Property Ratings at Hampton Lakes
Just as the title says look elsewhere. The North Lauderdale location is terrible. This is a place that will charge every fee they can, and you get zero in return. Any supposed "renovations" are false and been said to been going on for over a year with no signs of it. If you own a pet be careful, unsanitary conditions and a dog area that has a broken fence for over 3 years and filled with dog poop. Maintenance requests go unanswered, anyone who works in the office won't answer phone calls or emails, and any concerns you may have just be ready to be ignored. Double check your fees every month because you may get double charge. Regional manager won't reply either. Give your hard-earned money elsewhere. This is not a place for you to live peacefully.

Poor maintenance service. They don’t care to resolve your issue. My apartment has black mold and It’s effecting my health and no one has come to resolve this issue. I’ve been complaining and trying to get them to fix this issue for over a month now and Im currently still dealing with this issue.

I went there a few days ago to see what was available. There was a man in the office swearing saying “I ain’t paying that” in front of kids. There was trash all over the whole complex. The trash containers were at there max. There was a trash pile 4 feet high around the containers. This place reeked of weed and there was a person standing on every corner of the building hanging out. Not only that, I counted 3 smashed up cars sitting in the parking lot. This place looks nice in photos but beware. This place is cheap for a reason.

Im very disappointed in the new management company. I have been a tensnt here for the past 4 yesrs and although it always havent been perfect it hasnt been this bad. The complex advertises a 24hr emergency maintenance line for you to call outside of business hours. I woke up this morning to my second bathroom flooded, the hallway, the entrance to thr master bedroom snd second bedroom floor completely soaked. I called rhw leasing office with hopes of the call being able to be routed. I left a voicemail, put in a maintenance request and everything. Now i have several towels laid out on my floor soaking up the water from the carpet. Aside from that every month my rent payment is a different price. We pay for valet trash every month but they hardly come when they’re supposed to. The gym has been supposedly getting remodeled for the past year with no proof of renovations. When you call the leasing office they never answer during business hours, and dont get me stsrted on the email system. They never answer the default email. Its just fruetrsting when youre paying rent a place that completely lacks communication

I can say that I truly enjoyed my experience with Ava especially because she showed empathy to the situation I had at my previous address along with paying attention to what I was looking at getting for my new address which was given and that’s exactly what’s important to have such as understanding, empathy, and active listening that she provided me with which is why I can also say that you guys definitely have an amazing Assistant manager on your hands ??????

Thanks to Ms. Sherrie the move in process went smoothly and quickly. I must admit the process between applying & being approved had me mentally drained but once things were approved she got us in expeditiously. She’s very polite and mild mannered. Very welcoming.

Gunshots every other day. They don’t fix anything. Garbage everywhere. Staff never answers the phone. Don’t move here. If I could give zero stars I would

I repeat save your time and energy DO NOT MOVE TO THIS APARTMENT COMPLEX. I’ve been complaining about roaches now since I moved in and the issue is still not resolved. You submit work orders and it’s either completed or canceled. They’re roaches in the kitchen, bedroom and bathroom.

Management sucks. I was without a stove for almost 6 months. No reimbursement I paid rent with no problems. I was moved into a roaches infested apartment and I had to take care of the problem myself cause no one seemed to care. One year being here and I would suggest you find another apartment complex to rent from.
Do not move here they are money hungry.. all about money.. they don’t fix anything
Issues before move in!! Leasing office not informative. Unable to answer questions or go into details about the questions asked. Specials offered are not explained...offered waived charges but you have to pay upfront and they will reimburse you. Search other properties before choosing this one.
The property itself is nice and the amenities are good but the management staff are disrespectful and rude. Their customer service is terrible and the property manager encourages their behavior. I will never stay here again or recommend to anyone. Customer service goes a long way and they don’t have any!!
I recently became a resident at Arium and have nothing but good things to say at this point! Rolando has gone above and beyond to meet all of my necessities and answer all of my questions can't thank him enough for helping me get a new apartment
Wish I could give zero stars, DO NOT MOVE HERE!, we haven’t even been here a year yet and two shootings have happened since, one in October 2018, one about 3 days ago right outside of our bedroom window as we were sleeping. This place is disgusting, they let anyone live here. I tried to see about breaking my lease, but they say “crime has no address”. If your okay with cops knocking on our door constantly to ask “if you know anything about the shooter, your neighbor” then move on in. Definitely not safe for family’s or young women. Look elsewhere! Prices are not worth what they’re asking for!
DO NOT MOVE TO THIS APARTMENT COMPLEX!!! The place is roach infested, I've been complaining to management since moving here 3 months ago and the issue is still not resolved. Pest control comes and it doesn't resolved the issue. Also my mailbox was broken into and when i went to the leasing office to report and air my grievances i was told by the MANAGER "crime happens everywhere". Yup thats the kind of people you will be dealing with if you choose to move to this dirty apartment complex. No one ever answers the phone in the leasing office to resolve any maintenance issues. This place sucks big time DO NOT WASTE YOUR HARD EARN MONEY MOVING TO THIS COMMUNITY.
I had no complaints. The staff was nice, except for the young woman who handles bookkeeping. She is my reason for only giving a 4 out of 5. Other than that, they handle any report for service promptly. The grounds was kept clean. The trash can at time would over feel but for the most part I realized it on a few occasion. Parking can be an issue depending where your apartment is located. Overall I by far the best apartment I lived in and would move back if I am not able to buy a house by the end of the lease of my current place now.
The staff is excellent! The landscape is lovely. The apartment is well laid out, not a cookie cutter apartment. There is a large storage room and a very large closet. The balcony is so large that it extends from the dinning room to the bedroom. If my new job wasn't in WPB, I probably would never leave. This place is quiet, and across the street from the super walmart (the best food prices in town! ) Should you decide to move here, you will love it. Oh yeah, there is a plenty of outdoor activities at the nearby walking distance County Park. Enjoy! (VC)
I am new to florida and have been staying with family while searching for my new home. I've called so many places and everyone seemed so annoyed with explaining availability and pricing. Tatiana was so pleasant, scheduled an appointment with me right away. The property is beautiful! There is a Huge Walmart, Restaurants, and Shops close by! I received approval in less than 10 minutes. I spurged for the 2/2 with upgrades. I haven't moved in yet, but I can hardly wait! The staff are helpful and friendly. As a former leasing professional, I was impressed by the property and it's staff.
Don't know if this will let me give 0 stars but that's what it deserves. My wife and I chose The Hamptons because it was just a few miles from work and it did not have weight restrictions for pets. There are not many places in the Fort Lauderdale area that will allow 110 lb. dog, that's about the only good thing I can say about this place. Anyway it's a very large complex and only has one trash compactor and that thing broke down or was too full at least once a week. As a result of that, the street around it would be lined with hundreds of trash bags. There are what seems like hundreds of ducks there that tear right into those bags and drag trash around everywhere. Definitely not something you want to see when walking around the complex. When walking my dog we had to walk right by that area, he was always picking up chicken/rib bones that we had to rip out of his mouth. Very very frustrating. We would have walked him a different route on the outside of the complex, but there were always sketchy characters around there at night and my wife and I had been harassed many times, so we just stayed within the complex. They have a very small window for paying your rent on time, 3 days that's it! The normal extra 2 days could make the difference between a hefty 10% late fee and actually being on time. We personally didn't have an issue with that but still. We recently moved out and beware they will definitely try to screw you on your deposit. They are charging us $700 for new carpets! We had a dog so of course the carpets were not in perfect shape. They were supposed to do a pre inspection prior to us moving out. They never did and told us that it wasn't a big deal. I had to work the day we turned in the keys, so my wife turned them in and they refused to do a walk through inspection with her to note any issues, because "as long as there weren't any major damages we would get our full deposit back". Well that definitely lied about that one. There are many more things I can say about this place, but I'll stop here. I would suggest not renting here, but if you do I guess good luck.
Staying in Hamptons vining for 2yrs..great place, staff is nice and convenient
They offer same day/quick approval unlike associations. Very pet friendly place. Well maintained grounds & facilities. Gym, 4 pools and tennis court. Valet trash. Large walk-in closets (and I have a lot of clothes and they all fit plus room for more ;)). Great kitchen with updated appliances and modern counter tops. Washer/dryer in unit. Leasing office & maintenance is very professional and helpful. A super Walmart is right across the road and within walking distance. Overall me and my dogs are very comfortable ^_^.
The Hamptons in North Fort Lauderdale Florida can only be described as amazing. From the latest stainless steel appliances to the upgraded cabinetry, it no longer feels like your in an apartment but more like a home. The spacious layout of the apartments would be suitable for any size family. More importantly the cleanliness of the entire facility is kept at a high standard. The staff is extremely helpful when it comes to resolving issues and handling problems that may arise. The property management team has also went over and above regarding reducing pricing for longtime residence who've kept there lease agreement in good standings. I would recommend anyone to the Hamptons if your looking for a place to call home.
It was such an easy process. If I did have an issues they were right there to help me through it. Wonderful staff and the Grounds are kept up so beautifully.
At the Hamptons, welcome home is not just a cliché it is where fantasy becomes real. The immaculate grounds, clean hallways, and the brightly painted buildings do not go un-noticed. It is immediately visible at just a glance and that is what I love to come home to. The amenities are just to die for. The 24 hours gym is also available to residence and the pools are just gorgeous and if these do not appeal to you then the 24 hours security patrol should make you feel as secure as home should be. Shopping is a stone throw away. Yet, the area is super residential and lacking the industrial look. The apartments have beautiful floor plans and are upgraded with modern appliances. I truly feel at home.
I love the hamptons! It's a nice calm complex. The complex is well kept, the unit space is cozy, and it's in a convenient location. There's walmart right across the street, and other shopping centers down the road. The maintenance staff are helpful and cool. They have pools, a gym, and a car wash!!!!
It's cozy, quite, clean, neighborly and seems like an all around great place. Although me and my fiance have yet to move out we sure would consider this place. We are going to schedule an appointment in a few months once we save some money after we get married next week.
The Hamptons is a really great community. I have lived here with my wife for five years and five months now, our apartment is incredibly spacious. The community personnel are wonderful people, so professional and always welcoming. They work very quickly to fix any problem, the grounds are well kept, the gym is well equipped and the parking spaces are more than enough. There are security officers patrolling around during the day and at night that makes us feel safe. I love the Hamptons!
My 2 bedroom apartment is fantastic- the space I get for the price is great, especially for the area. Most places this size go for 300 more per month and never include water or trash in the rent, but the Vinings offers water included AND valet trash. It's quiet and the neighbors are very friendly. It's a great neighborhood with plenty of kids for my child to play with. The admin team is responsive and getting things fixed is never a problem. Definitely would recommend the Vinings to anyone in the ft lauderdale area.
I enjoy living at The Hamptons apartments. It has been almost 3 years of me living here and I never had an issue. I feel safe in this neighborhood and the neighbors are nice. The community is always clean and taking care of. The leasing office team are very nice and fully helpful when it comes to a service needed for your appartment. I defiantly recommend this living community to all.
The apartment is beautiful. It has the tile floors, the carpet is new, huge patio space, spacious two closets in my bedroom ,huge bedroom. I love the two entry into my bathroom . Ilove the almond color walls and the Cherrywood cabinets in the kitchen. All appliances are updated and the marbled countertops are to die for. I love my view of the lake and it's nice and quiet out here. I've decorated it so beautifully. Love everything about it.
My spouse and I lived in the apartment complex for over 3 years. Rent is due by 3rd of the month and unless you are diligent about paying rent on time think twice about moving to the complex. Late fee is pretty substantial and is charged if paid after the 3rd of the month. It is only waived once a calendar year so can be a substantial add on to the rent payment. Otherwise maintenance is generally fine. Overall the staff at the management office is friendly as well. In hindsight, would look for alternate options personally but already here so may stay for a bit more.
It's a great place to live. Free maintence, they help you fix anything that is broken in your home. There are security guards that drive around to ensure safety. Pool and gym included and is pet friendly!

The Hamptons is nice place to Live.. A place to relax after a long day of work with no noise. The landscaping is well kept and the office staff is very friendly and knowledgeable.
Grounds are well kept, my apt has an awesome upgrade with dark maple cabinets and silver appliances and if anything ever goes wrong maintenance is just a phone call away. With a call center available 24 hours a day and a knowledgeable office staff. Can't beat that!!
Its clean and nice. I love it here and recommended to a friend and she loves it too.
There is a sign as you drive into our complex and it says "Welcome Home" and those two words say it all. I am now in my fifth year and I don't even consider moving when my lease comes up for renewal. What struck me when I drove into the complex that first day was the fact that it looked EXACTLY like the pictures online (a lot of places do not). The grounds are well kept with manicured lawns and neatly kept apartments. If something breaks it is fixed within 24 hours. The staff is friendly and readily available. Its "Home" without the hassle.
I've lived at The Hampton for two years, and I love it. The apartment has great space, maintenance is EXTREMELY timely, and their valet trash is the best. I never have a issue with anyone in the front office, they always have what you need(even if it takes so reminding). The only issue I had was with the parking. It's first come first serve and that usually means around 8pm spaces start to run out. If you leave for even a second...your space would be gone. All in all is a decent place to live if you can afford it. Rent goes up every month and now we have to pay for water as well.
It's a really nice apartment complex. The staff are always very friendly, when you call maintenance they come either the same or next day, no waiting wondering if they will ever show up. I did have a on going problem with the ac, had to call maintenance 6 different occasions but finally they decided to just replace the unit. The grounds are always well kept, lawn service is there every week. I like my apartment the balcony is huge, i just wish i had more storage especially in the kitchen they give you only one descent size cabinet to hold your dishes all the rest are super skinny or small so no place to put anything else.
In South Florida, it's very easy to fall into the trap of renting through a private owner, especially when the monthly rent tends to be lower, but after surviving the nightmare of our landlord allowing the apartment to foreclose despite the paychecks we were handing him every month, my husband and I decided we would never deal with that again. Our one-bedroom at the Hamptons is more expensive than our last place, but it comes with peace of mind and great amenities including a fitness center, garbage collection services and prompt property management and repair personnel. And the broods of baby ducks following their mamas every morning don't hurt the experience. :)
