The grove at Turtle Run management is dishonest, unprofessional , rude and will do whatever they want including stealing application fees by discriminating one some and when you leave they will not return your deposit even if you leave the apartment in very good condition. They will not respond timely with requests but will gladly take your money. Stay away from this place!
Management is poor and all they do is lie to tenants. They decided not to renew our lease after they completed their annual inspection. My family was sick at least 1 once a month without fail and could not understand why. The apartments are filled with mold and poor ventilation. Oh, and you will never be allowed to speak to the property manager and there is NO contact info for their corporate office.
The apartments have mold , They do not have proper ventilation and they do not care. They only will come if you have issues. I will call for a health inspector as I know 5 different people that have mold in their apartments. My neighbor downstairs had black mold and had to throw all of her shoes away. I had white mold all over my clothes and furniture. Two, before you move , take pictures, and do a walk in with them and ask them about the damages and prices, as they will say send you a bill and take your down payment for no reason even if you leave things the way you found it. 3, they won’t send you the corporate address or information , but I will find it and let everyone know. I am planning on suing them.
I love my new apartment at The Grove. It is absolutely great. I am so glad I didn’t take the advice of some of those unpleasant reviews, as I found them to be completely untruthful. The Grove is a beautiful property, the apartment and staff are outstanding. I am trilled to have moved here, it feels like home. I highly recommend it.
I lived in the Grove at Turtle Run for 4 years. Very well maintained. They always promptly and courteously took care of any issue. Loved living in this community and area of town.

When you lease an apartment you have certain expectations as a tenant. For me, it’s the amenities. Pool, gym, office center, etc. Due to Covid 19, all of these amenities are non existent. I have spoken to at least 10 other complexes and all have re-opened pools and gyms under certain restrictions when the county allowed them to (April 29). This complex has made zero effort to re-open, even as of October. They are constantly changing their office hours, which makes it very difficult to pay your rent. Considering they don’t have a drop box and to pay online, the fee is very hefty. In my case it was $52. And the late fee is appx $150. Who in the year 2020, doesn’t have an online payment portal?? Atleast one that doesn’t charge a ridiculous amount.

I can tell you that I have not rented there, I was calling to rent and the person who speaks Spanish treated me as if I were asking him for money, and the one who was going to give the money was me, he told me not to call anymore, imagine mebos badly I see the comments I was not wrong to decide elsewhere

I recently moved in and have found that this is a wonderful community and the reviews that say otherwise are truly misleading. The staff is attentive and extremely helpful. I’ve had interactions with the manager, I believe her name is Maria, and she was quick to assist me and ensure that I was happy with the resolution. Parking is a little tight, but honestly that’s anywhere you go! I’ve lived in brand new communities and they have the same exact issue. The maintenance staff does a wonderful job and are quick to handle requests as well. The apartments are newly renovated, mine was just finished and I feel like I was the only one who has lived there. The bathrooms are beautiful and the closets are huge! Apartments in NYC are smaller. The gym is insane! The pictures don’t even do it justice! Literally every machine you could want, and has led me to cancel my membership elsewhere. They offer spin classes too and have a dedicated spin room. Regardless of where you live issues will arise, and that’s not how I measure a community, it’s in how their staff reacts and handles the situation. If I’ve this staff is stellar and really cares about their residents happiness. I consider myself to be picky when it comes to where I will live, and have high standards and I promise you will not be let down here!

I would encourage anyone considering renting from The Grove at Turtle Run, to look elsewhere. All they care about is their money. They are not considerate of their renters needs, they only care about themselves. The parking situation is horrendous, they do not have a way to monitor who is renting and who is visiting. We had our vehicle towed when there were no spaces to park, and we had to park in a no parking zone. They did not reimburse us for the costs, and made no efforts whatsoever to make sure there were enough spaces for the residents. We rented our apartment till August 31st, we turned the keys in Sunday the first of September, they charged us another day for rent, which they took out of our security deposit. We paid rent till August 31st, we stayed late to clean the apartment, it was in better condition than when we received it. The office was closed, so we could not turn the keys in till Sunday, so instead of showing consideration to us, they decide to charge us an additional $75 for one days rent. On many occasions, I tried to use the community pool, or the hot tub, and it was not available. For the money they charge for rent, I would certainly look somewhere else. I told Maria, who is the manager to send my deposit to my PO Box, and she sent it to another address, an address that we had not discussed. Nadia who is the assistant manager, never told us of the parking situation when we were leasing, she said are plenty of spaces. Soon after we signed the rental agreement we found that there is a daily battle to find a parking space. The problem was, we already signed an agreement for a year, there is nothing you can do because now you are obligated for a year. That is why I say, do not take the chance renting from these people, because if you do it will be too late. My name is Murray Welch

-parking is nonexistent! I have seen people park outside of the complex by the trash since they cant find parking inside the complex -the office staff (with the exception of 2,) are rude! -when you call for a work order, they take over a week to fix (still waiting on one that i placed a week and a half ago) -no one here follows the speed limit (dangerous for little kids ) -the apartments they show you are a lot nicer than the ones they give you -pest control is non existent There are other options in coral springs in the same price range, so definitely go elsewhere. And its disappointing because the area is really nice , good school zones, and the gym is great. But the good definitely doesn't outweigh the bad.
There is nothing luxury about these apartments! From the very start I experienced bait and switch. I was offered a lease at one price. They called me not once but twice and changed the price. With only a week before my move, I did not have any choice. Everything is breaking down in the apartments. I had to call once a month to repair the A/C. Finally, after 7 months, they agreed to change the fan. The maintenance man did not know what he was doing and installed it incorrectly. He left the apartment and the new fan started a fire. Luckily I was home and was able to put it out. The sprinkler system leaked and they needed to cut a whole in the wall. It took 3 weeks to fix it. A child could have done a better job. You have to take your trash to the entrance. They will tell you that they have staff to take it for you, but they are never there. You have to be careful because there are raccoons in the compactor. The carpeting is a poor quality. They say they will clean it after you leave, but after they tear it out, they tell you that they are charging you $800 for new carpeting. The staff in the office is only nice to you until you sign your lease. Do not be fooled by them. This is the first apartment to not give me my deposit back, let alone charging me additional funds. I am paying a lawyer to take them to court! Save yourself a lot of aggravation. You can find the same for much less money and less aggravation!!!
They have very nicely upgraded apartments to choose from 20 years of growth on there landscaping. Not always somewhere to park close to your u it but always somewhere on property for you and your guest to park . Great place to live
They have a big sign outside “Luxury” don’t buy it. We just move in and the apartment is not luxurious at all not even close. Appliances are stainless steel yes but the basic line!!! Floor is vinyl (plástic) kitchen cabinets pretty old !!!! Bathrooms need fully remodel. The people working at the leasing office are the worse!!!!! Needs new management company. Ahh not to mention that you have to carry the trash and drop it at the compactor located at the entrance!!!!! And you pay for it!!!! DO NOT MOVE TO THI COMPLEX
I do not recommend anyone renting from "The Grove at Turtle Run". We lived in this community for two years and have never been late on our rent. We are quiet individuals and never had any complaints against us. My wife and I are very clean individuals and have never in 20 years not gotten our security deposit back until now. When we moved in they installed brand new carpeting, which I figured out everyone gets because they are charging us $700.00 to install new carpeting in the unit we just moved out of which in no way needs replacement. The manager told my wife not to have the carpet cleaned a week earlier because they only charge $100.00 to have it cleaned. That was a ploy to be able to charge us for new. I've rented apartments in the past with worse carpeting than I am leaving at this apartment. Their business practices are very bad. Not only will I never rent from them again, I will never recommend them to anyone I know and my friends know how clean my wife and I are.
Very poor business ethics and the whole place is a drug den. When I complained about the constant drug use of people on their balconies, the woman in the office said "You should have told them to share." We rented short term for 5 months, kept the place perfect, when we moved in it was filthy with stains on the rug, dirty shower, and all the surfaces covered in this nasty dust. When I asked them to clean it, they told me to use Tilex and clean it myself. All the interior doors fall off the hings and they never fix them, I had a towel bar that was jerry-rigged and when they came to fox it they took the bar out, left the end holders, said they will order the new bar, but I never heard back even though I followed up 4 times. STAY AWAY!!! This place is a private owned, low-income, drug neighborhood, with people in the office that act pleasant until you sign the lease. They will also have insane ridiculous charges upon moving out that will cost you $100's if not more. RENTER BEWARE!
Do NOT fill out an application. Do NOT move in. RUN!! We filled out an application to move in and the complex told us it would cost $2000 to move in so we signed the application. They got back to us 5 days later to tell us our credit was denied but we can still move into the apartment if we pay $4000. We told them we weren't taking the apartment because we couldn't afford the move in costs. They turned around and told us we needed to pay one months rent of $1,500 (we NEVER signed a lease) since they "held" the apartment. They reported us to the credit bureaus and we are currently working w/ an attorney. Unprofessional, unethical, and illegal
I don't expect the place to be perfect. Put in a work order, an indicator light wasn't working on new dishwasher. Long story short a yr & many calls later it's now not under warranty & they won't fix it. Electric bill was over $200/mo AC never turned off & kept freezing..after months of telling them the AC needed to be replaced they refused until it actually stopped cooling. Immediately got a nasty attitude saying "well heat rises", a week later it was replaced. Put in work orders for stupid things-repainting the baseboards they scratched after replacing the flooring, fixing blinds, etc. Had to call multiple times over wks/mos to get them to come out. (That's why their new dishwasher won't be replaced). Went in over the weekend to put in a couple work orders that were no big deal & to ask for our carpet cleaning, the woman in the office wrote them down on a sticky note & said they would call to let me know when maint would be there to lock up my dog. Called yesterday to confirm the cleaning scheduled for this afternoon & the work orders were put through. Was told by Pam that she would schedule the cleaning for today & that the work orders were put in. Took 1/2 day from work for the cleaning. (Still no word on when they'd fix the other 2 issues). Been sitting here since 1pm which is the earliest I was told they'd be here. My dog - he's been snoring on the couch. They never showed. I was told by Pam that not only did I NOT talk to her yesterday but both maint (never told me they were coming) & the cleaner knocked on my door, no one was home & my dog was barking at the door so they couldn't get in. You can imagine the way the rest of the conversation went. The flooring that was replaced in the kitchen is laminate floors they put over top of the old one so now it's bubbling & cracking..the granite countertops are granite like that was sprayed over the top of the old one..there's drip marks. Repainted the outside of the buildings last yr..never finished my porch, I put a work order in for that - it's been months already & it's still not done. This place has turned into a slum in the last 5 yrs & I wish I didn't have to stay another yr. Tried contacting their property management to put in a complaint & they're just as terrible. These are only SOME of the issues here. I wish we had listened to the lady we thought was crazy when we first moved in, now I feel like I'm that crazy lady..don't be me, don't ignore the crazy lady.
This place is ridiculous!!! Ac broken again!!! The put a portable unit in my apt.. Hooked it up wrong so all the heat and exhaust was running through my house for I don't know how long today!! It was sauna inside with my poor dogs locked inside!!!! Plus they broke my rocking chair I got when my son was born!!!! I caught the front office people as they were leaving and the lady had the nerve to tel me it wasn't her problem and she doesn't bother me on my way home from work!!! Really!! Last night I had to take the dog to er because she had a stroke, possibly related to being trapped in the heat! I got home at 1am and my ac is broken again!

The manager "KIM" is very rude. She needs to go across the street to public's and have them trained her on what customer service is. She walk with her head up in the sky as if she's walking on water. Parking sucks. You better get home early or you will be driving all night looking for somewhere to park. The rent is decent when you first move in but once your lease is up they will raise it up. Everyone don't pay the same amount for rent. A friend of mine moved into a three bedroom and his rent is lest than mine and I live in a two bedroom. My rent went up over $1500 after two years. They charge you $65 a month for CAM FEE (SERIOUSLY)That is $780 for the year, plus my rent went up $70 more a month. If that is not arm robbery I don't know what it is. If you don't believe me go by the last weekend of every month and you will see so many U-haul trucks with people moving out. It's not worth it.
I moved in September 2015 to a spotless apartment. That Definitely exceeded my expectation! The leasing representatives are extremely professional and friendly. The apartment is large and bright with lots of closet space. The maintenance staff is on time, quick and efficient. I am very happy with my decision to move to the Grove Apts. Hats off to the staff and property mgr Kim! P T
Turtle Run gave me a great tour, their customer service was excellent! I love the location and the view of the water.
Pros: -Located by a preserved wildlife area and surrounded by ponds and stream, this place is great for recreational fishing, bird watching, and turtle observation. -The maintenance is pretty good at responding to tenants. -Safe, gated community. There are even some cops that live here. -Clean, no infestation problems. -Modern inside. -Heated and non-heated inground pools and hot tub are usually pretty clean. -Close to highway, food, and grocery stores. -No issues with thin walls or floors! -Beautiful landscaping! Cons: -I've been in two units (1BR then 2BR) and both units have had weak dryer machines. Sometimes I have to dry my clothes twice for them to fully dry. -The mail room is a little slow. -Trash area can get overloaded/backed up but it has been improving!
This is not a good place to live at all. I usually do not write reviews but I feel a responsibility to write this and warn any potential new resident of what they might be getting in to. To begin with the property's office staff are extremely unhelpful and really do not care about any concerns the residents have and their manager is one of the rudest and most condescending people I have ever met. I spent the time I lived there being talked down to, harassed and threatened by members of their staff, including one of the "community officers"; Ms. Escarpita. Mind you I never paid my rent late and never caused any issues or complaints for the staff. They claim to have "luxury" apartments, this is a complete farce and there is absolutely NOTHING luxury about them. They are old, dirty and run down. The entire time that I lived there, I had a dis-functioning air conditioner unit that they refused to fix among numerous other problems. Their own maintenance staff would tell how badly the situation was being handled and how poorly they thought of the office staff. I was the victim of harassment and abuse by my neighbors as well. That is the other thing, they are letting every piece of garbage and unsavory character you can imagine move in to this place which is such a shame considering the nice location they are in. My car was vandalized a couple times and I had to deal with direct neighbors that were constantly using drugs out in the open, leaving trash all over the common areas and screaming and fighting at all hours of the night. Nothing was done to these people despite repeated complaints. Do not expect to park your car anywhere near where you live if you come home after 5pm because the parking there is absolutely terrible unless of course you rent one of their $100 per month garages. They tout their state of the art gym and while it is big and well stocked with equipment, a couple visits to it makes you want to pay to join an outside gym. At least one treadmill never works (it rotates as to which one) and if you are lucky enough to get a machine to work out on, you will have to deal with hearing their on staff "trainer" scream and curse and act tough so loudly that you can hear it even if you have headphones on. The bottom line is this is not the place any normal, decent person would want to live. You do not have to take my word for it if you want but if you move there you will see exactly what I am talking about.
There are a couple of issues here. The first is that they change Property Managers and Leasing Agents on a yearly basis. The second is that there is not parking available here. You need to rent a garage. The third area is the price, $1200 for a 1/1 is crazy. Save your money and buy a condo. The fourth reason, is that they don't screen residents. I read the profile that you have residents with weapons. Wow, this is the last place I would reside at! Plus the Manager dates one of the residents and covers up for him! Good luck here, a modern day soap opera.
In a nutshell, you will need to review the Better Business Bureau in South Florida's narrative. It's an "F" rating. Why you ask? Please read the several complaints about this Apartment Complex. The State of Florida is reviewing the complaints, that are "now under investigation for illegal business practices." You have several undesirable residents that live here. One is in Building 9 and has the "101" weapons he possess. He dates the Leasing Agent that still remains and this is the only reasons why he still resides. The neighbors are scarred of this guy! You are paying 1,300 a month for a 1/1 you need to feel safe, not here!
THIS IS THE NICES PLACE TO LIVE IT FEELS LIKE A TROPICAL ISLAND THEY KEEP THE GROUNDS VERY CLEAN . THE APTS. ARE BIG AND CLOSETS TO DIE FOR.EVERY THING YOU WANT IN A EXCERSIZE ROOM BEAUTIFUL CLUB HOUSE TOO LARGE POOLS PLUS. MANAGEMENT IS VERY NICE AND FRIENDLY. ANY THING GOES IN YOUR APT. THEY ARE RIGHT THERE TO REPACE OR FIX. WE HAVE BEEN HERE 3 YRS. WE ARE IN OUR SIXTYS AND SEVENTYS AND WE ARE NOT GOING ANY WERE SOON THE RENT IS RIGHT FOR THIS COMPLEX. LOVE IT HERE.OH YA THEY ALSO TAKE PETS LOVE LOVE LOVE
This property could be GREAT but it's NOT don't come here! There are far better properties, who charge less fees for application who will actually return it to you if you don't pass, in a timely fashion. I live here and have been happy for a time period but no more and will be moving out. The gym is to die for, yes, but the negatives of this property out weigh the positives, raise in your rent which has gone up substantially since I moved in with no improvements to the apartment, unless you are willing to shell out an additional $50 a month for an upgrade to the kitchen appliances but not the OLD WASHER and DRYERS, not to mention the digusting carpeting. Finally the trash situation has been fixed but you can only deposity your trash at certain hours, now tenants have been inconvenienced when paying rent as the night drop off has been taken away because of a break in. No break in, if they bothered to monitor the checks themselves during the day when they were left in the basket we wouldn't have to suffer the consequences of having to mail or pay rent sooner or during the time the office is open. I think they forget we are the customer. The staff is sometime courteous, but I will give the Manager Kim great credit for all she has accommplished and her courteousy, since she took over but since the departure of Mandy and Tony, besides Pam she is left with a staff that is lacking competancy. Maintenance staff is on it but the people who are now moving in are not desireable neighbors. Take my word for it the way the property owners treat the tenants and they do disregard calls made to them, go to Club Lake Pointe I lived there that is the best property ever and the owners do care. Will be heading there when my lease is up.
Since the departure of Mandi and the gentlemen who was transferred to another property, the staff here besides Kim is totally incompetent. They will upgrade the apartment just the kitchen not the washer and dryers which are old and should be upgraded for the rent charged.. I will not be renewing though I love the size of my closet. The new changes made are positive but more need to come. There are better properties out there don't come here you'll be disappointed. The residents here are not the most desirable either.
The Leasing Office wants nothing but your signatures. I signed a one year lease, and like Alex21, i couldn't wait to get out!! Forget your deposit too. Please don't be fooled by the manner to which everything is presented when you first visit the leasing office. I've lived here for almost 3 years and cant wait for our lease to expire. Initially when we first moved in everything was going well. Here are some of the "dumb" procedure or changes made by the leasing office. -every morning 7 days a week residents have to listen to the annoying leaf blower at 8am even on your day off (Saturday and sunday) are you serious? upon several suggestion to find an alternate time no changes have been made yet. Don't think it will ever occur. -increase in lease but no upgrades are made inside the apartments with worn appliance and outdated kitchen. Its 2013, tenants paying almost $1400 per month would expect a better apartment and not trying to always fixed items when broken which clearly needs to be replaced. No sense of urgency with the grove staff, they need to remember tenants are the customer and there should be a sense of urgency getting thing fixed/replaced. At times the leasing office acts like tenants live here for free so we should deal with whatever procedural process are implemented. FYI- im still a tenant.
After a long search when I met with Mandi, saw the apartments especially how spacious they are I knew I found my home. Mandi is great, helpful, picked the right size apartment, right location and was right on top of everything. Maintenance staff is courteous, responds promptly to calls, are neat and clean extremely professional. The gym is to die for! Great community to live in. Great shopping just a block away everything you'll ever need. Casino too.

It's so funny that I sign in and a tenant (alex21) of The Grove's said every bad thing I wanted to say here. We been living here for 3 years as well and the property has went down so much that we will not re-sign another year when our lease comes up. A lot of promises were made but once we signed, the bad attitudes started all over again. Wow, please save your money because the rent is not worth what they are asking for, especially with no upgrades. My air conditioner went out and it took them 4 days to fix it. Really? In sunny South Florida?
