Property Ratings at The Grove on Southlake
I moved here a few years ago (not listing when to avoid any kickback by management) as I needed a place ASAP and they had a decent place available. It was okay for about 1-2 years, when the hack jobs became apparent. They don't fix things here, they cover it up and keep moving, if you're lucky. It's not a gated community. The gates are always broken. Granted, that is on some of the residents (but that also tells you how some of the residents behave. Not all, but enough). There have been strings of car break ins. There have been multiple complex wide flooding and massive pipe bursts. My walls are full of water damage and mold due to a few incidents (knock on wood, I have been lucky and they have been minor leaks). They didn't have enough dehumidifiers to clean up the water (if that tells you anything). Also, they didn't care that it was going to mold in the walls. I had to buy air filters to get rid of the mold headaches. You will have bugs. No matter how clean you are. I keep stuff on my floors along the baseboards to keep them away. The neighbors are noisy. The ceilings creek really bad. The outside walls are paper thin. They hold heat but you can hear everything said due to the thin windows and poor sealings. Poor "renovations" and work done all around. Save yourself the trouble if you can. Definitely not worth the price, but unfortunately this seems to be pretty normal overall (the entire description) for the Atlanta area.

I saw the previous reviews & what I can say is, there have been great improvements. I’ve moved here Oct.26 2022 & haven’t had any issues. the community is great as well as the staffs. I can put in a maintenance request & they come out the next day. They even call me to let me know my request has been completed. I would highly recommend. 10/10

I am trying to save you a headache and potentially your health. My unit has such a mold and soot problem it’s disgusting. Majority of my clothing, items and furniture are covered in dark soot & mold. Poor ventilation in the unit caused an overgrowth in bacteria that even my plants inside were dying from mold growth. When I informed the leasing office about it, they said I can just clean it. They have huge trash compactors in the front of the community filled with trash that they do not empty or remove. I can not wait to leave this place! Totally overpriced for underwhelming amenities and potential health hazard.

I moved here about a week ago and I really love the layout of the apartment. The assistant manager Kevin and another guy named O'Bryan is a pretty cool. They were very helpful during the leasing process. I'm not so sure about the female that is working in the office though. She had an attitude because I didn't want to sign a paper requesting that I add additional money to my rent for some kind of feed the hungry program. I asked her what did this have to do with my lease and she said that it's just something that the complex participate in and that she has never had anyone get upset about signing it. I told her that I didn't have an attitude but I came to sign a lease and a lease only. The day that I moved in I encountered a group of about 5 male teens having a very loud and serious argument among each other about breaking into apartments and stealing. One teen even made the comment that he steals. Upon seeing and hearing that I immediately began to regret signing the lease earlier that day. After about four days of living here I came home and found a letter in my door from the leasing office stating that there was a break-in a few days prior and that tenants are responsible for there own property. Also, I was told that cable and internet was included in the rent but Comcast said that the complex on offered basic cable. Needless to say, I was lied to during the lease signing about the internet. I had to purchase my own internet and was forced to pay for cable that I don't want. This apartment is supposed to be an upgrade from the last apartment that I had here in Morrow but now I'm not so sure about that. When this lease is up next year I plan to move. Gave one star because I like the apartment layout.
Very rude staff. Late on maintenance request. My door was broken for a week before it was fixed. No communication from leasing office and does not answer when you call them. Break ins every week. You will be notified via paper in door. Everything is broken in gym. No problems with neighbors though.
Where do I begin... DO NOT MOVE HERE!!!! If I could rate these people a NEGATIVE 10, I would. The office staff is very incompetent especially Jenna! Xiviante is a liar and Carolyn apparently just sits behind a desk unaware of what the heck is going on in the office. All of them need to be FIRED because obviously they do not know how to manage an apartment community!!!! My significant other and I was approved around the 1st of June for a move date of the 23rd. Only now to find out on June 21st they assigned us a handicap unit! We are not handicap! Jenna has lied, lied and offered more lies on top of those lies from the very beginning just sitting on her behind, not doing her job. From the start both of our email addresses were not entered incorrectly in the system which prevented us from getting our approval notices. We kept being told the apartment is not ready, it has to be cleaned. Every 2-3 days..Yours is not ready and we don't hv another 3bdrm available for show. Finally, after hounding her that we are in the process of trying to move and we need to see a unit (not ours but a 3bdrm unit) were we granted the opportunity (last week) to see a unit. Once we saw the layout of the 3bdrm we were ok with the floor plan. The only reason they get the one star is bc of Xiviante services and trying to make things right on Saturday. He showed me a 3bdrm and told me that he would be personally emailing me on Monday about my apartment and would schedule my walk thru since Jenna was not keeping us informed about the apartment. When I called on Monday to speak with him I was told, HE WOULD BE OUT OF THE OFFICE ALL WEEK. This has been by far the worst customer service ever! All it takes is a simple communication. We have turned in our intent to vacate notices from both of our apartment complexes, cancelled all utility services, hired movers, transferred mail, planned vacation and all they can say is "I AM SORRY!" Well, the only thing wrong with the sorry is THEY HAVE SOMEWHERE TO LAY THEIR HEAD and technically I'm now considered homeless bc my family and I have NOWHERE TO GO! What should be a calm, peaceful transition has been a disaster and a nightmare!
I moved in November 2014 when it was still Marquis at Mt. Zion. I absolutely loved the community. It was quiet and extremely clean. Now, that First Communities bought it, it seems like they just let anyone move in. The residents are louder and don't really care. The property management doesn't send people to clean the common areas anymore (i.e. the stairs and hall areas). They did repave the grounds and got a new sign but they told people late about the changes and had peoples cars towed if they were not moved (they put a memo in our door at 8pm asking us to move our cars by 7am)...most people weren't even up at that time. They also now charge a substantial fee for paying rent online and does not want to send out alerts for package pickup. If you are paying over $850 on the south side of Atlanta you should be getting high quality, almost luxury and instead you are getting average almost....Please note you also cannot downgrade your apartment after you move in so please be aware.
