartments built in later years, this apartment has spacious bedrooms, allowing so much more flexibility in arranging furniture. Because we use one of our two-bedrooms as an office, we were thrilled to discover that we could put two desks, two credenzas, and three bookshelves in the room and still be able to walk around. The walk-in closet in the second bedroom is incredibly useful for us to store filing cabinets and supplies. The master bedroom is large enough to accommodate a king-sized bed with both bedside tables, a portable fireplace, and a large upholstered chair. There is a dressing room nook with a counter which provides the perfect place for my jewelry to be displayed. The walk-in closet is large enough that I can keep my hamper in the closet, store all our folded clothes on shelves, and still have room for all our clothes without crowding them. In the last two apartments we had, we were not able to have people sitting in all four chairs at our dining room table because of limited space. Now we can! An open bar overlooks the dining room from the kitchen. The kitchen has a pantry and is large enough that my husband and I can both be in the kitchen at the same time. The living room provides a nook with a deep counter for display items and cabinets underneath for storage. A large patio is accessible through patio doors in the living room and a French door in the master bedroom. When we settle in the living room in the evening, we can look out upon a tree-filled landscape and let the drama of the day float away. Once we close the blinds, we feel very cozy as we watch TV or read in this place we call home.
I've lived over here a year, the staff is extremely friendly and the upkeep of the complex is amazing. It looks beautiful over here.
