Property Ratings at The Hamptons
-Mold and cockroaches in the units (they will not test for mold- no matter how many times you ask and will try to hide the issue). My toilet was full of mold (scrubbing it off and kept coming back), the whole apartment smelled like mold/mildew and the vent for AC/heater was so dirty no matter how many times I tried to clean it. - A week before I moved in I asked for the sink under the kitchen to be fixed (it was leaking), my window to be sealed (Top not sealed-moved when it was very windy) and bathroom sink to be re-finished (none of it was done until I had to ask again the week I moved in). The window was never fully fixed, I was told not to open it by a vendor worker and it was a safety concern while I lived there. - I had to have my smoke detector looked at 3 different times when it went off during the middle of the night at random times (after resetting it myself and changing the battery)- I believe it was only replaced once with a new detector. - Emergency maintenance only goes straight to voicemail and no one calls you back in a timely manner. NEVER have an emergency here because it will not be addressed. -It is not a secure gated community- the gates are usually not closed all the way and there was a huge hole in the stone fencing where anyone could walk through- I saw people from the street walk through it (when brought up they blamed corporate). -You will pay for common area maintenance fees monthly - Trash that piles up all the time and broken glass is in most areas- watch when walking your dog out to the sidewalk - The apartment gym facility closed at 5pm so there is now way you could use if you have a 8am-5pm M-F job -When I moved out, cockroaches/bugs would scatter when moving items out. There was bug poop behind hung up picture frames on the wall after 5 months - I cleaned my apartment daily and sprayed for bugs as well -The property manager is one of the most unprofessional property managers I have ever met (attitude with no customer service sense) . They make you feel bad for putting in maintenance requests and never come in the time range slot if you ask to schedule it. - I paid all my move out fees and last of rent and they sent me to collections to get money that I did not owe; it was closed stating sent by error. Then their office reached out to me again saying I owed an amount after closing the account in collections.
This place is run down and INFESTED with cockroaches that seem impossible to get rid of. Mediocre repairs and maintenance done. Maintenance lies and doesn’t follow through on most of what they say. Rent amount fluctuates every month due to random mandatory fees being added. My unit was an absolute dump when I got the keys, they “fixed” only half of the issues. Had strands of dust hanging down over an inch from my entire bedroom ceiling, had to clean it myself since they apparently didn’t have the tools needed to clean it. I listed an absolutely insane amount of issues on my move in walk through/inspection form, but they still decided to keep ~70% of my deposit for things I had noted on it - such as stains in the crusty old/already stained carpet, little marks on the walls, and even a little dust on a couple small sections of the baseboards?? These people are absolutely ridiculous and don’t care about their tenants. I wouldn’t recommend this apartment complex to anyone.
Rent is outrages for the location and condition of the apartments. Claimed that units are updated, but cabinet doors were crooked, outlets were falling out of the wall, and towel rod was falling off. Multiple repair orders were put in, and never responded to. Washer and dryer were not working when we moved in and were not fixed for almost 4 moths.
This place sucks. Cockroaches, the pool is closed any time you actually want to use it for days on end. The laundry room doesn't have hot water. They are out to get every dime possible from people giving fines for the silliest things. They rotate office staff that can't put in work orders regularly. You have to pay for parking if you want to park reasonably close to your apartment. It takes multiple requests from office staff to get work orders in correctly. At least once a week I receive an email or flyer threatening fines for something but they can't fix common issues. Moving here was one of the worst decisions of my life.

I recently moved in with my sister and was added to her lease, she talked me up on the unit and when i moved in i was surprised how accurate she was! the units are just the right size, we have all the essentials, the dogs are able to play in well kept lawns and the kids playground is my nieces favorite place to go after school, we are so close to her school we take the bike up the block in less than 10 minutes. there are so many parking spaces to choose from and the units are single story so no loud neighbors to worry about! the office staff is kind and welcoming. we haven't had any real issues from the unit since i have been here for the last three months. im happy here -244
High drug use in complex, incompetent staff and maintenance, roach infestations, poorly remodeled units, and a fresh coat of paint. Laundromat on premises has mostly broken units and filthy. Pool has been drained. Pricing is a joke, spend same amount for better elsewhere.
Roaches are still around. Remodling was done very poorly. Drywall work is redicolusly horrible. The texture overspray looks really bad. No storage space in the remodled units. Not sure about the unremodled ones. They refused to show them, but list them for rent. Rent is too much for such little space, and they charge each tenent for the landscaping maintinance. I'm saving right now so I can pay to break my lease, because I absolutely am not going to continue to pay what I do and have roaches.
If I could choose zero stars I would. Worst experience of my life. I moved in when I was in a bind and needed an inexpensive quick place. Unfortunately I was there 2.5 years. My dishwasher never worked despite several promises that it would be replaced. I went an entire summer without air conditioning. My apt was broken into 3 times, once while I was home, and I was told I was responsible for the damaged windows and door with no concern for my well being. My dogs were poisoned on the premises and they had no concern. Leads me to believe they were behind it. Constant swat team raids and sketchy activity. Price is too high for what you get. Current amenities include, pool (which is always closed), gym (when we feel like letting you in), laundry (also when we feel like it), 24 hour maintenance (just kidding 6 hour maintenance), pet friendly (we will kill them). Spend the extra money to go elsewhere!!!
This place is absolutely HORRIBLE. Infested with roaches and management refuses to do anything about it. Dog feces all over the property. Had to call the city out before it finally got taken care of after months of asking for it to be taken care of. Windows won't open. Property grounds are not maintained. There has not been access to the pool for over 2 year. They let me move in to an apartment in the heat of the summer knowing that the air conditioner was broken and then refused to give me a day in which it would be fixed. I finally had to go sit at the property owners address to get it fixed. Apartment and carpet was filthy upon move in. Bees over ran my apartment and it was difficult to get them to come out and address it. Foundation to apartment is horrible, gaps in walls allow crickets to come in. Staff on property is rude!!! I have reported to the Better Business Bureau. Calls and emails to the property owners also go unanswered and unaddressed.
The rent's ok. The staff is ok. The crime rate is ok. NO Roaches!!!!
