Summerlin sits approximately ten miles west of downtown Las Vegas, nestled right where the cityscape begins to give way to the Spring Mountains and the Red Rock Canyon National Reserve. With the close proximity to the city center, gorgeous views of the mountains, and swanky houses filling the landscape, Summerlin has a reputation as one of the most affluent communities in Nevada.
It’s easy to stay active and take advantage of the Nevada sunshine here: in addition to the hiking, biking, and camping offered by the adjacent wilderness, the neighborhood includes dozens of public parks, golf courses, and sports fields within its bounds, including an award-winning trail system.
While mostly a residential neighborhood, several shopping centers and restaurants are scattered throughout Summerlin, giving residents the convenience of being able to walk down the street for groceries or a bite to eat in many cases.

Property Ratings at THE GROVE
The Grove is a Top Notch place to live. It is really sad to see a few angry tenants try to dissuade people with possible but extremely exaggerated stories said in anger and love too. Most reviewers still live here. or in their complexes. You can read it, look carefully. If so bad why are you here? THE GROVE Keep up the excellent commitment to your tenants!

We're happy to hear you had an awesome time with us at The Grove Apartments! Thanks for sharing your experience. We hope you stop by and see us again soon.
We've been in this apartment complex for the better half of six months. Initially, the apartments were in less-than-expected shape, but management, especially Eliza, have been extremely helpful. The two-star rating is for one thing: Noise complaints do nothing. There are neighbors that management, Ovation (the company owning the apartments), and the "Security" team have done nothing about. The times neighbors play music loud enough to shake the apartments around them will range from 5:30 AM, the middle of the day, all the way to 11PM-2AM. Each call to security rarely shows results, as the security company contracted is nearly 20 minutes away from the apartment complex. The community is not gated, and you can see people from the apartment complex directly south hopping the fence in order to access a shorter route to the shopping complex to the north. Children will run around screaming at all hours of the day and night, cops/helicopters are consistently in and around the neighborhood, and this complex is also a smoking-allowed complex, so keep that in mind if you're sensitive to smells, particularly cigarettes and marijuana. With all this said, I would like to say again that Eliza and the team are extremely kind and for the most part helpful. They have communicated with me about the issues that have arose in terms of maintenance, mail, rule and lease clarification, and have done so with a smile on their face. If anything at all would be done about the noise levels at the apartment complex, this review would be 4 stars. If you're lucky to land an apartment that doesn't have noisy neighbors, this would be a decent place to live. Unfortunately, the inaction from Ovation and the security team results in the low rating.

I found this place last minute since Another place i was supposed to move into instead had issues. I was coming from Cali so i didn’t have much time to do an in person check on my exact unit before paying my deposit/rent and moving in.. that was a big mistake!! Once i received my keys to the unit and walked into my place, I instantly Saw roaches, baby lizards, and some other insects running around the floors..it was sooo disgusting!! I’m not even exaggerating when i say there were TONS of bugs! Crawling around the floors, in cabinets, on the window sills, everywhere. I didn’t even want to unload my belongings cause it was so bad. The floors were also super dirty and it was obvious no one cleaned or inspected my place upon my arrival like they should have. Omg! One other disgusting thing was the fridge. It literally smelled like something died in there!! As soon as you opened it, it stunk up the entire place! I couldn’t buy groceries for 3 weeks because i had to use every method possible to get rid of the horrid smell before putting any kind of food in there. The drawers also weren’t screwed in so as soon as you pull it out, they just fall to the ground. The walls had holes and stains on the them, Cracks everywhere. My closet rods broke off the walls and couldn’t even hold my clothes cause they were so cheap and poorly installed. Literally everything that could go wrong here, did go wrong. Within my first month of living here, i already had to call the maintenance guy 4-5 times to fix things. I made sure to take pictures of everything wrong before i moved in my stuff And if i could post those pics here, you would see how bad this place is. Don’t be fooled by the “model” pics they provide on the site.
They call these luxury apartments. What a joke. We live in one of the older models and since the new owners and management took over it's been a nightmare. They are remodelling as people move out, usually because they can't afford to stay. We are probably going to have to move soon because of how much more we will have to pay for an old apartment. The people I've talked to are not happy with the new remodeled ones because of things not working and poor workmanship all round. We've been here for five years and this has been the worst ever. Things were great before, but now we've had kids throwing rocks at or door and broke one of our bathroom windows. We've seen kids coming out of vacant apartments after breaking into them, but when you call to report it they tell you to call 911. They are supposed to have security on site but we never see them. A couple of things are nice about it. Like the trees and grass. But they don't take very good care of the grass in some areas because there's a lot of dead grass. Oh, and don't believe them if they tell you that you are not paying for outside watering because you are. The water, sewer and trash is way too much. Almost $100 last month and close to it this month. The two stars are for the trees and the complex is close to a lot of stores that we go to. Other than that it's pretty much like living in a ghetto.

The most awful experience with management. Leaking AC unit 26 days, 7 work calls to say fixed.. New AC unit that grinds for 21 days following with management saying no issue.. fixed the issue. clearly was an issue lol maintenance 0/10, management 0/10

I feel that there are some of the negative reviews here are unwarranted. Someone got upset and suddenly they write a 1 star review. I'm going to try to write something a little more balanced (despite the low character limit for reviews). Pros: - The place is pretty nice actually. The hardwood floors are a plus. The kitchen is beautiful. We have a nice view of the mountains. One of the features is a sun roof in the bathroom so it gets natural light. The balcony is spacious. The apartment is pretty nice overall. - The staff are good. When we first moved in, nothing worked right. They fixed or replaced everything, quickly. They've always been friendly. - The location is excellent. You can walk to anything. Restaurants, groceries, pharmacy, are all walk-able, there are a few bus lines that picks up right outside the complex. I walk just about everywhere I go and this is a big benefit. - All of our neighbors have been cool. The people who live here tend to be friendly, outgoing, they'll smile and say hi to you. This is a huge step up from other places I've lived. Cons: - There is a bug problem, german roaches to be specific. The management knows about the problem but it's difficult to fix. I probably kill at least a dozen roaches a day. It's 11am and I've killed 4 roaches this morning before writing this review. We have to keep all of our food in plastic containers. I find them everywhere. I've opened the lid on the washing machine and saw a small colony of roaches scatter out from inside it. I've been woken up in the middle of the night because roaches were crawling across my face. Seriously. The problem is that they live/move in the walls between apartments. I also learned that the previous tenant (from my unit) moved out because of roaches. If this is a deal breaker for you, you need to be aware of this. And to be clear, these are smaller roaches, not big ugly ones. - The water heater in the unit doesn't produce enough hot water to take one bath. I don't know how they could fix such a problem because the water heater is in the closet and there just isn't space for a larger one. This is annoying and usually I have to boil a pot of water if I want to take a bath. You can take a shower okay, just a problem for baths. Overall: To me, the good outweighs the bad and anywhere you move is going to have ups and downs. There is a lot to like. The excellent location, the apartments are nice, the rent is fair and they have an autopay system, it's a good community!
The former Manager and office personal were awesome!! However they are no longer there!! ?? The new personal need a lot of work!!! Every time I have called in the last two weeks it has gone straight to voicemail and I’ve Never!!’ gotten a call back, when I’ve gone into the office I’v Had to wait at least half an hour to get any help!!! Not real happy with the office!!’
This place is the worst and yea management sucks! Donna is a horrible person with such bad energy. It takes maintenance 3 months to fix anything. Crime here is the worst and Donna will lie in your face about shootings and apartments getting broke into. Stay far away.
New management is awesome!!! Lots of laughter and great personalities all the way down to maintenance! Upgrades are awesome, community very friendly!!! Oh and let me not forget to mention that BINGO Wednesday’s OMG awesome it’s a great opportunity to fellowship with neighbors/ get to know ones in our community!!! Annnnd u have chances to win monies off rent monthly, plus free food out management rock!!! ?????? Thanks!!!!
This place is filled with drug addicts, child abusers (cps and csi) were on property a few weeks ago and the parking lot was filled with cops a few weeks ago from a shooting and management allowed the “guilty parties” back in property (blue tape one week and yellow tape the next smh). ladies in the office don’t communicate well and have mastered the art of “passing the buck” so nothing gets done. Maintenance men will come into your home and do not have permission to enter. There are squatters in different apartments and management allows that as well. Per management this is supposed to be “a crime free property”!but there are ALSO FELONS living in the complex. Management and the office ladies tried to down play the shooting and were telling the residents “we are on it “ but we all know what that means, don’t we!? Please spare you children and family AND DO NOT MOVE HERE because people in the projects are living better and it’s waaaaaaaay cheaper
Beautiful apartment, pet friendly, and I absolutely love the staff in the office. They're very attentive and friendly! Definitely will be renewing my lease.
Property looks so different compared to the Old Lavantana, a lot of great changes.
Overall it's been a great experience living here. The office staff is always kind and helpful.
Worst place i have ever lived! first off my I've had a bad roach problem for weeks and no one has helped me out they only come mondays so i had to take matters into my own hands and hire people because it was so bad. there is poor security my apartment has been broken into it has very minimum security. i seguest if you have kids do not live here very not safe. the people in the office are not so kind.the only thing i did find great was the maitience guys.
