Property Ratings at The Grove Lux Apts
Have lived here for 3 years, since July 2019. The hot tub and main pool are rarely open. Gym only open during office hours. Side pools OK, sometimes maintained, sometimes not. Interior of the apartments is satisfactory, except for not having any air conditioning and having an old, faulty electrical system which could not power a 10W air conditioner of my own. As another reviewer mentioned, single pane glass windows do a poor job of thermal insulating. The landlord has recently insisted that they be added as an "interested party" on my certificate of renters insurance. This is a benefit to them and not to me. Lastly, the recent paint job which is being completed is being conducted in a totally unsafe and slap dash manner. Workers running around the roof, unsecured and no spotters. Literally saw a man hopping on a ladder across the face of the building. Gee I wonder why JRK Holdings wants the tenants insurance to cover them so badly. So they can hire cut-rate contractors to spray paint old roofs black, never mind the rot that is occurring from trees touching the building. I would never rent from JRK Holdings again. Corporate greed gone extreme.
This is the second time our car has been towed from the Grove apartments in Petaluma. They towed it at night on the weekend when no one is in the office to talk to and we were asleep. We got no warning or notice to move the car they just decided to tow it. I'm three months pregnant and our daughters car seat was in the car so now we can't take our daughter anywhere in a car. We don't have the money to get it out of the tow company and the police department are no help. This apartment complex isn't worth the money or trouble. You're not safe even if it was just you spending a day here. Turn around and drive far far away from this complex, I promise you will do better anywhere else but here. The management sucks.
This apartment complex brands themselves as “luxury” but there’s nothing luxurious about it. They allow garbage cans to fill up to the point that they’re overflowing, there is dog poop left everywhere, and they pay some towing company to prowl the parking lot and tow cars that are LEGALLY parked. They also keep changing their name, probably to make it harder for negative reviews to show up. Most recently they have changed from The Vineyard to The Grove and wasted a bunch of money hanging up new signage, including a giant unnecessary banner in the tennis court. Do not waste your money here.
“Luxury” as defined by Collins English Dictionary: Luxury is a great comfort, especially among beautiful and expensive surroundings “. As defined my Merriam Webster: “A condition or situation of great comfort, ease or wealth; something that is expensive and not necessary. Something that is helpful or welcome and that is not usually available”. Well..this place has categorically NOTHING consistent with these definitions! And they are ALWAYS available, as people are ALWAYS moving out! DO NOT even think about this place..the incompetence, disorganization, and utter dismissive atmosphere that is displayed by the property manager and the staff will have you living in misery until you are lucky enough to escape! AND to boot they will try to screw you six way until Sunday on your deposit, including a standard cleaning fee of $100 and they charge you to paint the apartment when you move out as well! Oh and they tried to accuse me of not paying a months utilities...luck for me i have documentation. SHYSTERS..pure and simple! Don’t be fooled by the “resort style pool” or the”wine tastings” this place SUCKS! Don’t even think about spending your hard earned cash at this dump!
Absolutely do not move here. Run as far as you can in the opposite direction. The only “luxury” we had while living here was the fact that we got to leave 365 days after we moved in. First, the management office is a mess. The turnover there is astounding, and I rarely saw the same person twice. The employees I spoke to were often new and inexperienced, and it would often take multiple conversations to get issues resolved. I also did not feel safe. There was a police shooting in the parking lot just a few months ago. People a few houses down would openly talk about doing illegal drugs in their backyards. There were tons and tons of people living illegally in many of the small apartments in our building so we didn’t really know who our neighbors were. They also hire incompetent people to work on the building. The painters painted our dryer vent shut (which I think could have started a fire or totally damaged the dryer), and they had to come back multiple times. Each time they would play explicit music at a high volume disturbing my toddler during nap time. Finally, we were consistently gouged when it came to money. Our rent was supposedly covering access to a brand new pool and workout room that were being built and would be ready in a month. The workout room would not open for about seven months after we moved in, and the workout room a little before that. It also was overrun by teens just hanging out and not open 24 hours, something we were assured would be the case. Our carpet was NOWHERE near New when we moved in yet we somehow were charged for the entire replacement upon moving out. After everything else that happened, I think it’s inconceivable that we would have to pay over $600 to replace a carpet we didn’t damage. And I HOPE someone in the office reads this because I’ve been trying to get a hold of someone but the calls all roll to a call center and they aren’t getting back to me. Interesting. Seriously, DO NOT MOVE HERE.
I have lived in these apartments for SIX years, so I have a lot of ground to stand on. I have put up with A LOT during this time just because I wanted to save money. Unfortunately, the rent prices here have gone up to match other rents in the area, which makes it no longer worth putting up with this low-rate complex. They are trying to make it "luxury" but the upgrades have been done in a cheap way and they still have popcorn ceilings and single-pane windows (my blinds flap from the breeze coming in through the windows in the winter). I have had my laundry stolen, have had to call the police multiple times for domestic disputes and drug addicts acting crazy in the middle of the night. Other residents let their kids run around unsupervised, destroying the pool area and climbing all over the gym equipment. Most recently, there was a shooting here. I asked to be let out of my lease 30 days early because of this and after all this time of never having issues and always paying my rent on time, they still wouldn't do it.
For the price range you can definitely find a better place. First I would like to start off with how rude and unhelpful the staff is here. They were very sweet and helpful when they were selling us the place a few months ago but that all ended after we moved in. Your calls will typically go to voicemail, maintenance takes minimum three requests and if your lucky they might show up, and the staff is just downright rude. I had my car towed from my own private spot because the secretary refused to give me a parking permit after I sold the sticker on my last car, mind you this is not an enclave policy just her own. You also can expect to pay hundreds of dollars more than the listing price because of random small fees that add up. They will not tell you about these fees but you will see them on your bill. They are doing construction on the club house again and rumor has it that they are using it as an excuse to raise the rent if you renew your lease. My apartment is old, and run down and definitely could use some TLC but at least the overcrowded pool will get upgraded. Im seriously not impressed with place and would not recommend to anyone.
They will say anything to get you to sign a lease. We were moving from Southern California and were simply taken advantage of. As soon as we arrived things we were told were simply not true. Although we viewed the place earlier in person (we flew out), everything was different after we signed the lease and the nickel and diming began, but we had no alternative because we had a moving van full and now where else to go. We also had to sign a new lease to get our keys the day we were supposed to move in, further adding to the confusion. So to be easy let me just number the issues we have: 1. We were charge a $150 holding deposit that we were told would go towards the first months rent. Well it did but they also added on another $150 fee we again found this out the day we moved in. 2. We were told verbally told Utilities except for electricity/gas/cable were paid for and came with the unit. They are not, i misread the lease that said they were paid for by landlord but allocated to the tenants. I miss interpreted that since i thought they were paid for. It's an extra $150 a month just for water, sewer, trash, for 2 people in a 2 bedroom are you kidding me? They don't send itemized bills. 3. They charge a monthly Global fee, Service charge and Account fee, again in the very fine print in the lease hidden and stated in vague terms. This was not told to us verbally when talking to their leasing agent, $45 for those a month again not discussed or shown to you until after you sign the lease. 4. We were told the kitchen would have new appliances just in a different color than the unit we were shown. Appliances are more than a decade old. 5. we were told the cabinets were only a different color than the unit we were shown, again true but they also were extremely older and of horrible shoddy quality... practically painted particle board, not like the unit we were shown. 6. The doors are horrible, along with general craftsmanship of the unit we received 7. Extremely overpriced for what you get Simply put we didn't do a good job of reading the lease as we listened to their lying leasing agents. We should have not moved in after they started adding on fees, but at that point we had no choice, we should of had a backup plan. But our backs were to the wall, we moved 6 hours north to a new location with no friends, no real knowledge of the area and starting new jobs and simply got taken advantage of. Don't trust these people
nice although very expensive, we've had issues with them fixing certain items or they will cheaply replace things. They don't upgrade anything until you move out which sucks when we have cabinets falling apart and there's nothing you can do about it. We also had an issue with the water heater leaking carbon monoxide making our alarm constantly go off if all the windows weren't wide open, took them 3 months to replace- until then we slept every night with a fan blasting and windows open. So if you want a decent place and don't expect too much its a nice place.
