The Guthrie North Gulch

I have lived at the Guthrie for a couple of months now and have enjoyed it do far! It is in a good location and is walking distance to Puttshack, Publix, etc. It is also a short drive to the Gulch, Broadway, Midtown, etc. There are many community spaces to take advantage of (ex. Shuffleboard tables, lounges, outdoor grill areas, pool, dog washing room, recording studio, gym, area to store bikes, etc.). Overall, no big complaints! Definitely a good place to live, especially if it's your first apartment.

This apartment is the reason I love being in Nashville so much! It is away from city craziness and in a comfortable nook outside of the main strip of Broadway, but close enough to walk there! It has so many great amenities and apartment activities that make it so fun!

Hi, I just moved into the Guthrie about a week ago now and I cannot say enough positive things! I absolutely love my apartment and the view, love the tall open windows all around with natural light, great location and lastly the excellent staff that has been so kind and helpful during our move!

The Guthrie is the perfect place to live if you’re looking for a place in Nashville! The location is great as you’re 5 minutes from downtown and close to many shopping centers, Publix, restaurants, and more! The staff at The Guthrie are also incredible and respond quickly to emails. The amenities at The Guthrie are also amazing— There’s a very nice gym, pool, lounge, and rooftop balcony with a gorgeous view. The rooms are also very spacious and there are multiple layouts to suit what’s best for you… and pets are allowed! There are even monthly fun events/hangouts which makes living there a fun experience. Also, the parking situation is awesome— it’s safe, there’s plenty of spots, and it’s spread out prevent dings on cars! The price is unbelievable for everything you’re getting. I highly recommend The Guthrie!!!

As a current resident of The Guthrie North Gulch, I cannot recommend this it as a good place to live, though it certainly used to be. Prospective residents beware. The location is extremely convenient and in walking distance to Frankie Pierce Park (and dog park), Publix, restaurants in Capitol View and The Gulch, etc. The on-site management team is available and helpful for most needs of the residents. The maintenance team is extremely responsive, knowledgeable, and friendly. However, do not trust the images you see on the website. The dog park has never looked like the renderings you’ll see there. There are also no Pelotons in the gym. Overall, this property has steeply declined over the past couple of years, and continues to do so. Current residents have opened requests for improvement, and though they are not outright ignored, improvements are not being made though rent increases year after year. The intent of this review is not to cast blame on any individual or group. However, if I were a prospective tenant, I would want to know what I was signing up for by those who know. I’ll gladly update this review when/if improvements are made.

I love the location. An uber is never more than $12 to anywhere downtown from here. The amenities are top notch and seem to be in good repair. My only feedback is that my water pressure is terrible and it seems to be an issue in the building. It’s also crazy bright and blackout curtains are a MUST if you’re a light sleeper. I also wish the dog park was kept up with a little better as it is currently a large field of mud with very little grass anymore. Over-all though, I’m glad we moved here !

I found this apartment online while I was in the process of moving out of state and it got really good reviews. Overall I’ve had a nice experience. I’ve lived here for about a week. My apartment is nice and cozy, the appliances seem nice, and I like my balcony and view. I also like the amenities and location so far. It’s also very dog friendly.

The staff and property are top notch, I had a very good experience from start to finish!

I really can't say enough about the team that I've met so far! I absolutely love both Emily and Joe! They made the move in process tremendous. The manager Zack is great and so is the head maintenance man Scott. I feel like I am in good hands with everyone here and they deserve to be recognized for what they're doing.

I moved here a little over a year ago and had a really rocky start to my time at the Guthrie. I didn’t get along with the lady in the office and found her to be rude and snarky. She left about a month or two ago and it’s been so difference since. I stopped by to meet with the new property manager and he seems really great and on top of things. I hope he can clean up the mess that was the neglect from previous staff.

Living at the Guthrie is fantastic! I moved in about six months ago and can't wait to renew! The property could use some more upkeep, but I had a great conversation with the new manager and he seems like he is really on top of it! Looking forward to seeing what the future holds here while I live in Nashville.

The Guthrie is a great community close to downtown and freeways super pet friendly great amenities . Capital View great area lot to walk too. And my Frenchie love get treats in lobby and from Johnny the maintenance man who always so friendly with smile and treat for the pup.

Top notch establishment. Superb staff from top to bottom. Been here 3 years almost and have been consistently satisfied.

From the Neighborhood to the Guthrie staff to residents and puppies its a great environment to come home to each day. Everyone is so welcome in and friendly.

Literally love living here. Best choice weve ever made! Great location, great staff, everyone is friendly and were all like a family! The pool and amenities are great too. I highly recommend the Guthrie if you want to live in the heart of Nashville yet away from the noise of downtown. Green grass, a beautiful park, and some walk-to eateries will be your next door neighbor!

I have lived at the Guthrie for almost 3 years and the overall experience has been a positive one. The location and amenities are great and happy with how pet friendly it is.

So far living here has been great! Other than a mix up with our move in date, weve had a great experience with management, the property, and the amenities! Neighbors are friendly and the apartment is beautiful! Would definitely recommend to friends.

Joe and his team members are the best. Period. Quick to respond, kind, genuine, informed. Running the place like champions. He and Emily went absolutely above and beyond to personally help my move in process be less stressful, by offering up their own free-time, on Christmas!!!!, to retrieve and safely secure my car keys at the property when I was informed unexpectedly by the car shipment company my car would arrive in TN before I would. It was parked safely at the front door with the keys waiting inside the property when I got to Guthrie. Amazing!!! Thank you Joe and Emily for your amazing kindness. The property is beautiful; including stunning interiors, sweet social amenities like the sparkling salt water pool with running fountains (loving the soothing sounds they make), and it is perfectly located in the newly developing part of the Gulch. Super chill area with tons of new restaurants, bars, and shopping. Great views of the city as well. Overall, moving into and living at the Guthrie has been a wonderful experience. Its the right move.

Leasing staff is very friendly and always responds in a timely manner to any and all questions. Everything we needed for the application process was well organized and easy to setup. Great rates, tons of amenities and perfect location!

My experience at the Guthrie North Gulch has been amazing! Moving to a new city can be stressful, however from the time I toured until I was given the keys to my new apartment the staff at the Guthrie made me feel welcomed and answered all of my questions. It felt like home the minute I walked in and no other complex compared. The amenities are well kept, clean, and top notch. The neighbors are friendly and bring a sense of community. I could not recommend this new home more.

Simply the worst apartment experience you could imagine. Management does not care about the resident experience or how their actions impact quality of life.

Plain and simple do not rent here. They dont care about you as a tenant you are just an apartment number and a lease.

The Guthrie North Gulch is in a very quite part of Nashville within walking distance of all the local attractions. Some days feel like being in a downtown city and others do not.

I chose to live at The Guthrie because I was impressed with the management. They've gone above and beyond to make sure that I was accomodated when I was in between places to live and have been amazing to work with!

It's been two weeks now and I absolutely LOVE living here! The community, the amenities, the sense of fellowship, the privacy... it's wonderful. Oh, and did I mention the prime LOCATION?! Love everything about living at Solis!

I am so pleased that I chose Solis. Management went above and beyond to ensure that I had temporary housing when needed and also made sure that I was well taken care of during the process. I recommend Solis for a multitude of reasons, but their staff is definitely number one.

God things: For the most part, living at Solis was pretty good. There’s a pool, gym, etc., and everyone is really nice. Also, my dog enjoyed the dog park, and the community is super dog friendly. Bad stuff: However, people leave their dog poop EVERYWHERE! Another not so great thing is that parking had gotten really tight since the complex filled up, and I could never find a spot on my floor after work. The garage entrance and exit gates are broken all the time. Also, I could always hear my upstairs neighbors stomping around and playing music kind of loudly. And a huge complaint is that the WiFi works on a fiber system and is TERRIBLE. I used to hear other residents complaining that theirs never worked right either. Further, there’s definitely not enough seating at the pool for how many residents there are in the building, especially since it’s such a young age group and everyone wants to be at the pool. And lastly, the train is EXTREMELY LOUD!

Lack of safety and security, park at your own risk.

I have lived at Solis N Gulch for a year. The management and maintenance staff work diligently to keep the building in top shape and clean. I would 100% choose SOLIS again.

Don’t get me wrong, the amenities are nice and the staff is great. But, unfortunately the cons heavily out weigh the pros. From day one I was a little turned off by being asked to leave them a “5-star” review as part of the leasing agreement - hence so many positive reviews. As many have already mentioned, the train is LOUD and you don’t get used to it. The parking is a nightmare and the gates are constantly out of order. The common spaces are constantly over run with frat bros and aspiring Instagram influencers. We’ve had a roach problem since day one, even though we pay a fee each month for insect control and keep a very very clean apartment. The apartment finishes are cheap, there’s cracks in our walls, the floors are cheap lament that cracks, scuffed, and stains easily, there are multiple spots in our apartment that aren’t painted, the appliances are cheap, and for what you actually get in terms of living space it is horribly over priced and small. The elevators are the slowest I’ve ever seen, and only one of the 3 actually goes to all 7 floors. The majority of the tenants are loud and rude - it’s a very “college dorm” vibe. The entire 6th floor REEKS of weed constantly and it’s very apparent that there’s parties going on every night of the week. It’s also not conveniently located to any major attractions in Nashville, so you don’t reap the benefits of paying downtown prices. It’s sad to see what could have been such a great place to live go downhill so fast. It’s very safe to say we will not be renewing our lease.

My experience with Solis has been great since moving in! I love the apartment, amenities, friendly staff, and all of the dogs!

Solis is everything I imagined and more! I absolutely love my apartment, the friendly community, helpful staff and incredible amenities offered here at Solis. I feel like Im on a permanent vacation living here. Couldnt ask for a better location either. I love it!

Pros: Solis checks all of the boxes when it comes to the community, amenities of the building, floor plans, and location. The building is beautiful. Cons: The train next to the building is extremely loud. It's a huge disappointment. The terrible, loud horn and screeching on the tracks happens during the day, but more importantly, during the night. The sound cuts through the windows like butter. I understand this is city living and noise is to be expected, but this is unrelenting and unlivable. The management and staff are well aware of this and nothing has been done. This problem NEEDS to be addressed.

This apt is located NEXT TO ACTIVE TRAIN TRACKS. Units close to the tracks will hear LOUD HORNS and TRACK SCREECHING all day and throughout the night. The windows are cheap. U will not sleep! As much as many residents have expressed their woes, nothing has been done to fix this problem!!! If u are getting a unit with windows facing the LifeWay bldg, highway and/or train tracks, PLEASE stand in that unit when a train is passing by. SEE FOR URSELF.

Great community, great staff, great place to live.

Moving from California to Nashville and looked at A lot of apartments complexes. Let me tell you, I chose Solis not just cause of its amazing community, apartments or location but because of their leasing agent, Amanda! She was by far the nicest, most knowledgeable and fun agent I met over the weekend. Can't wait to move in. If you are moving to Nashville from out of state, look no further than Solis and Amanda.
