Property Ratings at The Hammond
If you wanna live somewhere that has no heat / AC during a snow storm leading until summer just for the maintenance people to CONTINUOUSLY come inside unannounced to give you a very well used window AC unit just to wrap the rest of your window up in CARDBOARD. Along with community washer & dryers that flood everytime you do laundry (with monthly texts about stolen laundry) and live with HOT water only for about 4 months, this is the place for you!! Maintenance people love to come at unplanned & unannounced times along with saying inappropriate things in YOUR apartment. Just to add this place is UNSAFE. My car got broken into 3 YEARS before I finally left this place and no cameras or actions were taken even though it was an ongoing problem because they were "still looking for cameras the complex will buy" •... 0/10 DO NOT LIVE HERE!
Absolute worst communication with residents, lack of action on anything, dishonest to residents on concerns presented to the office staff. Do your research before committing to such a horrible experience living here.
The Hammond was absolutely perfect for what we needed. During these crazy times we just needed a temporary home so we signed a six-month lease and they allowed us to extend our lease another month with very short notice. We would have renewed our lease if we didn’t already have other plans. Management was always super friendly and quick to respond to any questions or concerns that I had. We had very little maintenance issues during our time there but they were always quick to fix anything we needed. Our neighbors were friendly and the property was well-maintained. 10 out of 10 would recommend this place to anyone.
The Hammond just changed management. And while the old management was a pleasure to work with. The new management team has an attitude when you ask them anything. Been renting here for several years and never been treated so badly. Really miss the old management team of Jennifer and Rose Mary.
The Hammond apartments are by far the best place I've ever lived. I could not praise them enough. Management, maintenance, the community, and the buildings themselves were all just impeccable. I lived in one of the above-ground townhouses for a year. They are absolutely massive. The kitchen is large and great for people who love to cook but also for entertaining. There's a spacious living room and then a roomy balcony. Upstairs is a loft-style bedroom which is super cool, and it's also quite big. The apartments have extremely high ceilings, big windows, and wood flooring, all which I adore. Whenever I had someone over I always got compliments on how cute my place was. I had no issues. Preventative pest control came and sprayed often. Maintenance was always so quick. Everything in the apartment is up-to-date and you won't have to worry about bugs here. The community is also the best I've lived in. It is SAFE. Safety was a big concern for me when looking for an apartment. The property is tucked behind residential areas and far from the main road. It was so quiet! No sounds of traffic, trains, or loud parties. People are friendly. It was awesome. There's a fitness center, pool, and dog park. It's also not a far drive from UT. I lived here for my last semester and I think it's a great place for students that are looking for something safer and quieter than The Fort. I really just can't express how great this place is. Clean, safe, pretty, quiet, friendly, with big, modern townhouses. I'm now moving out of state to a place over three times as pricey and three times smaller. I'm really glad I got to experience living in such a great place and wish I had discovered it sooner!
Since Hammond Investments has taken Sunflower over, the tone and living conditions of our community have changed immeasurably. Not only are the property managers kind and available, they also respect the concerns tenants approach them with--quite the opposite of the skepticism and condescension that one was greeted with in the leasing office before the management switch. The renovations that Hammond Investments are doing to our complex are fantastic--a fenced in dog area, new pool deck and furniture, a fitness center--but what is most impressive, to me, is the regard the new management has for their tenants and the sincere care they pay our concerns. I can't say enough good things about the new management--if you're looking for landlords who are good humans, who care, and who listen, consider living here.
So excited to be here! The property is beautiful. The new management staff and maintenance guys are friendly and helpful. I just moved here and there’s an exciting buzz in the air with the new management! We are starting to see projects develop. Can’t wait for the fitness center!
These are great apartments, spacious and well priced. Very well maintained and up to date. Customer service was wonderful, office staff and maintenance was very accommodating and went out of their way, to make my home great. Best rental experience I have had.
The new management company has been very responsive to my requests. My freezer wasn't working and they had a tech out to repair it in the same day. I really appreciate that level of customer service.
Lived in an apartment next to the maintenance guy and his son. Yes they live together. They chain smoke all the time and when it gets cold they smoke inside. The smell leaks through the wall like nothings there. The maintenance themselves are slow at everything. CAUTION: When looking at these apartments look for leaks and attempted cover up of leaks. They try to paint over it, but it is so noticeable. When I lived there they said it was not a big deal, but the leaks kept happening again and again and they came and "fixed" it every time. We found mold in a corner of the sink, took pictures, then asked them to come look at it. They said 'oh, it's not mold' but sprayed mold 'spray' on it anyway. They painted one of the ceilings a brown color and the ceilings are white so we just have a random brown paint on the ceiling. When we ask the administration for a maintenance service done they say 'oh we'll get back to you' as they show people who want to tour and never get back to you. Seriously one of the worst apartment complexes I've lived in. Whatever you say is wrong they will say 'oh it's nothing' and try to cover it up. There is some rotting wood in front of the stair case. A porch collapsed and a lady broke her back and finally a whole apartment complex caught on fire because of 'faulty' wiring. There's asbestos and lead in the paint, but you sign saying you know that. Avoid at all costs. These apartments are from the old '80s

I live in a 2 bedroom, 1.5 bath townhouse. The size is great, the natural light is great, and the location is fantastic, but these places are old and literally (yes, literally) falling apart. A porch collapsed while a resident was standing on it a few months ago, so they are currently rebuilding ALL of the porches, and a building burned down last year, plus another caught on fire recently but thankfully it was while maintenance was in the attic and they put it out quickly. The fire department told a reporter that it was faulty wiring in the attic, but management never sent out a notice to acknowledge that the fire even happened. Downstairs gets incredibly cold during the winter because the doors are poorly sealed and the frame of one has rotted away at the bottom so that I can see about a quarter's size of daylight through the hole. There are ants during the summer even though we started keeping ALL food in the fridge, and managements just tells you to clean behind the fridge (didn't help). Laundry rooms are disgusting and washing machines are moldy. They've had problems with pipes leaking in multiple units and do a poor job of patching the ceiling. The pool is small and often cloudy-looking, but open 24/7. The grounds are green and tree-y and beautiful (except for the depressing remains of the burnt building surrounded by a construction fence), though, and most of the neighbors are nice. Plus the townhouses have lots of storage, and your cat will love climbing on the cabinets to look out of the big window in the kitchen.

We profusely apologize for the bad experience. Currently Sunflower Apartments are under new management (Rand Property Management). All the decks have been replaced and look amazing. We have noticed that some doors are needing new seals or they need to be replaced all together. We address any maintenance issues such as these quickly and completely. We have pest control on site monthly for preventative treatments and will address any additional concerns quickly. Unfortunately we cannot make the pool larger but we are extending the deck for more sunbathing areas. We plan to be dedicated to the pool's appearance throughout the summer.
