Beachwood is a suburban city of Cleveland. Beachwood gets its name from the pretty Beech trees that once covered the area. Today, Beachwood is home to many businesses and is considered one of the great places to live in Ohio. There are several corporations that call Beachwood home, giving the city a sturdy economy and plenty of job opportunities. Interstate 271 and other access roads make traveling in and out of Beachwood easy.
There are a lot of great shopping opportunities within Beachwood like the large shopping complex, Beachwood Place. There is also an outdoor shopping area that hosts a wide range of stores. the property is older but very nice is maintained. the manager greta has made it clear what they want to. the bare minimum. from the constantly broken trash shoots, random and frequent water shut offs, flooding parking lot, broken gym equipment, and the list goes on. I have gone months with a broken stove and shower. only to find out they can fix it right away after i had to go into the office and demand help. they claim they are busy when ever i reach out over email and calls. they have even admitted to seeing me call and not answering. when i asked about ignoring my emails they down play how long it has been since trying to get a hold of them. all the while not missing a beat looking for payment. the office is horrible to deal with instead of ever apologizing they will blame everyone else INCLUDING YOU. its not their fault they cant answer the phone, or give a call back, or they cant respond to emails. that is their genuine belief

Terrible service. The dishwasher broke more than a week ago. Nobody wants to fix it. The office says it's not their problem. Another company does it. That company doesn't have any employees now. We have to wash all the dishes by hand. We go to the office every day. They promise to help and call back, but they don't do anything. We talked to the manager Natalia and some guy. They promise, but they don't do anything. The air conditioner doesn't work all summer. The heater kept breaking down in the winter. Without warning, they introduced a fee for water in the middle of the contract. There are no water meters. They charge as they please. The sauna hasn't worked for a year and a half. They don't have time to take out the garbage. It's very dirty and smells bad. Rats will probably appear soon. There were already cockroaches this winter. The carpets are very dirty. Nobody cleans them. The jacuzzi and outdoor pool haven't worked for two years. But they are working now. This is a very dirty complex with very poor service. They demand payment on time, but they themselves don't want to do anything. I do not recommend you to live here. It may be cheaper here, but it is worse for your health. This is our last year here. Friends are also leaving here. The barrier at the entrance has not been fixed for 2 months. Building number 3. Cedar road 27060. And one more thing. They are willing to pay to leave a positive review here. You can see these photos from other people. Choose other apartments.

Maintenance is horrible. I put in a request for my apartment and I’m yet to hear from anybody. I’ve lived here for two years and I don’t think I’m gonna renew my lease here they’re overcharging in the middle of our lease. They increased The rent my charging for the sewage and water. The garbage overflows if we don’t even have it, actual number to security turnover rate is horrible If they’re not careful, they’re gonna turn into slumlords

A 7 year resident of this place. New Management was very quick to upgrade their offices, specifically the leasing offices. The real bait and switch is the "model" apartment which is 100% the exact opposite of the conditions of the average apartment. When we moved in the place was pristine with new finishes in the apartment and public areas. A year later the entire property was sold and went downhill quickly. The practice for garbage is to allow the garbage chutes to fill completely from the 1st floor to the penthouse before removing the trash compactor bin in the underground garage trash room this chute connects to. Garbage spills out of the garbage chute rooms on each floor as a result. Carpets in the public areas are disgusting and seldom cleaned. Washers and dryers are 7plus years old, moldy and lint traps are never cleaned. Foyer floors are cleaned with filthy water and ceiling tiles in the public areas are broken, damaged or dirty. This used to be the original prestige apartment complex on the east side and is now becoming a slum. Management does not respond to email, phone calls or messages through the online resident portal. The Beachwood Health board and fire department frequently come to the property because of lack of concern by management for safe, clean, and healthy living areas. Management's new game is to arbitrarily add utility costs to the monthly rent bill even though it is articulated in the lease, the resident is not responsible for the given up charge. There is no question a lot of the issues originate from bad tenants and tenant's kids who are allowed to conduct themselves in a horrible fashion. Management however has failed to curb this nor address the resulting damages and change in the quality of life that has resulted for the rest of us. Imagine having an issue which needs to be addressed and your MO is: refuse to be available to those that are affected by it and simply make up the rules as you go.

Run from this apartment complex. The management is incompetent and does not care about their residents. I lived in the Vantage for a year and had nothing but bad experiences. First, the complex is a mess - there is trash throughout the property and in the buildings. The elevators and laundry rooms are disgusting and always filled with trash. Water is also shut off often without notice. Second, maintenance is terrible. I was without air conditioning for 3 weeks and had to call every day to try to get someone to look at my A/C unit. Leasing staff often lied to me about when maintenance would be out and it was not until I threatened legal action that someone came out to look at my A/C unit. Third, I experienced an unlawful entry by maintenance. There was no permission to enter given and no 24 hour notice provided. We had to fight with management for weeks and threaten legal action to try to get them to understand the problem. Fourth, I had all the outlets break in my kitchen which is technically a fire hazard. This was not fixed for 6 weeks and I moved out before it was fixed. Do not move into this place unless you want to deal with things constantly breaking and not being repaired. The management is awful and does not care about their residents.

Do Not Move Here!!! 3/20/24 Multiple cars including my own got broken into. Here’s the kicker they advertise 24/7 video surveillance but when asked upon no video surveillance to replay. Thought I was moving to a nice complex just to find out it’s been a living nightmare and management seems to have no answers to prevent the theft , car break-ins and vandalism to the property. Not sure the purpose of the vehicle at the front gate? More like someone just casually collecting a check if you ask me. I had plans on renewing my lease because I love the city beachwood, but today was the icing on the cake once I came back home to see that now the garage door I pay for to park my vehicle in has now been damaged and 2 window panes have been broken. This is honestly quite ridiculous and management seems not to care at all about what is taking place. Keep you money and take my word do not move here you will regret it. Oh yeah walls are thin , you’ll hear water running all throughout the day from your neighbors above :)

Not worth the money the place is filthy, trash everywhere, garage is a dump and smells like dump everytime you go down there, the gates are pointless the entrance gate is always is open & exit gate are closed how backwards is that!? To add there is never a person at the gate so why is a gate even there!!?? And the gates are always broken! The bar there brings unwanted traffic to the complex, people caught selling drugs/ fighting there, some tenants seem disabled so they pee on the hallway floors & elevators seen with my own eyes even dogs pee and not cleaned up after. Let me not get started on the filthy laundry rooms! All the washing machines are filthy some even turn off during washing and just let your clothes sit in water & stink! Most or all the washing machines & dryers DO NOT WORK & the Dryers don’t even get hot enough to dry your clothing! OH AND I CANT FORGET ABOUT THE WINTER! They barely plow the snow so you can bank on getting your car stuck in the lots during the winter seasons! The only good thing is that it’s quiet in the mornings and the police are around pretty frequently due to the activity of the bar and just the area. These are all facts seen everything with my own eyes spending a lot of money on rent you shouldn’t have to deal with all these things! The units are good sizes but that’s it that’s one of the very few good things BUT LET ME ADD the walls are thin you can get woken up buy noisy neighbors. The garage stays open all the time for people to sneak in talk about security and safety right!? Let me add the doors you’re supposed to buzz in with…they are open just pull it open and boom you’re right in the building shaking my head seen people do it all the time. You can’t even complain to management they don’t even answer the phones if you leave a message they will never get back to you! Mice are all in the garage running around. And there was a time when both garages in one of the buildings were down and you couldn’t even get out you had to demand them to come solve the issue. People leave there furniture trash everywhere, People tires were slashed all over the complex that caused a police investigation. People packages get stolen out of the mail room shaking my head need i say more after reading all of this do you think it worth spending this much money to be dealing with all of this?! This place should be called the Take at vantage because they take your money and don’t give you the quality for the money at all or the DisadVantage

This place is a dirty, disgusting, poor excuse of a community. The leasing office is rude, there is trash everywhere all the time, nothing works, elevators are down months at a time, the garage is never secured, the front gate is non functional and the management does not hold any bad behavior under accountability. Do yourself a favor and STAY AWAY, no matter what they try to offer you. Ask to see trash chutes, ask to see the hot tub, ask about the pool over the summer, the police showing up all the time, the noise, walk through the garage, and most importantly, speak with other residents if you can and you will get all the answers you need.

1. I politely asked for double check our lease by email (already signed for both parties) because we received an automated system email saying we need to renew or move out. 2. The manager didn't reply if we were taken care of or not. 3. she replied in bold and quoted the automated system email "If you have already signed your renewal or submitted your notice to vacate, please disregard this letter”. 4. We complained about her reply, and she finally answered we're all set, why didn't you really help us in the first place?

The Leasing office staff are unfriendly. They do except anything but bank checks. I rented a parking space. Over the last six months the garage was unsecured. Go elsewhere. Good location, but very poorly run.

I had a bad experience trying to lease at this place. First, I signed the lease for an apartment online and later after few weeks when I went there just to make sure about timing for move in, the manager told me the unit is not available and it was a mistake to put that unit on air. They didn’t even bother to tell me until I visited their office. Second, I had to choose another unit of higher price than before and I applied again through their online system and never received any response until 3 weeks. I repeatedly tried calling them…never pickup phone.. don’t respond to email. … they told me they are verifying with my prior rental and send an email for verification but my prior apartment never received any email from them. Finally I choose to opt out of the place. They refused to refund my application fee. I will not recommend this place.

Anna was honestly one of the most genuine, detail oriented and caring leasing agents that I've run into. I looked at a lot of different properties, but she made this one feel like home. I even came back twice because she wanted to set up a showing that was perfect for me according to the conversation we had during the first showing I appreciated that ?? (sigh...) Where do I even start!? Under no circumstance should you move here. NONE. This management company is an absolute nightmare! If your maintenance requests are even acknowledged, and that’s a big IF, they won’t be completed for weeks! We went without a sink in our master bathroom for 3-4 weeks. And when I called 2 weeks in to find out what was going on a staff member hung up on me. Staff is unprofessional, incompetent, and uninformed. Top level management doesn’t even care about this property or the tenants. In the summer of 2020 the pool wasn’t filtered AT ALL. Tenants were basically swimming in a bath tub in the middle of a pandemic. Employee turnover is at an all time high. The elevators are always down and there have been multiple nights where Beachwood fire dept had to come pry people out of elevators after they got stuck. There is no security in the security hut out front. The intercom system to buzz your family/friends up to your apartment NEVER WORKS! The doors are never closed/latched to the buildings. Literally any and everyone can get in. The restaurant Swerve was the icing on the cake for me leaving. Their clientele are always yelling and screaming ruining the peace. I couldn’t even open my window at night without hearing drunk people throwing up, fighting, and blasting music. I could go on and on but this should be enough to keep you away from this place. READ ME! I wish I could give no stars. They never callback. They find every way to charge you ridiculous fees when you want to move out. Notified the complex in Dec. 2020 I was moving out so my official move out was by Feb 7th 2021. I was told that I would pay my normal rent for January (by Ashton in the office) and then about 300 for the first week in February. I also told them multiple times to remove the garage space charge for January and February. Jan 1&2nd I couldn't access the page to make a payment but I was able to submit the payment 3rd Jan. My balance then said 0.00. I go back to pick up the rest of my things on 23rd January and I see a paper posted to my door saying I owe 301.10 for January(with a print date of 21 January) I went online to check, and here they added additional rent, additional utilities, late fee for 100, late fee for 50, the parking space still charged, a $100 COVID-19 concession fee (like what?). The additional rent was timestamped with 1/1/21 but was not on my statement when I paid my rent in full on 1/3/2021. AND they never notified me by phone or email letting me know that I had outstanding charges AFTER I had paid my rent down to 0.00 on January 3rd. I have called multiple times and left messages, they refuse to return my calls, sometimes multiple calls to them in a day. They call unexpectedly when I am working and unavailable and the message they left was completely avoiding my messages I left for them. The sewage system is awful, the sink overflowed multiple times when I wasn't home, disgusting water residue on the floor, and I don't use the garbage disposal ever in my sink. They never ever attempted to notify me of any charges AFTER they saw that I paid my rent. They have my number and email and never formally notified me. They also covered their office doors/windows and locked it.

Well after all the horrors my building is going through, there is now a mouse problem. Carpet is extremely dirty at all times, gets cleaned once a month only for someone to drag a broken garbage bag across it and ruin it again. Garbage chute door is broken off, hasn't been replaced in months. Took maintenance months to fix a broken refrigerator. One of the neighbors is constantly cooking terrible smelling fish that I am glad I now wear a mask to walk in the hallways. Hardly see anyone care about covid guidelines, everyone here is apparently immune to this virus. The electronic prompters at the entrance are constantly being broken by rude people. Not sure why, but as soon as they're replaced, they're broken. Management keeps changing how to access the gyms, so every time you want to go you cant even get in because they changed from finger prints to fobs, cant get it fixed because their offices are closed. No one in the front office ever picks up the phone or returns calls.

Since new management took over this place has turned into an absolute nightmare. They raised everybody's rents and used the additional funds to renovate the leasing office and perform the most botched building paint-job any city east of the Mississippi has ever seen. Here's an abridged list of the issues at this "luxury apartment complex": 1. Washing machines and dryers haven't worked since 1999. Repeated calls to the management team has not helped. 2. Gym has gotten dirtier since the new team took over. TVs don't work, but that doesn't stop the leasing agents from showing off to prospective residents how great it is to have six flat screen TVs in the gym. 3. Good luck getting around when it snows. The parking lot turns into the Rockefeller ice rink. Don't forget your skates! 4. Toilet having issues? One of your blinds broke off? Leak in your apartment? No worries - well, yes, worries. No matter how often you call no one will come to fix it. 5. I am fairly positive the most recent review is not real. Who posts a review after a tour before moving in? FAKE NEWS I could go on, but writing this is making me depressed that I am contractually obligated to live here for another few months. But as long as at least one person heeds my warnings and saves him or herself from making one of the biggest mistakes of their life by moving here, well then this would all be worth it. I used to love leaving here because it has an amazing gym, pool and sauna and the apartment itself is really nice too, but the new management has been changing things for the worse. New staff members are pretty rude, no efficient and they feel superior somehow. They changed the leasing office to look modern and cool but the service offered there is terrible. We used to have great showers and faucets, they changed to a shower with no pressure just to save money on water. All the changes have been done only to look good without respecting or caring for the residents. Can’t wait to move out! Def don’t recommend living here anymore, THE NEW MANAGEMENT SUCKS!

- Service is very slow, it takes them weeks to get anything repaired. - The property is getting dirtier and dirtier, very poorly maintained. - The main garage door gets closed for days for no apparent reason... Add to all this that the new management is extremely unprofessional, unfriendly and treats people like garabage. I've complained about multiple things in the past and nothing ever gets done. Last time I tried to talk to the manager, she didn't want to talk to. when she finally did, amber was extremely rude and dismissive... blamed the bank the owned them for the poor service. Great way to treat a customer. I regret moving here and i strongly advice anyone considering to stay away until they fire that incompetent people in charge of managing.

The furniture in the lobbies a worn frayed stained chipped . The recessed lights in the ceiling have no covers. The ceiling tiles are marked and broken. The elevator doors are chipped and marked. The floors need commercial cleaning. The entrance foyer security system is broken and filthy. For a high and supposedly building I’ve walked through Lowell and buildings that are much more presentable.. I cannot bring people to visit me as it is an embarrassment. Nor can I allow my friends who are interested in moving out of their homes to tell them about this building. I continue to watch them put grade expense into their new office space and hallways. Well they leave the entranceways to peoples homes in such disarray and discuss.

I moved to the Vantage (previously the Hamptons) 8 months ago and I already lost 4 packages! The package delivery at Vantage (Hamptons) is a mess. Carriers randomly drop the packages at your door which is good, or at leasing office which is ok. However, sometimes they dropped the packages at the front door of the building without notice! It's NOT a secure place and everyone could access to the packages. It wastes my time to contact the sellers or carriers to get refund. I'm really tired of tracking my packages all the time and worrying where the carriers would drop my packages. Sometimes I have to hold the packages at local UPS or USPS stores and waste another 20-30 min to pick up.

I am so sorry you are having this issue, feel free to have any packages delivered to the office and we can hold it for you until you are able to pick it up.
The management of storage units is completely messy. I would remind all residents currently here : "get ready that your stuff in storage unit will be thrown away any time". Even though you are assigned a storage unit, the leasing agent will never admit that, the storage unit and apartment room number will never match as long as one pre-resident forgot his stuff in the storage unit when he moved out. I have been trying to communicate with the manager, suggesting an audit of the usage of storage units, but the manager will just tell you to call the police when people broke your lock and took over your storage room. This is ridiculous!!!! Being safe (both persons and belongings) is the first element to manage an apartment, but this is completely not well done here. I believe the previous management is much better. I don't know how management changed recently, but this is a shame for this property.

There are 2 sets of washers/dryers per floor. Since I've been here, only one set has ever partially worked. The washer leaves your clothes soaked. Now- both washers are broken. I've contacted the office several times. They will welcome you to use the other floors but they don't realize they are generally in use by the residents on that floor. We have quite a few elderly people on this floor who also say it's very tough for them to be going to different floors to do their laundry...especially when they use walkers and wheelchairs. Why not simply fix it already?? We are paying for this in our rent! They also wanted us to sign another lease and have raised the rent because we didn't. Why would we want to stay longer when you're advertising washer/dryer amenities here... but they don't work?! It's one of the reasons we selected The Hamptons. I'm truly disappointed in the management/maintenance.

I recently toured the Hampton and found these apartments to be incredible. The manager Amber was so nice and welcomed me to the office in a genuine way! I had a great tour and am for sure going to lease. Great amenities and really friendly staff. New management seems to be really great!

I have lived at the Hamptons for a year now and my lease is coming to an end and I’m so happy to be getting out of this place. The first week I moved in, my bathroom ceiling started pouring out water. It slowed down to a few drops but it took maintenance 24 hours to come and take a look at the issue. I was hopeful when new owners/management took over but I have been proven wrong time and time again. The place constantly smells of trash or pee. Don’t bother calling the leasing office because they will dismiss you and say they’ll call you back and never do. Three weeks ago a hot water tank broke in building one and they still have not fixed the issue. They have no idea when the issue will be fixed and don’t answer any questions you may have. Don’t live here unless you enjoy taking freezing cold showers. This place is horrible, wouldn’t recommend it to my worst enemy.

My family and I moved to the Hampton’s Jan 1, 2019 and from the viewing of my apt it looks nothing like the pic it’s old fashioned like 80s old. The sink only has cold water, the sink and shower leak, the window screens have wholes and a lot of dead bugs in the windows and lights. My closet light doesn’t work and the lady who showed me my apt knows all this an no one still has come to do any repairs. The lady who showed me my apt almost accidental charged me an extra 600$ because she didn’t look over the paper work. No one showered me where anything but my room and the pool. I’m still trying to find my way around. For the amount I’m paying I expected more. An it doesn’t look like they clean much in here either just painted.

I’ve been a tenant a little over a month and have been very pleased. I wanted something close to work with certain amenities and The Hamptons has not disappointed. My apartment had been recently renovated and has met all my needs. For one recently recovering from hip surgery, having easily accessible underground parking has been amazing as well as the underground access to the main complex where the indoor pool and exercise room reside. I took my granddaughters to the 5th Ave. Deli & Grill one evening while they were visiting and the spaghetti with meatballs got an A+! I explored several other apartment complexes in the area but the added amenities of The Hamptons can’t be beat.

The Hamptons is in a wonderful location for access to so many places as well as the freeway for travel. The staff, led by Allison is very helpful. Maintenance is also very efficient and things are done in a timely manner.

I just moved into the Hamptons a few days ago, and I just want to make it known that it has been a great experience so far. I worked mostly with Ivana in the leasing office- love her. She's super sweet and friendly. The apartment looked great when we came to get the keys- very clean, everything looked perfect. I have NO complaints about the quality of the apartment. Definitely worth the money. It truly feels like you're living in a resort with all of the amenities. My fiance's mother and cousin live on the property as well, so we've seen the pool, hot tub, sauna, gym, etc. All very nice. Can't wait to use it. The laundry facilities in my building have brand new high-end washer/dryers that work great.

I used to live close by and decided to move to The Hamptons because they offer so much. First off, the location can't be beat. The apartments are close to great shopping, Beachwood Place, Legacy Village, supermarkets, I-271, great schools, etc. Everything you need is within a short distance. Plus, the amenities at The Hamptons are top notch. An indoor AND outdoor pool, state-of-the-art fitness facility, restaurant, and more. I especially like my suite and how open it is. The staff is accommodating and friendly. I'm really glad I chose to live here!

When it comes to apartment living, you can't beat The Hamptons. The location is great and central to everything, easy access to I-271, etc. There are so many amenities, an indoor and outdoor pool, great fitness center, shops, a restaurant, hail salon, alterations and more. I've been living here for over 10 years and I'm glad I chose to live at The Hamptons for these reasons and more. Plus, the staff is friendly and helpful and rent is on par with other apartments in the area.

I recently moved out of the Hamptons. I have never lived in a more mis managed, run down apt building. Judy in the office is rude and always has an attitude. I would stay away from this place. Spend your money elsewhere .

Our complex is amazing with indoor/outdoor pools, spa, sauna, gym, restaurant, hair, eyes, dry cleaning, underground parking, secure, good staff...you name it. I haven't met anyone that wasn't welcoming. Great location with quick access to the highway. Plenty of restaurants, shopping, universities and activities in the area. I'm going on living here five years right after college and still can't complain. Highly recommended.
