Property Ratings at The Hampton on Osborn
If you are only looking for convenience yes this is for you - I lived there over the past year and all I have to say is do your research - new prop mgmt. co not very catering to their residents even with the cost of living at this prop with only one amenity (pool). you'd think this is a hot local pay attention to what your tenants are saying - floods and thefts caused many of us to vacate and mgmt. did not seem to care - so again research, if you do not you have no one to blame but you.

Thank you for taking the time to provide your feedback and bringing your concerns to our attention. It is important to know where our residents think we missed the mark, as well as what we have done well, so we can learn and improve for everyone. Unfortunately, the city of Phoenix was hit with a severe storm last summer that ended up flooding many areas of the city. We are very sorry for any damage the storm had caused, as we worked as quickly as possible to remediate any issues that had occurred. We would like the opportunity to discuss with you further and better understand any further issues you may have experienced without our knowledge. Please feel free to contact us at TheHamptonOnOsborn@sunrisemgmt.com or 480-371-7399 at your earliest convenience. Thanks again, Sandra (Manager of The Hampton on Osborn)

The good: Quiet neighbors, friendly and keep to themselves. They have all lived here for years and years. It is incredibly convenient. Minuets from downtown, minuets from the light rail and the freeways. Shopping is right across the street and good restaurants all over. Oh! No roaches! I think I have seen maybe one or two outside at the start of summer and that is it The bad and when I say bad, I am being kind. The property I live in is over fifty years old. The walls are covered in layer upon layer of paint covering up most of the lead paint that is surely there. The windows in the bedroom and the bathroom have been replaced and are literally separating from the wall and all of the paint in the bathroom is peeling (I have not gotten lead poisoning yet). The stove does not work, as in the gas line does not even go to the apartment according to what we were told by SRP. It did not have a microwave either so we had to purchase our own. The ceiling leaked every time that it rained and we had to repair it ourselves, most of the other units still leak and buckets are a hot commodity during monsoon season. The plumbing is rusted and separating from the walls so the pipes are always knocking. My shower has gotten two leaks in the pipes and an access panel was installed rather than repairing the wall. The shower and tub have rust spots all over ad the tile is cracked. The huge window in the front room is not energy efficient and the cooling and heating bills are crazy. Our refrigerator went out and we had to purchase our own to have it replaced and homeless people tend to use our outside laundry room as a toilet and shower. The property was just sold and they are slowly moving people out one by one and renovating the buildings. They are not however, replacing the plumbing and once they sandblasted the building the paint and sand are all over the property and you have to sweep every time you venture outside. They are planning on doubling the rent by putting in new cabinets and fixtures. The pool has been closed for all of this summer so far. We are currently looking for a new place which is what brought us to this site in the first place. This would be an amazing opportunity to win for my family. Thank you for reading!
