The much-loved Clarksville neighborhood is listed on the National Register of Historic Places. It is one of the oldest freedman’s towns in Texas, established by Charles Clark in 1871. These apartments are absolutely beautiful and the outdoor area is awesome! Can’t wait to move in!
This place has potential. If you are able to stay a short time such as 30 days. It’s perfect. However,if you don’t mind late night conversations in the courtyard, hearing arguments between neighbors at 2am, people sitting on the steps smoking weed, and loud music being played from the evening into midnight. Basically if you like the college feel of things it’s perfect for you.
I stayed at West Lynn for a short term lease. Kristy was always very quick to respond to all of my lease questions and requests. I had a couple issues with my dishwasher. Christopher from the maintenance team was extremely responsive and helpful, always fixing the issue the same day or the next day. I loved being so close to downtown Austin and able to walk to the dog park and several great bars and restaurants.
I have been living at West Lynn Quarter for 3 months now and I really like it, Kristy and Chris have been great and have resolved any issues I have had in a timely manner. Pros: Neighborhood- it's walkable to downtown, 2 grocery stores, my dog has a dog park around the corner, and Medici coffee is on West Lynn. The apartments are really nicely renovated, and I love my friendly neighbors! Cons: there isn't a lot of cabinetry in the kitchen, the apartment comes with a European style washer that takes forever to use, no bathtub- only a shower (which I'm ok with) but my girlfriend misses a tub. All things that are liveable when the awesome neighborhood comes into play.
I would highly recommend West Lynn Quarter! I have lived here since 2017. The maintenance guy Chris is wonderful and always greets people with a smile(s). The main concern for me would be security cameras. There hasn't been any crimes in the neighborhood but some residents live alone and perhaps that would make them feel safer. It's clean just like the pictures online. If you looking for a nice clean apartment West Lynn Quarter is the place!
When I moved to Austin I was looking for something centrally located and not a tower, and this was a perfect fit for me! I can practically walk to work, and there are a ton of restaurants, shops, and nightlife just a few blocks away. The finishes are impeccable and I absolutely love sitting at the pool in the summer. I’ve had nothing but great response from the management team and my concerns have always been addressed timely.
Upon moving in, EG had hired great repair guys that flipped all the apartments. It was an old place that desperately needed it. Didn't treat the people that had lived there for 8+ years well but they were paying WAY below market prices - for crappy places. Those guys fixed issues and cared about the residents which was an added plus. They then fired them and hired one guy to "do it all" at all the properties, needless to say, it was a lesser level of care and it showed. I got my floor replaced and no joke, this dude left skid marks in my toilet and pee on the floor. The property manager (KR) is rude and not willing to help if it requires any money out of the company's pocket (note: not hers). I understand people try to nickel and dime apartment complexes and property managers have to put up with a lot, however, asking how the problem was going to fixed and documenting the all money I paid out of pocket for damages from flooding it has caused me, she said: "what about all the money, it's caused the company?" She is a joke and her communication is so unprofessional, it's embarrassing. There are serious, serious issues with MANY of those units. Before moving in 2 years ago, we were made aware by neighbors that the unit we'd be moving into (#107) floods. 3 days before we moved in, there was a heavy rain and we popped over and literally saw INCHES of rain in this apartment. They cut out dry-wall and replaced a bunch of flooring/base boards, however, when we expressed concern, they told us everything had been fixed (including the flooding issue) and no issues would happen moving forward. About a month in, it rained heavily and our apartment flooded - INCHES of rain again, I'm talking two bedrooms, in the hallway up to the living room and this time, #108, our neighbors were effected as well. They installed sump pumps and a french drain that they swore would fix the issue. But they constantly didn't work due to electrical shorts and the mass amounts of rain from the roof/gutters that pour into the units patios. Needs a serious redirect. We continued to flood for the next two years that we lived there. Overall, unit #107 & #108 I know first hand flood, I also know there are anywhere from 2-3 more units that also flood and that's just the ones we know of, could be more. You shouldn't have to live in fear of rain or at least have a management company that can promise on safe living conditions. I would think hard about moving in here or find a second floor unit.
EG is an Australian development company. This was their first US purchase. Their lack of experience and knowledge about American rentals is frightening EG does not respond promptly to maintenance requests Instead of repairing broken items, EG will offer an "upgraded" apartment with $200-400 rent increase per month. When you inform them broken items are a safety hazard - they will begrudging comply with your request for repair It takes 4-7 days for maintenance requests to be acknowledged, 5-10 days completed repairs EG stopped doing preventative pest treatments -Rats can be heard scurrying through walls and in ceilings -Roaches will descend upon your unit if you don't take out your trash daily or if you leave any crumbs anywhere EG does not maintain or clean any common areas Laundry room is neglected. Machines are constantly broken, it's impossible to do laundry. At least 1/2 the machines are down at all times. -EG is installing combo washer/dryer units in "renovated" units. I guess this is why they neglect the LR so terribly? We all know those W/D combo units can't handle towels or blankets, plus drying can take 2 hours EG has tried to charge tenants for common area utilities that are their responsibility EG staff brings their children to use the complex pool and uses a vacant apartment as their locker room/bathroom during said pool visits EG staff's children are often running around property EG's Airbnb units and model apartments look very nice, but they have started cutting corners in remaining units They are no longer removing ancient popcorn ceilings and leaving them in tact EG has removed over 50% of kitchen storage in "renovated" units. New kitchen is not practical with no where to store any cooking supplies EG has removed all bathtubs making complex unsuitable for children residents "New" cabinets are Ikea (LOL) Construction is a nightmare. They start projects and leave them unfinished for weeks. EG does not communicate any construction updates They restricted pool access for months with no warning by installing chains and padlocks on pool gates EG recently changed electrical panels in all units. New panels were smaller than previous panel. They left gaping holes in walls for weeks before they sent a patch crew. I had to purchase my own tape and plastic sheeting to temporarily seal hole to prevent pests from entering my unit The Castile had so much charm when I moved in, but EG has made West Lynn Apartments into a terrible place to live
DO NOT move here, management is inadequate for a safe, enjoyable community. Long time resident, used to love it quirks. The property has been bought by an Aust. investment firm getting into real estate without any previous experience, particularly in property management. The positive thing I'll say is EG staff is very nice (this is not a review of them as humans, this is a review of property management and the property's condition itself). Biggest warning is poor treatment of current residents. Our reasonable expectation that a community be liveable in exchange for rent has been shattered; concerns disregarded and no consolation measures taken for substandard conditions. Ultimately, EG misrepresents the property's offerings. For your money, get a better place, less hassle, more transparent billing nearby. Sad to leave the home I loved, but daily disturbances/conditions negates any quality. Other issues: The owner/managers lack experience/knowledge/foresight, plaguing this complex and residents' daily lives. The property has been under construction (6 days/wk) 5 months (w another 20 left). Exterior projects suffer from poor vision, planning and failed completion. // Large areas w caution tape. // The pool and courtyard (only amenities) are no longer manicured, comfortable spaces. Our Weber was thrown out last year for unknown reasons - not replaced. // No grounds crew/landscaper to hedge bushes, shrubs, foliage, weed, pet mess, etc. in 6 months. // Grounds covered debris from construction. // Toilets, bathtubs, furniture and other appliances litter parking lot. // Gates left open by workers throughout the day and night. // Parking drastically limited by storage trailers, dumpsters, workers’ cars, and appliances/trash. // Constant construction/worker noise. // Continuous weekly water shut offs. Wonky water pressure/temp/plumbing issues are unfixable. // Abysmal communication with management. // The laundry room is trashed. The machines - quarter paid - do not clean clothes and are usually broken. Upgraded units have Euro washer/dryer combo, so some laundry ok, but not substantial loads. // Upgrades are partial, lackluster and don’t make sense. Limited existing storage was decreased throughout. Kitchens are non-functional unless you don't cook/own very limited kitchenware. The floor plan is bad for roommates (thin, shared walls). New residents subject to loads of uncommon or increased fees like: communal water/electricity/trash, air filters, etc.
I have lived here for a very long time, and have absolutely loved it until about 6 months ago, when new management took over, and they decided to "upgrade" the interior and exterior of the property. What used to be our eclectic, charming, quiet, and happy place to dwell, has now turned into a full-on construction site that's filthy, loud, and completely torn up. In addition, new management is rather clueless as to how leases, utilities, etc. work over here in the U.S., and frankly, they don't seem to care. They refuse to even take care of minor apartment maintenance anymore, such as light bulb replacements and changing A/C filters, and that's just the tip of the iceberg. The laundry machines are always broken, the laundry room is absolutely filthy, the landscaping no longer gets maintained, the trash/recycling area is always overflowing, they have cut out the pest control treatments, and the pool is hardly safe to swim in the majority of the time. As if that's not enough, their cheap IKEA upgrades are apparently worth an additional $1,000 each month in rental payments. For the rates they're charging now, I suggest you walk a few blocks down the street to the new mid-rise complexes (there are a few to choose from), and enjoy clean amenities that are functional, and a management company that both knows how to manage a rental property, and also cares about more than a quick turn and making a buck.
