Do not live here if you have any other way to put a roof over your head. I was a resident for the last year and experienced nothing but frustration after frustration. When I arrived to pick up my keys, not only did the leasing office have no idea that that day was my move-in day, despite my lease saying it was, the apartment was not ready and I was requested to wait five days for it to be ready. When I arrived five days later, my apartment was full of maintenence workers finishing the cleaning. Maintenence requests take forever to be filled and the emergancy after hours number is a joke. I had an active water leak situation with puddles of water in the carpet and it took over 12 hours for my call to the emergancy maintence number to yield results. Even then, the maintence worker took a look, said that they would be back after checking the apartment on the othe side, and then never came back. I had a water leak in the ceiling that was supposedly "fixed" that came right back. Of course, everyone at the front office is very sorry when you express your frustration with how maintence work is handled, but nothing ever changed for the better during my residency. When I moved in, I was told that the gates would soon be operational. Despite getting an email to sign up for the new gate operations provider several months ago, nothing ever happened with the gates. Everything you read here about pest problems is very likely to be true. They run rampent throughout the complex. The parking lot's drainage is also poorly designed and, on heavier rain days, you can expect to step in several inches of standing water. Despite the enormous number of shingles I saw on the ground after the derecho storm in May 2024 and Hurricane Beryl, I never saw any roof repairs being done, maybe they were but I never noticed that happening, but some of the flashing and gutters were finally getting fixed a couple of weeks ago. The one good thing I can say is that the park on the other side of the street is pretty cute and a nice walk.

Living here is very awful. The existing management doesn't even deserve one star. • Rats and trash are everywhere within the compound especially around the trash areas, and snakes, which are part of the game trying to hunt the rats and other rodents, are also present. Inside the house of the apartment, there's an infestation of all types of insects and roaches; it is a horrible place since the new management took over. It serves as a life lesson example of how bad management can lead to a complete disaster. • In 2022, we reported an internal mold problem in both restrooms stemming from the inner utility systems, but no repairs were made. • Additionally, both sinks in the restrooms needed repair. Although a gentleman temporarily fixed one sink in January 2023, promising to return to address it appropriately and do the rest, he never came back to address any of the issues. • In 2022, we also reported malfunctions in switches and all the apparatus of lights for both closets. The gentleman who temporarily fixed only one closet never returned to repair them properly. • Furthermore, in 2022, we reported that all stove burners, except two, were malfunctioning, but no repairs were made. • Additionally, in 2022, we reported some smoke detectors malfunctioning even after replacing the battery. Nevertheless, no repairs were made. • In September 2023, we reported that the dryer was not working. Promises to repair were all lies. We reminded the office on November 17, 2023, but no solution was provided. • We had to spend additional money on chemicals to treat drainage problems, including mold and other issues. Despite reporting the presence of roaches and all types of insects, nobody came to address the infestation, forcing us to spend more money to eradicate it. • Additionally, we have observed pet owners allowing their dogs to excrete in the apartment resident areas, resulting in the presence of green flies in our patio and home, posing health hazards. Our attempts to seek clarification on this matter have gone unanswered. • We visited management office multiple times to discuss the aforementioned issues; however, none of the problems were resolved.

Let’s start with how unprofessional this complex is. Since day one i have been getting the run around, starting with, when when my apartment would be ready for me to view, prior to moving in, as i lived 2 hours away and would drive to Houston to get everything done. Brandon is my leasing agent, he seemed fantastic at the beginning, but now he doesn’t respond to calls, has only responded to two of my numerous emails. I’m currently going through a situation with roaches, and my unit AC unit has recently broken, i called these people out to check out my AC, June 14th, they claimed all was fine, my AC wouldn’t cool correctly because i’m “Facing the sun”. So maintenance reported everything was fine, now jump a week later, June 21st. My AC unit was blowing warm air, inside temp was 81 degrees, and rising. They keep giving me the run around yet again, saying they ordered an new AC unit, when this morning June 26th, Brandon claimed they were getting everything in order for it to be fixed today, now the office is telling me they don’t know when to expect my new AC unit to be installed, I have 3 children under the age of 5, and y’all are trying to make us live in this heat, when it’s now reaching 91 degrees. This is INHABITABLE! They do not care about the tenants, and it SHOWS. Nobody in that office would be sitting there in 90 degree heat! Let alone let it go on like this for A WEEK STRAIGHT.

I was suppose to move in last month and the unit I was assigned to had roaches crawling on the carpet and walls. There were dead ones on the counter in the kitchen! There were bugs in the tub. My unit was not ready at all. I immediately canceled the contract. Do not ignore the roach reviews. It’s still accurate.

This place is nothing but a wreck. Roaches, fights in the parking lot, outlets that don't work, a non-responsive staff that you can't reach on the phone and half the time you can't reach them in the office. There's a swimming pool that's been closed all summer. Because why would they give a reason? I have internet with my own provider and they try to charge me more money by billing me to use their internet WITHOUT MY NOTICIATION OR PERMISSION. And they make paying rent as difficult a process as possible. They tried to evict me because they sent the bill to the wrong email on the 4th of the month. Every time I see a U-Haul moving a family out, I give thanks, knowing that one day I will be using one to get the hell out of here. I can't wait to move out.

Nice apartment complex. Just wish the level of security to mail boxes and laundry room was the same on both sides of the complex! Our side has no security cameras, boxes are vandalized. Laundry room is filthy with no garbage can or folding table.

Staff is not very attentive or accurate with rent pricing, miscellaneous fees and charges for renter requirements that are already fulfilled (like paying a fee for not having renter's insurance after you've already sent them your renter's insurance documents repeatedly in the past). The little things add up and this makes it not worth overpaying for low quality apartments with roach infestations. You're just a number in a book here.

I’ve lived here quiet awhile. None of the grounds look like this. They are filthy, there’s lots of rats, and abandoned animals. The grounds are filthy full of pet waste, garbage, and cigarette butts. The maintenance staff is unprofessional and will not wear protective boot covers or remove their shoes as requested. Funny I care about my apartment so not to walk on carpets with shoes from outside but maintenance can not respect that. The neighbors are terrible and let their kids and animals continue to destroy this place. Sadly paying your rent and keeping and wanting your area cleared is not enough to be treated with respect. We are finally moving and I know that I will never tolerate this level of unprofessionalism from a place I pay rent to again. Do yourself a favor drive by here a few times before moving in, the rats/trash/poop/and filth before moving in

I have told family and friends that this apartment complex is not an upmarket place, but meets my criteria financially. The staff are friendly and helpful, but not always easy to get ahold of. Over all it is not a bad place to live, and my immediate neighbours are nice.
I have stayed in this community longer then any other apartment I have stayed in. I suffer from depression so it isn't easy. Only thing I don't really care for is loud bass music. Other then that I'm satisfied ??.
This is a nice community, I haven't had any problems with the community,yes I would recommend Peppermill.
I have lived here 7 years & have learned that living in a large community when problems arise one has to patiently wait their turn for service request to be attended to. But again, I have noticed w/ new management , things are different & jobs are being completed in a timely manner.
It's a well located residence, near shopping places and important roadways.
My husband, myself & 2 children lived here a year and loved it. Location! Peaceful! Garden tub! What more can you ask for?

Outside the community are many changes. Garbage strewn on the median in of and and the side of my apartment. Not to misunderstand what I’m saying, the changes are happening on the outside of the apartment complex. Inside the landscape is clean & managed well. Our office staff are quick to take care of issues that occurs overnight or when office is closed but it’s not their responsibility to keep garbage out the streets. Have been thinking of moving but when inside the property and my apartment I always feel safe and have made my apartment my home. So, to think of moving is a difficult decision for me. But in the last 6 months I have been considering a move.
I would recommend this apartment community because it's in Avery convenient location. There are stores within walking distance, ther's is a movie theater, a grocery store, a nature park to enjoy walks in, there is even a pool to enjoy a dip in during those hot summer days, they have a gymnasium in the complex, and there are multiple restaurants to eat at near by. This is a very convenient location to live in.
Rent is affordable. Space is nice. However kitchen could be more user friendly.

No recomiendo estos apartamentos para nada es mas si fuera por mi ni una estrella le diera la administracion es fatal si se te daña la lavadora o la cocina o algo indispensable en el apartamento haces el reporte y pasan semanas para q te lo arreglen y si es q te lo arreglan puedes molestarte y formar un lio y a ellos le vale la verdad si piensan alquilar aqui pasaran molestias tras molestias mas vale pagar un poco mas e alquilar en otro lado los peores apartamentos para vivir

You don't want to live here. Nothing gets fixed without major complaining. Staff is rude, after renting to you they ignore you, act as if you're bothering them for the least little thing and management doesn't care.

The staff at these apartments are very accomedating when it comes to permeant services. a few nights ago I went into the leasing office to pick up a package while an open house was going on and I was invited in for refreshments although I already live in the apartments. The staff is what makes living here nice. If you want to live in a place where your concerns come first this is a place to look into! I've been a happy resident for 8 months now!
Since the new management change this apartment complex has went from excellent to horrible because of the office staff. The customer service in the office is absolutely horrible. The staff really needs customer service training. Having someone on hold for 22 minutes is absolutely ridiculous. Maybe there should be more people in the office because clearly they can not handle their duties. Please fix the entrance gate it has been broken for months. Please fix the lighting in the apartment complex because its completely dark and feels unsafe. Maintenance are you short staffed? The response time for work orders needs to be looked at. Check out the abandoned cars and get those towed. You can tell the maintenance sucks because the AC in the office hasn't worked for years its always hot and humid in the office. I really like my apartment because because there are no pest. I haven't had any break ins. The appliances work and if you keep to yourself you will have a pretty decent experience. The only thing I can really complain about is the office staff and the maintenance staff. I would recommend maybe Leasing 101 or Gracehill or a different office staff completely.
The new owners are terrible, the place is trashed, because they took out a few dumpsters, the stairs are falling apart, my upstairs neighbor almost fell through the stairs and what did they do? Told him and his wife/ 18 mo. Old to step over it (the stair is hanging on by one hinge type deal) then they had someone come and push it back up and hold it in place with boards instead of getting a welder to choke fix it. Just really falling apart over here.
Neighborhood is rough. Complex is sub par. To be honest if you can deal with the neighborhood and you are looking to save some money on rent this complex is ok. Otherwise...there are no frills to this place.
This is the longest I've lived in an apartment. This complex is in a good area in Northwest Houston, it's in a great school district (Cy-Fair ISD), and it's very close to all kinds of shopping. There's a park across the street and a larger nature area down the street. It's a quiet complex, I've made friends with many of my neighbors. Two nice pools that are cleaned weekly, nice workout center, I can also pay my rent online. Unfortunately they rase our rent every year we renew. I did have the office lady check this time to see if they could raise our rent for a lesser amount. Thus might not seem like a big deal, but I've never had an office person ever bother to ask management if they could lower the amount before. In my apartment, a single bedroom, I have a garden tub (love!) And the washer and dryer are included (also love!) Although I'll be paying $750 this next year, which I feel is too high. But it's based off the market, so what can you do.
