Property Ratings at The Hammocks on 20th
I have lived here going on four years the new management company does not enforce the lease. Auto repair is done in the parking lot on the weekends. People bring their cars here to be repaired. The back parking lot has cars with no tags, flat tires, taking up more than one space. I have had to step over car parts to get into my car. Some of the parking spots are oil soaked and have been covered with sand to soak up the oil. You pay $10 per month for parking but there is no enforcement. It LOOKS nice but if you really take a hard look the red flags are there.
Living here has been a nightmare. When I moved in over a year ago, I had water stains all over my kitchen walls. This was July 2021. They tore down the baseboards & put giant dehumidifiers in my apartment for days, told me if the problem returned they would tear down the walls and fix the issue. Months later, I had water stains again, and all they did was put these loud, useless dehumidifiers back in for a week. This was in FEBRUARY. Since then, I have been consistently contacting the front office about getting my baseboards in, I even called their corporate office. I’ve spoke to Lillian, Zachary, Mason, and Carl, and I still don’t have baseboards in August 2022. Doesn’t matter when you call, they NEVER answer and they NEVER call you back. They are also never in the office when they’re supposed to be, only sporadically. And when they ARE there, they don’t do anything they’re supposed to do, they just “pass your message along” to nobody. There was a weekend I got locked out of my apartment and I had to pay $100 for a locksmith because they weren’t in the office during office hours, and emergency maintenance didn’t answer. Ever since Jianni left, this place has gone downhill. The amount of people I watched move out this month is warranted. You will regret signing with them, don’t waste your time. They’re all incompetent and don’t care about you, just the money you bring in, don’t let the granite countertops and mediocre outdoor lounging area fool you, this place is a sh**hole.
Day 1 after signing lease I regretted it. Apartments are not worth the price they are offering. Management is terrible and impossible to get in touch with. Apartment did not come fully renovated as advertised. They do not show you the apartment you are moving into until the actual move in day. Overall not a good experience.
If you're looking a tiny apartment that reeks of smoke and has thin walls than this is the place for you. No garbage disposal, and you have to drive your trash all the way to the front where the only dumpsters are. The "gym" is a complete joke, more like a closet with one elliptical. Avoid.
It was necessary for me to write this review for Courtney Greens Apartments because of Sierra and the staff she has put in place here. In this dismissive very disposable world we live in, Courtney Greens residents are blessed to have her. I have lived at Courtney Greens for 2 years. During that time we have been through numerous subpar property managers. All with a hurry up and wait, cavalier attitude, towards everything from: panhandlers and cleanliness of the grounds (or lack thereof), to filthy laundry room conditions with faulty machines and any apartment repairs needed. Since Sierra’s arrival, Courtney Greens has undergone a metamorphosis. She is a multitasker with great ideas and a personality to match. Not only is she a competent Property Manager and individual, she actually cares, is amazingly polite and friendly. She is HIGHLY knowledgeable and deserving of her job title, elevating the renting experience. Before Sierra’s arrival at Courtney Greens, I was considering moving because of the incompetent property management and insolent (oftentimes, unavailable) property maintenance. She quickly changed my mind with her attention to detail and infectiously bright disposition. We now have a competent, respectful and downright decent handy may in E. He is always working hard, offers help and knows the tenants (many of which he greets by name). Moreover, we have a much safer, cleaner, happier living environment. There is brand new laundry equipment in our laundry room (that now actually stays clean and locked) and a pool that is always clean and inviting. Should you have a concern Sierra does her endeavor best to remedy it ASAP with genuine concern and respect. KUDOS to Sierra :) She has totally transformed the lifestyle at Courtney Greens. Thank God “the powers that be” had the good sense to snap up this gem of a Property Manager and human being.
This place is very nice. It's on the smaller side but it's perfect for me and my pup! The manager Sierra is always super friendly and willing to help. I was carrying my groceries in and I have difficult time walking because of a surgery I just got and she saw me when she was walking the property and offered to help. It was very sweet. Maintenance is always done in a timely manor and the grounds are well kept. My favorite thing about the apartment is the kitchen, how updated it is vs most other one bedrooms in Gainesville and the other is how clean it is. As far as the property I love how peaceful it is. It's really been a pleasure living here and I don't plan on leaving any time soon.
Courtney Green is the place to live! Here is why: One important thing is security. They do have armed security personnel, which does a wall through the complex in the evening and they only a phone call away if needed. The people are friendly and care about the complex. The maintenance staff is FANTASTIC they do a great job on keeping the complex lovely and fresh, they also go above and beyond. The pool is nice, clean, and never too crowded. One of my experiences there was, my A/C unit went out recently. I notified the property manager (which btw way is great and cares about the tenants) they came out within the hour of me contacting them. They assess the A/C unit and determined it needed to be replaced, I received a window unit in the meantime and within 24 hours, I had a new A/C unit. The service was great. Things are going to happen, which are out of our control, just like in a complex, at the end is how the complex handles it. The property manager does a great job on keeping the tenants informed of any updates relating to the complex. The property manager is wonderful to deal with and wants to make sure you are happy, and is a great person. They recently installed new washers and dryers, which are great and you also have the option to use credit card/debit card to pay for the machine you use, it is awesome.(no more trying to get quarters) They are close to everything, which is great. You need to check them out!!!!!!!!!!
I've been living at Courtney Greens for seven months now and it's been great. I love the fact that it's on 20th, which is pretty close to everything. No problems with my neighbors, maintenance is quick, And the property manager is really nice.
I stayed here and Jordan was very helpful this was a clean complex with nice neighbors overall not all. The people behind me played there music loud at 7am hated it because I got off late and they were having a party while I was trying to sleep the walls are thin i heard people having u know whst in the shower an all
