Located about two miles east of Downtown Austin, Govalle – Swedish for “good grazing” – began as a cattle ranch during the mid-1800s. Today, it’s a popular neighborhood with easy access to downtown as well as to the University of Texas at Austin. I’ve lived at The Guthrie for about a year. There has been some turnover in the staff, but the overall upkeep of the property hasn’t been compromised. I utilize their coffee machine every morning, which is great, and in the pool area is really nice to be around when it’s warmer outside. Would definitely recommend this place to anybody wanting to be near, but far enough from the city.

I have toured The Guthrie and had a very pleasant experience. When you drive up, there is plenty of parking which I have found to be a bit problematic when looking at apartments in the nearby area, specifically downtown. The office smells great, and the staff was very helpful in answering all of my questions and the A3 floor plan they showed me was great. I’m still on my search, but this is definitely at the top of the list!

I’ve been a happy resident at the Guthrie for less than a month and am already so grateful to be living here! My work orders are fixed THAT day, the leasing office is always more than happy to help with any issues, and the staff truly cares about their residents. The amenities are always up to par and clean for the residents, and the community itself is welcoming and incredibly nice. I already see myself releasing!!

My husband and I stayed at the Guest Suite in the Guthrie this weekend. The queen bed was perfectly comfortable; the bathroom was large and had towels, soap, shampoo and everything we needed. The fan cooled off the room and coordinated with the air conditioner to provide a comfortable suite for each night. There were no rooms adjacent to the guest suite, so there was no worry of having the Television on too loud. Next door was the Sky Lounge which was not in use while we were there. We were able to relax and enjoy our visit with our daughter and the beautiful pool. It was a blast and we hope to be back soon!
We toured The Guthrie last Austin visit thinking we were going to move to the city. The property looked very well taken care of. The office staff was incredibly friendly and really helped us understand not just the community, but the entire neighborhood! Unfortunately, the job opportunity we were coming for fell through. If we end up making it to Austin though, we're definitely going to live at The Guthrie.

My wife and I stayed in the guest apartment when visiting our daughter for her birthday and our anniversary. The apartment is nicely decorated and is very roomy. It felt more like a nice hotel room than an apartment. There was a microwave and keurig coffee maker in the room (there was also coffee provided). There is a good-sized mini fridge, a large LG LED smart TV connected to the AT&T cable service and there is WIFI in the room. There is also blow dryer in the bathroom for your hair. The pool is in the middle of a large courtyard with trees and sitting areas (with furniture). There are also several gas grills for use by anyone. Although we didn't have a chance to use them. I could tell the gym and club room were both very nice. The overall appearance of the property is very clean and well kept. We always look forward to our next visit.
The Guthrie is rated Excellent because the staff is excellent. The are always very responsive to my requests. If there is a repair needed, a light bulb changed or personal help required I rarely wait more than a hour and problem is solved.

The shine has really worn off on this new(ish) property. Things are perpetually broken. The gate, the elevators, the front door access touch screen, the printer in the business center, the exterior doors. If you have an apartment on the side of the train tracks, say goodbye to a peaceful night of sleep. The train conductor hits that horn like his paycheck depends on it and it typically goes by twice a night, around 10pm and then again between 2 and 3am. The units themselves are nice but there are some design flaws for sure- my water pressure is garbage, the garbage disposal shorts out and the sink leaks. I can hear my upstairs neighbor singing but not sure this is an issue unique to the gurthrie. The mailroom is also a bit of a disaster since they enclosed it and now amazon etc delivery drivers just leave piles of packages without ever putting them in a locker and therefore notifying the recipient like they used to. The door to get back out of the mail room is also very tricky and I have legit thought I would be stuck in there multiple times after the automatic door opener stuck closed. The maintenance team IS amazing, kind and speedy.

Though some of them are out of our immediate control, we understand your frustration. For the gates, touch screen access, and neighbor noise I was unable to find any recent instances of these issues reported to the office. Please let me know if there are any issues that need immediate attention.
My first month at the Guthrie was all good. Nice people, nice amenities, etc. But then you start to learn about all the cracks in this place. - Towed for parking on the white line in the parking space. Not notified about being towed and finally finding out 3 days later. Had to pay $350 for this lovely experience. Front desk was no help. Tried to shrug it off, act like I'm crazy for thinking this is absurd. They don't empathize at all or try to help you correct the situation. Just want to maximize profits and brush off concerns. Its not even about the money now, its about how I was treated. - Terrible area. Tons of crime. The police seem to be here every other day for break-ins and other problems. - Terrible security. Three of the gates are just opened 24/7 and don't lock anymore at all and the office doesn't fix them despite concerns being voiced. They only just locked the mail room. Before that I had multiple packages stolen. There was a drunk driver who burst through the gates and wrecked my girlfriends car and 5 others. It took months for them to repair a 10 yard hole in the gates. - Dog poop is everywhere, nobody seems to pick up after themselves. The maintenance team is amazing and I feel so bad for them having to deal with that. - People treat the pool area like their private party. Leaving beer cans and trash everywhere. Again, the maintenance people are awesome and clean it up but its like frat culture. Pros: - Lots of friendly people with nice dogs at the dog park. - Front desk workers are really nice on a daily basis. Just had some trouble with getting to upper management and then dealing with my problems with them. Or even being heard by them. - Nice amenities (especially the pool is nice) - The apartment itself is really nice and feels spacious. Also not sure about the "thin walls" people are talking about. I can't hear the train hardly ever and don't hear my next-door neighbors. Maybe they're just good neighbors. - Maintenance team is SO NICE and they do a really good job. Had problems with my dishwasher and they helped with it twice.

I moved into The Guthrie in early July and have had a great experience so far. Staff is extremely pleasant and helpful, maintenance requests are promptly addressed, and the property itself is kept in excellent condition. The amenities are really lovely (the courtyard/pool are much nicer than I was expecting). I moved from out of state and the Guthrie staff (Taylor in particular) made the process clear and easy, which helped immensely with the stress of a big move. I'm really enjoying living here!

Friendly staff, super fast maintenance team. I've made 3 maintenance requests and all have been completed within 3 hours of submitting. I came here for the updated finish-out (concrete floors, quartz countertops, upgraded fridge and stove, gray cabinets and large bedroom and closet. Monthly social events. Power never went out during 2020 winter storm. Cleaning crew is very attentive - they deep clean common areas and hallways every Monday. The common areas are luxurious and gym is very well equipped and rarely has more than 3 people at the same time.

The location of The Guthrie is wonderful. I love East Austin. The complex and unit are aesthetically pleasing for what that is worth. Amenities here are also pretty standard for most apartments, but unfortunately this is the least peaceful place I have ever lived (I have probably moved like 15 times in my life). Fighting couples, dogs, neighbors partying and smoking in the hallways until sunrise. Absurdly thin walls and floors. I can hear every word from conversations taking place in adjacent units and a pin drop from the above unit. Sadly, the tenant above me does a lot more than drop sewing needles. Relentless stomping and careless dropping of heavy objects at all hours. I have come to expect to wake up early every morning to my entire unit shaking as if I lived below subway train tracks. It is unbearable to come home to this place. Communication from the leasing office is very poor. It should have been a red flag to me when I was in the process of obtaining my unit from out of state and no one would respond to my emails on how to pay the deposit and pro-rated rent before I got to Austin to move-in. There has also been a complete lack of response to a leaky dishwasher. Or maybe they came by, but there is no evidence of this. Still broken and no one has communicated a resolution of the work order I created. Almost completely ignored as well when I communicated the noise issues with my unit. The only communications I have really received are threatening emails about not paying my pricey rent even though I was paid up well in advance. I think this reflects the level of dysfunction at this property. Not much of an issue on my side of the building. But this complex is adjacent to a light to moderately used freight train railway. This complex has woefully inadequate parking for the number of residents. Expect to have to park on a dangerous double parked street. There is less expensive places to rent near here that surely have better management and that are much more peaceful.

We were just charged almost six thousand dollars in DOUBLE RENT, and Stephanie (Leasing Manager) was extremely flippant about helping to assist. She was supposed to call me back, but instead decided that a staff party and leaving at noon was more important. Living here has been an ongoing nightmare. My upstairs neighbors are always loud. Starting every Friday at about 4 pm until midnight, they throw a party and play extremely loud music. I was told that the previous Courtesy Officer was fired (*probably due to the car break-ins/theft situations). The current Courtesy Officer has assured us that things will be better, but the leasing office flat out does not care. Side note: it took over 2 months to fix a broken ceiling fan in the hallway We pay for a covered parking spot and a garage and live in one of the larger floorplans and just want to live peacefully. This has not happened. I doubt that we will be renewing.
